I am moving out soon and I have to say there is nothing special about this community. I have lived in better places, but also worse places. The parking is a nightmare, the ongoing construction is loud and a nuisance, but the location is pretty convenient. I can hear my neighbors occasionally, but the worst is people walking up and down the stairs. The way the bedroom is positioned it is right next to the outside wall so it sometimes wakes me up at night. <br> <br>The gym and pool are nice and I don´t care that the gate doesn´t work, but the staff is another thing. Some people are friendly and willing to help and others act like you are putting them out. <br> <br>Overall, its an ok place to live, but I would not recommend it to someone I knew.

    Love it Here!

    I posted a comment here a while back before I moved in. And just wanted to update after I have been living here for about 3 months. <br> <br>All in all, I love this complex. The Leasing Director knows me by name and sends me periodic emails asking me how things are going and if there is anything they can do for me. When I take my rent in, they ask if I need any maintenance. I like the staff. <br> <br>I love my apartment, I hardly hear any noise at all and haven´t had anything really go wrong. The air conditioning had to be fixed on two occassions. Once when I first moved in (and they tried to tell me that it wasn´t broken I just needed to flip the switch to turn it on... I was like, I´m not stupid... it is on and it doesn´t work) and then about a month later. The first time it was a bit of a challenge to get them to fix it but they were highly apologetic and fixed it the same day. The second time they came out the same day and fixed it as well. <br> <br>The parking situation I believe highly depends on where you live in the complex. I live on the end of the property toward the tennis courts and I have been able to find parking even at 11:00 at night. We happen to have a nice set of parking spaces right on the edge of the property and in front of our buildings. I´m very lucky to be in the building I am... the parking isn´t bad everywhere its just the location of your building. Some buildings in the middle of the complex or ones that aren´t on the end have tight parking. <br> <br>I also was frustrated that the gate doesn´t work... the office staff told me that there is a huge defect in the gate and once they turn it on it stops working after a few cars go through it. She also told me that they were looking into doing away with the gate and getting a live security guard. I really don´t like the gate anyways, so I don´t care. Would interfere with pizza delivery and such. <br> <br>I got refered here by a friend and I read one comment that they haven´t gotten there referal checks... my friend told me today that the referal check she received from them bounced. :) The did replace it though and said it was a bank error. <br> <br>In regard to the cable and T1 service, I don´t really have a problem with it. I like the fact that I get cable with all the HBO´s for very little money. Cable is so expensive, and do you really watch it that much? Its also nice because you don´t have to have converter boxes for each tv... you just plug in your tv and it works. I also really like the surround sound I have in the living room. I am an avid computer gamer and I play a lot of online games... and I have no problem with lag or latency when I play them. Occassionaly I´ll get some slow download speeds during peek hours, but its not bad for what you´re paying for. <br> <br>Sorry for the lengthy post but I wanted to be thorough. <br>

