I am so glad I found my apartment... Christopher, Mathieu, and Dianne have been nothing but helpful... always. Any time we have had to put a maintenance request in , they have been quick to respond and take care of whatever issue without any hassle. Actually, I had dropped my debit card without realizing, and I received an email from Mathieu the very next morning saying maintenance had found it and turned it in. ( which a lot of people wouldn't do). The neighborhood is awesome, and being close to major roads... it's actually quite. I highly recommend this place to anyone looking for an awesome place to live .

I've moved all around the country as well as outside and I have never met an apartment assistant manager as competent and amenable as Christopher Brown. He was beyond helpful and prompt on every matter, even during the holidays. I'm so excited to be moving here, he has definitely made this the easiest part of my move

I lived here for about 5 years and never had any issues. It's in a great location near downtown Denver. The place has great amenities. The pool and hot tub are awesome! The staff is great, every time I had to reach out to them they were helpful, nice and informative. The maintenance staff does a great job with keeping up with the property grounds. Any maintenance order I had was handled quickly, the maintenance staff is friendly and knowledgeable. I worked with both Steven and Kyle, they both know their stuff! I would definitely recommend this place to live! Did I mention it's dog friendly!

Great area and just moved and Mathieu was very helpful. I moved from another state and not only him but the others in the office were super helpful to make my stressful situation so much easier for me. I truly appreciate it and am looking forward to my first winter in Denver and at IMT City park. Thank you so much...

I just noticed when I returned home last night that they are finally starting to paint the buildings! I can't say how excited I am to see this. Thanks for continuing to make me love the reason I chose to live here at City Park.

The location cant be beat. IMT has taken excellent care of me and my home and the property is steadily improving with IMT management and leadership. Sandwiched between city park and awesome shops and restaurants on Colfax after 15 years away I am excited to have moved back to a neighborhood that is still so "Denver" I am excited to see the coming remodel and hope to stay for a long time!

The management staff is friendly and helpful. I haven't had very many problems maintenance wise but maybe that's because my apartment and/or the complex is very well maintained. Great place to live! I tell everyone about it.

After living away from the States for 13 years, I decided to move to Denver after getting a job offer at the Children's hospital. I started researching the area on line and found City Park apartments. I e-mailed for information and was fortunate to have Matthew respond to my initial e-mail. I e-mailed with him for several weeks and even got approved on line. I didn't want to commit to an apartment without seeing it but now am sorry I didn't. I went to meet Matthew and see the complex the day after I arrived. Unfortunately, the units that had been available had been leased and the next available was at the end of August, which meant I had to wait a month and live in an extended stay. Had there been an apartment available, I would have moved into City Park. Matthew is the best leasing agent I have ever dealt with and I would recommend him and City Park to anyone who is considering moving there. I just wish I had made the commitment to move there before I arrived.

I've been here for 2 years now, and like all apartments I've lived in, there are the pluses and minuses: good: The place is nice, great location. You can walk to quite a few great places to drink and eat. The apartment feels fairly new and well maintained, with all the modern conveniences that you would want. I can go from my car to my place without getting wet. bad: rent creeping up (thought it's a city wide thing). Went from free to pay parking. A little louder when I try to sleep than other places I have lived, though nothing earplugs can't fix. Since IMT took over they started returning packages to sender if you don't pick them up in 48 hours, rather than keeping them safe in the office and letting you know you have a package (like they used to do). Too narrow of a window, imho, since I don't often know when I have something coming. Now the mailroom has a ton of packages just sitting in the open, and I'm sure it won't take long for some bum from Colfax to start coming by and taking the packages to pawn. It would be more profitable than holding a cardboard sign and begging for money.

This is by far the most outstanding apartment community I have ever been to. The office team is extremely professional and knowledgeable, and me us feel welcome from my first phone call to the property. Dianne spent time with us on the phone to make sure everything we wanted or need was addressed. Our tour was outstanding the apartments are spacious, equipped with all the appliances you would ever need. The location is perfect so close to everything. The grounds and all the amenities were very well maintained. If you are looking to be in the center of it al I highly recommend complex to others looking to relocate to Denver Co. It has an extremely high value for the dollar, and well worth every penny.

I have lived at what now called City Park for over 3 years and have had a number of new owners, which came with a lot of ups and downs. But I must say that by far in just over the couple of weeks that we have had the current owners I am truly happy and already see they care and are putting work into the community. The staff is always friendly and unlike previous staff they keep their word when they say they will get something fixed or return your call. I am amazed at the difference. I will definitaley stay another year till I complete school and will have to see where I end up from there. I recommend this place to any one who is looking as the location is great and City Park is amazing, I love walking my dog around the water. Come look and live here you will not be disappointed!

