what a waste of money

Now i truly know what liing in hell really feels like. This is is the most mismanaged property u can come across. <br>1. Management is rude and clueless <br>2. Parking is a total nightmare. <br>3. Party room closes at 10 (though 24 hr service was adertised and told) <br>4. It feels like u lie in a matchbox <br>5. If you go a week without a problem -"celebrate". <br> it goes on and on------STAY AWAY FROM HERE <br>

    Awful

    Please, please, please do not give any of your money to these morons. <br> <br>Never in my life have I lived in a cheaper, more problematic community. Among our many problems, many of the things that we were promised at move-in were never delivered: <br> <br>- Community is not gated <br> <br>- Clubhouse is not always accessible (i.e., the bar that used to be 24-hour now closes at midnight on weekends). <br> <br>In addition, just about everything else I´ve read here (negative) is true to some degree. Overall a very poor management attitude and a sub-standard place to call home.

      Hell on earth!

      Anyone who is considering moving in to this complex should read the rest of the reviews on here. I was lied to and conned into signing a lease and I would encourage anyone who is even considering this place to look elsewhere!

        Bring your camping gear...

        Seriously. If you´re considering living here, you´ll want to have plenty of backup supplies on hand. Notably: <br> <br>1) A fan, because your AC will crpa out <br> <br>2) A space heater, because your heat will poop too <br> <br>3) A propane stove and a super soaker, in the event that you want a hot shower <br> <br>4) A gun, so you chase off anyone who happens to "elude" the gate that only gates the vehicle entrance <br> <br>5) I old episode of the Peanuts, so you can remind yourself of what the management hears when you´re on the phone complaining <br> <br>6) Some spacle, to fill in the cracks around your baseboards and railings <br> <br>7) A hammer, to finally drive in the nails sticking out all over your deck <br> <br>8) An extra boot that you can use to kick yourself in the a** for ever signing a lease in the first place <br> <br>

          I´m Very Happy Here!

          I currently live in woodland park and I love it! I love the gym and I certainly loved the pool durring the summer. Parking isn´t the greatest, but it´s no worse than anywhere else around here. Durring a recent "roomate incident" Margie and Genie were more than excellent. The staff is 100% service oriented, which must be difficult considering the high volume of tennants. Im extremely pleased with Woodland park.

            Avoid Van Metre Woodland Park.

            Positive comments on this site are not likely to have been written by residents, given the poor construction (you can hear every movement in the apartment above), drafty windows (cold shoulders while watching TV on the couch), no resident or guest parking, high prices, poor trash collection, and choppy satellite TV service. <br> <br>This is not a luxury community by any means, and I do not recommend it.

              7-11 offers more parking...

              Van Metre at Woodland Park is the perfect place to live provided: <br> <br>A) YOU OWN ONLY ONE CAR <br>With 300 some odd units, parking is next to impossible find...permit or not! This place is best suited to bicycle commuters. <br> <br>B) YOU HAVE NO FRIENDS <br>Tying in to the whole parking (or, lack thereof) situation, you better not plan on having company over because visitors are offered only 8 ( yes, EIGHT!!!) spaces. Apparently, they expect most renters here to be lonely social misfits. <br>The solution offered by the office staff: "Have your guests park across the street (which is a 4-lane parkway) and go pick them up." (Thanks a lot! Then when you come back, you´ve lost YOUR spot.) <br> <br> <br>Think I´m exaggerating? Come through day or night - don´t worry about the "security" gate, it´s never closed - and drive around...just don´t plan on getting out and walking around, there´s no where to park.

                What a DUMP!

