Wish we had more green space available within the vicinity of the complex, and sadly the address I put in for my food/ride shares (to have drivers come to the building near 7/11) always sends people to the roundabout.

Maintenance Staff is Amazing! New leasing staff as well very friendly. I have been very satisfied until the hardwood implemented and residents are not required to put down rugs. Also, when complaining about noise they are unable to be specific. If they knew exactly what the issue was they might be a little more considerate.

Brian Armstead is a secret weapon. When the tenant decided to cancel the lease for the apartment that was to be rented out 2 weeks prior to me moving in, he worked with me to find an event better situation. Brian, If I were your boss, I'd give you a raise!!!

I am extremely disappointed by the level of service provided by the leasing office specifically, the leasing manager and property manager. My rent is often incorrect in the portal and after much delay, I have to provide documentation to have the errors corrected ( duplicate charges and random trash re-bill expenses). I've been dealing with a noise complaint for over 6 months and they have acted without any sense of urgency. I've documented my complaints with emails and have visited the leasing office several times to attempt to have the issue resolved. I can barely sleep at night! The property manager (Michael) responded with callousness and unconcern. He said all I can do is call security or the MPD. I've never had issues with a leasing office before.

I have really enjoyed my time here at the Aventine. My unit is quiet, spacious, and has great natural lighting. The appliances are updated and work well. The exterior is very nice and there's regular landscaping done around the property. I would recommend the Aventine to family and friends.

Its a nice and quiet community close to the metro and convenient to a 7-Eleven, Walmart and supermarket. with plenty of parking on the property, you also have a game room computer room, gym and a pool.

Maintenance here is appallingly slow. The fire alarm malfunctioned for over a week before they fixed it, going off at all hours of the day and night. This made sleep impossible, tormented the residents, and caused acute anxiety. My wife and I were forced to move out until the issue was resolved.

Mostly great, the leasing agents are trying to get my pronouns right, and the remodeling is beautiful but it was really loud, and most residents are awesome but a few like to chill out in common areas without masks...

I've been here since 2016. There are pros and cons. But ultimately I'd say it's a great value. Fort Totten isn't an exciting area but you're not going to get equal transit access + free parking for this price. The staff are generally resourceful and professional.

Management has not communicated important information such as stolen packages. They did not let us know that offices were broken in to. They planned renovations for weeks while everyone was working from home.

Nothing. This is the most disgusting, deceiving, horrendous place I have ever come across. Your employees are horrible. They lie to get people to rent the apartments because otherwise anybody who comes across this place would run as far as it could from it. Your halls looks disgusting, they look like they came out of an abandoned building and the carpet smells moldy. Deja, one of your employees, has got to be the nastiest customer service rep I have ever come across she couldnt even get through answering a simple question without making some kind of rude and smart remark. They all look just so miserable to be working there. There are five things that they stated when I inquired about the apartments that have magically changed since I moved in. At first, they said parking was free regardless of the number of vehicles. Now apparently I have to pay $50 dollars for an additional vehicle. At first there was a $750 security deposit requirement and a $500 pet security deposit for the apartment. Once it became time to sign the lease they changed it to admin fees, a $30 deposit waiver fee and a $250 pet fee that, summed up, add up to more than the security deposit and are non refundable. This has to be the crappiest apartment complex I have ever come across. Its honestly disgusting, the only luxury thing about this place is your employees ability to make tenants feel like crap.

The maintenance team is always very helpful and professional. However, the staff in the front office are not always professional nor attentive. We have had instances where they have not acknowledged issues, or have made a plan then not followed through on the plan. There are a few people in the front office who are rude and seem to be inconvenienced by a request, whether getting a package that has been delivered to the office for you or answering simple questions.

Current management is horrible. The Maitnence staff are great and always professional. The groundskeepers are polite. The experience was great in the beginning but as new people moved in and no accountability for tenant behavior became the norm its more like a hood

This rundown place is one step above a trailer park. Multiple cars broken into and management took days to notify residents, check. Residents smoking cigarettes and pot in the halls and units, check. Dog crap and garbage in the halls, check. Unresponsive management, check. When you call the office (if they bother to open), they tell you to send an email. Send an email and the response is "Oh we'll look into it" which their version of buzz off. The only highlight are the super sweet maintenance and cleaning staff. You have to feel bad for them because corporate pays them peanuts and they have to clean up behind inconsiderate residents. You can move to a newer property for the price you'll pay to live in this clusterfu$k.

There has been great turnover on the Aventine office staff and not one notification had been sent to the community. We don't even know the names of the staff. The new manager and team members have made no effort to engage with the community.

I have lived here only a couple of months, but the on-site amenities have been excellent and the staff have been both courteous and helpful. They are generally honest about their busy level and ability to meet expectations in certain time windows, giving the opportunity to plan around their hours.

The living here has degraded. there is no enforcement of anything. People leaving their trash out for days when the trash people don't come and now the hallways smells like trash. dog pooping in the hallway and stairwell. dog owners not picking up after their dog outside. no parking enforcement. one car has been abandoned for months in parking lot and people are parking on the road between bldg 1 and 2. smoking on the property. Customer service . my wife called about the poop in the hallway and the employee was not supportive or receptive.

Several reports of the unit having roaches problems have been made. Only for pest control to tell us that basically because its baby roaches our problem is not severe enough to care. We are discussed by the amount of bugs we have seen and have NEVER ha this problem any place we have lived! Briane.

I enjoy living here that when found an opportunity to move back I took it. Being close to the metro is great. And food trucks come by now. This is place near to DC and Maryland, so I can get the best of both.

I've been part of the Aventine community since October. the staff have always been super helpful, friendly and go out of their way to engage with their residents. I'm also really grateful for how quickly things get tended to, and how onto it the team here have been. Thank you!

Aventine Fort Totten has been such a blessing! The staff is amazing, the location is great, free parking is great, and I couldnt imagine living anywhere else. I always recommend to friends and family to look here first

The Aventine is great for its location and access to public transportation. The common hallways are in need of cleaning and upkeep. Additionally, the garbage areas are not kept up well. This community is good for younger adults in their 20s as a starter apartment but not for working professionals.

Aventine Fort Totten offers a clean, and convenient apartment that has a great location and excellent amenities (gym, clubhouse, amazon hub, etc.) Furthermore, the staff are very courteous and the apartments are well connected with public transport. Furthermore, the apartments have a lot of parking space which makes owning a car very simple! Overall, the experience has been incredible!
