The apartments were very nice and spacious. The amenities were very clean, kept nice, and up to date. Favorite was the heated pool. Also, appreciated the extra steps taken to keep everyone as safe as possible from COVID-19. The price is great. Jennifer gave a wonderful and very informative tour. Honestly Jennifer is half the reason we are seriously considering making this our next home.

IMT at City Park is unbeatable, from the location to the overall experience provided by the management company this place will make you raise your standards! When I went to go renew my lease I was surprised to find an almost 2% increase which in Denver is usually way more. I have recommended this place to multiple people because it is top notch for the price!

I am planning on moving in May! Great customer service from the office staff and some really great amenities! This is the best property in the city park area for the best price. It's literally less than one block from city park!

I toured this complex a few days ago, and the place was gorgeous! The office was clean, the staff was incredible kind, and the overall aesthetic was just what I was looking for in a downtown property. I'm going to tell all of my friends about this place, so we can all move-in here together! Very Impressed!

Do not move here. You WILL have things stolen. My car has been broken in to twice. Storage unit was broken in to as well. Management will offer to have you file a police report and call it a day. There are no cameras of any sort and no security to speak of. My AC went out about 4 months ago, still waiting for it to be fixed. If you have literally any other choice of where to live, go there.

Absolute WORST experience I've ever had with a rental property. No security whatsoever and management doesn't care. Neighbors in my building have had multiple break-ins and I've personally been on the receiving end of numerous crimes: -Had my car towed from a spot that I pay for every month. No solution from management or the predatory towing company they partner with. -Had my tire slashed in the resident parking garage. No solution, security improvements, or really even concern from management. -Car vandalized in resident garage. -Had my bike stolen from the resident parking lot. Someone breached the lot and destroyed the bike rack. Nothing from management. -Encountered severe smoke damage in apt. from the previous resident. Again, no solution. Find another place to live! They will give you great service until you sign the lease. At that point, they've got your money so they don't have any further incentive to improve security or customer experience. IMT -- What, if anything, are you doing to fix this? I haven't seen a front range patrolman, functional security cameras or anything else to suggest you're taking this rampant crime seriously.

The building was inherited by a group of people that struggled for a few months to correct the things that were wrong when it was Retreat at the Park. Once they did, they were the most personable and respectful people a multi-year tenant could ask for! Something happened and they were replaced with a group of people that take their job to be the same as prison COs. The only consistency you will find are the maintenance crew (TOP FRIGGIN NOTCH) and the dog poop that litters the property. They are not friendly anymore, nor do they have any concern for their tenant's comfort. They will have your car towed out of the parking space (that you are paying for) if the permit isn't displayed, yet any person with a vehicle can park in the Visitor lot for free, regardless if they are residents or not. They had a loading zone outside of the building up until last week, then they designated it ALL FIRE LANE. I asked their office staff how moving vans will be treated, to which the responded that "if you have flashers on, the tow company won't touch you because you are in a loading capacity"... I had flashers on AND the car was running, and they refused to go through the process for me to be reimbursed for the tow they even admitted was unwarranted. AS OF NOW - Your moving vans will be towed!!! They will not send out a memo to state this, or any other policy they decide to enforce, which will only ever be to the detriment of the tenant. They will wait until it happens to you, read you a few canned speech that blames you for the problem, raise your rent the following year, and repeat for the next. Save yourself the frustration when trying move in or move out and find another location. It's disappointing when they are hired in a customer service manner, yet refuse to serve as anything other than wardens of the rules they don't understand AND can't consistently enforce.

I moved into IMT City Park (Denver) about a month ago and it has been great! From the updated apartment, to the amenities (heated outdoor pool and hot tub opened year round, communal bbqs, weight room, cardio room, office with free computer access and free printing, rentable indoor/covered parking and storage, secure mail and package concierge services...), to the friendly staff (shout-out to Zak, our super friendly and helpful Leasing Consultant!), to the location (less than a block to the huge, beautiful, and safe City Park), to the friendly neighbors (the dogs - their humans are ok too :P ) - the atmosphere and experience is more than we could have asked for. Plus, the rent is incredibly affordable considering everything I just mentioned. If you're looking for a new living situation, I would definitely recommend checking this place out; a true diamond-in-the-rough just minutes from center-city Denver.

Mixed review here - I've been at IMT since 2015 in both a 3 bedroom apartment and a 1 bedroom apartment. I feel as if the apartment itself is relatively standard/middle of the road - nothing stand out regarding features within the apartment itself. The appliances are all fine, but a few years outdated/come across as cheap, the walls are a neutral color, and cabinets are standard. It has been a good place for me to live, is a great location, and I've felt safe living alone. I never quite utilized the amenities just based on them seeming lack-luster, so can't speak to that too much. The updates in the common areas seem nice, though! Maintenance team is most impressive has always been so quick to respond to a request, no matter the priority level. Definitely what I have been most pleased with! Yes, things have been broken (garage doors, entry doors, etc), but its an apartment complex with a lot of people using a lot of things - so feel like I've been pretty understanding on that front. I am leaving IMT in a few weeks simply due to NOISE. The people that live above me are unbelievable - there is a dog that barks all day and all night long, running around back and forth, and just constantly causing disruption. The make of this building means you can hear every step people take, every word your neighbor is saying, or what song someone down the hall is listening to. It's pretty unbearable. I'm looking forward to moving somewhere different, but can't say that I've necessarily had a bad experience here. Kind of the luck of the draw depending on what unit you are in. Overall, I wouldn't recommend moving here for the pricing I'm seeing these units posted for. I hope this is a helpful perspective!