      I Actually Live Here - UPDATE - Must Read - Class Action Law Suit

      Okay, now I have been here for the previous 8 months and I think I have been quite fair with the reviews. This is my current and latest review that you must all read prior to renting and if you do rent, please email me at my actual email address. <br><br> <br><br>Firstly, I must tell you that it has been a trying 8 months and I don´t really know where to start. <br><br> <br><br>Staff: Yes they are friendly, and yes they do try to help, but I must admit.....The staff here are fickle and prove to only be your "friend" until they get a signed lease ofcourse. Many will smile to your face and make comments as you turn your back. I guess this should be expected with many places but call me naive, but I always give people the benefit of the doubt. <br><br>Conclusion: They are mainly fake and are truly not conscious of what they claim or don´t claim. <br><br> <br><br>Heating: The heating here ONLY works in a few rooms. I live in a 2.5 bedroom unit. My ELDERLY parents (my father is over 80 that is recovering from heart surgery) came to visit us from California (ofcourse they do during our first snow storm). One of the bedrooms was freezing! I called into maintenance telling them it was an emergency - 3 days later, no response (Although when I tell someone new my story, they do gasp in horror and "pretended to give a damn") I went to the club house to pay my rent and told them of what was happening. They looked at me and gave me a quick answer, well it´s forced heat, you have to shut down the heat in the other room to give heat in the bedroom. This is a disgusting answer. To this day, no one has come to check on our heat. Result? My 2 year old son came down with the flu, which in turn gave all of us the flu! Merry Christmas Van Metre and Thanks for the virus! <br><br> <br><br>High Speed Internet: Give me a break! This is SLOWER than dial up. Yes, I have called, I have even argued, but to no avail...The answer I get " Stop complaining". It is still not working properly. Now, here is an interesting twist.....I ask all tenants who live here who are interested in fighting this to come sign the petition I have. I will take this to the city and have inquired into a class action law suit. <br><br> <br><br>Direct TV: This falls under the class action lawsuit. Please email me for further details. Because of a pending case, I will not disclose any further information. <br><br> <br><br>Work Orders: Forget it! They get done after you whine and complain for several days, weeks, and well 8 months past and it still isnt done. Van Metre is a walking law suit. <br><br> <br><br>The gas stove is not regulated, it does not have any safety features, for example, if you bump into it accidentally or the children hit it by mistake unknowingly, the gas will release if the knob is moved but a little. There are numerous occasions where I have smelt gas on the property and have reported this! This is unsafe because for those apartments like mine that have a fireplace, the fireplace unit is ALWAYS on, there is always a small flicker of fire coming on full time. Heavens forbid when the 2 of them collide! <br><br> <br><br>GATED COMMUNITY: Please...this gate hasn´t worked since I lived here! <br><br> <br><br>REFERRAL: This is my sole largest mistake. I referred people here and now I look like a fool! I will correctify the mistakes I made by stopping all others from this madness. I know this is an impossibility but perhaps if all the tenants banned together on this class action lawsuit, we will have a foot to stand on. <br><br> <br><br>They have continued to build on the property. There is tons of apartments that are now vacant and surely many more will fall prey to their false advertisement. <br><br> <br><br>The units are still beautiful but not at this cost! <br><br> <br><br>When I first ran into this sight, it was by accident, it was through a disgruntled tenant. I am still a tenant here and I personally love my own personal living quarters in terms of its design and this is the place where my husband and I married, so it brings us sentimental values. <br><br> <br><br>The staff told me that this sight was runned down by competition, by people who are outraged by their "amazing" property. This reason would explain many of the horrific stories. <br><br> <br><br>I give you my real name and will meet anyone here at my apartment. I assure you, I am a tenant here, I am not disgruntled. I just believe many of the things here are unjust and over glorified. I gave this place a good review once, and I will continue to give this place its fair evaluations. If the staff and the property improves, I will be the first to report this! I truly hope they read this and instead of getting irate, they should really address these issues and make this place a better place for all the people who pay your wages and for all the people that still calls this place home. Many of the people who live work here do actually live here. Ofcourse they do, it´s a great bonus! Lower rent right next to work, but step back for a second and think of this: If you had to pay full price and not get a pay check from the people who rent here, how would you feel? Surely you would be outraged by paying this much money for broken gate, non Direct TV, failing T1 line, lack of parking, no heat, and the list goes on...You really wouldn´t be angry if you paid full price with no special treatment? I hope your answer to this would be yes because if your answer was no, then you fall under the "fake" staff that I described in my first paragraph!

        Not Up To Par

        I have read several of the reviews (positive and negative). I do not know who wrote the positive ones, but after living here for a couple of months I can say I would not recommend this complex. <br> <br>My toilet already flooded the entire house once (to the point that it was literally raining downstairs). The refrigerator broke and nobody seems particularly interested in fixing it. And, to top it all off, my car has been towed twice--even though I had paid for a garage parking space. But, this is the first community I have ever seen that when you pay for a garage, you earn the privelege of walking a block to park your car at all hours of the day and night because you are not allowed to park in front of your door--even if there is a space available there. <br> <br>On the positive side, it is a lovely, clean community. The pool and fitness center is very nice and the trash is really not a big deal. It is also quite convenient to 267, so the commute is easy. <br> <br>If you don´t mind putting up with limited customer service, it is o.k.

          FREE!!!!! WE´RE FREE!!!!!!!