                Parking is a nightmare. They finally started a parking permit but the sad thing is the tow company doesn´t look very hard for the permit as it is a sticker and can be placed anywhere on the vechicle. My roommate has a parking permit but his car was towed anyways and had to pay $100 to the tow company to get it. Of course Van Metre said they were not responsible. <br> Problems at my apartment included: <br>*Water heater doesn´t work properly (always lukewarm showers) <br>*The bathtub is plastic and my foot went thru it and I am only 180lbs. (Management was notified and there solution was to put tape over it!!) <br>*The insulation of the apartment does not exist. My heater seems to go all day! Hence my 100 dollar a month heating bill for this small apartment (its set on 69 degrees). <br>*Outlets don´t work in some rooms <br>*Trash dumpster is always full as is the recycling bins <br>*T1 is slower then 56k modem (too many people are using it) <br>*Cable TV goes in and out <br> <br>Management consist of 21 year college girls(not very pretty either) who know nothing of running a apartment community. <br> <br>I would not live here again. I am hoping that I get called up to go to war with Iraq so I can get out of my lease. <br> <br> <br>

                      Wonderful Place

                      Like most apartments there are a few problems. The biggest problem I have encountered are the residents that don´t care. The compactor problem is caused by the residents. The trash is becuse they don´t want to take there own trash inside so they drop it on the ground. With people not picking up after themselves of corse they don´t pick up after there animals(dogs) Parking was an issue but has gotten much better. The residents need to care as well. If they did, This would be a wonderful place

                        Don´t bother reading any other review.

                        Half of the reviews (almost all of the positive ones) on this site are fake. It seems that this site is used by a few disgruntled residents and by the management. <br> <br>I´m sure there are people who are satisfied with this place but I can definitely identify with all of the complaints that I´ve heard. If I could afford the exorbitant fees that are imposed to break a lease I can assure you I would have left in the first month. <br> <br>This place does have some nice features. I do like the clubhouse, the T1 and direct tv (even though you are forced to pay extra whether you use them or not) and the landscaping is nice but the bad far outweighs the good here. I have (as have anyone else who truly lives here) experienced the problems with the hot water, ridicously inept office staff, no parking, trash piled up (and it´s because the dumpster is full not because we´re lazy), poor construction, etc. <br> <br>My biggest complaint is the office staff. They do not seem willing or able to address any of the many problems of this community. I have been here a year now and the gate has always remained open. There always seems to be an excuse. The most recent was "A car was seen running into it causing severe damage." After inspecting the gate there is no damage what so ever. It looks as shiny and new as when it was left open six months ago. I think if the car caused enough damage to make it inoperable it would have at least scratched the paint! When I asked about the lack of parking I was told to park my car outside of the community. Once I even received an eviction notice because my rent check was applied to the wrong account. After about 6 phone calls and a letter to the Van Metre offices the problem was fixed. It is also inexcusable that the staff are writing false reveiws on this site rather than address the complaints. I have written many letters addressing all of these same problems and I have not received any response. If you read an anonymous review praising this place, it´s sure not from a resident.                           Stay here anytime...yeah right!

                          Fiction...come to my apartment where the water heater overflows and ruins your personal belongings. Come to my apartment were all the tiles in the kitchen come up because of the water leak and the maintanence people cannot explain why the tiles keep coming up...maybe the subfloor is wet! Come to my apartment were the hot water scolds you every morning when you try to take a shower before you go to work. Come to my apartment where the mold grows! Come to my apartment where the windows crack, the ceiling creaks, the water leaks, the parking lot is always frozen, did I mention you can´t drink the water?! If you want to question the Fiction...read the Cable/Consumer Affairs report on Woodland Park, then read the BBB statement on Woodland Park, then last but not least read the Fairfax County Health Department´s report on Woodland Park, then tell me what´s fact or fiction! DON´T MOVE HERE! RUN AS FAST AS YOU CAN!

                            Just Say No

                            Last night there was no parking on the entire west side of the complex when I returned home. I had to park on the far side of the clubhouse and walk(quickly) most of the length of the entire devlopment while enduring 10 degree weather. In previous conversations with the "management misfits" they said that we shouldn´t expect to be able to park in front of our homes. OK, but does parking within a close vicinity of my home sound reasonable? <br><br> <br><br>By the way, I was also told to go park on the construction access road outside of Van Metre. Beware, residents who live across the street who have the same parking problems have complained that their cars were broken into when parked on the access street. <br><br> <br><br>Give another place a second look before committing here. Management likes to outsource their problems. I have had many different problems with my apartment and I will list them in full with my name and email when I have moved out of Van Metre (and received my deposits).