My husband and I just re-signed our lease for our 3rd year living at the IMT property. The location can't be beat (proximity to the Park, coffee shops, Sprouts, Bluebird Theater, bars/restaurants, etc). Although IMT has gone through a lot of changes the time we've been here, the current staff is definitely the best yet---very communicative and attentive to residents' needs. The property had been having a ton of issues with packages being stolen, and (perhaps partially due to a suggestion I made to corporate late last year?) they are finally installing package storage lockers which will prevent package theft from ever happening again. Not thrilled about having to pay for the service ($5/mo), but it's better than losing hundreds of dollars of merchandise that can't be replaced. Probably my favorite part about the property, which has been very consistent since we moved in, is the maintenance staff! They know how to identify issues, fix everything so quickly, and are always communicative on the timeline of things. Things sometimes just break and they 'get' that; they don't get mad. Definitely the best maintenance staff I've ever had in an apartment setting! Looking forward to when all of the positive changes are complete at IMT (including a new gym renovation!!), at which point I will upgrade my rating to a 5 star :D

I love the area, being so close to City Park is amazing. The office staff has been great to work with, and when I needed a new smoke detector battery it was replaced the same day. That is customer service! There gym is down right now being upgraded which I'm very excited about because the equipment was dated and needed upgrading. I'm very happy with IMT City Park and I'm looking forward to signing another lease.

This apartment community is terrible. Both the leasing agents working on our move in quit with in a week of each other, so the move in process was terrible and disorganized- we didn't have access to pay online, no one told us the move in requirements so we had to pay extra money for renter's insur., pets, etc., I was given an uncovered but controlled access parking spot to me as stated on our lease but they did not program my fob to access the garage. The building is not maintained well. I had to submit a maintenance request for multiple blood stains in the elevator not being cleaned up for at lease three weeks. There's vomit and gross stains on the interior hallway carpets. Another resident wrote with chalk on the concrete floor of one the entrances "Wash me" because everything is so dirty. There are a bunch of residual stains on the carpet in the bedrooms. The appliances and flooring are extremely cheap. In our unit there's seven feet of exposed duct work for the fireplace that looks like absolute garbage. The pool has been closed for SIX months with no timeline of opening. There are not trash shoots in two of the buildings so if you're on an upper floor you have to walk trash down four floors and all the way to the south side of the building- where the dumpsters are usually overflowing. There's no where for guests to park. Homeless people sleep in the courtyard- I've seen homeless people stealing items from 1st floor apartments. For $2050/month lease somewhere else.

I have lived on the IMT at City Park property for over three (3) years and during that time I have had occasion to have minimal to larger repairs needed and I have to say it has been a pleasure to work with the service manager, Stephen. He is always pleasant, a smile on his face and great at what he does. Between the two apartments I have lived in this community, I do not think there is anything he can not repair. He is very patient and I have had the opportunity to see him train new staff and we just know they are learning from the best. On a couple of occasions, I have had to ring them after business hours and Stephen responds quickly to calls and if necessary shows up pleasant and professional. The day comes I have to move, can I take him with? :):):)

I am a previous resident at IMT and would recommend this community 1000 times over. The location speaks for itself, right across the street from City Park. The apartments are GORGEOUS. Loves the granite kitchen, exposed ceilings, and concrete floors. The maintenance team, Steven and Kyle, are second to none. They are always so helpful, professional and genuinely care for IMT and the residents. Those boys truly set IMT apart from the rest!

Amazing location across the street from City park. Always something fun going on. There's Sprouts, lots of restaurants/cafe/bars, gyms, and a liquor store in walking distance. Maintenance is always done in a very quick and timely fashion, plus they are super nice people. I love the interior and layout, very beautiful and clean and it's a lot cheaper than apartments in the same neighborhood. I've been living here for over two years and it's been a great home for me. Management has always been changing, but the the newest one Cassandra is so great! She's only been here a week and had listened to me and worked with me in a outstanding and professional way! I know she will be making this place better than it already is.

