not so good
We lived on the 4th floor, ceiling fell in twice from water damage. never fixed the water leak, just kept repatching the drywall. Took two months of beging every day to get my internet hooked up. Water was alway cold. If you came home after 9pm don´t expect to be able to park. gate never really worked. Speakers in the wall never worked. Lots of other little stuff. broke lease after 4 months. cost me 3300 dollars. couldn´t take it anymore.

Not sure what to think
I have lived in this apartment community for the last 10 months with mixed experiences. In the beginning, it was pure hell, dealing with all the problems. But for the last 7-8 months things have gotten better.

Initially, the complex seemed like the perfect place to live. The clubhouse/rental office is beautiful and the model apartment that they show is equally as nice. The staff was very courteous and the perception that they gave was that your every need would be fulfilled. As far as my needs, it seemed like it fit every one. The rent is a bit pricey, and does not include utilities, so add at least 150-200 per month for those things. What it does include is cable tv, high speed internet, gym and pool access.
All in all, it seemed like this was the place I wanted to call home for the next few years.

Then we moved in.

The apartment looked good upon move in and with the exception of a few maintenence items, it was in good condition. The items that did need to be fixed were corrected in a fairly quick time frame. The one major problem that I had was with the central heating/ac unit. The air flow was TERRIBLE. The unit was running almost all day long and never seemed to get the apartment to the right temperature. Long story short, after about 7 maintenence visits and being told that everything was working fine, and treated like I was being a pain in the behind, it was discovered that the air handling unit that was installed was the wrong size. And this was the case for over 25 apartments. Apparently, I was the only one that really pushed the issue. They replaced the unit and air flow is better, but still not what I would call satisfactory. In the summer, during the 90 degree days, the unit runs all day long and never gets the apartment cooler than the high 70´s, and the electricity bill is insane. Over 1200 kwh per summer month for a 1300 sq ft apt is way too high.

After much fighting, I did recieve a rebate for a third off one months rent but management made it clear that they were very reluctant in giving this rebate.

Other problems that are common in the community are not enough parking. After 9:00 pm, plan to park in a fire zone. And I have already recieved one ticket for doing so. The mgmt has implemented a sticker system, 2 per apt, and has not yet enforced it, so it will be interesting to see the result of that.

Other problems include living in a gated community, but the gate is never closed. Apparently, they can´t get the gate to work.

And depending on who you give the maintenence request to, will determine if they get addressed or not. I have submitted requests to certain people in the office, and no one comes to fix the problem. But if I give it to one of the managers, the problem normally gets handled within a day or two.

Ok, there are a few good things about this place. The "look" of the community is very nice and the apartments are very nice. The heating/cooling systems need to be upgraded, everything else is good. There are alot of activities that are held that give the place a homey feeling. And the community does a lot of little things, like free gift wrapping, letters from santa for the kids, etc, that make you feel a little better about living there. The look of the community is very nice, and the people that live here have all been very friendly. I have not had any problems with the neighbors and have not had any problems with noise.

All in all, I have mixed feelings about this place. I think that mgmt needs to fine tune alot of things to get it running smoothly and get people to renew their leases. They have no problem getting people to sign, but need to work on delivering everything that is promised/expected, especially with the high price of rent.

Management Responsible for All Positive Reviews
I´ve watched the postings on this sight for a couple of months now and was curious about the positive reviews here. They seemed too good to be true, and sure enough it is. I won´t say who, but someone inside told me they were doing it because there was a lot of disgruntled residents and that this sight was hurting their reputation (Van Metre).

Beware of this place. The apartments them selves are ok (except construction and appliance problems), but for the price you pay there is no place to park. I must drive my trash to the other end of the complex, and the walls are real thin. I can hear the couple next door having sex and it´s not really what I wanted to hear for this kind of money (over $1,500 a month). The negative reviews here are more than accurate. I´m not certain there´s enough space here to tell it all. Just stay away. There is no gate or fence. The sads thing is the exit gate was working but the entrance was not for a few weeks. Figure that one out? People park all over fire zones and I even block stop signs. There are some residents who park in a fire zone and don´t even bother moving it the next day. That´s what I call a stupid resident, but Van Metre is at fault for all of the parking because there isn´t enough. It also seems like there are several families living in one apartment. I´m sure there are code violations everywhere, but I won´t have any m,ore concerns when my lease is up because I will be leaving and won´t be looking at any Van Metre places ever. Every week they put an ad in the TV guide. I think I´ll mail the next one back, postage due.

