I have been a resident here at Aventine Fort Totten for 6 years. The staff is friendly and very helpful. Since living here I haven't had any issues which is why I have chosen to renew my lease yearly. Aventine Fort Totten staff go above and beyond my expectation to help with any problems or concerns that I have had. in regards to my needs. Marcus and Edie-Marie has been an outstanding assistant manager. Aventine is also a great building to live in because it is located right across the street from the metro station and is still reasonably priced.

5 stars lovely place to service and personnel! A nice place to call home. The staff always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise . The workout rooms are open 24//7 and are rarely crowded. I love the convenience of the elevator and the metro rail is right out the back door.

Aventine Fort Totten is an excellent community. It is incredibly convenient to get to downtown DC, but is also a safe and restful retreat. The staff is incredibly nice and accommodating, and the amenities cannot be beat for the price. I highly recommend Aventine Fort Totten.

I have had a very good experience with this property. Management, including Marcus, Gabriel, and Edie are professional and responsive to concerns and issues. I am very happy with my experience. The property is well kept up and the maintenance staff does an excellent job. Property is constantly improving.

The Aventine apartments is very nice place to live. Its close to fort totten metro station. It is very quiet area, and the management staff is super friendly and helpful. I just wish the apartment units were a bigger.

The outside trash area is ridiculously nasty. Trash is always piled up, smelly and filled to capacity, leaving trash outside of the trash shelter. This is really a bad look. Trash outside of balconies are a downfall.

I think living here has Bernard good transition to my buying a house. Having a great spacious apartment gives me peace of mind. Being able to get on the metro is very convenient to get anywhere in the city is the best.

Aventine Fort Totten is a great apartment complex. Not only does it feature upgraded apartments with wood flooring, granite countertops, and stainless steel appliances one of it's best features is the amazing staff. I had the pleasure of working with Edie-Marie who always goes above and beyond what she has to in order to accommodate me and my room mate. We have been living here since February and every time I need her she never hesitates to make time out of the millions of things I'm sure she has to do to help me. She stayed on the phone with me 30 minutes after hours to help me complete my lease, has walked into my apartment to deliver packages, has made sure that the maintenance team services my apartment. The other staff also help as well. The area is a developing area and the fact that the apartment is literally across the street from the metro is a major plus. This apartment complex gives you the feeling of being a dc resident without having to be in the heart of the hustle and bustle of busy dc life. Thank you Aventine For everything do! -El T.S

Aventine Fort Totten offers affordable luxury. It features modern layouts and fixtures in both homes and common areas, convenience and ease of transport, and a safe and friendly community. With the aim of pleasing residents, the staff and management constantly revisit building amenities with the sole purpose of betterment and upkeep. Although the beautiful decor, thoughtful living plans and two minute walk to the metro caught my attention from my first visit, it was the AMAZING staff that served as the icing on the cake. Gabriel, in particular, who was my leasing agent, is blessed by God with patience and cheer. He went and still goes above and beyond to ensure I am happy with my decision. I never feel deprived or lacking with the people I consider friends attending to my every displeasure. Perhaps the truest description of Aventine is an expression of gratitude, so...Thank You!

I give this property (Aventine Fort Totten) a very good review! For instance, I just moved in on April 17, 2017 and it has been a really good experience so far. In particular, the entire AFT staff (Gabriel, Edie, Marcus, & Maria) have been very helpful, professional, and accommodating as it pertains to my move-in and having large packages shipped to my unit. In addition, the amenities are awesome...They have a reasonable size pool, balcony in selected rooms, free gym, free parking, an entertainment lounge, community center and so much more. I considered all of these factors before moving in and compared to many other apartments and condos in the DC/MD area, they are reasonably priced! Best Regards, Tony R.

The staff here is really nice and accommodating. When my refrigerator was not working, instead of repairing one piece, they replaced the refrigerator with a new one. I love how it is close to the metro, but yet you feel like you are living in the suburbs.

The staff at Aventine Fort Totten is extremely helpful and responsive. The apartments are very close to the metro station, with convenience access to a 7-Eleven and lots of parking. The building exterior and landscaping is well maintained. The finishings inside of my apartment are average at best.

I work odd hours, so it's important to me that I don't disturb others when I get home from work, and also that others aren't disturbing me while I'm asleep. I've rarely had any issues regarding noise. Safe area, so when I get home late at night I don't feel in danger. And location directly across from the metro is absolutely perfect for me.

The Aventine Fort is affordable, spacious, safe, accessible and well maintained living community, and ideal for those who perfer a quieter neighborhood. It's great having two metro lines to choose from to quickly get downtown.

I have enjoyed a wonderful experience during my 5+ years in my apartment. The management staff of: Ms. Maria Dantzler, Mr. Marcus Brady, and Mr. Gabriel Gilbert; and the maintenance staff of: Mr. Eric Cunningham, Mr. Hugh Howard, and Mr. Migel Paulino have all been exceptionally professional, courteous, and attentive to all of my residential needs.