          After 14 months of living in our Van Metre Luxury Apartment Home....we´re FREE!!!!! Free of coming home after 9 and not being able to find a parking space with out having to park across Sunrise Valley drive in an office building parking lot. I will admit the parking did improve after they decided to implement a parking sticker system, 2 per unit and 14 guest spots for the entire complex. We´re free from drafts from my windows and front door. I´m not sure since I have never been in construction but should you be able to see daylight around the frame of the front door? We´re free from BUGS (thanks to the opening that was around the front door. I will admit the door was fixed, after several months and many many phone calls and visits to the leasing office. These are just some of the little things(if you consider no parking little). <br> <br>We´re FREE from WATER! We´re free from the interior of our home being wet due to melting snow, rain, leaking HVAC units, neighbors bathtubs, neighbors kitchen sinks(from above). <br> <br>We not only choose NOT to renew our lease, we are quite vocal to everyone who asks about our experience with VMWP. I´m sure one or two people feel this is a GREAT place to live, and it is very beautiful, the floor plans are wonderful, but ask almost any resident and they will tell you the horrors of living in VMWP. The staff is on the most part helpful, they didn´t build the place and now have to deal with the faults of Van Metre Construction. That is where I lay the majority of the blame for the faults with this property the construction. How fast can you throw up and have close to full occupancy on an apartment complex. Thanks to this experience I know that we will NEVER buy a Van Metre home, so if people think the rent to buy program they have is worth anything at all...they are fools. The second major problem is greed. The planners of this community have just met Fairfax County code by supplying 1.5 spots per home. This includes the garages and driveways(if you can afford it after paying your rent)...so what does that mean for the rest of us using the parking lot? LESS than 1.5 spots per unit. If they had chosen to build fewer homes and more parking that is something that could have been solved. <br> <br>Now they are DOUBLING the size of this complex, more construction, more homes. Does this also mean more parking? Or does this mean more disgruntled residence?

            Best sales persons and good show case. <br> <br>Worst of the Worst. Waste of money, worst lease, decieving contracts, bad maintaince and construction next to the aprtment and horrible noice. Do not move, you will be unhappy and fixed for the lease period.

              overpriced for what you actually get

              The front gate never works. The hot water during the winter is luke warm, because the heat and water run off the same system. So in the summertime you get burned by the water and in winter you freeze in the shower.

                I actually live here!

                To all those who are reading these reviews and are seriously contemplating living here, this is my perspective as a true tenant. I have just moved in on the 16th of this month and this is the complete truth about what I have found. <br> <br>I have been researching this place for a week prior to moving here. I didn´t even know about this review site until one day when coming to this property, a disgruntled tenant plopped a bunch of papers of reviews from this site! Yes!! I was concerned and immediately asked around and even sat here for hours reading through every single last article and actually made management explain each one! <br> <br>Our decision after hearing the explanations was, lets give it a go! I will be honest with all of you out there. The main reason I moved here is because of their rent to own incentive. We plan on buying a Van Metre home in Clifton or McLean after a year. We have been informed that we can use half of our rent towards their 3% mortgage! This means, we can apply over $9000 towards our new home. This is tremendous! No I don´t work here and no I was not given anything to write this. This is the plain honest truth. <br> <br>After moving here just a few days ago, here is what I found: <br> <br>1.) Parking: There wasn´t a parking issue, I mean it can crowded at times but hey, I have always found a spot! <br> <br>2.) Hot Water: The other reviews in reference to hot water about this place is a complete lie!! The water here is scaulding hot and I nearly burnt myself testing out the validity of other people´s claims! (Those accusations are ludacris) <br> <br>3.) Noise: I haven´t heard a peep from nobody! I live on the 3rd floor so I am wedged between neighbors on every direction. I haven´t heard one footstep! Hopefully they haven´t complained about us =) <br> <br>4.) Garbage: Yes, it´s a pain to take the garbage out buy hey, so is climbing the 3 flights of stairs everyday. I just put it in my car before I go out. I figure, everyone else at the other apartments gotta do the same thing. It is not a mess and it is actually very well hidden that it doesn´t stick out like a sore thumb on the property! Nice touch! <br> <br>5.) Nails: Yes there were some nails on the carpets at the kitchen way and hallway but a few hammering jobs and it was good as new. <br> <br>6.) Air conditioning: It was not working when we moved here but I called the management and they fixed it in less than an hour flat!! <br> <br>7.) I have had other problems such as missing electric plates, and the ones I mentioned above. Let me tell you, I went down to the management team, and I ask them NICELY and they have catered to my every demand exceeding all standards and expectations. These people are extremely nice and on the ball. <br> <br>Perhaps, all the other people did not know how to speak to these people to get the treatment that they did. I don´t know. I admit, there are problems that I have encountered but they were all dealt with swiftly, professionally, and friendly without hesitation. <br> <br>I will continue to keep all updated on my living conditions here if you are interested. I have no problems telling you all that I am a real tenant. I am not employed by Van Metre in any way and I was not paid to write this review. I did this solely on my own merits and to let the true people out there the truth. Please don´t worry if you are thinking of moving here. It is a great little community and I don´t have a problem at all. The staff here are wonderful!! Did I mention the lovely people here left me a welcoming basket?? They are great! <br> <br>I have left my email address to prove my validity. Please don´t send me hate mail if you disagree, I mean I have a right to state my views as you all did and I respect everyone´s point of views. Overall, I do recommend you living here, the facilities are outstanding, it´s beautiful and my floor plan is gorgeous, you won´t find one like this one! I am quite proud to call my new place home!