Woodland Park
I loved living at Woodland Park. There are no other apartments around that offer the uncompromised quality and beautiful landscaping that you find at Woodland Park. The staff was always pleasent and easy to work with. I would highly recommend living here!

LOVE IT
I really like my townhouse. It´s has very big bedrooms and I like the fireplace. The staff is nice. I pay for a garage so parking for me is not a problem.

so so apt...
After reading through other people reviews, it´s funny to realize that most of it are true. Been living here for almost a year now and everything is ok with me. Not great, but ok. There´s that parking problem that everyone has been talking about...which is a total joke. Then the gate which is suppose to be closed only worked several time to my knowledge. It´s advertised as a gated community...where´s the fence surrounding the community or is the open gate just it? The T1 line works great before everyone gets back from work, otherwise it slows to a craw after 6pm usually. Mgt isn´t too bad. Got things fixed in a timely manner although it took them several calls and several months to get me my garage key. So overall, it´s a decent living community but I´ll be looking for a cheaper place after my lease is up.

Great Floor Plan, Great Amenities, Responsive Staff
After i moved in in August of 2002, it became apparent that something wasn´t right with my A/C - the maintanence staff had the contractor here within hours and they corrected a construction mix up that had my thermostat controlling the apartment upstairs and vis a versa. They also readily replaced a bathroom floor that was poorly installed. Yes, these are new construction units and, in a market where new construction is so incredibly hot, it is difficult to find quality contrators and workers. So, the units od have some quality problems ... BUT, every request I have made has been handled professionally and promptly.

THe floor plans are innovative and appealing - there are units for every family situation but you need to choose wisely for yourself...

Some valuable perks, but incompetent mgt and poor construction leave much to be desired
I first moved into my apt in Woodland Park Jan 2002, while the bulk of the complex was still under construction. This construction was rather hard to miss, and I signed the lease expecting some brand-new bugs and temporary construction hassles. The construction has since been completed, but the bugs remain.

First, the while the marketing literature screams "luxury living", the construction quality grunts "hovel." The walls a VERY thin, doors are hung poorly, the cabinets seem constructed by slave labor, and the appliances are cheap. I would have no problem w/ a slight reduction in quality, save for the fact that I´m paying an absurdly high rent.

Second, management, both at the leasing office and Van Metre´s regional management, is utterly incompetent. Many of the problems mentioned by other reviewers, I attribute ultimately to inept and disinterested management.

When neighors are loud and disruptive (made worse by pathetic construction) for months at a time, management did nothing. But when they stopped paying rent, they were evicted immediately. When one has to buy earplugs to sleep in one´s expensive, luxury apartment, one can´t help but feel screwed.

Others have mentioned the farce that is the front gate. This gate is entirely decorative, as there is no fence or other barrier surrounding the community, so it´s failure to function is not effecting any functionality, but the gate saga provides some insight into the braindead management. When I moved in around Jan 2002, the gate was not working, but was going to be "soon." Five or six times since then, notices have been placed on our doors, ensuring us that the gate would be active on a given date, usually within a week. And every time, without fail, the gate does not work, usually in the form of not closing at all. Again, not a practical problem, but an annoyance that thumbs its nose at the suckers who signed leases.

Also mentioned has been the parking situation. This is primarily a result of mind-bogglingly poor planning, as the number of spaces is significantly lower than the number of vehicles owned by residents. Fortunately, I pay a premium ($125/mo) for a laughably poor garage, which provides one enclosed space, and another on the driveway. Note that should you lose your garage key, do not fear, simply pound on the door w/ your fist and the door will no doubt fall right off.

