So far my experience has been great. Its become better over the years. There has been changes in management that have made the stay much more enjoyable. Its the number one reason Ive been here for the last 5 years.

Aventine Fort Totten is overall ok place to live as far as convenience and staff. It would be nice if we had 24 hour security to monitor each building to keep away the homeless from sleeping and having access to the make the hallways their place to sleep. It would be even nice to have 24 hour cleaning service do to the amount of traffic in and out of the buildings each day and night. To keep hallways, windows and elevator clean. It would be even better to have a NO SMOKE POLICY for residents for each unit. I hate the fact that residents are able to smoke in their units, and out front of the building. Smoking leaves a bad stench in the hallways, lobby and elevator. The landscaping and the apartment units are nice. Parking can improve as well. There are alot of nurse aids who take up the entire parking lot day and night and they leave no spaces for the actual residents who pays an enormous amount of rent to live for decent parking. I can get home at 4pm and there is no parking for me. Overall the Aventine at Fort totten can be a 5 star community if the upkeep of the buildings were met to the residents needs along with having 24 hour security to monitor the hallways for homeless ppl. I would recommend this apartment community to a friend once the upkeep of the community improves.

PROS: - Our apartment itself is nice. It's a good size. Like most apartments, the appliances and finishings are barely builder grade so you have to be delicate with everything. But overall it's nice. - They keep the landscaping really nice. They'll change out greenery and flowers for different seasons so that's kinda cool. - Most people are pretty nice and polite, for the most part. CONS: Everything else. 1. Management is absolutely non-existent. The current manager who took over for Galina-who was sooo great; we miss her-I don't know if he ever even comes here. He lags in responding to concerns, if he does at all. To the point of management: - The buildings themselves are unkempt. It's embarrassing to have guests sometimes because you never know what they'll see on the way up to your apartment. The elevators are consistently gross, with ceiling panels missing. Floors throughout are spotty with stains and random litter. They have no cameras or ways to even *try* to keep an eye on what's going on. We've woken up to appliances just sitting outside our door in the hallway for days. - They're inconsistent with enforcement. They went through this stage of "we're going to ticket cars parked illegally in the lot!", which lasted about 3 weeks. Now people (not residents) park anywhere, while residents barely have spaces to park. - To the above point, they installed gating at entrances about a year ago that has yet to be turned on. No communication about the hold up or anything. They're just sitting there unused. - Packages delivered to their office go missing for a few days at least once every couple months. That's super annoying. 2. Maintenance guys are *super* nice, but the quality is just ok. It's gotten better over the past couple years, but you have to have them come multiple times to fix the same thing. That's annoying. 3. There is at least one big business and a couple others clearly being run out of apartments here (you'll see them on Google Maps attached to the 300 Hamilton building address). The lease clearly states this isn't allowed, so this is perplexing. One of these businesses is an assisted living service and my partner has more than once had to help someone who'd fallen or was wandering around, which is more to say of the business than Aventine, but just be prepared to see it. The employees are getting better about not trying to follow you in (they don't have keyfobs) but it's their cars taking up spaces in the lot and makes it hard for actual residents to find parking. 4. I can't figure out Greystar's pricing, which feels discriminatory at this point, as we seem to be the only ones with huge rate hikes every year. I'd understand an increase if they were doing things to better the property, but there's been *absolutely* nothing made better. TL;DR: If we had to make a decision again, we unfortunately wouldn't choose Aventine, and would probably try to stay away from other Greystar properties, if at all possible.

Friendly neighbors and staff, great amenities, great location, I've lived in similar managed properties but this one stands out in a great way. Only wish the neighborhood had a bit more going on in terms of food and shopping options, but otherwise I'm a huge fan!

My lease is expiring this month. I have been here 3 years. My experience has been good overall. Office staff and maintenance staff are very professional. Most of the residents are nice. However, for the past 1 year some questionable tenants have arrived, which led to some very unfortunate situations around the building. If not for that, this is an excellent rental property.

The community is great and the area makes you feel safe and secured. The management team makes you feel welcome with every visit always as well as your neighbors. I am very happy that my family and I chose to live here.

This is a review Eric Henderson, a member of the service staff. He is so incredibly helpful, and will help out even when he is not on duty. He responded to an emergency maintenance request of mine when he was not on call. I really appreciate him coming in to help me on that day. He has also seen me struggling with packages in the hall and even though he was done for the day he turned around and helped me out. My AC went out for quite a while during the spring, and he was great about providing us with additional fans and kept making sure we were comfortable while the AC issue was being looked at. He provides great customer service and I think he goes above and beyond to help the residents.

If I could give this apartment a 0 I would. DO NOT MOVE HERE THEY HAVE A MICE INFESTATION! I've lived in two different buildings and had the same problem. The walls are thin and I've heard the mice scratching from the inside of the walls. I had to hire my own professional services to help. The leasing office is apathetic and there's no sense of urgency in actually killing the mice or getting to the root of the problem. My neighbors two doors down had the same problem and recently moved.