                  Most of it has been terrible...

                  My experience has been mixed but the bad far outweighs the good. Some of the leasing agents have been extremely nice and helpful. A couple have been outright nasty. One of them has lied to me and another has repeatedly insunuated that I am a liar. <br>A particularly horrible experience was when my car was towed even though I had 2 stickers showing... One expired and the other one not. When I went to the towing lot, my car had been opened and both the stickers taken out of it. I was only given the expired sticker and there was no record of my unexpired one. I had no proof.. as someone had already entered my car and taken out any proof possible. <br>The Van Metre management told me that <br>"The towing company is a reputable company and they wouldn´t tow my car for a few bucks.." It was essentially insinuated that I was lying.. infact even stressed upon that there was no way I was telling the truth. Nothing was done to reimburse me and unfortunately, there were no records found for any of the parking permits I had received. <br>One of the leasing agents is exceptionally abnoxious. <br>Generally in my experience, the staff except for a couple of folks is extremely unprofessional, abnoxious and need valuable lessons in customer service. <br> <br> <br>

                    I read your reviews and I am NOT renting these apartments.

                    I drove through the complex out of curiosity and wondered why anyone would live in such a high density area? For apartments called "woodland" and with streets named after trees, the buildings were pretty tight and there is more concrete than wood. <br> <br>I came home to look up the apartments and Google sent me here. I have read reviews on other apartments at this site and you can usually tell who is disgruntled and who is not. But when I realized Van Metre Woodland Park had 71 entries, I knew something was up. <br> <br>I´ve spent the last 45 minutes reading your postings. You can be assured that the negative ones are believed because of the details....lots and lots of nails, ceilings falling in, parking in front of the coin-operated vacuum. Details tell the truth!!. <br> <br>The positive postings read like bad commercials. I would agree that the management has probably posted them. If they didn´t they would never rent anything. <br> <br>Anyway, I´m not renting here. My ratings are all 3 so as not show bias either way. <br> <br>I think some calls to the Fairfax fire marshal might help the parking situation. Perhaps a little picketing along Sunrise Valley Drive on a Sunday afternoon between non and five might help too. <br> <br>Good luck! <br>

                      DO NOT MOVE HERE!!!!!!

                      Don´t be fooled by the friendly staff or beautiful clubhouse, this complex is the worst that I have lived in in over 15 years. the only positive reviews must be written by the staff. After one year, I am moving out. the last year was full of broken promises, hidden charges, hearing every discussion of my neighbors through the floor, a unit that cannot be kept warm, a gate system that does not work, and no parking. Take my word on it...look somewhere else.

                        I must be living somewhere else...

                        I feel like I live in a complete different place than the others. I have lived in places with way more problems that this place. Any problem I´ve had has been resolved quickly, and I´ve never had any major problem. Maybe I´m lucky..who knows. <br> <br>I do agree that parking is a problem..but that´s why I have a garage..it´s worth the extra money. <br> <br>Maybe I´m more easy going, because I´ve lived in places really awful..so this place is fine with me...but I feel I better be knocking on wood!

