Aventine Fort Totten (AVT) is a good community overall, and I have lived here for almost 3 years. I have been a little discouraged at the turnover of the General manager position, and leasing agents who work in the office; however, the Assistant Manager has stayed the same, and he knows most of the residents by name and addresses issues quickly, which is nice. The units are well maintained, and maintenance addresses concerns pretty quickly. One of my recent requests to get some light bulbs changed out was done almost immediately. David and Eric are very nice and capable, and they are always very respectful when coming into my apartment. Safety had been an issue with community previously; but, within the past year, new management has installed new cameras. Additionally, DC police and private security patrol more regularly. We have good cleaning staff here at AVT during the week; I gave three stars for cleaning because sometimes on the weekends there tends to be trash in the lobby and outside of the entrance and exits doors. It typically doesn't stay there for very long, but I have noticed it and mentioned it to management once or twice. Our community is inclusive as there are people with disabilities that live in our community and some of them have aides that help them regularly are also part of the community here as well. The convenience of the location of AVT cannot be beat as you have access to 3 metro lines (RED, YELLOW, & GREEN) as well as countless buses, which has made my time commuting an absolute breeze!

It has been a pleasant experience living in the Aventine Fort Totten community. I appreciate how pet friendly the neighborhood is and the staff (office staff, maintenance men and security). It would be great to have a small dog park area so all the dogs in the neighborhood can have an area to run around in but other than that, I am very pleased with the area. The station is a few short steps away which works out well for my work commute.

I love living here at Aventine. It quiet, classy and convenient. The trash service is great and the activities they plan for the residents are the best. To top it all off the maintenance team is the most professional. I have had all three of them fix something from time to time and they were efficient, friendly and trustworthy. Eric is the absolute best.

This complex is pleasant, quiet, totally a great place to live! A great property manager, Galina, has brought significant changes (Amazon lockers, resident events, the upkeep of buildings is so much better). We could not have asked for a better building manager. Amenities are amazing too! The staff really cares about residents and the environment is very positive. Maintenance crew takes care of the issues almost immediately. Highly recommend.

There are better places to live in DC. The Aventine at Fort Totten looks good at a glance and attempts to offer nice amenities and accommodations, but its an aged property and does not compete with newer developments that are available at the same price point. The floors have very little insulation so you can here EVERYTHING from the unit above you. Its horrible. The ventilation in the hallways are poor so odor lingers as a result of residents who abuse the trash pickup service that you are REQUIRED to pay for. If you require the convenience of an elevator, take note.There is only one elevator in my building and over the holidays it was broken for approx four days. Be mindful of the inconvenience when people are moving or Valet Trash is picking up. Off street parking is available, but because its right by the metro, people who don't live there park and residents are left having to park in visitor spots often. Its not fair that you don't get to enjoy and take advantage of what you pay for. Lastly, keep in mind, there are pros and cons living right off a Metro line. There is a lot of through traffic that makes safety something you need to really maintain. People wonder off the street to seek shelter in the halls, stairways and lobby of the apartment building. When you swipe your fob to enter, you have to be mindful of who is trying to gain entry behind you. You don't want to be rude closing the door on someone, but holding the door may be setting someone up for a dangerous encounter. There is a security guard, but he's not armed. There are no cameras inside the property, so a guard is only as good as what they encounter -- which isn't a lot if they are only sitting in the lobby the whole shift. On a positive note -- the staff are genuinely nice people. Many of the issues I've listed are more a reflection of the property manager and corporate -- not the leasing office staff who are limited in what they can ultimately do without management support. The staff has hosted some really nice community events. They host throughout the year appreciation days and holiday celebrations. The decor and food is always spot on. Also, there is now an Amazon Hub so you can get your own packages. Huge plus. And though I did say earlier the Metro creates a lot of through traffic, it is convenient being able to walk across the street and hop on a train.

Aventine Fort Totten has been my first apartment from living in a house all my life and it feels exactly like home. The leasing office staff are all super nice and professional and they pay great attention to detail. For example, they are meticulous about trash pickup, so there is never any trash smell. I have never brought an issue to them that they did not handle immediately. They also throw a lot of fun events for guests like Pool Parties and Hot Dog Day on National Hot Dog Day and of course you can't beat the location! I can't imagine living anywhere else. The maintenance staff responds super quickly, my neighbors all say hello and hold the door, and the property never looks bad yet I can't say I've seen anyone mowing! It must be magic! The leasing staff has been so helpful to me on so many different fronts. They go above and beyond all the time and I love where I live. After over a year here I'm excited to renew my lease this winter.

