Change for the worse
I have been here for almost 2 years now. 1. Service use to be better before the new management 2. The worse thing about this place is the A/C units are old electric bill is way high in the summer time (over $200) for the 2 b/r. 3. make sure you park inside the complex, I parked one night in front of the office and my car was stolen. 4. Kathy is always pleasant and professional. 5. The one thing I really love about this place is that I cannot hear anything through the walls, that is a plus!! So all in all its not a bad place just needs some better caring management, and upgrading of the cooling system. And the hot tub needs better service. The only reason I would not recommend this place is because of the electric bills - way too high. My car was stolen here too, but I guess a thief is a thief and no matter where you park the thief will take it. No fault of the complex just the scum of the world!

Don't believe the negativity
I have lived at the Reserve at Clearwater for some time now, and have nothing but a pleasant time here. In response to the people who complain about "hidden fees" and their cars being towed....well read your lease!! Everyone knows when rent is due and when the late fees begin, pay on time and you won't have extra fees!! (especially with roommates, split 2-3 ways even a $900 apartment would be $450-300 each!! How hard is it to come up with that every month??? As for towing...your birthday comes the same time every year, shame on you if you don't renew your tags on time. And if you park in a designated parking spot and not on the grass or in a fire lane you will be fine!! In fact, there are tow zone signs at the entrance and the staff put a letter on the doors letting us know that there was a new tow company enforcing the rules that are spelled out in the lease paperwork. This place is a very nice community and its really close to everything, my family and I have really enjoyed our time here, and plan on renewing this November when the time comes!!!

NO NO NO - DON'T DO IT
Been here for a year without problems until NOW. My vehicle registration ran out (happens to all of us at one time or another) and they STUCK a towing notice on my vehicle. I panicked, re-registered online and called the office. Nicole told me to put a copy of the receipt in the back window of my vehicle and she would call the towing company. I did that - I even went to the office and HANDED Nicole a copy of the receipt (which she copied). Went to bed @ 10:30 and my vehicle was still there. Got up this AM and guess what? Yes -gone.

911!!!!!!!!
DO NOT MOVE IN THIS PLACE!!!!!! this is the worst apartment I had ever stayed in in my life. The model homes are a trick right along with the $1000 move in special. I moved in these apartments with room mates and still cant afford it even with the $1000 special because of all the hidden fees they charge. This also includes the fees of getting your car out the pound after they tow it for no reason such as parking on the grass when there is no parking spaces available. The parking is terrible and you have to park in a whole different complex just so your car wont get towed. The A/C unit is a joke because it broke down the second month we lived there. The office staff?? That is just another question all by its self. Nicole is very RUDE AND NASTY towards people and stephanie just does NOT KNOW WHAT THE HELL SHE IS DOING. She gave us false information and caused us to get late fees on our rent when we thought we were paying on time. KATHY IS THE ONLY NICE ONE THAT ACTUALLY CARES ABOUT YOU!! The pool is always crowded because the pool on the south side is always locked and never open rihgt along with the fitness center in the south side. My main concern is how a guy in a white hat at night is breaking in and stealing peoples cars right out the complex at night and the office staff does NOTHING ABOUT IT. So be concerned about your safety and Living conditions. WE JUST CANT WAIT TILL OUR LEASE IS UP TO GET OUT OF HERE

We looked at this place a few weeks ago. If the office staff is any indication how this place is run, look elsewhere. We went to look arounf as it is close to our jobs and while we were sitting in the office we had to listen to a women ,that someone called Donna swear at everyone she talked to. We must have heard the F word 4 dozen times, and S**t at least 3 dozen times in a matter of 20 minutes coming from her office. The apartments are outdated, overpriced and in a bad area. We rented elsewhere.

Not a good place
The only 2 benefits to this place is the washer and dryer unit and easy access to State RT19. Otherwise everything is outdated. Pool is gross. In the office, look up Kathy only, otherwise the rest of the office people are extremely rude and will rip you off on the way out! Use this place as a last resort or a month-to-month ONLY!