                              I´ll stay here anytime

                              If I did not think I was getting a good deal I would leave but I think I´ll stay. I´ve talked with many of the people in my building and have heard no complaints as severe as any on this site. Maybe it´s the same couple of people who like to see there own words posted on the internet. This is an all anonomys bashing site, who else is going to respond here? I will take reality over fiction anyday.

                                can´t we all just get a long?

                                hmm, I´ve been watching this post and I must say how suprised I am about some of the posts. If these people are truely unhappy about were they live, why stay? I have not had any problem here. True parking is a little tight, but other then that things are not that bad. A month or so ago the office had a hoilday party. And boy let me tell you what good time I had, I made new friends and had a blast! <br>

                                  The PITS!!

                                  I can’t believe people are still leasing from this place. We have only a few months left on our lease and we are gone. I would have to write a book to display all that is wrong with this place. They publicize a gated community, but the gate only covers about a quarter of the compound. I guess the “Super Genius” who created this place never dreamed of families owning more than one car. Parking is a joke. If you aren’t home before 6 PM, you have to park illegally, and either be ticketed or towed. The dumpster is way across the other side of the compound, so you have to drive your trash to the dumpster. Speaking of dumpster’s, they only have one. Imagine how it is with every apartment using only one dumpster. Trash is on the streets on any given day near the dumpster. If any of your problems needs addressing by the office staff? You can forget it because they don’t have a clue or they just don’t care. They seem to love giving you the run-around. STAY AWAY FROM THIS PLACE!!!!!!!!!!!!!!!

                                    Can´t wait to get out of here!

                                    I have experienced the same problems with Woodland Park as everyone else on this website. At first I thought is was just my apartment but as I read through these reviews I can see that it is the entire place. I feel like I was deceived into signing a lease and I can´t wait to leave. <br><br> <br><br>Also, I am convinced that the positive posts on here were written by the management. It is kind of suspicious that of the few positive reviews that were written 6 of them were written on 12/19 (not to mention that they gave themselves all 5´s). On one review they call the people who have complained about their problems "idiots" (11/21) and on another they call themselves "increadible" staff. In fact, almost every one of the reviews praising this place had ridiculous spelling errors. Falsely advertising the worst apartments in Herndon and insulting your customers, increadible indeed.

                                      From a REAL RESIDENT (not a management post)

                                      First of all Woodland Park is the not "gated" or "luxury" or whatever else they want you to believe. I am disgusted that the management posts positive reviews on this site and tries to pass themselves off as residents but that just gives you an idea of the kind of people you are dealing with. Rather than try to fix the problems in the community or address the concerns of the residents, they decided it was easier to be deceitful and make more false claims about this place. Don´t be fooled by reviews by "residents" that sound like advertisements. If 90% of the reviews on this site talk about experiencing the same problems and 10% give great feedback and sound like propoganda, who are you going to believe? <br> <br>I´ve talked to many people around the community and I can assure you that everyone here has experienced the same totally unacceptable problems. I haven´t heard one person say "I sure feel safe knowing that the exit gate may or may not be locked tonight." or "Wow, that huge mound of trash by the dumpster sure does add to the landscaping of this place." <br> <br>Stay away from this place. But if you still not convinced and you would like cold showers, paying way to much rent, parking illegally and being ticketed, an apartment that isn´t quite finished, and an office staff that is unhelpful and tries to cover up their incompetence with fake posts to this site then this may be the place for you. <br> <br>

                                        Walk away....

