Aventine Fort Totten is a community of inclusion. We have neighbors from all walks of life! While my wife and I currently only have 2 fur babies (fingers crossed). I would say this is a great community for a child to grow and learn in.

As a res I truly appreciate the platform that allows my concerns to be heard, and I hope that my experiences will bring attention to the serious issues within the maintenance department at Fort Totten. As a resident, I believe it is our right to feel safe and secure in our own homes, and the lack of priority given to these concerns is unacceptable. Staff are nice and willing to help. Public transit and walking trails nearby. Can get noisy at night, but the community accepts housing vouchers and those people tend not to be the best tenants. Overall staff try their best to keep the apartments clean and the police for the metro nearby keep the community pace relatively safe

My experience at the community has been decent in the 5 years that I've lived here. Have never had major issues and there is always room for improvement. Maintenance has always been sufficient and have resolved all of my maintenance request in a decent amount of time.

A rodent has been in my apartment going on 3 months. Obviously the problem still exist. The money I pay monthly should not include rodents!!! I have several emails and pics supporting what I am dealing with. Everything is in my refrigerator.

This community is a renting nightmare. I have been in a struggle for almost 8 months with the leasing office staff. My toilet ran for nearly 6 months and the water and sewer bills skyrocketed to $800+ every month. They would send maintenance out to fix it but they never truly resolved the issue for 6 months. I was reaching out to staff repeatedly, even showing up to the office and leaving hand written call back requests for the property manager. I was ignored by her consistently and my bill continued to climb to the point that I couldn’t afford to pay. Eventually I was given partial credits, however, the water and sewer bills I was left with were still way higher than it should have been. Every months bill is l still about 200 more than it should be. The property manager accused me of lying when I reported them to the better business bureau and said that she wouldn’t be resolving the issue. Additionally, I got a $250 parking ticket despite having a parking sticker. There are roaches every where. I wouldn’t live here if my life depended on it.

Tune-over in management and staff is a problem. Community cleanliness and security is a problem. Doing repairs the cheapest way possible as a problem. Noise between the floors is a huge problem, I can hear every step/jump/music, ect. the apartment above me makes.

It’s a pleasant safe accessible community with easy access to city conveniences and great outdoor space. The pool is a huge bonus but generally, the apt amenities are diverse and many though require more frequent upkeep

My experience has been pleasant with a few exceptions. The "golden rule" for courtesy and respect is on the decline. Some residents leave their trash in untied bags; some residents play their music at high levels while walking in the hallways; and the basement/ground level back door is often left open.

I would have a cleaner hallways. There are quite a few things in the apartment that need to be fixed. The dishwasher leaks water and the bathtub drain is clogged. I wish these were checked before I moved in.

This community is good but people can just walk in the buildings easily or the doors to the building are never fully closed. I have recently seen security walking around the community do that is a positive step.

Staff neglect

The elevator is often broken and asking for repairs doesn't work. Because of that, the trash can't be picked up. If you call the number suggested by the manager responses, you always get someone offsite. They can't do anything other than submit yet another maintenance request. The staff in the front office is irresponsible and makes the same mistakes over and over again. I will not renew my lease.

Apartments are overpriced especially compared to the quality and service received. The apartment buildings are dirty (e.g. uncleaned urine left in the elevator for hours, litter in stairways). The security doors are broken. Half of the equipment in the gym is broken, and there have been not attempts to fix or replace them.

Aventine Fort Totten is a beautiful community with responsive staff and maintenance technicians. However, they may accuse residents of breaking items if you call them to fix something that has loosened or fallen into disrepair due to age. Background: one day in October 2022, I went to open the microwave and the bottom of the handle became loose. I could see that the glue used to hold it on was no longer sticky. Instead of gluing it back on myself, I decided to open a ticket with maintenance. Maintenance came to survey it and said they would need to completely replace the handle. They came 2 days later to install it. That same day, I was given a property damage charge of $80 by the management company. This is completely unfair and based on false information provided by the maintenance technician. Photos can be provided upon request to show both the manufacture date and the loose handle with the dried glue where it was once attached to the unit. This is very disappointing.