                            Update on LUXURY APARTMENTS

                            JUNE 25, 2003 <br> <br>"SECURITY" front gate still having problems, when my wife and I are returning home at night we bet each other on whether or not the gate is working. It seems like most of the time its not. So, if you are security minded, you don´t want to live here. Next thing, since its getting hot and our electric bills are starting to rise, for those that are interested Van Metre installed the lowest rated air conditioners allowable, 10 SEER. Which means your electric bills will be the highest allowable. Also, the water heater, which is used to heat the apartment, is one of the least efficient models on the market. Translated, high heat bills. Additionally, the water heater is so loud you wont be able to sleep in the master bedroom when its on. Sounds like you have a washing machine on the spin cycle in your room. Also from talking to others I´m glad I´m on the 4th floor. I understand you hear every step taken on the floor above you. I´m also glad that I´m not on the first floor or near the dumpster. Most rooms on the first floor are only a few feet from the parking spots. It must me nice not to need an alarm clock to awake you. I could go on and on about the cons of this place, just read the other comments on this site.

                              Update to my former Very Positive Posts

                              Hello again, now that winter is almost over I thought I might post again about what has transpired. Iým generally very very positive about this complex, but I do have some critisms this time around. <br><br><br> <br><br><br>1) The internet... while the connection has been more stable, the download speeds are worse than dialup now. And you canýt get any other internet service here. Its theirs or dialup <br><br><br> <br><br><br>2) Their treatment of the recent snow storms was horrendous. I agree with the people who said they didnýt salt anything and there was ice everywhere. I live near the end of the complex toward Monroe Street and there was a huge patch of ice outside of my building that I actually fell on. I happened one day to see the maintenance man in his little cart right outside my door and I said to him, can you please put some salt down on that ice patch? What did he say? Oh sure Iýll take care of it... that ice patch wasnýt taken care of till a week ago when the sun melted it. They also never plowed the sidewalks outside the buildings and I even called and complained about it and they did nothing. <br><br><br> <br><br><br>3)Hot water... I have in the past said that the hot water situation everyone talked about was silly and that it worked fine... that was before winter. Once winter got here, our hot water went out the window. It would be bone ice cold in every focet in the house. I had them come look at it many times but it did nothing. I did however figure out the trick to the hot water... so everyone who has problems listen up... If you want hot water in the winter, make sure your heat is not on. Apparently, the heat detracts from the heating of the hot water. If you turn your heat off and then take a shower for example, you will have hot water each and every time. While I have found a solution, I find it very annoying. <br><br><br> <br><br><br>4) Garages and parking. I have been fed up with the parking for some time (coming home at 4:00 and all the spots are already taken) so, I wanted a garage. I was told that the garages had a waiting a list and I promptly put my name on it. Then, this week... I saw a sign on a garage right by my house... what did it say? "This garage is for rent, please call the office to reserve it"... well, nobody called me to tell me that this garage was for rent...I did in fact get to rent the garage at a reasonable price, however I was a bit peeved that the so called waiting list was not adhered to. Also, the rental associate that helped me promised me he would come and help me get the old parking sticker off my car to get the new one on and even walked out with me and guess what... he never showed up. <br><br><br> <br><br><br>Despite the level of service, with the other alternatives in the area... I am opting to renew my lease for another term. I still love my apartment as I canýt find another complex in Herndon that are as spacious and new as this complex for the money.

                                Plain & Simple - the Staff is to blame!!