I really enjoy the apartment and my experience, but am very disappointed about the leak that was present my first week of moving in. It will likely require carpet replacement which is quite honestly a bit of a pain. Additionally, the security is not as high as it should be. The lights in elevators and parking garages are out, and doors are often propped open.

We are very pleased living at Retreat at the Park. The location is amazing, and the staff is always very helpful. We rarely have any issues, but when we do the staff address the issues promptly. If an urban location close to restaurants, mass transit, and City Park are important definitely check this place out.

Happy when I first moved in - great manager. Continue to have problems in the common areas with trash and trash chute areas. Lots of dog lovers who don't pick up after them. Told there aren't enough maintenance staff. Front areas are better kept than building B alley courtyard side. For what we pay and the page volume of our lease this is a disappointing. Still no green poop pick up bags for about 2 weeks now so tenants aren't picking up. Bad tenants but need more maintenance staff to pick up after them. Frustrated that I have to put in maintenance requests for the same common area problems. Thank you!

All appliances are old and do a poor job, especially dish washer and cheap oven & refrigerator. These are cheap products that are way past their life expectancy as they are original to the building. I understand that rents are rising but I do not think they should go up as much as they do for people renewing their leases.

The community has got worse every year. The grounds are not maintained as well. The security of the building is always compromised. The pool and elevator are constantly broken. The construction in the building didn't offer anyone concessions.

Location: Location is great, this is the only thing that I've loved about this apartment. Right across from the park and walkable distance to some great restaurants. Staff: Management is polite and attempts to address problems. Maintenance guys are SUPER nice and the only reason that I rated them so low is because they are clearly understaffed. They have hired two guys to help with a HUGE complex and because of that, it takes far too long to have things fixed. An overall assessment is that they are majorly understaffed in all areas and it ends up causing long wait times to get things fixed and multiple follow ups to get responses when addressing anything. Pool: The upfront appeal is there is a pool/hot tub. In a nutshell, it is completely unsanitary. There has been multiple times that the pool has turned a neon green because no one takes care of it and the chemicals are completely off and when it is not green, you can actually see how dirty the pool is. It also attracts (year round) a partying crowd at all hours and although this apartment/staff will tell you it is a "family friendly" apartment, it is very far from that. Rules at this complex are not enforced at all and the gate around the pool does zero good on keeping people out. The pool area has become a place that people party w/ lots of friends, bring in glass (which is common sense to not have glass in a pool area), beer pong tables IN the pool and beer being dumped into the pool, naked swimmers at night, people jumping over the gates to get in after hours and a lot of smoking. It definitely caters to a certain crowd. Noise: Noise inside the apartment (above/next door) isn't an issue. You can hear things now and then but that is apartment life. I wouldn't recommend living in any of the apartments that surround the pool area. There is pool hours and they do lock up the gates but people jump over the gate and during all times of the day, it is a tunnel of noise. We have been woken up every weekend since we moved in around 2-3am because of this. Whether it's people in the pool late at night or people out on their balcony having a party, the set up magnifies the noise. Grounds: When you walk up, it looks really nice. The apartments aren't terrible, they're apartments. The elevators have broken lights fairly often because of how small they are (people hitting the light when moving). One of the elevators consistently gets stuck, so taking the stairs is normally the best option. They allow pets which is great for people with pets. However there were multiple times I've gotten in the elevator or walked through the mail area and found large pools of dog pee. Going back to being understaffed... there might not be as many broken bongs, animal feces and garbage everywhere. It's not very clean. Security: They hired a new security company after we had been here for about 6 months! They new security guys are great and you can call them at all hours (with a direct number) and they are pretty quick to come out and address things. The down side to the great security is that they constantly have to come out because of people at this complex at night in the pool area. So far the worst has been naked guys being chased out of the pool area at 2am. I would not recommend living here... but if you decide to here are a few things to think about... it is not family friend and it tailors to young partying crowd who haven't grasped the concept of "respect & take care of where you live". Smoking (both kinds) is allowed in apartments and commons areas and it is does come through your windows if they're open. Rules are not enforced so don't be fooled by the "security" measures (locked gates, pool hours, keys, etc.). The parking garage has cameras but they do not work, so they don't technically have security in the parking areas. The pool is a disaster and filthy - I wouldn't recommend getting in it. Don't live in any of the apartments that face the pool, it is incredibly loud.

