Location is of course the primary reason that I have live at The Aventine at Fort Totten Station, being directly across the street makes it convenient and extremely less stressful for me than traveling by car in this horrendous DC traffic. The office and maintenance teams are always professional and helpful and when I have concerns I have never had a problem getting them resolved. I will continue to live here as long as prices remain tolerable (DC apartment prices are insane!)

I moved in Aventine in 2012 and since then I love going home to this place. The staff are wonderful and the amenities are kept up very well. The staff works very well together and the residents are very friendly. The Assistant Property Manange and the Property manager are very kind, understanding and will work with you if your work with them. Again I love this place.

An absolutely horrible place to stay. Please do not be fooled by to fancy exterior, it a total nightmare. I regret staying here. Loud music, no security, incompetent office staff, no parking, inefficient maintenance, broken elevators, fire alarms always going off and the undeniable stench of garbage in the hallways. These are only a few of the issues with this place. A total waste of money

I would like to give a big shot out to the Fort Totten Staff Marcus, Jannelle, Gabriel and Maria! EVERY time I call or in need of assitance i get great customer service! Service with a Smile! Very helpful, friendly, caring etc. I live in my apartment with my daughter; I remember 2 years Marcus called me and told me to tell my daughter to dont wear her headphones when it gets dark walking by yourself; a resident had called and told him. Marcus didnt have to call and tell me that! I also would like to give a shot out to maintenance staff Hugh and Miguel! Very friendly, prompt, helpful when fixing my maintenance needs. Thank you again everyone!

I have been living at the Aventine at Fort Totten for almost a year and I LOVE it here!! It is so close to everthing and my job is 10 mins away. The apartment is perfect size for my daughter and I and the staff feels like family!! I am looking forward to staying another year and hopefully more as long as I can continue to afford it...:)

I lived at the Aventine at Fort Totten for almost two years. Had it not been for a change in jobs I would actually still be there. I lived in the main building, and loved how clean the building was kept. The office staff is incredibly friendly, and I loved that they always knew my name. Having lived other places where the leasing office and property managers were not so friendly, this is a big plus in my book. I loved my apartment, and never had any issues that weren't quickly fixed by maintenance. I lived on the ground level, and never had any issues or concerns with pest or safety. You do pay an amenity fee for trash, but that's it. There is 24-hour access to the fitness center, business center, and community room which is also very nice. You can't beat the location, with the metro being right outside of your door, as well as having the option for zip car right in front of the building also. There aren't a lot of within walking distance conveniences in terms of stores and eating options, but all those things are no more than a metro stop or two away. All in all I think you get a lot for your money at Aventine Fort Totten, and I would definitely recommend it.

DONT waste your money! No Concierge, homeless people sleeping in the building, locked door in main bldg never locks. Amenities you pay for never work I.e TV's, computers. This place has 1 elevator so if someone is moving in prepare to take the steps. No trash chute, but there are dumpsters & they owners force you to pay $25 for a "valet trash" fee even if you don't use the service. They want you to put your stinky smelly trash (tampons, old food, diapers, etc) in the hallway & a person will come by LATE at night & pick it up making a lot of noise & leaving the overflowing trash in the only elevator as they do their job. This building already had a rodent problem but now it's worse due to trash in hallways. A mouse ran into my apartment under the crack in my door. When it snows they don't shovel. 3 buildings but only 1 building has a garage. Too many fees added to your base rent. Lack of communication from office staff. The metro station is a good & bad thing. It's good because of the location but because of the lack of security or concierge it's not safe for residents. Constant false fire alarms in the wee hours of the night. Move here at your own risk.