Nice Place to Call Home
I have lived here now for almost a year and a half. I have had no problems with the apartment complex. The staff in the office is always willing to help out. They are upgrading many of the facilities around here to make it a better place to call your home. The apartments are very nice. Rent is very reasonable for the amenities you receive. This is certainly a place that I could see staying in for an extended period of time. One other thing that really must be said. It is easier for people to sling mud and talk badly about a place than it is to say anything good. They have one bad experience and automatically think the worst of the place. They say that for every 10 bad comments a place receives, they will receive one good remark in return. That means a 10% approval rating. This apartment complex is in the 30s for the approval rating. That is high in comparison to most of the others I have seen on here. This also means that there are far more people that approve of this facility than what others are saying. Trust me, you really cannot go wrong here.

Want to Wake Up Early
The Reserve on the whole is a completely inconsiderate apartment community. To put this in perspective, the community management schedules exterior lawn maintenance for 8am on Easter Sunday. So, if you do not care about what time you're forced to wake on your weekend, or you're not offended by the religious inconsideration then come on over! I wouldn't renew my lease here for anything.

Awful Service - bad location
I have been a tenant at this property for less than a year and WILL NOT renew my lease when it expires. It all starts with the terrible staff at the leasing office. With the exception of one employee (Kathy), all the representatives are extremely rude and that includes the property manager. The apartments are of very cheap construction. You will pay less than other apartments in the area, but soon after you move in you will find out why these apartments are cheaper. The location is less than desirable, the interior is of cheap construction, old cabinets and drawers. Even the units (like mine - north side) that have newer appliances, have very poor overall construction. Parking is terrible, the community allows people to park on the side walks, tenants leave trash outside their doors for days attracting critters. Icemakers do not work, air conditioning is old and if it breaks, you will get one window unit if you are lucky. Grounds are poorly maintained and if you move in, pray that nothing breaks in your apartment, because your issue will not be a priority to any of the agents at the leasing office. If you ever have a situation out of your control and pay your lease 1 day late, they will slap you with a $75 late fee plus $10 /day after that! According to my research, this is way above the industry standards. In fact, one of the leasing agents admitted to this fact, but she said, and I quote "this keeps our tenants in line". It is supposed to be a gated community, however, the gate has been broken for most of the time I've lived here. In fact, it has probably been fully functional for one week in six months. Finally, do not be surprised to find individuals disposing of their trash at this community (anybody can come in as they please) or the occasional homeless person going through the trash at night. The pond is dirty most of the time and do not walk on the grass. Dog owners (I have a dog) are not required to pick up after their pets so the grounds are pretty dirty all the time. Oh, and lastly, you might get a bill in the mail for your rent, however, the amount and terms described on it are not correct. Use this complex as your last option...

Impressed
I currently live on the north side. I've been renting here for a year now and am impressed on staff especially on maintenance. They respond quick on calls. You get a lot for your money plus my water is never over 50 bucks! Another great thing is I cannot hear my neighbors, it's almost like I live alone in the building. My only concern is this; the gates are rarely, if not never, closed, even at night. Other than this, it's a great place to live! Location is also great!

Not recommended, over priced
Over priced Quick fixes by workers Attracts low income Services such as gate do not work Garbage stacks up A/C problems all the time Cabinetry stinks and is aged Cheap appliances Dogs and there mess everywhere, it smells like a farm Overall ----- poor for the price I would not recommend this place to anyone that I know, But then again, I have a standard that The Reserve claims to have but does not want to spend the money to meet those standards. It s like fighting city hall all the time I would tell you to keep looking and good luck

reserve at clearwater
I am on my second lease. This is a quite, well groomed complex. The management is prompt with repairs. The maintenance personnel are polite, professional. I would reccomend this complex. The previous mentioned towing issues sounds like an angry tenant , is not reflective of this apartment as a whole.

This place is ok if you are not looking for anything spectacular or planning to stay very long. I suggest renting an apt on the northside. The southside of the complex doesn't seem as clean and well kept. The apartments are VERY small and all of the cabinets and fixtures seem to be very old. There is definately a big difference from the apt they show you when you visit and what they actually rent to you. I have not had a problem with maintenance, they have been quick to respond and fix the problems. The pool is kept pretty clean. I have noticed that a lot of people do not stay for their full lease and seem to move out quickly. I have had no problem with noise and have been lucky to have good neighbors all around. If you can I would suggest paying a little more each month and choosing a better complex.