                                        It´s nice to see that the WP staff are chiming in on the message board. At least someone has something positive to say about the place. But... <br> <br>I hate to be the one to tell you that they´re full of crap. I´ve rented a lot of places over the years (even several college apartments), and this is by far the least thoughfully designed and run complex that I´ve ever experienced. <br> <br>Parking: <br> <br>Less than stellar. They did issue passes, so it´s improving, but they´re still oversold in this department. To say nothing for the fact that each unit gets two passes, no matter if it´s a one bedroom or a three. <br> <br>Construction: <br> <br>My bathroom countertop is slanted. There are still nails sticking out of the cracks in my balcony (which still isn´t finished one year after move-in). And I can hear almost every word spoken in the bedroom/bathroom that backs up to my own. <br> <br>And I won´t even go into hot water. First shower of the day or the last, and you´re guaranteed cold water at some point. And forget about hot water at all. You have about 30-seconds worth. <br> <br>Add to that the fact that the A/C *will* fail continuously during the summer months, and will usually cause some type of flood. <br> <br>These places were constructed quickly and on the cheap. The only thing they were worried about was when they could start collecting checks. <br> <br>The Clubhouse: <br> <br>The bar used to be fun. Until they changed the bar hours so that you can only use it until 9 on weekdays and midnight on weekends. Kind of defeats the purpose, huh? Oh, and it sucks twice as bad when the original 24-hour access was one of the only reasons you chose the place. <br> <br>And sure, they´ll accept your packages, but you can only pick them up four days a week. <br> <br>Trash: <br> <br>Get on your hiking shoes--only one bin for the entire (rather large) complex. <br> <br>"Gated" Community: <br> <br>Riiiiight. The gates have probably worked for two weeks total since I´ve been here. And if one of the gates is left open, it´s the in gate, not the out gate. Not to mention that the community in general isn´t fenced--only the auto entrance. Clever. <br> <br>Your friendly staff: <br> <br>Powerless and generally not interested in helping. But they do send out a cute monthly newsletter telling you about all of the things that you *can´t* do at Woodland Park anymore. However, in their defense, they so make an effort to mask their nasty-grams by including pages of useless information about Kwanzaa, weight loss, and tons of other useless junk that no one cares to read. <br> <br>OVERALL: <br> <br>A pretty shoddy place to live, considering the price. I´d love to get into specifics, but I´m afraid the WP nazis will landlord me into the ground. Just take my word (and apparantly the word of many others on the site) and find yourself another place to live.

                                          Let me tell you, my 1 bedroom loft is really nice. I moved here from NY, and my apartment I feel is by far better then other place I´ve in this area. The schools are good, and my child is happy. This place even has soon really fun parties, that I can bring friend too. My friends are even trying to rent a townhouse here. I can´t wait.

                                            I was really torn, I like Woodland Park and I liked another place. However I choosed Woodland Park, because it had everything I was looking for, and no other place could really match them. I´ve read some of these reviews and I can´t believe that these people live in the same place as me. I have never had anything of the sort happend to me. When ever I call over to the office everyone is always really nice, and goes out of their way. The maint. personal has take care of anything I´ve needed fixed or adjusted. So I would tell anyone to live here,

                                              Confused about the reviews

                                              Some of the reviews I have read on this site seem silly. I live at Woodland Park, like many of you who have written these crazy reviews. However unlike many of you I have very few problems with my apartment, and the few I do have are not a big deal. <br> <br>In regards to the parking situation, yah, sometimes it is hard to find a space, but it has been hard everywhere I have lived. Even in the past when I have owned my own townhome it was hard to find visitor spaces, but I choose not to wine about it. <br> <br>In regards to some comments about needing to recaulk stair ways and trim. Duh! You live in a newly constructed building. IT IS SETTLING!!! Stuff happens, it won´t kill you. <br> <br>The management staff has been nothing but helpful and kind. Every time I need something done, I send an e-mail or call. Sometimes it takes more than a few hours but I realise that I am not the only person that lives here. Other people need things too. I guess everyone is too selfish to understand that. <br> <br>Yes, like all of you, I too pay a large amount of money to live here. I choose to live here as all of you did. I guantee I got the same tour and speal you did as well. I love the property, my apartment, and the amenities. I use the gym on a regular basis, which saves me time and money versus paying for a regular membership. The T-1 line and Direct TV also save me a bundle. All of the perks add up, so I don´t mind bringing my rent check into the office on the 1st of every month. <br> <br>I would also like to thank the Woodland Park maintaince, and leasing staff for the snow removal. I saw members of Woodland Park shoveling snow from Sat. night through today, and they are still going. Good job guys! <br> <br>All in all I like living here, and I would recommend it to anyone.
