I have warned the complex many times!! They have done nothing.

I have lived here for a few years. I have consistently reported dogs off leash. The complex has ignored me every time. My dog passed away but I have serious regret that he spent his final years where I was terrified every time I walked him. A dog was severely attacked today and the complex now is paying attention. Wow.

    Avoid

    While the apartment is a lovely size for us and the ponds and trees are beautiful as well as our neighbors being so kind and genuine, we have had consistent problems since moving here unfortunately- we have tried to let a lot of them go or be understanding but as an overall would not recommend signing here to ANYONE ever. Visible mold in vents and living space, mailbox doors broken off and into and CONSTANT mail stolen from us as well as other neighbors (post office has informed us this is an apartment complex issue and yet they refuse to fix it stating it was the post office’s problem, and ignored our previous maintenance request and questions), a massive roach infestation after our downstairs neighbors moved out that we had to take care of ourselves (a pest guy finally came without letting us know and sprayed chemicals after we had already had to take care of it- the card they left said to not let pets be in area they sprayed when our cat was here and clearly in the chemicals), as well as numerous other maintenance requests that have been marked as completed on the renters page without actually being properly looked at or actually completed. We have only placed a maintenance request when there was a genuine problem as well, not just for a paint chip or something silly. Firm believer in taking care of what you have been blessed with, so my husband and I try to do what we can for our apartment clean wise as well as when these problems arise and aren’t taken care of; it is just a little more challenging when where you rent from pretends to have solutions without authentic care for quality of life as well as health and well being of its renters!       Good luck

      They replaced my air conditioner in the summer of 2022, the unit they put in did not have heat, which I discovered on Christmas Eve of that year, finally left the place in the summer of 23 with a repair, not ever having been made. They even towed my brother‘s car twice from his reserved and paid for parking place. The management is friendly, but they don’t do squat.

        STAY AWAY

        Although the rent is affordable, they always shut off the water to repair their old pipes. Although they put in the lease that no aggressive breeds are permitted, there are lots of aggressive breed dogs in the complex (Pitbull, Doberman Pinscher, Rottweiler, Presa Canario, Cane Corso, German Shepherd) and some of them are not even leashed.

          So first let me say WOW to this place. My sons and I moved in on 12/4 and I waited a while before doing a review just in case because I’m picky and I don’t like to be played with. I love it here. It’s quiet, I have a lake view with turtles in it. My kids are legit safe here. I don’t have to worry about walking my dog at night because I actually feel safe. Is it confusing because the buildings are either A or AA? At first yeah, but you get used to it. I have no bug issues and literally I emailed the leasing agent Marc on Saturday about my washer not running water (it was my mistake for hitting the wrong thing) and Monday morning at 843 am before the office even opened at 9 HE HAD A MAINTENANCE TICKET OPENED! Like if that’s not service I don’t know what is. AND SPEAKING OF MARC! If you plan to visit or tour, please request him. That man is amazing, he is friendly, funny and everything in between. I popped up randomly on a Saturday with my sister and our 6 kids and by Wednesday I was signing a lease. I cried. He did everything to make sure I not only was approved, but got the best move in rate I could. Please consider giving him a call, you won’t be disappointed! Marc is super amazing even after we’ve moved in and he’s just the best!

          My girlfriends car was broken into twice, while living here. The front office ignored it. Did not even acknowledge the break in. While living here, my washer broke. Maintenance completed my request for a new washer or to come get it fixed. When it was never fixed. I put in multiple more requests for this to be fixed. Never was fixed. I had to call maintenance 4 times, in order to get them out to do their job. Do not live here. Pest control does not come out. Mold in the apartments not getting taken care of. Almost every morning I woke up, we found cockroaches. I talked to one of the maintenance men about it, and he said it would get taken care of. Never was taken care of. Obviously it was never taken seriously. It is also silly that a resident is not allowed to smoke on property, not even vape, but the maintenance men have cigarettes hanging out of their mouth every hour they drive by on their golf cart. Seek elsewhere! Spend your money on something worth it. They keep your deposit too!!!! And try to charge you to repair their nasty apartments, when it was given to you in that same condition!!!

            Highly recommend living somewhere else. So many things have happened within my 1 year of living here. They provide many appliances that never work. When you put in requests. They do not get fulfilled. I went 4 months without a microwave. Had to buy my own. Then f when my microwave came in, I had to pick it up. And get rid of the old one. Because the property is that lazy. And just don’t care about their residents. Not to mention the cockroach problem. I called and called to have taken care of. But nobody came out to take care of it. Despite my many calls and emails. It got so bad I woke up to multiple cockroaches on the wall and floor. Do not live here. Nothing will get taken care of, if needed. Might as well buy a place and take care of your own requests ti get things taken care of. Let’s not forget they won’t return your deposit when you leave!