Given that I have a garage, and am somewhat unaffected by bad parking, I cannot complain bitterly about this obvious oversight in design. I can complain, however, about management´s response. Design errors are inevitable in a large project, and given that this one does not effect me, a simple admission from management, to the effect of "We screwed up, we should have designed more spaces, as a consolation here´s [some token, like a discount/whatever]". But instead, the response is one of blaming residents for being such inconsiderate scoundrels, lamenting that residents are parking *gasp* more than two cars, or *gasp* having guests over, and even *gasp* parking cars for a prolonged period of time. This whining took paper form when mgt adopted the most absurd community parking policy I´ve ever encountered. Expect to be allowed NO MORE THAN two parking stickers per unit. Expect NO designated spaces; it´s still every sucker for him/herself. Expect ~10 guest parking spots for the ENTIRE COMMUNITY, all of which are outside the office. What if your unit is across the complex? Expect your guests to walk. Expect to be required to show your license, and vehicle registration, and a note from your parents saying you have permission to park (kidding), before being granted a coveted parking sticker. Expect a parking policy which is worded as though the signee is a petulant child who cannot be trusted to park without two pages of guidelines which ensure the selfish hethen does not undermine the glorious Community exprience.

Yet another gripe is regarding trash disposal. One would think management could at least plan for this correctly, but alas, the single compactor for the ENTIRE COMPLEX was literally overflowing by saturday. Management´s response? Circulate notices to all residents, chiding them for leaving trash outside the FULL TO THE BRIM compactor, threatening fines if they should discover which evildoers are soiling the Community. To their credit, lately the compactor isn´t so full; perhaps they finally paid for the contractor to empty it more than once a week.

Last and probably least, mgt had the AC turned of all winter (i suppose that makes sense), and into the hot spring. Despite complaints from me starting a month before, they insisted they could not turn on the AC until they were sure it would not freeze again. Finally, after a week of high temps in the 80´s, and an ambient in-apt temp of 82, they graced us with AC. The maintenance worker who came to turn mine on told me some units on upper floors were at 90 degrees. Draw your own conclusion about how much mgt cares about its beloved residents.

That concludes my long list of complaints. I feel obligated to mention some good points as well, which certainly bear consideration.

First, maintenance. Other reviewers have commented on horror stories regarding maintenance, and they are true. Due to mgt incompetence, getting an issue reported in their ticket tracking system can be a chore. The best approach is to make a nuisance of yourself until they enter it. However, the maintenance staff is to be commended; they labor under glaring ineptitude, and yet (for me anyway) have always promptly fixed the few minor issues I´ve had. The maintenance worker is rather gruff, and far from polite, but in the end, that is of little import.

Second, the clubhouse facilities are second to none. The gym is small, and often hot, but the equipment is decent and clean. The concierge is useful for retrieving packages after hours. The business center is also nice, w/ broadband internet connections, copy machines, fax, and printers.

The landscaping is as tasteful and well-maintained as the construction is half-assed and poor. Given Van Metre´s preoccupation w/ The Community, this comes as little surprise.

Finally, each apartment includes multiple Ethernet jacks and cable hookups. The cable hookups feed select channels from a DirecTV receiver in the clubhouse, and the Ethernet hookups connect to a full T1 (1.44 Mb/s). While you are charged $50 for this service, and you have no choice but to pay it whether you use it or not, this is a good deal, esp for me. Even basic cable and consumer-grade DSL would run at least this much, for lower reliability. While the T1 is maintained by a company that gets paid regardless of reliablity, and it down occassionally, compared to dialup and consumer-grade DSL it´s rock-solid.

Overall, every time I pay my rent I feel a strong sense of resentment, as I know I´m paying for vastly more than I´m getting. When my lease is up, I will definitely move unless a compelling reason is presented to say, such as drastically reduced rent. I´m not holding my breath.

awesome
This place is the best apartment commuinty anywhere in the area by far. It seems to me that some of the people that have responded to this site are idiots. Why, if you did not want to climb stairs to take a leak, wouldn´t you rent a 2.5 bath or an apartment. I like what joeret had to say on the 13th about some of these reviews. The things that are offered here are not offered anywhere else ie: T1 line, fulltime concierge, standard alarms on all homes, home purchase program, the best ammenities, and the only place with townhomes that have a half bath on the main level Dahh!