Nice, but expensive apartments. Great location. Decent fitness center. Maintenance takes a while, but gets to you eventually. No trash collection on weekends. Pool is nice but lifeguard was creepy and I never went back. Otherwise, no major problems like bugs and everything's been nice.

Apartments are located right next to a metro, so it is incredibly convenient to get around the washington, DC area. At this time, there are not really any restuarants or shops in the immediate walking distance, other than Walmart.

This complex has been sufficient for my first few years leasing in DC. But at this point, short of serious improvements in management, I am looking for an opportunity to move as soon as practicable. New DC residents should cast a wide net for renting opportunities and consider new competition in the area before leasing here. This complex needs to respond to competition in a normal capitalist way--by enticing lessees through lower rent or better amenities; not through monopolist-esque ways--by taking advantage of the tight rental market in DC in which people are apparently willing to pay any amount for any apartment...

The floor plans are great. It's close to the public transportations( metro, buses, taxis...). The only close store is 7-11. The maintenance staff is very bad and careless. Parking lot needs more work!

I have had a great first six months at the Aventine. The office staff is EXTREMELY helpful and accommodating -- Janelle Gabriel & Marcus are super friendly. My maintenance requests have never been outstanding for more than 24 hours. The walls are a little thin, so be aware of that before moving in. You can not beat the location; this alone makes it worth the cost. Easy access to U St happy hours, Union Station or DCA to skip town, shopping in Silver Spring -- all without transferring lines. Truly the best possible metro location. There's also a new Walmart in walking distance... I have a car yet I still just make the seven minute walk. While the neighborhood is changing, I will say that the crowd that hangs out at the 711 is a little sketch. There was also multiple car break-ins over the holiday season in the free parking lot - I happened to be one of the lucky ones. But you have the option to pay for underground parking, and none of these things are the fault of the apartment community itself. Also, there is a medical clinic next to the 711. For that reason (I'm assuming) there are a lot of older/disabled people living in this community. They are friendly though, just be advised that the living community is not all young professional like I may have expected. It's the convenience of DC living, without the noise (for the most part). I don't hear the metro since I face away from it, but I do hear the louder trains from time to time. Overall, I'm very happy with my decision! If you're looking to move, check prices over a couple of weeks before committing, they fluctuate daily so I got my apartment for over $200 less than what it's going for now.

I've been a resident of the Aventine since 2013 and it's been a remarkable experience thus far. It's a city apartment without all the commotion of Downtown.The proximity of the metro is beyond convenient as I frequent the green line almost daily. There really isn't much in the area but again, living across from a metro station is a huge plus. I don't have many complaints however, the manager should consider increasing safety measures as crime is getting a little out of hand as of late. I know that this is DC and things can happen anywhere but considering the heavy foot traffic from the metro, I'm surprised that there isn't any on site security. Just my observation/ suggestion. The rent prices are average but to me are much more favorable than what I've seen for this area. On another note, Gabriel, Janelle & the guy that sits in the first office (I can never remember his name lol) are great attributes to the complex. Exceptional customer service is an understatement! My few maintenance issues are taken care of same day most times, they accept packages which is amazings and its relatively quiet for the most part. To sum it up, I plan on renewing for another year and would recommend Aventine at Ft. Totten.

I am a new resident of AFT and I occupy one of the newly renovated units on the top floor which I adore! I work during the hours where I would use the amenities so I dont have a review to give on those as of yet, but the common areas seem to be up-to-date and very functional! My review is more so on the staff and service I've received thus far. This is my first move on my own and i must say the team at AFT make you feel a sense of family and "not-so-alone". I have worked with Janelle (I think the universe has us working together the most and she is an absolute doll), Gabriel and Marcus...all are amazing and have tended to my every beck and call. Janelle was my leasing expert, yes expert! She showed me a carpeted unit with black appliances and for the price, amenities and close proximity to the metro with off-street/private parking I was pretty much bought and sold because it was nice and with this being my first apartment i was willing to make it work. She prepared a lease for me and I came in to see it just once more with a scheduled move in of January 2016. But my true love was with stainless steel and wood flooring which she showed me the same day and it was love at first site! I selected the updated unit and pushed my move in day about 2 months which coudlve been stressful if it weren't for the expertise and accomodations of the AFT staff. So far I love my place, I've been there about a month and I must say the service I received from Janelle was certainly a deciding factor (and my beatifully renovated unit also :) ). Her methods to sell weren't overbearing in anyway and she walked me through the entire process making it an absolute breeze. There are many places where one can rent in DC, the possibilities are endless. But the staff I've been in contact with have been understanding and very flexbile for their residents needs.
