Last Thursday the administration told me that they would come to do some work on the water pipe, they opened the bedroom wall and to this day (3 days) the wall has not been repaired, There is still a hole that I covered with plastic.

Will lie to keep your security deposit
I recently moved out and had almost my entire security deposit withheld for alleged damages to cabinets and the bathroom floor. I provided move-in photos proving these issues existed before I moved in, yet the accounting department has not responded to multiple emails, calls, or voicemails. Communication has been extremely poor, and it feels like tenant concerns are ignored. I expect management to review the documentation and resolve this issue promptly. This level of service is unacceptable and really shows how money hungry big corporations are.

This place is completely adorable, security is there but not in a fulfilled way. The security side decried here is at the level of the packages delivered because there are times when you receive a delivery and at the time of picking up you do not find or sometimes you see the box that has already been opened. The environment is clean and quiet despite the fact that there is a large metro station next door. The safety of people is perfect, the property is of quality. In short, in general, this place is generally recommended for those looking for a responsible environment for the family. But the real problem for me is the price of the rent that rises relentlessly every day

I’ve had a mixed experience living at Aventine Fort Totten. The biggest advantage is the location—it’s extremely convenient, right next to the Fort Totten Metro and close to Walmart, grocery stores, and dry cleaning, which makes daily errands very easy. That said, there are some ongoing issues that have been frustrating. The elevators break down frequently, which can be a major inconvenience. There are also often random people hanging out in the lobby, which can make the building feel less secure. Additionally, maintenance is slow, and some requests take much longer than expected to resolve. Overall, the location is excellent, but the building management and upkeep need improvement to match the convenience of the area.

The convenience of being close to the metro makes many of the ongoing issues more tolerable. The staff is professional, and the maintenance team is top-tier — but unfortunately, that’s where the positives end. Parking is a nightmare. The policy is not enforced, and all day long, people from neighboring communities park here to go to the gym, visit other complexes, etc. As a result, residents end up parking nearly a mile away. There are vehicles with expired tags, abandoned cars, and no real oversight. The elevator is also showing its age. It rattles constantly and frequently goes out of service. Security is inconsistent at best. You might see a courtesy patrol officer during the day, but at night — when parking is at its worst and kids are running through the hallways pulling fire alarms — there’s no presence at all. Billing has been another frustration. Hidden charges like “common area electricityâ€� show up regularly. I recently received an astronomical water bill due to a leaky toilet — I was billed five times my normal usage. I’ve been told for months that the utility company is “working on a refund,â€� but I’ve received no communication or resolution. At this point, I plan to deduct that amount from my final payment upon move-out because this is simply unacceptable. To be clear, this hasn’t been the worst place to live. But the property is starting to show its age, and with a little more attention to the small things, the overall experience could significantly improve

We would not recommend living at Aventine Fort Totten. The service from Greystar has been consistently disappointing. Staff lack basic courtesy and professionalism, and as a tenant, you’re left to deal with unresolved issues for months. Extremely frustrating experience.

Overall I am displeased with the community. There is often marijuana wafting through the halls. If the elevator is down, which is often the case, you will frequently encounter people sleeping or getting high in the stairwell, as well as vomit and/or feces. The young man who cleans the complex can’t keep up with all the mess. I’ve seen him clean an area and someone come right behind him and drop a bag of trash in the hallway or parking lot.

I appreciate the efforts of management overall, but there are too many recurring issues that appear to have been completely given up on. For example, the gates to the parking lot are permanently destroyed. Rats nests surrounding the garbage dumpsters is definitely a problem that could be solved with an exterminator but management appears to not really care at all. They have just let the problem get worse. Maintenance does what they can while security is notably absent. The pool is a nice addition but due to the lack of cleanliness within the grounds of the complex overall, I could never see myself using it. I would do away with the trash butler entirely because who wants trash in the hallways? It will definitely lead to more pest problems over time.

Quality community with good staff. Needs to update gym equipment is the only issue. I would complain about but everything else has been good to great. Good staff that speaks all the time. Good location sometimes can be slightly noisy but expected living close to a train station.

Aventine Fort Totten is a good place to live. It’s in a decent area and very resourceful. everything is nearby and almost close to everything. It has the metro literally 1 min away and is pet friendly it doesn’t get any better than that.