                                For those that read this, and are contemplating moving here, yes - I am an actual resident which moved into one of these brand new apts almost a year ago, and I am totally disatisfied with the level of service and incompetency of the staff. In this particular community cost does not equal quality nor service. Every negative comment which you have read in the previous postings is not an exaggeration of the truth. People are fed up with the poor levels of service. While I am sure that many people that do live here have been lucky enough to have gone without any problems, the point is that for a new community there are still way too many issues of negligence! In addition to the parking, trash, and access gate scenarios here are some of my own experiences... <br> <br>Problem 1 - have yet to recieve correct set of garage keys. I have given up on this one. <br> <br>Problem 2 - heat no longer turns on "automatically" via the thermostadt, have to flip the switch in order to turn on the heat. Gave up trying to get someone to come and check it out... <br> <br>Problem 3 - loud hammering sound occurs whenever neighbor flushes toilet. I swear, people around me must think that I am hanging up a ton of pictures at all hours of the night. I can´t wait until they tear my wall down to fix the "piss" poor construction. <br> <br>Problem 4 - Their mgmt failed to pay my utility bill when they were provided a check to do so. Granted this was fault since I had let a utlity bill lapse in the first place. But the fact of the matter is that I had I received a letter from Woodland Park, on company letter head, kindly alerting me to the fact and to please bring my payment TO THE WOODLAND PARK APT OFFICE for processing". A month or so later I got my statement for the utility bill and it showed that no payment was ever recieved, and thus a late fee had been charged. I called and asked the office about why it was never paid they explained to me "that they do not, nor have they ever, accepted any payments through their office for any of the utilities." At that point in time, I was happy to have taping the phone conversation because I had a hunch that they would try and pull a stunt like this. To this day, I have no idea where that cheque is. Mgmt really hasn´t got a clue as to how big of a hole they are diggin themselves into. <br> <br>Problem 5 - Recently, for whatever reason, my water had been turned off...I called the event into the office. I don´t think that the lady on the other end of the line realizes that your water is also responsible for your heat as well as your toilet - duh. Didn´t seem to be any big deal to her. Our water was later restored after many hours, the point is that I never got a visit or call from mntc letting me know the reason or even when I could anticipate water being restored. THREE DAYS LATER, we got a call/msg from the apt complex asking us if our water had been restored!!! What a bunch of losers. <br> <br>Problem 6 - I showed up at the apt office on my assigned date to get my keys and move in and guess what, the apt wasn´t ready. No big deal...it happens. Came back again later in the week, on the revised date at which they told me it would be ready....you guessed it....it still wasn´t ready!! Neither instance did Woodland Park bother to pick up the phone and give me a simple call to advise me that the apt was not ready to be moved into. That is why so many of the issues I have listed above have gone unresolved....because I am tired of leaving msgs.                                   LOOK SOMEWHERE ELSE!!! This place SUCKS! If you like taking cold showers, parking your car across a busy highway or having your car towed ($90.00) away because there is definitely not enough parking. This is the place for you. I would really like to meet the people out here that likes being here, because everyone I meet can’t wait till their lease is up. They claim that this is a gated community, but they leave the gates open because they are making money off every vehicle that’s towed with the towing company. I asked one of the female’s who works in the office about the gate always being open and she claimed that it was hit and it was broken. So if they can’t fix a gate that’s been left open for the past 8 months? Imagine what it’s like to have someone come and fix something in your apartment. <br> <br>I talked to two different people who said that when their water heaters went out, instead of an immediate fix. The solution was for them to take a shower in a vacant apartment until they could have someone even come and look at the problem. One of the people said it took almost 2 weeks to rectify the situation. Which they never received any compensation for their inconvenience as well. <br> <br>They talk about DirecTV and a T-1 for your Internet connection. Well how about not only paying DirecTV $4.99 for each box, but you have to pay MDU (provider) $5.00 as well for each box. What a rip-off. But, if you want to use the channels provided by the apartment? How about 50 channels of your very basic programming? Oh! The T-1 they offer is as fast as my 56K modem I use on my laptop. Speaking of the idiots at MDU, if they connect a new customer. They knock down everyone else, and they only come out on Tuesday’s and Thursday’s. So, if they knock your satellite connection down on Thursday. They won’t be out to fix the problem until the following Tuesday. That’s happened to me at least 7 times. I’ve cussed almost everyone that works at MDU out. <br> <br>This place is not what it supposed to be. Oh! One more thing before I go. The trash compactor is on the other side of the compound. You have to drive your garbage over to dump it. Now we are paying over $1600 with no place to park, ------ service and they want you to believe on this site that this is the place to be. PLEASE! <br> <br>FIND SOMEWHERE ELSE!!!!!!!!!!!!!!!!!!!!!!!!!!! <br>

                                    Take a look!

                                    I have lived in these apts for sometime now. To be honest the apt´s are in a great location, have very comfortable living space and overall meet my needs. However as stated previously by other renters, the price dosnt meet the service. I feel the key problems lye in the parking availability, the gate that I´ve never seen closed, and the one dumpster on the complete opposite end of the complex. Of course with the recent snow accumulation their ability to clear it out was a big neg towds them. I belive that there are still spaces that have not been cleared out. <br>They do have a better then average gym, a 24hour buisness room and other great amentities. A big plus for them!

                                      I just moved in a few months ago. Honestly I don´t understand the other reviews. I have lived in apartments for a few years now, and it seems that everywhere I lived I was not happy, until I came here. My apartment is lovely. The staff is very helpful, they have made every effort to help make my move easy, and pain free.

