Steer Clear!!

Nice enough apartments, and I guess if you have nothing go wrong this could be a good place to stay. However, things have gone downhill, especially with building upkeep and support from property management. Not enough staff who care enough about their jobs to do it well. Lack of communication about community happenings (other than the occasional resident event) is a huge issue. If you have a problem in your apartment, prepare for the possibility of handling it yourself. Security could also be better - be prepared to have your packages stolen as a rite of passage. Your car will get dinged in the parking lot because residents don't care. Don't be fooled by the price of this place compared to others in the city - maybe you get what you pay for when you live here? 20/10 would not recommend.

    Thin walls. You can hear neighbors conversations, music, televisions clearly (without even being loud). There is no buzzer system or app to allow visitors entry to your building. You will have to walk to the entrance to open the door if it's after office hours. There's no bathroom closet/storage. You cannot open most windows (although they are beautiful, they are just for show). Do your research and ask plenty of questions before moving here.

      The experience has been all around awful. Every year between 2018-2022 I experienced a car related crime once a year (stolen wheel, busted windows, attempted thefts). The previous management staff were understanding, helpful, and made me feel a bit safer staying here. In the year 2023, my car has been broken into 3 times and stolen twice. The current management staff have done nothing but send out a series of emails stating that their "cameras do work", that they will be enforcing towing in a lot that cars are broken into and stolen from almost daily, and placing all responsibility on the residents for securing their community. The office staff have done nothing to support me, or any other residents I have spoken to who have experienced crimes on this property. The general sentiment is that we are not safe, and rent is too high for what we are living through here. I have spent over a months worth of rent and utilities just to get my car back in the last 4 months. They do not care about placing undue financial or psychological burden on you, they do not care about your safety, they simply do not care about anything but taking your hard earned money. A few notes unrelated to the current crime wave: You WILL hear everything happening in your neighbors apartment as if it is taking place in your living room. You WILL walk through someone's pet urine or feces in the hallway or the moment you step out of a side door. You WILL be kept awake by someone partying down the hall until 4 AM on a week night. Don't plan on sleeping on any weekend night. If you work overnight shifts, look elsewhere. You won't be able to sleep during the day because your neighbors dogs will be howling until they throw up, which you will also hear. If this is a luxury apartment complex, then the owners need to revisit the dictionary definition of luxury.

        Great area close to a lot of places , parking can be Terrible , lots of Dog poop outside property , side entrance door is wide open for strangers to walk in , maintenance does Not clean well, walls Thin.

          I would not recommend this apartment complex at all? If I knew what I know now I would have never moved here. I am paying too much money to keep having problems and it's just trifling in this building? nothing works properly? I'm taking a chance with my kids every time I get on the elevator? It's homeless people coming in laying on the furniture downstair? It' not safe at all? My car was stolen and there's no cameras or help trying to iiget my car back the buzz in hood still does not work since I moved here

            The apartment is fine but the upstairs neighbors are constantly yelling and fighting with watch other at all hours (usually at night and as late as 12-1am) the fighting ensues when the man of the household gets home and starts yelling at the kid the dog or usually the wife. Last night 8/20 the kid was crying for 30+ minutes and they did nothing to stop it. Honestly worried for that family and tired of hearing the domestic issues.

              Apartment is fine. Large ceilings, hardwood floors, decent appliances. Although thin walls, so you hear everything neighbors do. Security is a huge issue. Not sure if cameras work because they don't let you see the footage when something happens. Multiple break ins to cars, damaged vehicles in parking lot and office management is terrible. Never feel like they care when an issue is presented. Don't follow up unless you badger them. Surrounding area is treated like a trash can. Dog poop everywhere, littering, smashed glass and alcohol containers. Community is slowly revamping its self but has a long way to go.

                Weird smells all the time and management takes forever to get back to you. i've been here for a month and still haven't received my parking pass or even a call for it. Took 3 weeks for maintenance to come and still ended up with a broken dryer.

                  It's a little difficult to get someone in the office on the phone, but they are physically here if you need them. Also the walls are paper thin, so if you are sensitive to ambient apartment noise, this isn't the place for you!

                    South Bank has gone downhill since I first moved here in 2020. Office staff is rude and acts like you're burdening them just to do the simplist of tasks. There is only one maintenance person for the whole building, so things aren't nearly as well kept as they used to be. That's obviously not his fault, they need to hire more people. When I first moved here, there were 3 maintenance people. I've had a leak since I moved in and maintenance came by a few times but never actually fixed it, so I just live with a bucket in my hallway for whenever the leak occurs. One exterior door is nearly off its hinges and no one has done anything about it for months. There's constantly dog poop, vomit, trash, spilt food, etc. in the halls and around the property. Noise from neighbor is so loud too! I will not be renewing my lease. I can't wait to leave this place. It's honestly a nightmare.