I've been at Aventine Fort Totten for two years and really like living here. The leasing office staff are amazing. They go out of their way to help residents. You also can't beat free parking and metro access.

Pricing is ok for DC. The apartment upkeep is questionable. The leasing office building looks better and seems to be more upkeep than my apartment building on the property. However, the actual apartment spaces have a very modern look and seem to be well kept. I like that. The maintenance system and staff members are very responsive. The leasing agents are willing to work with you as well. The accessibility of the metro and public transportation is great! No problems there.

I moved into Aventine a couple weeks ago, the weekend of 6/29. So far, I've been enjoying my time here. The facilities are great but the best part is the staff. Since my first tour of the building, Marcus (the assistant building manager) has been exceptional. He made the application and move-out process a breeze! Within my first week of living here, I met the building manager, Galina. From that one interaction, she says hi to me by name every time I see her. The rest of the staff is always great when I come to the office to pick up packages, ask questions, etc. Their customer service is truly amazing. Just yesterday, I had a large package delivered and Marcus arranged for Maintenance to help bring it to my apartment so I wouldn't have to struggle with it on my own. The staff, quick/easy access to the metro, a 7/11 attached to the building, pet friendly, nice pool, FREE PARKING (which is nearly unheard of in DC if you have a car), all of this and more really makes this an amazing location to live! My one complaint would be that the doors are a little thin. There have been multiple times where I can hear the baby across the hall crying at random hours of the day. However, I'm usually not at my apartment during the day so it hasn't been much of an issue.

The Manager is very easy to talk to. I really like her alot.I feel she really care about our concerns.I believe she would do what she can to make things happen ,she know is right and just.If something is not safe she would be the one I would go to and I know she would fix it. I think she is doing a very good job. I would love to see a market day around her for senior and the disable to get the fresh friut and vegetables out on the parking lot on Saturday mornings. And maybe a little seniors day program maybe twice a week .I would come and help out for both programs.

The apartments are fine, and the outdoor parking included is a nice bonus. However, the management needs help. Lost packages all the time, unresponsiveness to actual issues, and service requests unfulfilled (but they can find the time to mark them complete). We didn't get the apartment features that we told our leasing agent we required, and there were surprise fees tacked on right before move-in. This is probably a fine apartment if you are in the area while going through your paperwork and you have that ability to negotiate. We didn't have that luxury and it came back to bite us. Also, there is a PAID trash service with obligatory participation. You have basically a 2 hour window to put your trash out (God forbid you have to work late one night) and even then, it's a toss-up to if they will actually pick up your trash or if they will skip over it for no reason. Aventine, if you're going to make us pay for this service, at least make sure it is a well-run service. That being said, the area is well-kept, lots of friendly pups (my dog has made a lot of friends!) and the convenience of the metro is unmatched. If you don't plan on receiving packages or creating any sort of trash or do anything that requires you to interact with front office staff, the aventine might be the place for you.

I have lived at Aventine Fort Totten for about two years now and just decided that I would renew my lease. I've had my challenges adjusting to city living (mostly the noise, sticker shock at the rental market in the region), but overall I'm pleased with my experience at Aventine -- most notably, my experience with staff. Marcus in the leasing office has been incredibly helpful to me since day one when I walked in to inquire about rentals. He goes above and beyond to meet the needs of residents, and I am SO appreciative of his great customer service, responsiveness, and the fact that he seems to genuinely care about the residents. Maintenance is thorough and responsive as well. I've never had to go long (usually no more than two days) before a maintenance issue is addressed. I like the neighborhood and have had overall very pleasant encounters with neighbors. The cons that I've experienced seem pretty typical of city life and apartment living -- some noise from the metro station/traffic, difficulty finding parking, neighbors -- but my experience with Marcus and the staff at Aventine have definitely made up for those things!

I wish that building #2 and #3 of the community, we as well kept as building #1. Building #1 is the where the leasing agents toured me. This building has all the main amenities, and the appearance is stellar. Building #2 where I live, smells often on the main lobby entrance, and gives a completely different appearance as far as upkeep. The ceiling near the elevators on the Terrace Level looked like there was a covered up leak on the ceiling. This repair could have been done more aesthetically appealing. The elevator in Building #2 should be cleaned more, and the ceiling panels do not match. The elevator feels like a college building apartment.