            Do not apply to this place, if you do please keep all your receipts with you. When you first apply they are friendly and helpful, then after you get denied they act totally different. They become rude and act like they don’t know what’s going on and somewhere in the midst of it they lose your paperwork and your payment. They will take your payment and pretend like they never received it.

              The management there lacks understanding and humanity. The maintenance team they have are not professionals and when it comes to knowledge of what they are doing the level of knowledge are very low. The outcome of any repairs are and gave always been sloppy.

                Great experience since the first day I request a tour to look the property. Great location close by airport, Clearwater Beach, restaurants, gas station and also walking distance Walmart. Excellent costumer service by ------ who stay in touch with everything. I definitely recommend Four Lakes at Clearwater

                  I love this community because of the excellent customer service, quick maintenance, and pet friendliness. I definitely recommend speaking with ----------- for leasing consultants and ------------- for anything else. Actually, both ladies can usually answer all your questions and address your concerns. They are very personable, professional and down to earth. Love them!!

                    Dog poop everywhere. A/C does not cool apartment. Ants running wild despite a million treatments. Doors and windows are not sealed so dont put anything important by the windows. Old apartments with barely new appliances and call the place renovated. Not your average angry resident. More of a fed up resident who has gave this apartment a million attempts to get there act together.

                      Of course everything starts out great. I can't wait until my lease is up. I have literally stepped in dog poop 10 times. This place reminds me of a dog kennel. A dog friendly apartment is one thing but when you dont monitor your tentants and their dogs is another. I have seen 5 German Shepherds, 4 Pitbulls, and a couple Rottweilers. Cant even let my kids play in the grass because its so much dog poop from these huge dogs everywhere. The Staff here reminds me of a Sprint call centers. They say what every you want to hear to get you out their face. For almost $1200 a month i feel like im being Robbed for the quality of this complex.

                        I have lived here for just over a year. Initially, when the new management took over, it seemed like it was going to be a good thing. But since they took over, water on the property gets turned off for hours frequently. TODAY, they notified water would be off from 1-3pm. And conveniently, they notify by email at 4:45 that water would remain off til 8pm! 6hours? With an "apology for the inconvenience"... How does that help the fact that you can't flush your toilet for 6 hours? Also, they are upgrading vacant units. This is great for potential new residents but ridiculous for residents who CURRENTLY live here. I have a 2month old newborn and since he was born, he frequently gets awakened because they have had workers on 3 sides of my unit drilling through the ceiling, banging on walls, throwing things over the rails from upstairs, hollering and foul language for hours, parking all across resident parking spaces. It took over a month to "upgrade" the 550sq ft unit upstairs, with horrific noise and disturbance. I guess they assume NO ONE is home during the day so they can be as loud as they want. And bringing to management attention multiple times was useless. It seemed they were more irritated that I still was in my unit and they couldn't upgrade it. Ive had to take my baby out to my car and sit in the ac in the car for an hour and a half just to keep my son from waking from the noise and drilling. That,.... is pretty sad and the management staff should be ashamed of themselves for making the upgrades that unpleasant and inconvenient for CURRENT residents. If you move here, you may get an "upgraded unit" but once youre in, dont expect management to care about your comfort in that unit. They will hire the slowest, most ignorant workers to complete construction (the Wawa on the corner was built in less time than it takes them to upgrade a studio).

                          This apartment complex is a crock! We got taken over by a new RUDE management company 4 months ago. In a 4 month period our water went up 13 dollars and our trash is going up another 16.50 for a valley program that I don't need nor want because I'm a building away from the dumpster. There maintence people do stuff half a**ed and take abaolutly foreverrrr for the work order to be placed. You walk into the office to try to get something done and the woman in the office make it seem like you are lower then them because you live in an apartment and they do not want to help you. They charge you 4.05 a month just to send you your bill, and if you want to pay online they charge you an extra 15 dollars. Its absolutely ridiculous. This management company needs to go. I never had a problem in the 4 YEARS I have lives here till the last 4 months we're it makes my life a living hell living here. I can't WAIT in till my lease is Up. I will live in a box before I resign for a company that wants me to pay for valley trash as well as there every night non reasoning sprinkler system.

                            If I could give this place a zero, I would. STAY AWAY! My husband and my 2 children and I moved into this apartment complex back in June of 2014. Everything was great for the first 2 months. Fast service as far as fixing things. Nice staff, took care of us. Then as time went on things starting breaking. I had several problems from day 1 till the day I moved out of stuff they never fixed. My carpet was ripped, tack strip showing. This was an issue because it was from the living room into the kitchen. I have 2 young children who were always stepping on this. We called to have it fixed several times they came out 1 time and pulled the carpet over it which lasted about 2 hours before it popped back off . (the guy said he didn't know how well it would work) then we get into the A/C. My A/C unit started running non- stop I had bills from March to September at $360 dollars each month for a 2 bedroom apartment. With my air set high trying to lower my bill. We called and called and called on this issue. We finally had and a/c guy come out and look and he said yes the a/c needs replaced. We were added to a list. Then when they came out to fix the toilet that kept over flowing (when no one was in there) that's when we were informed our a/c was fine and we were taken off the new a/c list. So needless to say we suffered a $360 dollar bill every month, and never got a new a/c. I couldn't wait to get out of there. We thought when this place got sold to the new management things would improve but that was not the case. We had mold on our ceiling from a leak from day 1. It was never fixed. The biggest thing is they promise your deposit as long as nothing is ruined. Well like I said we had an issue with the carpet from day one was not new with several stains, when we moved out we got charged for that carpet that was ruined from the move in day. So watch out. They will take EVERY single extra dime to your name. If I must give any advise on this place STAY AWAY.

