Fun Filled Place

This past Friday they held a pool party for everyone. It was super fun! They grilled burgers and had snacks. I had the chance to meet a few more neighbors and the staff was cheerful as always. If you are looking for a place to call home, Bailey and his crew will make you feel at ease here. Him and Nicole are always so helpful and down to earth when I need help with anything or just have questions about the area. They made settling into a new place easy. 5*!

Nice, Clean & Conveniently located

I came into ask some questions and get details about openings and pricing. Each individual I came in contact with greeted me and was quick to ask what I needed help with. I took a tour and the property was quaint, quiet, clean and well maintained. There is plenty of amenities and it is conveniently located close to stores, main streets and highways. I left feeling very accommodated, all my questions were answered and it is definitely a place we are considering! Would highly recommend to others! Thank you IMT City Park staff!

Central to everything!

Looking for a cute place to call your own with a prime location in the city? IMT at City Park is the place to look. It's in walking distance to coffee shops, eateries, and City Park (perfect for some great outdoor time) which hosts the Denver Zoo and Denver's Museum of Nature and Science. When they say location is everything - this place has it! The staff is also super friendly and helpful too. 10/10 recommend!

Grounds

I always see Anna taking care of the beautiful yard and picking up trash. It looks very nice. She is friendly and says hello. Very nice attitude toward order people as they walk around the neighborhood.

Great tour!

I have been touring complexes in the Denver area over the last few weeks and really enjoyed my tour with Rhyan! She was able to answer all of my questions and even talked about some other questions that recent people that have toured asked. She also didn’t make it seem like a hassle to take me around which I have sadly experienced at other complexes! The grounds seemed very clean and included the amenities I was looking for (gym and pool). Nicole was also very nice when I first entered the office and they were able to get me on the tour very quickly. Thank you!

Amazing Maintenance

Courtney went above and beyond today. She helped me get my water heater fixed and made sure all the pipes were running smoothly. I was moving in today so it was important everything was working properly. I really appreciated the help.

Helpful staff and nice apartment

I've been living at IMT at City Park for a few years, and it's been a great experience so far. The location is great - close to restaurants, shops, grocery stores, and right by City Park. The building is pretty quiet even though it is near Colfax/17th Street and East High School. The staff try's to hold events every couple of months and they are very good at keeping us in the loop on upcoming work to the building (pool, gym, carpet cleaning, etc). There are several parking options to choose from and it has been very easy to add/cancel a parking spot, whether it is in the underground garage or garage located on 16th street. The building also offers additional storage in the underground garage. One of the standout aspects for me has been the office staff and maintenance team. They’re always friendly, responsive, and go out of their way to help with any issues or questions. Rhyan has helped me print documents when the common room printer is out of ink. I often see Bailey cleaning up and working on projects around the building, and Nicole was very kind to send me old detailed receipts when I needed them for my taxes. My boyfriend even received a personalized birthday card signed by the entire team. Overall, IMT at City Park offers a great living experience in a prime location. Highly recommend!

Great Value in Great Neighborhood

Wonderfully located apartments at an unbeatable location. The layouts are so much more charming and spacious than the current modern high rises being build. The design is well built and appliances are incredibly efficient. Rhyan made the move in process seamless

Positive Move In Experience

We have had a really positive experience moving in to IMT at City Park, and especially working with Rhyan from the leasing team. I really appreciate how attentive and responsive Rhyan and her team at IMT have been so far, and it has helped make the process of moving in smooth and seamless. The maintenance team has also been wonderful in responding quickly to a request we put in upon moving in, and we are very grateful for the prompt fix. Aside from the IMT team, the location is awesome and has many activities, restaurants, and parks nearby.

Another shoutout for the Maintenance Team

I had an emergency issue with my water heater several months ago. Jose showed up on a Sunday to resolve the issue and we unfortunately learned I would not have access to running water (no showers, no flushing the toilet, no running water at all) for an undetermined amount of time. Jose worked with management to either possibly find a hotel, possibly access the model unit, or find another solution. He promised me he would not leave for the day without finding a solution. I had to run some errands and came back to a working water heater, meaning there was little to no ‘down time’. He went above any beyond and I so much appreciate his commitment to resolving the issue. Again, very thankful he took is a member of the IMT City Park team.