Minuses are intermittently non-functioning Business Center: Printer down for more than one week for lack of a toner! Has been fully functional about 66% of time since 2009. Deteriorating housekeeping: Lots of attention to main building public space, but not frequent enough vaccuuming and spot cleaning of hallways. Reactive maintenance: One of two TVs in main building lounge down for one week. Sloppy/dangerous walkways. Gouges in walls and scratches on doors not attended to. Deteriorating security. Only one courtesy office in residence.(Gets discounted rent for patrolling the property.) Biggest plus is location. Across from the Fort Totten METRO with Red, Green and Yellow lines and a major bus hub. Next to a four-car Zipcar location. Free surface parking. Has Fitness Center, Business Center, swimming pool and grill. Next to 7-Eleven. Staff professional, but owner/investor is permitting the place to slowly slide downhill.

I FORGOT TO ADD THAT THIS BUILDING HAS APARTMENTS ON 5 FLOORS BUT THE ELEVATOR ONLY GOES UP TO THE 4th FLOOR. SO THAT MEANS IF YOU LIVE ON THE 5th FLOOR YOU HAVE TO EITHER WALK UP 5 FLIGHTS OR TAKE THE ELEVATOR AND GET OFF ON THE 4th FLOOR AND WALK UP 1 FLIGHT OF STEPS. ALSO THERE ARE ALOT OF RESIDENTS IN WHEEL CHAIRS & BLIND PEOPLE WITH WALKING STICKS AND THE TRASH CANS THAT THEY ARE. MAKING EVERY TENANT KEEP IN THE HALLWAY IS AN OBSTRUCTION. THIS WILL ATTRACT MORE RODENTS AS WELL AS TRASH OFOR IN THE HALLWAYS.

DO NOT LIVE HERE!!!!!!! This was the worst place to live, I was scared to leave my apartment. The leasing office is dishonest, and withheld that they had a deal with a Psychiatric hospital so there were always crazy noises in the building. The staff is totally incompetent anytime you contact them they don't contact You back, you have to harass them. After moving out we sent a check priority mail paying for the lasts months gas/electric...they never cashed it and I called numerous times asking about it to which they assured me they were handling and of course never did. Eight months later I get a call asking to pay my balance and send another check because the one THEY!!!!!' Never cashed had expired Overall the worst expierience and management DO NOT LIVE HERE!!!!!!

This apartment complex is essentially overpriced tenement housing. The leasing staff is incompetent and you need to document everything via email for your own protection since they'll verbally tell you one thing while their actions generally work against you. On a superficial level, the units looks nice but you can tell the construction is shoddy once you move in. The appliances break all the time with general usage. Our in sink disposal was broken when we moved in and sure enough one year later it died again. Our laundry machine is tiny (not full-size as advertised) and breaks all the time with half loads. Each repair request requires multiple communications with the leasing office to be repaired. If you have time to constantly complain and don't mind ------ neighbors who leave trash everywhere (in the hallways, elevator, and around the outside trash receptacle) this is the place for you.

Overall, it is nice, pleasant and clean. I had few issues when I moved in but they were addressed promptly. The community is inviting and convenient. The noise is kept to a minimum. Great location.

It has been okay. High turnover for management company and office staff. Weight room seems to always have non-functioning equipment and business center is sub-par. I would not recommend this apartment complex to anyone looking for housing.

Friendly staff, always helpful. Noise level of neighbors in hallways sometime loud during late night hours. Trash dumpsters need to be picked up more. Often an eye soar because people pile trash around the dumpster.

I just moved in not too long ago and so far my experience has been good. The leasing office was welcoming and professional as well as knowledgeable of the apartment complex and units available. The neighborhood seems to be quiet and the neighbors I have met have been pleasant. What I liked about this place is how close it is to the Fort Totten metro. I can catch the blue, yellow or green line. The metro station activity has been the busiest most active part. The area actually seems to be more residential. There is a 7 eleven, BP gas station and McDonalds not too far away but that's it. You need a car to get any real shopping done.

Just moved out after a 13m lease. Staff was very helpful and treated us fairly on the move-out. Read some nasty reviews about staff when I first moved in that had me worried, but overall great service from Janelle, Gabriel, Marcus, and Maria. It is a bit pricey, but nice to live by the Metro. People complaining about 7-11, yes, there are some sketchy characters sometimes, but having a 24/7 convenience store a 1 min walk away is NICE! Probably spent $500 there in a year- haha!