Watch your car
My friends live at this apartment complex, and I had my car parked there one saturday night and the tires got slashed. Then a few weeks later, my car actualy was set on fire and completely destroyed. Good thing its a gated community?

be carful
My advice to you would be to really be very careful with this place. In a nutshell this place is for low income and the service that I have experienced has proven it. <br><br>We also found out that the staff themselves will plant a note in here because they know that it s going down hill. In fact it s so bad that there are signs up around the place telling people that live here that if they refer someone to rent here that they would take $50.00 off there rent. What does that tell you?<br><br> Most people do not live out their contracts because they cut corners whenever they can. Like the guy said. Don t let the flowers and semi nice module home trick you. If you do come in to see the place, don t do it during the week when everyone is at work. They like you to do that. If you are daring at all to come in do it on a weekend and stop people when they take you on that silly cart and ask them strait out what they think of the place. And don t be taken by the (Your getting a fully renovated Apartment) because your not. New Cheap carpet and junk appliances made by Hot point does not mean a hill of beans as we found out. Getting something fixed is a joke because they really don t know how to fix it right. A/C is a huge problem. If you do look at a real apartment (not the module home) bring a flash light and pull the filter out and look up in it. You will be shocked. And if you re really brave and sign for a place check it out REAL GOOD. Also note that the fans in the Bathrooms are not real. They do not suck air out because their not hooked up to a ducking. They re false. My suggestion would be to KEEP looking and you will find a much nicer places then this.<br>Also when you complain to the staff you are black listed.....Good luck<br>

Don't let the white paint on the curbs and cheap flowers out front suck you in. look how nice the Office and modle home is. Then just wiat untill you see the place that you signed for. They don't like to let you see it befor you sign.<br>There are only two places to dump your trash and it s always over flowing and stinks. They allow people to dump there used furniture there and it sits out in the rain and is nasty looking. Parking is a joke. The people that they attract are loud and disrespectful to others when it comes to peace. The entire place smells like dog S*** because just about every person has at least two dogs and THEY DO NOT PICK UP after them. The Reserve does not enforce it.<br><br>Maintenance is a joke. Just read all the other strings on this site and they speak for themselves. <br><br>They instill the cheapest appliances and keep the same cardboard flaking, stinky smelly cabinets that must be at least 20 years old.<br><br>The so called GATE is just window dressing. It does nothing. People just wait on the side and when you open it they drive right in.<br><br>For just a little more a month you can have a real gated community on the bay front and a much newer apartment.<br>

Pass On This, Crime is getting bad
I have lived here for 9 months and am glad to leave this place. We put our money down on the biggest 2 /2 and at the last moment when we had no place to go they informed us that unit was not available so we were forced to take an apartment we didn't want. Maint people are not efficiant and pest controll comes in without warning. I have had an electrical problem that has been ignored and since May. This place has had numerous breaking and enterings sice christmas and very loud neighbors. This place is turning very ------. The ponds are gross and so are the pools. There are only two garbage dumpsters on the whole property and are always over flowing. They have also screwed up our rent varrious times and sent us embarrising late notes that they tape to your front door in front of all the neighbors. DON"T MOVE HERE

Very happy with my choice
I'm approaching my first anniversary at the Reserve and am very happy with my choice. The office staff hava always been very friendly and helpful, and maintenance requests are completed quickly. My only "complaint" is the fact that the hot tub has been "out of order" since I moved in last April. The good news is that a new custom hot tub is nearing completion! I have reccommended these apartments to friends.

I would not recommend this place to anyone at this time. They lie to you and tell you that there so great until your sign and then it’s too late.<br><br>Some of the office staff don’t know what there talking about and are going to eventually bring a lawsuit on the owners of the property.<br><br>I will agree that they do bring in a lot of scum as the new arrivals have NO RESPECT for others and scream and yell to the point that you can hear them through the walls. People leave trash outside the doors and it attracts rodents but they still allow it.<br><br>The parking is VERY bad. They should have the lot numbered for each unite but they don’t want to spend the money to police it. So the outcome is you have no place to park and are forced to park in the lawn. <br><br>The ponds do stink to the point that you can not leave your windows open when it is nice out.<br><br>Some have complained about the A/C and I will agree with them that there outdated and do not perfume as they should. This is a major problem <br><br>I think that the new owners are trying to turn the place around but it may take some time and an effort on the part of the property management and also us residents. If you have a problem you must speak out. We are tenants not owners, however we have rights and we agreed to pay rent every month in return they also have an obligation to maintain the unites and up hold there contract as much as we are to pay them every month.<br><br>Good luck<br>