Prompt Response to work order

I submitted a work order for a few routine maintenance issues, and to my surprise everything was completed by the time I returned home from work! I am a long long-time Denver resident/renter and the service and care by IMT continues to exceed expectations! Jose completed the repairs shortly after I submitted the work order, and left a nicely written note addressing one of my questions. I have also had a great experience with Courtney, as she went above and beyond to help out with a special delivery! IMT staff provide attentive and personalized assistance, which really makes it feel like home.

Four years in this great bldg!

Loved living steps away from City Park at IMT. The apartment was great for four years and I would highly recommend to someone looking for a spot in the City Park area. Maintenance was prompt even though I rarely needed them. Could not ask for more.

Place is falling apart! Run far away!

Major HEADS UP if you are looking at the 1600 Fillmore Street building! Bring a rain jacket and a life raft! This place it's on its last legs and is likely going to be sold to the next corporate slumlord next. Just pathetic ownership of the chaos and financial damages they created for their tenants. Lived here for two winters and both winters my unit (on the first floor) suffered CATASTROPHIC flooding from pipes bursting. Weird how this never happens to hotels, hospitals, or schools? In 2022, the flooding was so bad that they had 6+ industrial fans in my unit and required me to run them 24/7. It was uninhabitable but their position was "you have renter's insurance, sorry about this". Earlier this year (2024), it happened AGAIN with the fourth floor ceiling dumping water on a large amount of units. I had to have my carpet replaced TWICE. I had to have maintenance staff into my home for weeks on weeks to monitor water levels. In addition, there were a lot of "small fixes" that took days and sometimes weeks to resolve. Despite living a single-block off of Colfax there were many times were the locks to the exterior doors to the building were broken and you could just simply open the door. When it rains, the garages and mail room flood. Instead of fixing it, they just put up yellow "wet floor" signs. I had my car windows smashed on the "secured garage" on the top floor. Many other residents did as well. In fact, my one neighbor had it happen to him TWICE. I ended up just street parking. They do not notify other tenants when these break-ins happen so you can't proactively change your own behavior. You just wait until it happens to you. Major Red Flag: They have been through at least three office managers in just 24-months! Good luck to you if you move in. Seriously.

We have really been enjoying the resident events (fresh fruit Fridays, ice cream sundae bar, et. cetera) that IMT City Park started hosting! They really make us feel cared for and at home here in our apartment complex.

Good people

You can't bear the apartments location, right next to city park, the zoo, and science museum as well as many bars and restaurants. The staff in the building are also great. Our major issue with living here were multiple maintenance issues. Whole they were handled efficiently by staff it was a frustrating aspect if our experience.

Lies about their pricing and completely unorganized

Requested details about a 1 bedroom 1 bath with availability in mid to late June and Nicole told me over the phone that it would be $1750 at this exact location, since this is the location we were discussing me touring (this is important for later on) and they asked me to come tour it same day. I came in to tour the place and Nicole said "oh it looks like you're looking for a 2 bedroom 2 bath in December" which was.... completely wrong? Then she proceeds to tell me that the 1 bedroom 1 bath is actually $2005 which is a MAJOR difference. We toured the place because we felt obligated to at this point even though she just straight up lied to us, we ended up going with a different apartment complex that was actually organized and listened to our needs and didn't lie about their pricing. So I let Nicole know I would not be leasing this place since she lied about the pricing, she proceeds to gaslight me and tell me we must've been talking about their Cherry Creek location, which we literally not once talked about that location at any point nor did I care to tour that location because it's literally not in the area I was looking at. Then Jennifer from this location proceed to call me today after I already said I wasn't interested and say "oh it looks like you're looking to move in December, do you want to be added to our waitlist?". Awesome, good to know that was never updated either and no one here communicates with each other. Had to call them and make it super clear I have no interest in renting from a place that just straight up lies about their pricing and to stop contacting me. If you want to be lied to and harassed by phone and email after touring the place, this is definitely the place for you.

Amenities always broken

I have lived here for 3 years. It's not a horrible place to live. The staff is friendly and the maintenance is helpful and timely. The thing to consider before moving here however is the amenities you are paying for are going to break down constantly. Every week there is 2 or 3 emails about something else broken. The hot tub/pool has MAYBE been functional 7 of the last 12 months. Our buildings elevator has been out for 3 months now and now the next closest one is now out. There has been numerous times our badges fail and we have to hope someone is in the office to let us in our building. Fact of the matter is they spend most of their money trying to attract new residents. So long story short, when considering renting here don't choose it because of the amenities, they will be broken a good amount of time that you live here.