We had a terrible experience at Retreat at the Park. The management staff between October 2014 (when we moved in) to June 2015 was often unfriendly and passive-aggressive in their approach to tenants, acting more like RA's in a college dorm (or Russian spies, maybe?!) rather than respectfully treating tenants as adult customers paying increasing rental rates for an adequate apartment experience. Retreat was just a transitional living place for us as we are a family of four in the process of selling a house back east before purchasing in Denver. We did not see our time as lengthy at Retreat, therefore did not worry too much about management's juvenile approaches until we had an incident involving another tenant. The other tenant had a child who was bullying my child (my child, special needs) at school and in our home environment. After numerous attempts to effectively communicate the issues directly to the mother--who repeatedly denied the issues--I finally confronted the mother by the pool one evening after her daughter publicly shamed my daughter at school by screaming inappropriate things on the playground earlier that day. My husband and I were already in the process of discussing these concerns with school officials and slowly the issue was being addressed there, but in our home environment at Retreat, the mother absolutely refused to address her daughter's taunting behaviors. After I confronted this mother, she triangulated staff by distorting facts and creating chaos (tried to do the same at our daughter's school, but that only worked for about a hot minute in her favor). The staff never knocked on our door to ask for our perception of events (and why would I go to management with my concerns?--I'm older than they are! They aren't my mother/parent, thank you very much!). However, staff took this mother's distortions at face value and publicly posted a notice on our door stating if we acted "inappropriately" again they could kick us out within three days! I found their response nearly comical after all the noise we'd heard from the pool at 3AM, but I'm sure this embarrassed mother lied and and created enough drama to force staff into responding punitively. Regardless, my husband and I decided we would not be bullied by this mother NOR Retreat staff who willingly participated in the mother's drama, so we took the concern to an attorney who helped draft a letter asking that we be released from our Lease 60 days early based on this grievance not being handled correctly--nor legally, for that matter--and the hostile environment that had been established. I sent the letter certified to BH Management's central office in Idaho and at first it was ignored. Two weeks later, we drafted a second letter which stated that we took staff's silence as an admittance to their improper handling of the matter but we still prefer to be released from the Lease early, at which this time staff quickly responded letting us out of the Lease 60 days early without penalty. Soon after this incident, we noticed a turnover in Retreat staff. There had been a lot of turnover of what appeared to be staff in minor roles, but two women who had consistently held upper management roles were suddenly gone (in all fairness, one might be gone for maternity leave, I'm not sure). However, the new staff members began to respond to tenants with more honey, less vinegar, starting June 2015. They smiled at tenants and called tenants by name. It felt less "college dorm" as far as management, yet ironically some of the newly arriving tenants seemed louder, more partying poolside, etc. Right before we moved out, the July 4th party scene really required more attention from staff who probably should have hired security to ensure a more peaceful poolside scene. The pool was packed with drinking game partiers, ,which kept quieter tenants or families from enjoying their space. When we moved out, we cleaned all surfaces, swept, vacuumed, removed nails and screws from the walls, knowing management would hire a more thorough cleaning service for carpet cleaning, etc. We barely got any of our deposit back and now regret cleaning or helping them out at all! We felt we were always polite to management & maintenance staff, we were quiet--even with a dog and two kids, we did our best to be conscious of noise levels--but we were not shown the same respect in return. We are grateful to be GONE. If you're smart, you'll avoid Retreat at the Park! The rent does not match the square footage and amenities provided. Hopefully, management is being better trained in how to respond more effectively to tenants and their concerns, but overall there are much better places in Denver!

Do not move into this complex!! I also moved in before the management change in 2014 and basically maintenance of the project stopped then. I routinely see the maintenance and janitorial staff walk around garbage or glass in the garage. The main manager, ---- has the WORST customer service skills I have ever experienced in my life. She must be hard to work for too, since she came on, they can't keep a maintenance manager because they can't deal with her. They also took the guest garage that had probably 25-30 spots (for a complex of several hundred units), took 6 spots that are now "Reserved for front office staff," left about 12 "Guest" parking spaces and then turned the rest into reserved parking to make more money off of us. Seriously, for price you can do a lot better than this place!