This is a terrible place to live. It is mismanaged at every turn. Last night was the straw that broke the camels back. I was unable to even get to into my own apartment and had to stand outside in the dark for an hour because of what management called "a glitch in the fab system." Obviously this is a very upsetting situation which management tried to marginalize by saying, "this affected several other residents too." That is simply unacceptable. There are so many ------ things about this complex but residents not even being able to access their own home is asinine. The management thinks it's a great idea to do a complete pool renovation in the the middle of summer, making it completely unusable when residents would utilize it most. While the pool was in a state of rubble they posted a picture on Facebook of the old pool saying 'take a dip!' Nice rub in... The common areas are not cleaned. I had to ask for over a month for the yoga room to receive attention. There were glops of hair and dust bunnies in the corner. Forget about receiving packages if you have normal working hours. You can only pick up packages between 10-6 on the weekdays and 10-5 on Saturday. Several times I have rushed home to pick up my mail before the office closed only to have the staff out giving apartment tours to potential residents. When they are there they make you feel like it is a chore to give you your mail. The weekends are the same situation, staff is out showing around potential residents instead of taking care of the ones they do have. When there are issues there are always excuses, 'our groundskeeper just left us, we are short staffed', etc. IMTs lack of preparation and ability to retain staff should not be a problem that trickles down to residents. This is a business, figure it out. This is a place that you feel like you have to fight for what you are paying for. It is a nightmare. I would absolutely discourage anyone from living in this disaster.

Don't waste your time, money and chance for residential peacefulness!! This complex is dirty (I've timed how long it takes to vacuum hall floors -- weeks), constructed of paper -- I had to ask if the person above me was bowling in the apartment, and not open to being reasonable about noise complaints. Trust me, I've lived in many apartments and this is the worst!!!

I would not recommend living here anymore. The building looks nice at initial glance but is completely mismanaged. The elevators are constantly broken, they don't clean the pool, fire alarms tripped atleast a few times per month. The worst part is the kid working the office. Completely rude to all tenants and unwilling to help at all. He is also a complete a-hole when patrolling the pool area like some sort of gestapo.

We're just about to leave this apartment building after 3 years and three management companies. I'm finally writing a review because the hot tub has been broken and empty for months and we really really love hot tubing. The new management company is nice, professional and helpful but just has not been addressing problems that have been coming up. I will also warn that after living here for three years there is a definite design flaw with the hot water heaters. As far as I can tell it's because they are in an uninsulated closet but it could just be the brand of hot water heater they use or something. Due to this we have personally been flooded twice (once so badly that we had to replace all our furniture) and have seen at least 5 other flooding's in addition that have not effected us. As far as I know there has been nothing done to address this in a systemic way. I would bet my life that this will continue to happen as it has been happening like clockwork for years. Usually when it gets really cold but it has been other times as well. For the next couple months I would be more than happy to answer any questions at ----------------------------- hope this helps! I'm definitely not out for IMT I just want people to get the scoop on some stuff that happens behind the scenes.

This is our second rental at IMT City Park and we couldn't be happier! It's fabulous to be close to two major bus lines, the park, and within walking distance of so many great restaurants. It's safe and they're always working to improve the amenities. The leasing office has been amazing from the very beginning with Chris and Mathieu being especially helpful while we started the process again from out of state. We've also experienced the best treatment from the maintenance staff! Kyle has been sure to follow up with us personally and all of our issues (minor) have been handled quickly and without question. We're also very grateful to Steven and the rest of his staff for their assistance in getting us settled once again.

I have been looking for a place to live in the downtown or city park neighborhoods and called and visited IMT City Park and the entire staff was so open to help and kept the office so light and inviting. I have a few additional places to look just cause my partner likes options but plan on renting here. The grounds and trees out front were so beautiful and made feel like I was back home. Thank you for all your assistance I look forward to moving in hopefully soon.

I've recently moved in and I really love the location of this place! Right next to city park and many many restuarants! I love the staff, they are very nice in the office and the maintenance team is great at responding to any issues I have within 24 hours of the time I put it in. Kyle always comes in and fixes the issue and asks me if there's anything else he can do for me. He is very nice and extremely professional! I also enjoy how good the grounds look all the time, it's so nice that this company really cares about how their property looks!

Great location and personable staff. I was a resident under management of both companies and the new company can't quiet seem to get on track. The overall issue has been building maintenance. The hot tub has been broken for months. The fire alarms go off frequently even though there is no fire. If the alarm goes off after hours or during sunday it could keep going for over 24hrs until somebody is back on site. There was a span of several weeks last summer wher the garage gate would break every weekend leaving the building exposed to security risks from all the Jazz in the park trafffic. I had some items walk away from my car during this time. Not a bad option if you have to do it, or if you are moving in with somebody who already lives there, but not really competiive in terms of price/service with some of the other newer buildings around while I was looking as of Spring '17. Attached in the image section is the official memo that came out in Feb about the hot tub issue and picture of the still out of service unit in April (notice the leaves on the trees).

Maintenance team is awesome! They need more credit. I've seen reviews stating that the office team promptly takes care of work orders, but it's actually the maintenance team here. I had Kyle in to fix disposal and he was excellent. He got it done quickly and let me know what the issues were. He made conversation and didn't seem annoyed to have to be fixing my disposal like other maintenance people would be. I got all my questions answered and was happy with the end result. Kyle and his team are awesome and I'm happy to complete this review for him. Keep up the good work!

Moved here in December 2016 and have had an exceptional experience so far. Chris and the rest of the office staff are super responsive and attentive to my needs and the grounds are undergoing regular and continuous upgrades which is wonderful. I'm looking towards the rest of my year living here. A++++