I was very dissappointed...
I was very dissappointed that we moved in, went out of town and came back to the same issues that were supposed to be resolved immediately.Additionally, I do not like the trash layout and the lack of trash cans throughout the facilities. Overall, the place is nice and peaceful. The residents are friendly.

Although I really love...
Although I really love my apartment, the thing I do not like is that each apartment building only has one elevator, which is a bit strange for the size of the buildings. The good thing is that the buildings and landscaping have been updated, which really looks nice. Another feature in my apartment is the bathroom fan; you can't turn it off when the bathroom lights are turned on. It's understandable for ventilation and to curb the chance of mold, but it's extremely noisy. Another main concern is the fact that there are a variation of tenants that live here from the professional person to the mentally and physically challenged to those that are on Section-8 using vouchers. It's just an interesting mix of people. So if you are a professional person as myself, don't expect to be 100% among your equals. Also the fact that the property is right next to the Metro, don't be surprised when strange things occur. In most cases, you'll find people that don't live in the building sleeping in the lounge area. They find it easy to follow a tenant into the building in order to crash on the lounge sofas for the night. In one case there was a man sleeping on the floor next to my apartment, which was a shock. Another tenant caught him and demanded he leave. Although public transportation is a plus, it also brings in the undesirables or folks you don't expect to be sleeping in the lounge area, using the first floor rest rooms reserved for tenants and using the amenities. The good thing is there are courtesy Police Officers who live on the premise. They will respond when you call to file a complaint. There are also officers who sit outside in front of the 7-Eleven as well. Even so, the undesirables don't care and will take their chances of entering the buildings. I often wished we had a concierge to curb the unwanted traffic into the main building. One nice feature is that 7-Eleven is on the main level. So if you need to pick up some drinks, bread, etc; 7-Eleven is conveniently downstairs. The done side is there is always trash thrown on the property grounds from people leaving the store. It's not property managements fault and they do have their maintenance pickup the trash consistently. Its just rather annoying to see pizza boxes and Slurpee cups all over the place in the morning and late at night. I honestly believe that 7-Eleven should be held responsible for cleaning up the trash since it comes from their establishment. As a pet owner, I can tell you that there is plenty of places to walk your dog. The good thing is that the property provides disposable bags for your pets waste. Some tenants use them and others don't. It's a law in DC that you pickup your pets waste and I wish there were more signs so people would be courteous and also follow the law. As for parking, it's not bad. Since I use public transportation, my car stays parked until the weekends. The only thing is some of the parking spaces are tight and if you leave your car parked for weeks, you might notices scratches and minor dings on your car. So you might consider getting a garage space if you have a nice or new car. Aventine Fort Totten is a bit pricey, but it's conveniently next to the Metro and the property accepts pets.<br><br>Likes and Dislikes: The property is next to the Metro. It's convenient to get around.

While Fort Totten sometimes...
While Fort Totten sometimes seems likes its in the middle of nowhere, it's only a few stops from downtown DC and downtown Silver Spring. If you have a car, you will appreciate the parking options.<br><br>Likes and Dislikes: I like the close proximity to metro. The apartments are clean and the neighbirhood is relatively safe.

I am not sure how the...
I am not sure how the other buildings are, 5210 was fine. I had a friend in another building the middle one, seemed like a lot of section 8. The building smelled when you entered it, doesn't seem like they took very good care of it like the main building which I was in.<br><br>Likes and Dislikes: The property was fine. A little pricey for the area, but the location to the Metro was perfect.

The apartment complex...
The apartment complex looks very nice and is maintained pretty well. However, there is nothing around the complex in terms of grocery stores or shops. You need to hop on the metro and travel a couple of stops.<br><br>Likes and Dislikes: The location can't be beat.

This apartment will be better if there was security like there was the 1st few years the building opened.