I am not completely satisfied with the facility. My rent is very high compared to the surrounding area; I have had substantial rent increases for all the years that I have resided at this complex. Security and safety in the community is not very satisfying. I have had properties vandalized and or stolen. The smell of marijuana smoke always fill the hall ways and staircases. The surrounding areas are full of people hanging around and some of them appear to be under the influence of something.

The layout of my apartment, parking, neighbors/community all has been great. I do wish however, trash collection could be handled better and others are held accountable. In addition, the accumulated fees are extreme causing rent to be a lot higher which in a sense I understand but somethings can be minimized. I also wish there were updated or more equipment in the gym.

Please beware of this place. It’s way too expensive for the price that they’re paying. They need to do better with maintenance work and the community needs a lot of help because there’s homeless people coming in and out so there needs to be improvement in the place but overall I like my apartment I just don’t care for the other things that come with the place.

During my two years living at this apartment complex, my experience has been a mix of challenges and improvements. The elevator is always broken, mental health patients scream all night, trash is never picked up cus the elevator is always down. I love the location & amenities I can actually use. A new management company would likely be the best solution as Greystar isn’t giving the property the care it needs

I just moved in but so far so good. Fort Totten Apartments are very clean. I like how the staff is serious about keeping the community clean. The staff is very professional and welcoming. If I have a question, the staff at Fort Totten is quick to respond.

Certain new people in the DC resident office and the Texas office are unprofessional. Further, my ability to access credit lines have been curtailed by someone within Greystar. My credit lines are how I stay afloat if I suffer a setback with my normal weekly income flow. Someone from the Texas office suggested that I "run down to a Western Union location to pay my rent via certified funds". This is insulting to me. There's no payment more certified than a basic checking account. Therefore, I'm struggling to catch up on my rent payments. So for each payment I make to Greystar, I need to visit a banking branch during work hours to purchase a teller's check. Finally, according to my lease, a requirement may be made to use "certified funds" for bounced checks or uncollectible funds, (NOT LATE PAYMENTS). This does not apply to my situation.

LIVING COMPLAINTS
I only lived here for 4 Months. Worse decision I ever made. Our ONE elevator hasn't worked in a week, so everyone is forced to leave trash in the hallway and elevator which is beyond disgusting and inappropriate. I went to the lease office to explain my concerns. I was aggressively approached and intimidated by a security "OFFICER DOTSON" who got in my face told me to leave or else. THIS IS NOT A SAFE ENVIRONMENT, wouldn't advise anyone to live here

I've only been here for almost 2 weeks and already dislike it. I would never recommend this place. Roaches and a mouse in my apartment. Hallways always smell bad. Hallway walls and floors are awful. I put in a request to fix refrigerator door and kitchen cabinet and no one still hasn't fixed them.

Affordable place to live. The old office team was welcoming and on top of request. Not a big fan with the new team/management. The community is close to the metro which is helpful and they’re building a grocery store close to the community. You have to be proactive and advocate for yourself, management doesn’t really look out for the residents quality of living but are quick to give to a notice of violation. No accountability or legit way to correct issues in the community (ex, cars without the proper signs in the parking lot).

I have recently moved in to Aventine as of this week. I did not tour my building before moving in which was a mistake. While the grounds outside of the community appear to be beatiful my building 350, the inside especially the hallways do not appear to be the most well kept. The cameras do not appear to work, the door system appears to work somtimes, there is much scuffing and visually unappealing presentation in the hallways. The elvator almost feels as if its a death trap and the noise and constant shaking will make you regret riding it every time especially if you have anxiety. I have been having issues with repairs in my apartment since moving in 8/16/2024, the lock on my door which is very noticeable is off, my toiled does not flush correctly or at all actually, the ice maker is not working and I'm sure the beat will go on. I spent an half hour on the phone with someone last night attempting to get the on call Maintenace person out to my apartment because although they gave me notice that my toiled was fixed, when I returned home after a long night at urgent care with my son, the toiled was still filled with feces and unflushable after having already called Maintenace twice the day before. The on call Maintenace person could not be located to come to my home. At almost 2pm today, I am not sure if this issue has been addressed.