I lived at Aventine Fort Totten for a year and a half in building 2; I mention the building number because building 1 is where the amenities are located, and is maintained much more than buildings 2 and 3. First, I'll talk about the good things: there's access to three Metro lines right across the street, washing machines are in-unit, they're pet friendly, there's a decent amount of green space, free parking, and more stores are popping up in the neighborhood. There also used to be two friendly work at the leasing office Janelle and Gabriel, but they no longer do. Now the bad: the walls are so thin you can hear and smell everything from the surrounding apartments. There's also a very good chance you'll smell the trash sitting in the hallways. Their is valet trash but on at least a dozen occasions the person didn't come and the trash would be left to rot -- sometimes for multiple days. The appliances are shoddy and need frequent repairs; however, the maintenance staff will likely just put a band-aid on the problem. That's if they come at all. There were three times last summer where the air conditioner stopped working and I had to call over a period of DAYS before someone came to fix the problem. And even then, problem wasn't actually fixed because the air conditioner just broke a few days later. My unit got up to 85-90 degrees during that time because it was the middle of July. There are pests. When I first called about cockroaches, they promptly sent someone to treat the place. However, the second time I called, the front desk forgot to put in the request and no one came to treat the place until I called yet again. What concerned me more though is that when I asked if other units were experiencing similar issues, the leasing office insisted that there weren't. I know for a fact that wasn't the case because several of my neighbors admitted to experiencing roaches with no improvement even after treatments, over several months. The fire alarm gets pulled by kids frequently in the middle of the night. The last time it happened when I lived there, the alarm continued to go off for 45 minutes (and it's VERY loud) because the person with the key could not be woken up to shut it off. Two days after a heavy thunderstorm, broken glass from a unit's window continued to sit on the pavement until a neighbor of mine got fed up with complaining over the phone and complained in person. Keep in mind that a lot of these positive reviews are because renters receive rent discounts to leave them. If you're seriously considering living at Aventine, I recommend living in building 1 because you are more likely to be listened to if there are any issues (but again, that's because you'll be paying more.) If you want your apartment to actually feel like a home, you'd be better off finding somewhere else to live.

I've lived here for almost three years. The apartments are well-maintained and pet-friendly, which is a huge plus! My neighbors are all incredibly friendly and I never have major issues with noise inside the building. Galina, the former building manager, brought PHENOMENAL improvements to the community. As manager, she established consistent security, fun events, and more, and she was very quick to address resident concerns. While there seems to still be fairly regular police activity in the immediate area, the increased security has made the building itself feel much safer. While Galina has moved on to a different position, the changes she created seem to be upheld. Staff isn't quite as communicative as they were before, but security, trash, and events are consistent. I also LOVE the new Amazon Hub, which has taken the headache out of receiving packages! Maintenance is friendly and attentive when a problem arises, although they seem a bit understaffed and sometimes take more than 24-48 hours to fix pressing matters like leaks. This building may not be ultra-trendy or surrounded by shops and bars, but you can't beat the price, quiet neighborhood feel, and immediate access to THREE metro lines and a dozen buses (and a great 7-Eleven). Would recommend for young professionals like myself!

Employees courteous but main areas need to be touched up. Common landscaping is pretty but smells like dog pee. Parking not enforced. Broken down cars allowed to stay in lot for months. Police are on sight and keep the peace. I feel safe.

Disappointing. They staff lies, the communication sucks and when we switched apartments due to maintenance issues caused by them, our deposit was resolved without our knowledge. We are looking into a lawyer for this matter. Don't move here!

I had a wonderful experience with my leasing agent Edie-Marie and everyone seem really friendly. I had a couple of things that needed to be done before I moved in and when I got back the next day they were complete expect both bathroom sink drain very slow and the wash & dryer combo is really noisy when it on it's last spin and should be replaced. Major fire across the hall. Gun shot through my balcony window and embedded in the wall. This was in building #2. Now I am in building #3 - other residents put their trash in my trashcan after valet has picked up mine. I have complained several times about the noise upstairs and it continues. I really need to move.

I have lived at Aventine for over a year and have seen many improvements. The community has events to meet neighbors and connect. Love the pool and game room in the summer. It is great that they are dog friendly. I am also excited that I was able to receive an iPad for renewing my lease, never experienced that before!