I can not tell enough people to avoid this place. We moved in before the management change in 2014 and it has absolutely gone down hill since they are in control. - They post passive aggressive notices in the elevators and mail room instead of trying to have an open meeting/chat with the residents when they're trying to implement a change. - They shared our email address with the entire building leading us to receive anonymous emails from other residents complaining about them. - The utility bill has only been on time a few of the months. This resulted in us not knowing how much to pay for utilities and receiving a late notice on our door as soon as the bills came out. - The washer and dryer are small and do not work well. We let management know the hose was clogged but they didn't fix anything so it takes numerous cycles to dry. - The air conditioning is a cheap unit which makes it run for hours to barely cool the apartment resulting in high utility bills. - The grounds are poorly kept, what little grass patches they have are not re-planted due to the numerous pets in this property. The management should get astro turf like the property next door so there isn't mud/a constant smell of urine. -The grills in the pool area are so poorly maintained that they barely have any heat output/flame - The gates to the pool have been broken since I moved in. - The trash shoot door is too small for a standard 13 gallon kitchen trash bag. - The apartment itself is extremely thing and you will hear All your neighbors above below and next door. - Since we moved in we have stored things on our balcony and in front of our car. Only recently have they been giving notice this is in violation of our lease but haven't referenced how it is, nor can we figure out how it's actually a violation. I think they just want to change it to appease their boss and don't really have a basis to do that. The only good thing about this apartment is its location. Save your money and find another place. For what we pay, I would expect a place to have management running it better.

I would never recommend this place to anyone. The office staff is rude, uncaring, unfriendly and unapologetic about being that way. They have ridiculous policies about package pick up where if you don't pick up your package from the office in 72 hours it gets sent back at your expense. Oh but wait...it's also "not their responsibility" to notify residents of receiving a package so if someone sends me a package but doesn't tell me it's coming I will have no idea that it's there and the office will send it back and charge me for it. Really nice right? They also like to post signs all over the building threatening people to pay rent on time. But maybe if they stop renting to drunk college kids, they wouldn't have this problem. They use language like "don't let us catch you..." as if we are children needing to be scolded. One time they gave us one day notice that they were getting the garage cleaned but the wording of the email was vague and confusing. We thought just the 6th floor of the parking garage was getting painted but it turned out all of the parking garage was getting painted. The email said if your car was in the way it would be towed (didn't say where it was going to be towed to) but since my car was not where I thought they were going to be painting, I didn't move it. Turns out that day, my daughter got sick at school and I had to go pick her up. I went out to the parking garage to get in my car and it was gone. I looked up and down the street and it was no where to be found. So furious and panicked that I wouldn't be able to pick my sick child up from school, I went to the office and they told me it got towed to the 6th level of the parking garage. I tried to explain why I was confused and why I was so upset but Amanda (the assistant manager) blew me off and didn't offer even an apology for the confusion. The building is constantly in a state of disarray. There are empty beer bottles, dirt piles, dog vomit and random uncollected boxes in the hallways. A railing has been ripped off the wall in our hallway and has been that way for about a week. The elevator has only been working for about a few weeks now after having been broken for over two months. The laundry units in the apartment are a nice convenience except the washer constantly smells like moldy water and the dryer often takes multiple times to dry your clothes. Overall the fact that they can call themselves a "luxury apartment complex" is a joke. Do yourself a favor and take the money that would have spent on rent here and buy a house.

For the amount of money that is paid for rent here, the property is not up kept at least not since the change in management. The building is infested with mice and rats in the basement. I have requested multiple times to have repairs done and holes patched up but maintenance never comes. The elevator finally was fixed after being broke for months. Pet owners let their dogs urinate on steps and rocks in front of the building so the smell of urine is pronounced around the side of the building. I would never recommend this place to anyone.

If you do not like listening to your neighbor's conversations, do not rent here. While the sound insulation on the outside walls is fantastic, the builders didn't bother to use any between the units. I hear EVERYTHING, including my neighbors iPhone getting texts. I am in B building, so I can't say anything about the other two buildings. Other than that, I have nothing bad to say about the place. The management has always been nice and helpful and maintenance has always been quick.

DO NOT LIVE AT RETREAT AT THE PARK. IT IS NOT A LUXURY APARTMENT COMPLEX. The walls are incredibly thin which means you hear EVERYTHING going on in the apartments around you, smokers live below me and all of their cigarette smoke blows into my apartment, the building itself is in need of serious repair - I am genuinely concerned that there is black mold in the walls. I've had sinus and breathing problems for the year and a half that I've lived here and I've heard of others having the same problem. You can hear water pouring through the walls at all hours of the day. There have been serious issues with water heaters leaking. Unfortunately the office staff is a joke: disorganized, often rude - they loose packages, are apathetic, days have gone by without them answering the phone. This is not luxury service. This is low-budget, dingy, thin, cheap, loud, rental living. DO NOT rent an apartment here, you will be frustrated and disappointed.