Do Not Move to this Place
This is a terrible community. When we first moved here, we were so impressed. What impresses you is the beautifully decorated community area, with the flowing waterfall as the backdrop. Much to our chagrin, ther is one person on staff that needs to take classes in customer affairs, he/she is rude and obnoxious, certainly no one who should greet the general public until they are professionally trained to do so.
It took them over 3 months to fix our repairs and that is after constant calling. If the rent wasn´t astronomically high, I could probably deal with them taking their time, but because of what we pay, we should get first rate service. They want to install whole house audio, but for what. The walls are so thin you can hear normal conversation from other residents. I promise you there cannot be any insulation between the walls. They put those apartment up so fast, that they did a shoddy job. We have a big dent in the living room floor and the repair people were like it was supposed to be there. The carpet cover is, but you can sprain your ankle from it. The fireplace was never turned on and when they finally repaired it, they left a big hole in the wall, never to return to patch it and that is the way it will be when we depart shortly. I also think they gave us a reject apartment, it has 2 baths, so you have to walk up stairs to use the bathroom, better not have any guests over or they will have to go to the bedroom areas, just to use the bathroom - STUPID design. I do NOT recommend this place at all!!!! The cabinet corners are sharp, the sink is to high, the hot and cold water was switched. The fireplace did not work, lights and outlets were inoperable. Remember everything that looks good is NOT good.

Just renewed!
I just renewed my lease for another 6 months and I got a good deal. Also I took advanage of Van Metre´s home buying program. So with out anything further to say I look forward to living in Broadlands in my NEW house. I have enjoyed living here, I love my apartment. I have referred a fews friends and they too have enjoyed their apartment. The clubhouse is very nice and the bar area is very cool.

Don´t always believe what you here
We reluctantly moved in to van Metre Woodland Park 3months ago, in part because of some of the reviews on this site. Which we am finding must be taken with a grain of salt. So many things about this community seem to be superlative that we decided it would be a bad idea to pass it up, in addition, all of the apartment ratings sites are full of bad opinions about any that are listed in any area. The overriding factor in this decision came down to the everpresent cold hard cash. It was Van Metre´s contention that half of the almost 20,000.00 in rent we would pay in the next 12 months would be given given back to us in the form of a credit towards the purchase of a new Van Metre home. Imagine our skepticism. As we were already looking at some their home sites and products for the near future inthe Broadlands and Stoneridge, we could not throw free money away.
This leads to why I´ve decided to bolster an opinion. As three months have passed and we have been waiting for some nightmare to prove our better judgement correct, then it happened.
We awoke one morning to find a puddle of water on our kitchen floor and thought, this is how starts. Our thoughts harkened back to negative reviews and the prospect of my wife telling me I told you so. Immediately a call was placed to the management office and we were assured that it would be taken care of right away. Within 5 minutes the maintainece engineer was knocking on the door. Apparently a line to the icemaker had a small leak and it was fixed within 20 minutesThat was 2 weeks go and have had no problem since. Nightmare, I don´t think so. More like prompt, efficient service.
I have lived in 4 different apartment communities from the west to the east coast and can now say that this is the best barnone. From the ammenities and apartment itself to the staff and not least of all the 9000.00 plus dollars I will get back from my monthly rental payment. No other company has this offer of 50% refund either. The only other I have seen was a 12% refund.
After being here some time and going through the maintaince issue I felt comfortable writing this possitive note. Being treated so wonderfully through a a major problem like a leak and every day by the staff made me think of this forum, so we decided to review the comments. My wife and I both have run into finatical customers in our respective business´and wonder how they must voice exaggerated stories and try to inflict damage. We are not the type of people who send our complaints and opinions to every consumer group that will listen or print it to be vindictive, but, maybe some of the people on this site are. This is what compelled us to voice this review and opinion. We all have a friend who never seems to be making the right decisions and blames a lot of his or her problems on others. No, the parking is not as ample as anyone would like nor is it at any other community, hence, stickers and the like are everpresent. Negative comments from negative people possibly? Don´t alwys believe what you here!
Meanwhile we will stay and enjoy a brand new apartment with T1 line, superior cardio theatre, 2 pools, business center, concierge and awesome staff. I have had a lawyer look at the details of the HomePlus program and it is straight forward so, We´ll be enjoying 9000.00 plus dollars as well.