                                        This website is a complete joke! You can surely figure out that there is no credibility to this site at all. It really is a shame. It would be a great tool for one who is truly looking to rent an apartment. It´s a shame that those who misuse this site make it completely impossible to actually use. It´s funny how people who aren´t generally happy anyway, always go looking for ways to drag others into their dissatisfaction. It´s rare someone makes the effort to go out of their way and post the good stuff but quick to bash. How about those competitor´s? They love to bring their competitor´s rating down with their bogus postings. That´s ok. The smart people all ready have this site figured out. Thank Goodness for that. And those not so generally happy people who have nothing better to do than to sit at home and think of these dramatic stories and think people will really believe them don´t realize that their are intelligent people out there. Advise - Rental Community Prospects do not base this website on your decision to rent where ever it may be!

                                          I couldn´t even get someone to come out of the office long enough to show me a townhouse/2-level apartment..."only model we are showing is the one in our clubhouse, but the others are for rent...you just can´t see them." Yea, right....I went elsewhere.

                                            Best around for any price

                                            I have lived here for 6 months and have found the staff and apartment to be nothing less than outstanding! This measured against some the best communities in the largest cities in the east. Parking is tight in all of the communities I decided to check out in this area. When moving to a new area I do relatively exstensive research into the place I will be living for the next year or more and no other had come close to measureing up to Van Metre Woodland Park. The ammenities alone are enough to rave about when compared with others. They even have a concierge after hours. To the rent to own program that is 300% more back than any other I have seen! All of these things have been functioning flawlessly. I will be renewing enthusiastically. It is a shame that almost all of the comments in all of the reviews for all of the apartments are negative. It would be nice if people were as prone to compliment as defame. I hope this will give some perspective to this obvious bashing site.

                                              DO NOT RENT HERE!!

                                              Tonight was the final straw! I have lived in this community for almost 1 full year and have had problems or maintenence issues since BEFORE I move in. Yes that´s right, BEFORE move in. The apt flooded the week before I move in from... as I was told Presure Washing.... NOT. There was a leak in our heating/ac unit. It only took them a week after move in to fix that problem, then wanted to refuse to replace smelly, nasty, moldy carpet. Move in day.... The bathroom floods while I try to take a cold bath as there was no hot water. Why did my bathroom flood? Construction did not seal the tub... Crappy at best building. Tub gets fixed, yet over the next 8 months we still have water problems.... Why might you ask. The apt. that backs up to mine had the same problem with the tub not being sealed, but due to the constuction, I was on the downhill side so instead of the water flooding there bathroom, it flooded mine. 8 months, 3 days in a hotel, plus a months free rent after we threatened to leave got their attention and the work done right. At one point it took over 6 weeks to get resolution to simple maint. issues. Parking- WHAT a @#!#$@%#$% joke. If you are home late, which I usually am.... FORGET finding a place to park legally. Due to the snow and there piss poor snow removal company there are still many unavailable parking places, which are at a premium. I drove the entire complex this evening to find NOTHING. I parked illegally again. Try to walk on the sidwalks... HAH they are not shoveled unless you do it yourself. The only area snow free is around the clubhouse/leasing office... so they can lure more suckers in and the prescious office staff does not have to fall over the snow. Security gate- JOKE 2. Never works. This complex and it´s staff are a bad joke and their service is horrible. I hate it, my lease can not be up soon enough, and I WILL NEVER EVER have anything to do with any Van Metre property again. I would rather be homeless than pay the ridiculous rent they charge for this "luxury" dump. What ever you do, STAY AWAY!!!!

                                                The worst two years of my life

                                                I am anxiously awaiting the next 5 days to go by, then we can finally move out of this horror movie of a place. When we first moved in we were infested with mice and rats. Management did nothing. We have a leaking kitchen sink and dishwasher for the past two years. Management has done nothing. We have had water poor through our bathroom cealing about 10 times in the past year, they will not even come to patch it up. Of course they have no idea why it happens. Parking is horrible. The complex is like dorm rooms, there are always loud parties and people yelling outside. We have called the police on our neighbors many times. Leasing staff is useless. We recieved an eviction notice for the second time today for the rent we already paid. I have filed numerous complaints with the housing authority and they have found merit in all of them. Phone calls never get returned, the concierge is never to be found, packages are always getting lost, and the leasing staff is always fighting. DO NOT MOVE HERE.