                            These apartments are overpriced to say the least, small, and outdated. The management company capitalizes on every opportunity to take your money. Be prepared to spend an additional $5.00 to every month for a "Bill Processing Fee''. They will nickel and dime you here. I will not renew my lease.

                              I am a former resident, but during my brief residency (6 mos.) I was appalled by the roaches and the musty smell in my unit. I requested bug extermination several times and was told that a work order had been issued. A blank "work receipt" was left once on the counter but the roaches still persisted. Repeated requests went unaddressed. The ice maker in my unit made ice, but the ice tasted like mildew. I asked for the lines to be flushed, and I was told to "wait a while and see if it gets better." Parking is a joke as several larger families or units with multiple persons occupying the unit take up the remaining resident parking when the 1 or 2 total available visitor spaces are occupied. The pool is overrun by kids without supervision. The security cameras on the community area buildings are inoperable and used as a deterrent for inappropriate behavior...but if they don't work, why do you have them? They are like broken scarecrows at best! The comments made in all of these reviews about the dumpsters are true; and it is disgusting! I would think a complex this size would have more than two dumpsters for over 450+ units. The South entrance gate was always open/broken and the excuse used for it being non-operational was that the local Fire Department was responsible for it (???). Non-resident vehicles (without the parking permit sticker) would hover at the South exit gate all hours of the day and night waiting for a resident to leave so they could enter through that gate. Some of the "residents" were of questionable employment status; as far as to even being able to afford the rents at the Reserve. But as mentioned in several reviews above, they may have had income from "extra curricular" activities; certainly living within walking distance of two gentlemen's clubs would make their commute very short! I also noticed that there we a lot of "non-residents/former residents" who regularly returned to hang out because they still had pool and or gate keys. So, what is the purpose for entry gates and pool keys when the surrounding neighborhood of questionable former residents/ returns to party at the Reserve? The Reserve recently sold; and I think your rent dollars would go farther if you lived somewhere else.

                                  I am happy here, but I do wish there was more square footage. They need a better parking system. I am one person I have one car I should have designated parking place in front of my apartment. I also am upset with how much my rent went up this renewal when I here others tell me theirs had only gone up a little mine when up the first year $30 then this year $60. A person at the pool told me theirs only went up $10.

                                    I give this place a 1 Star. About the Reserve at Clearwater. First off they have a big dumpster compactor that looks hideous and is always surrendered and filled with trash. The lakes here are not irritated as all the fountains have been broken or removed so the lakes look more like swamps. They do not trim the bushes around the apartments as they should so they are way over grown. They have stack-able Washer and Dryers that are 220v and the Dryers take about 2hrs to dry your cloths which is a very small load. If you live on the West side you will hear all the traffic sirens from Hwy 19. East side you have noise from business section such as electric saws. Racquetball courts are never used as they look like one will catch a fungus disease. Tennis courts are somewhat ok. South swimming pool is nice but is always taken over by the kids. South Gym is very very small, North Gym no one uses as you have to go through management office and deal with them to use, mainly for show same as North Pool. Dog park is a joke and no one uses it, but instead let their dogs poop in front of apartments every morning, can't tell you how many times I've stepped in it. Walking on landmines if you dare to go off sidewalk. The rear entrance gate is usually broken and left open. There's no real point on feeling safe here as one can just hop over fence. So hence gated community is not real. Their Carwash and Vacum has never worked and there's nothing saying they don't so one puts coins in only to stare at it dumbfounded. Management: There is a continual turn over with the leasing people except for two which are two female Managers. The new leasing people are nice as can be, but know nothing and have to go to Management for every question. The one Manager never leaves her office and looks as she will kill you for just looking at her. She should not even have her office door open. The other one acts as if your an outlaw or something, zero social or sale skills and without a doubt is a very un-happy and an unpleasant personality to talk with. I recommend spending another hundred and find a nicer place to live that has nice management that knows what they are doing. We are moving out as soon as lease ends asap. Don't believe me.. Come see for yourself!

                                          Large Complex. My apartment is very tiny. The toilet overflowed everywhere. Havent had a chance to use the amenities I am paying for. The fan in the bathroom is too loud and there is no way to turn it off. The do not have Verizon fios at the complex.