Management Rating Themselves?
There are 2 positive ratings here that I don´t believe. We have lived here during the same time frame as the last reviewer and will NOT be renewing our lease. No doubt that the last review was done by one of the management staff (don´t trust any of them). Too little too late. This place is awful. We don´t even like the way it looks anymore because of all the promises that were made and not kept plus all of the problems. We do sincerely hope that someone will get an attorney and begin a class action against this trash heap. Don´t know where this last person is living, but it´s not at Woodland Park.

Our advice; stay away!

do not live here
This community has a lovely facade... that´s it.

The day we moved in (cross country) they did´t "know we were coming" and the townhome was not finished. We had no A/C, no phone (we set it up with the phone company 2 weeks before), no hot or cold water, no working refigerator, and it was the last week of august and 98 degrees at night! Our electronic keys to the clubhouse didn´t work so when I went to use their phone to call their maintance man, I couldn´t get in. When a kindly neighbor did let me in I was told it will be several hours the emergancy maintance man is in a bowling league tonight. So my mom, cats, and puppy suffered 5 hours before the man showed up to tell us why everything wasn´t working, and it wasn´t going to anytime soon. Everything the previous posters have written is true, I will be moving at the end of my lease.

It went from bad to worse
My brand new apartment was BEAUTIFUL and I was thrilled about moving in to such a nice community, but then it started....

Moving In:
Nightmare, no keys, smoke detectors beeped every 20 seconds and could not be stopped. Advice from Van Metre Staff "rip them off the ceiling."
Kitchen sink faucet had no running water.
Lights in kitchen no wired properly.
Had to clean up nails and paint cans left behind by workers.
Trash facility wholly inadequate.

First Month:
No power in spare bed and bath.
Parking becoming a problem.
Security gates never worked properly.
CONSTRUCION STARTED behind my apartment, beautiful wooded view transformed into acres of dirt and mud.
T-1 and Satellite TV connections a nightmare (took 3 weeks to set up and still not properly working?.
Never got that touch-up paint we were promised.
Overflowing dumpster getting very smelly in the summer heat.

Second Month:
Still no power in spare bed and bath.
Plumbing problems started.
Good News! No need for an alarm clock since the construction crew wakes me up every morning before 7:00AM (even on the weekends).
Back-up alarm - if I somehow sleep through the trucks´ beeping and grinding, the blasting will surely rock me from my slumber.

Third Month:
Parking - non-existent after 8:00 PM
Can´t get near the coin operated vacuum due to illegally parked cars.
Decide to pay $150 a month for a garage space, but no spaces are available.
Plumbing - can never get hot or cold water, just lukewarm and lukewarmer. O.K., so it´s 18 houses away from me, but at least I have a guarenteed spot. Hey, wait a minute, I can barely fit my car in and I can barely open the doors enough to get out. Ouch! Everytime I pull in or out the bottom of my brand new car scrapes on the driveway entrance (you actually have to jump the curb to get into this thing).
Getting cold and we have NO HEAT. Apparently it´s a plumbing problem. But, we have forced air, gas heat. Go figure.
In addition to waking up to a 59 degree apartment, there is no relief in the shower because the water is still lukewarm at best.
Found our first uninvited guest (a rather big German Cockroach).
Hey, after 3 weeks of no heat, they finally fixed it (after cutting a hole in the wall).
Plumbing now a health hazard! What used to be lukewarm and lukewarmer water has now become hot and scalding hot (of course, the scalding hot comes out sporadically when you turn on the cold water.) Got my first of several burns washing my hands. I need not mention the areas burned in the shower. Apparently it´s a problem with the mixer valve that they have already adjusted 4 times.

Now that I am sleep deprived, frozen, scalded, and all around irritated... I have decided to move. I won´t even discuss the fees for breaking the lease.