KEEP LOOKING
<br>i noticed a window in my bedroom was 1/4" too short for the window frame, which made a 40.00 to 60.00 a month increase on my electric bill, which is 220.00 now. the pest control ppl just walk in then walk out without and equipment, or tank, or can of raid. i have ants and roaches now. the rear gate (when it works) doesnt call to the apt. so it gets backed up,. KEEP LOOKING is my advise. ps i kept the list short coulda kept going.

NOT ALL THAT BAD
I moved in about 6 months ago and I am happy to call The Reserves my home. My family and friends love my apartment and met a few of my neighbors. I'm sure some of the complaints are justifiable, however, I work in the customer service industry and people always want to blame someone else for their mishaps! If you don't clean, remove trash... expect to be charged. I happen to walk by one of the apartments they were working in, let me tell you those people left it dirty and left unwanted furniture, trash and you wonder why the apartments have roaches. Don't blame managment for a roach infested place when the people who are living there don't keep it clean! The grounds are beautiful and so is the new fitness center. Maybe I moved in at the right time and I was lucky to get the perfect apartment. All I can say is I am happy and I would recommend to see this place and make your own judgement!

run the other way!!!
i have lived here for the worst 3 yrs of my life. i currently still live here and for the past year have been reporting leaks in the ceiling causes huge water spots. the office staff does not care and instead of fixing the problem they choose to harass me about $3. everytime it rains the spots get bigger. i was looking for the corporate office when i ran across the site. just a word of advice dont move here!!!! oh and the ac makes the electric bill sky rocket. dont expect one lower than 150 and thats with the ac set to 80 all summer long.

THE "STAFF" AT THE RESERVE
I lived there for over two years untill 5/2006 and then decided to move out of that place, when i turned my keys in finishing my lease nobody from the office staff checked my apartment to see the conditions of the place i leaved, then after two and a half months i got a letter from them charging me 303.95 for cleaning fees, two days rent, among other things, i call them right away and talked to their manager Norma Roman and all she could say was "there,s nothing i can do" and "ah my god" i didn't get a right answer from them, total frustation.She told me they were going to send my paperwork to collection if i didn't pay.That's how they work, and that't how they treat good custumers.<br> Their maintenance is no good at all, they promise they were going to install a new ac unit in my appartment and in the two years i lived there that never happened.

Not to shabby
Some of the bad first; when I first came to the Reserve I loved the idea of having a gated entrance and was told that as soon as the pavers were done that the gates would be operational again. That was in 8/05; the gates closed for the first time last week (6/06). The pavers were done a couple of days after I moved in. I was also disappointed to find out that the front Gym closed at 6pm with the main office; and like myself most people don’t get off work until 5 or 6 and are not even considering the Gym until around 7. But I was relieved to find out (in 8/05) that the back Gym would be finished in 2 months and can be accessed 24hr. I have check the back Gym every week since moving in and it doesn’t even look like its been thought about. The “newly renovated†apartments were a nice thought; but the guy they hired to resurface the counters must have been like 10 yrs old because he SUCKED!!!! 2 Weeks after moving in the counters began jumping tracks and peeling. But other then that the staff has been great; maintenance has been prompt and the over all appearance of the complex is nice. Besides my nit picking I have enjoyed my stay here at the Reserve and would definitely renew my contract.

RIP OFFS!!! FUGLY COLORS!!!!
"ok"..!! Let's just go ahead and say they like to rip ppl off by taking there application fees and not running there credit the right way. THEY ALSO DONT HAVE DOORS ON THE ONE BEDROOMS! Forget about a sex life because if someone is staying the night. They show you this really nice model, but that's just to cover there ---'s. All in all I recommend this place to noone. Not even a roach. So please save ur dough and go someone worth ur time and money.