Community staff is always friendly and willing to help. I love that Aventine is conveniently located on the metro, near a Wal Mart, surrounded my parks and nature trails, and a public library. As a law student, living in a 1bdrm, this was the perfect community for me. I have my own space, but I never have to feel alone because the apartment offers various community social events and gatherings. My first year living here, my car was broken into two separate times. Since then, though, the apartment has taken multiple steps in increasing safety and security, which thus far has been effective. Even after the break-in, however, I have always felt safe living here. (I probably shouldn't have left my school bookbag on the front seat of my car over night).

Excellent community. Great location and close to metro. Just need a local bar and grill or a steakhouse, and a Harris Tetter in the area. Would love something like they have at the ROW at Rhodes island metro station.This would help keep residents in the area and revenue.

I recently went online through my Aventine portal and submitted a work order for my washing machine as s result of the base coming off track during the spinning cycle. Based on my own assumption on how dismantled the inside of the washing machine appeared, I thought I would receive a new one and that it could not be repaired. I had submitted my request late in the evening and the next morning went to work as usual. When I arrived home that evening, there was a work order sheet on my counter that the job had been completed. Best Maintenance Crew!

I have lived at Aventine at Fort Totten since moving to D.C. last fall. My transition to living in a big city was made easy by the exceptional care of the staff here, especially in our leasing office. The staff is always ready to help with a problem, big or small and they really care about the experience of the tenants. I cannot rate the leasing team highly enough and I hope they read this message! I highly recommend Aventine at Fort Totten as a residency and can't say enough what a joy it has been to live here.

Office staff and Maintenance are awesome!!!....nothing is too much to request! It is plain to see that they take pride in their jobs as evidenced by how well maintained the units are. No jobs are too small or too large, they respond equally and professional to each individual request.

I love this community because of Marcus our Assistant Property Manager. I have never had an issue that has gone unresolved, all due to Marcus. His customer service far exceeds my expectations and I'm glad he is still at the property.

I recently visited this community and was very impressed with the staff. One person in particular that stood out that was over the top and was very easy to work with was Marcus. He is a Rockstar. He answered all my questions in a timely fashion and was very professional. The community was very clean, which helped in making a sound decision. The apartments are very spacious and offer some amazing amenities. I would recommend this community to anyone looking in the Ft.Totten area. I highly recommend you speak with Marcus Brady if you want to find the perfect home.

Location! Location! Location! I have lived at AFT for almost 3 years, and you just canNOT beat having 3 metro lines and 7 bus lines right at your front door. The complex is about 10 years old, but the maintenance team stays on top of the work orders--which is great. The staff in the front office has had some turnover, but the Assistant Manager (Marcus) has been here throughout my stay and he is extremely helpful.

I have lived here for almost two years and I really love it. It's a great location right on the Fort Totten metro. Although the train passes right outside my window, I really never hear it. The office and maintenance staff are exceptional, with most things handled within 24 hours. The space is perfect for my husband and me - just enough room and we love the full-sized kitchen (a step up from the afterthought kitchens we saw in some other places).

Location, Location, Location! I love this community because of the ease to get to work, with the Fort Totten Metro station being a very short walk from my front door. The office staff is always really nice and helpful with questions when I have them. They have this new Amazon locker that allows me to get my packages 24/7 which is nice when I work late. They do resident events, which is always nice to have a free happy hour, and the Christmas party was really fun too. There is doorstep trash pickup which is nice when it's cold and rainy I don't have to leave my apartment. The maintenance team is friendly and helpful, as I'm sure some of the things I've asked to do they aren't really required to, but they do it and are always really nice. I definitely recommend and have referred a couple of friends to move in as well!

Living there was fine but good luck getting your security deposit back regardless of the condition in which you leave your apartment. The company was not willing to even discuss the charges. They were dead set on keeping the deposit and I have a feeling this is a normal practice for them.

I have lived in this community for over 3 years. This place has been the best apartments in DC for me and my family. The place has a great location and public transportation is right across the street. The space in our apartment is big and the appliances are good.

I have lived in these apartments for more than three years. I have to say that these apartments provide all you need to live in DC comfortably and safe. The location across the metro is the most convenient thing about this place. The administrative services have always been great. We now have an Amazon Hub that allows us to have our packages deliver and picked at any time. The new online services provide a safe way to track any complains and feedback. The gym and the pool are very well maintained. I have been very happy here and the prices are very reasonable for the area. The neighborhood has been changing for the good in the past years. I will recommend this place to anyone who wants to live close to everything in DC but not pay outrageous prices for a decent spacious apartment.

It's been a decent experience to say the least. Since we've gotten new management things have changed for the better. More community activities and it seems response time is better also. There is an amazon Hub available now which is SUPER helpful. The rental office did an awesome job with holding on to packages in the ost but this makes it a lot easier. Overall...I like where I live.

I have lived at several apartment complexes and by far I love living here at Aventine Fort Totten. Its HOME and management does well at making it feel like suchnot just a transient place like most apartments but a community.
