El parqueo es horrible , administración no hace personas de otro edificio usan el parqueo de Aventine , todos los días cuento 5 a 10 carros que no tienen el sticker de estacionarse aquí adentro , realmente no entiendo porque administración no hace nada para que pusieron los gates si al final no van a funcionar ! Si uno llega después de las 5 de la tarde está seguro que no vas a encontrar parqueo !!

I believe there is a close bond with residents in Aventine. In matters of improvement I would suggest providing information or updates with the residents about security in the area about security at night and being aware of any type of vandalism happening near the Fort Totten metro station.

I love living here! Its been five years and I feel like I dont ever want to leave - until I buy a house, of course. The location/neighborhood is awesome and the community is great. Outdoor parking is definitely a bonus!

Because I have no experienced living in an apartment setting for many years, it is a little difficult to not focus on the negatives. I have experienced noise, pest, and parking issues but management has addressed all of my concerns in a timely fashion.

I previously wrote a unfavorable review about my first week experience on the Aventine at Fort Totten. Since then I must say that the staff went above and beyond to fix the issues I had with the apartment and did it a friendly matter. I was told that the lobby I spoke about will be remodeled soon.

THANK YOU SO MUCH for all of the great and hard work you are doing to keep us safe and to continue to keep services and the buildings clean during this COVID19 Pandemic. It is so good to have community during these times. I have some awesome neighbors who I know through our time at the pool or in the gym and we are all keeping in touch. But it is also nice to have a management team who is doing work to create community space safely and with some fun! I am enjoying the Thursday night events! Keep them coming!!! I just moved into this community and so far I'm very impressed with the apartment and the staff. Both Dave and Brandon have been great. Any and all concerns/questions have been addressed and answered in a very timely manner. On move in day, I had an A/C issue and I ran into Dave on the elevator and mentioned it to him. Within 10 minutes the maintenance crew was working on it and it was resolved shortly after. I look forward to living in a community that seems to really care about customer service. The apartment looks great - appliances seem pretty modern and I haven't heard much noise (my apartment faces the Metro station but you wouldn't know it without looking - can't hear it or any noise from the street). I'm really excited to be here. Now I just have to unpack these boxes...

Aventine Fort Totten is a great community and I would recommend it to anyone looking to live in WDC. Its very convenient having the metro close by and management and maintenance are quick to respond to requests. My only complaint is the level of noise you can hear from people living above you but it is also apartment living so not sure what can be done to minimize the noise. I also dont like the valet trash program as trash is left in the hallways. I think tenants should have the option to opt out.

The staff is always ready to help, and listen to my needs or suggestions. Thumbs up to Brandon and Dave. There is always room to grow, for example, the carpets in the hall, or a brochure for us the renters; with information about behavior. Or filtering in a different way what kind of renters are in the apartments (clean, responsible, etc).

The previously positive experience of apartment living at Aventine Fort Totten has weakened very much, and I am not personally willing to support suggesting moving here at this point! Apartment appearance would support the need for an immediate complex interior overhaul.

I have had a big problem with loud noise from the apartment below mine. When one leasing person said he would do something nothing happened there was still loud noise every day. Then I spoke with the other leasing agent who went to check personally I noticed a difference for a while. I was advised by management to call the community officer when the loud music was after 10 pm. There was no response for a while, then after more emails and calls, the officer called me and asked me if I really wanted him to knock on the door. I said 'Yes'. That seemed to help, later on another day after another call the officer said that he'd gone to the door and heard the loud music and that they had a surround sound system and I think he indicated that he'd ask them not to use it after 10 pm. Now I hear the music a lot less and not after 10 pm.

Aventine is great if you want to live close to red/green/yellow line. It is also pet friendly especially dogs. Neighbors are friendly as well. Management is terrible and there are often pest control issues (roaches and mice) that take months to resolve and become a consistent problem. Apartments are nice but the headache of dealing with management makes for an unpleasant living experience.

I've been here for three managers and tons of staff. With the exception of Brandon, the front office is terrible. Starting with Tommy. As others have mentioned, not only is he rude to residents, he's rude to staff (cleaners, maintenance, security and the lifeguards). They rarely respond to emails and don't address basic concerns. Maintenance is very nice and efficient. It is nice to have free parking but you have to fight with ADA staff. There are a lot of ADA residents and they are super nice. Their aides on the other hand, loud, rude and hog parking spaces. Rent keeps going up but nothing improves. There is a freaking tree/root growing from one of the downspouts! Shopping carts and cars are abandoned for months on end. They could and should do better.

I have lived in the Aventine for almost 3 years. Each year, I have seen a decline in overall cleanliness of the buildings. However, each year, rental rates increase. There was also a robbery that took place in the lobby of one of the buildings and it was not reported to residents. The Property Manager is horrible at communication and instead of managing difficult conversations, he ignores direct requests to responses all together.

It is very close to metro which makes it convenient however the building is dirty and the neighbors are loud. The child upstairs wakes up my house mate all the time with the loud noise he makes running in the morning.

I have just moved in two weeks ago (2020), and everything is what I was looking for. Brandon was amazing, with helping me get this apartment. I have been searching for a place since June 2019. & I am so happy that God was able to bless me with such a great 1bedroom apartment. Def worth the wait. The community is walking distance to Walmart, the metro is right across the street. Free parking, and free parking for visitors as well (which was huge for me). The apartment is beautiful in the inside, maintenance is always finished with work orders and soon as you put one in. The only thing i have a problem with is the mail, amazon will sometimes leave your package in the entry way of the entire building. Which is a huge no no, it isnt Aventine fault, I blame Amazon. Overall recommend to young adults for sure!

The leasing office has been great! I've only lived here for a few weeks so far but move-in was seamless and all concerns were addressed almost immediately! There were very small things that needed to be fixed upon moving in and it was done literally same day or day after. So far, it's a great place to be.

The staff are helpful, the apartment is clean and modern, and the metro is convenient. Retail/grocery/recreation options in the area are somewhat limited. Sound definitely carries from neighbors and outdoors.

Aventine has really gone downhill with the new manager, Tommy. The property isn't maintained as well as it used to be. The parking isn't safe, cars are abandoned, and all of the ADA aides take resident parking spaces. Management (with the exception of Brandon) is abysmal, unresponsive and has no sense of customer service. On multiple occasions, I have seen Tommy speak to staffers (lifeguards, security, cleaning crew), current and prospective tenants in a very hostile and rude manner. In theory you get what you pay for but at this price point there are newer apartments in area. On the bright side, a good chunk of the neighbors are nice. Minus the few who insist on walking their dogs off the leash or don't pickup behind them.

This apartment is a great value - it has all the amenities without the amenity fees of downtown apartments, free parking, amazon lockers for packages, in-unit washers and dryers, a great pool area. Our apartment is very quiet and we can't hear the train even though we're just across from the metro station. The leasing office staff are awesome - they greet us by name and even remembered our pets' names. There is a Giant a mile away, and we're a five minute walk to our community garden and library. Nothing in the way of restaurants and shops, but we're one stop from Brookland, Takoma, and Petworth. It's very suburban here. As a young woman, I've never felt unsafe in the neighborhood, and the short walk from the metro to my apartment is well lit at night.

I like this community. It is great and close the metro which is perfect for me because It gives me a short commute to my school. I enjoy the friendliness of the staff. They are all helpful and made move in easy .

The maintenance of the pool and grill area is horrendous but Eric always helps for my apartment needs. Most of the neighbors that utilize the common areas are courteous and friendly but some neighbors play their music too loud.