                      I already knew a bit about the apartments as I've visited past friends who lived here. Before moving in, my partner and I tried calling the office many times but the calls were never picked up. All we had to do was come in person and speak to a leasing agent. When we arrived Kiliel Wimbish was so extremely helpful and took time out of her day to show us 3 apartments and give us information on upcoming available apartments. Thoroughly appreciate all the help she gave, we wouldn't have gotten our apartment if it weren't for her. The apartments here definitely seem to go fast so definitely be on top of it when trying to lease here. Upon move in it was extremely fast and easy. Keys were instantly handed to us, and everything was set up immediately. Yes you can occasionally here neighbors upstairs through the ceiling, but it's just an occasional kid or maybe a kitchen fork falling. It's nothing crazy amd honestly extremely worth it for the pricing and space as well as the community here. The people are so nice and welcoming, we've felt at home before we even moved in. Overall extremely happy with this move. Best experience in the 6 years moving around richmond.

                          Just moved here but it's a pretty cool place, I love the weight room and the aesthetic of the building it's very cool. I also love the community roof top and the lounge area, I wish you could use the games in there but it's a very good addition

                            Staff needs to be more knowledgeable with instructions about how to use appliances, heat controls, internet service and other amenities. Would like to have a washer that works. Apartment and hallways are clean and residents are friendly.

                              The property management staff is amazing and so friendly, maintenance is speedy and great at their jobs, and the building is BEAUTIFUL. I have had some trouble with noise but with earphones & earplugs it's manageable. I always get compliments on the building and my particular unit when I have friends and family over. Would absolutely recommend to a friend, as long as they aren't a light sleeper!

                                I would give it a 6/10 I feel that I pay too much to this place to be dealing with what I've been dealing with most things I was tired of putting in service request that I just let everything be. Office folks always have attitudes so it's hard talking to them and getting them to understand what troubles you are having while living there

                                  Leaking unit, rude staff, property manager never here. Finally got issues some what resolved by my first 30 days. Everything else is okay my trash doesn't get picked up but I love my new unit. Emailed numerous times with no avder from Molly.

                                    My experience has been good. I have one complaint. The wood floors just fall apart. You walk through the apartment and literal chunks of the floor will stick to your foot. Also having wood pieces sticking straight up causing someone to get a splinter. Other then that, everyone you pass in the halls or outside is very nice.

                                      Overall it's been nice and good for short term living situation. It's the right size for me and my partner, I can take the bus to VCU for class, parking is accessable, there's a provided dog park, etc. However, my partner's car has been broken into four times. He doesn't leave valuable items in his vehicle for this reason, but that shouldn't be happening in the first place. My only other complaint is that rent goes up about $10 per month. The base line for my lease is $1240, but there are additional fees. I usually pay just under $1300, but it's getting close to passing that marker.

                                        The price of this apartment for the amenities offered is quite a good deal for this area. When I moved in in 2021, I did the math and came to conclusion that this apartment complex offered the lowest rent for the most square footage and amenties. However, rent has been increasing as Old Town Manchester becomes more and more gentrified. I fear that soon I may be priced out. Mind: I don't work a minimum wage job. I make very good money as a nurse at VCU Hospital. If I have problems with the price of rent, you can be SURE that the college kids and young professionals in this area will. The community is SOMEWHAT safe. Most of the time there aren't many problems with crimes, but people have had their cars broken into in the supposedly video surveillanced parking lot. That is unacceptable. The apartments themselves are quite roomy and the amenities include a gym, office/study space, and in-apartment laundry. However, service requests can be a real pain. Sometimes when repairs are requested maintenance won't get back to you for a month. Sometimes, they'll show up the next day, unannounced, while you're still in bed at 8 AM. This is especially an issue if you have pets.

                                          Basically just make sure it's in a good school if you have school age children, make sure the rent is affordable ask questions of your not sure of something and the rest is easy Peezy, it's safe and easy way to find apartments in your local area ????

                                              My experience so far has been amazing even though I only moved in a week and two days ago. Everyone has been so nice and welcoming especially Michelle.                                               Great location for those that love the city, I always kept to myself while living here but the patio is pretty nice to have. Overall it's a decent place for cost, thin walls and floors so you are always listening to neighbors and anything they are doing which sucks. Create elaborate ways to cancel out the noise of high heels in hallways and neighbors phone conversation.