Word to the wise, don´t be fooled by the beautiful clubhouse in the community. This apartment complex is better left to be admired from a distance.
I´ve seen it all now.
After looking at the negative reviews of woodland park, I agree with all of them emphatically. The last review about how it´s so nice is crap. My guess is that the management has been rating themselves. They should all be removed. My suggestion to residents is that they write to landlord tenant and complain about all of the goings on here. Also write to Allfirst Bank as they are the bank that´s financing the project. For prospective tenants I suggest you run and run fast. I wouldn´t rent this place again for anything, nor would I ever buy any Van Metre product.

The last rating was very disturbing. I agree that the T-1 line is great, but I can´t live in a T-1 line and don´t care if the staff pretends to be friendly. I want cash back.

End of story

I don´t recommend moving here.
It is sad that such a nice place is so poorly operated. Parking is nonexistent, things are breaking, and the people running it are more interested in having parties than addressing tenant concerns. I moved here to be in a gated community. That is how it was advertised and it is not done. They put up some fense but I think they did not tell the truth. I don´t feel safe here. I would like to get out of my lease and move somewhere safer.

STOP! Don´t Even Think About This Place
If anyone has written a positive review of Woodland Park they should probably be drug tested. That is along with the management. Never in my life have I ever seen some of the things that go on here. My apartment has had gas leaks, water leaks, and Van Metre was kind enough to allow me to clean my own deck of the glass, nails and cigarette butts. What a lovely place to live. I especially like it in the morning as I try to navigate between all the cars parked in the fire lanes. They ran out of parking a long time ago and now are running out of space in the fire lanes too. That means people are parking on corners and behind others driveways. Now there´s no accounting for taste with some tenants, but Van Metre is doing nothing about this. I dread a fire because the fire truck will have to drive on the grass (if no one is parked there too). They should assign parking because they obviously have more people living here than they expected or admitted to. Police and fire offcials; please feel free to stop by for a look. It´s really nice about 7:00 am. Bring lots of tickets! I think a nice fine for Van Metre is in order too. I believe they call that a code violation?

Let us not forget the trash receptacle. It´s a huge compactor and there is one for the entire place. It´s great on weekends because you can just throw your trash in the general direction of the compactor. No worries mate! It´s full anyway and running down the street. I do hope they plan to charge the rats for eating there! There´s a revenue generator for you Van Metre.

Another nice benefit here is the coin operated car vac. I think Van Metre should hold a contest to see if anyone can actually get to park there and vac their car out. It seems that this too is premium parking. Bummer....hey, at least they have a garden hose that people use to wash their cars. I´m not sure that it´s intended for that (no sign), but it does add a nice touch.

How about that gated community? Where? Oh but they do have some fence up. I guess I rented under false promises?? Could it be?? Anyone for a class action? Got to be at least one bored lawyer out there.

That clubhouse is so incredible. I just can´t figure out how to move in. Seems that they are very proud that they won the award that allows them to put a cardboard sign up for all to see. More smiles for me:)

Please come and meet the management. I think Bush should come after them when he´s done with Iraq. The lower level sales people there are nice, but the upper management people are a bit challenged. Perhaps some hooked on honesty would be a good course for them? They are just the best stooges! Makes me want to throw a pie.

Have a nice day, but don´t come here for it.

Stay away from this Community
After a 13 month lease, or shall I say marathon. I have finally rid myself of this people. Incompetent is an understatement. Management of this community is ridiculous, at best. People do not buy the appearance of a nice club house and perhaps clever presentation. Once you sign the lease you are just one more sucker into the list of many of us who fell for the promises of a "Gated Community" with "Luxury living". Both terms are false advertising in any court. The problems are not that uncommon, take for example the external light to my apartment which caused me to have to open the door at night under total darkness. It´s the attitude with which the problem is tackled. THEY JUST DO NOT CARE. Understand that, because if you move here and have a serious problem. You can write Van Metre Management Headquarters and even the CEO of the Company to no avail. Truly any other community is simply going to be better. I have lived in this town and owned property of my own and can tell you. Don´t do it. By the time you realize this note is for real it might just be too late. Do the right thing and move on to a community handled by people who care. Tony Q.
