Rip Off
The fees here are out of control. My rent is always 100 over what I was quoted when I signed the lease. The office staff is rude, inconsiderate, and ignorant. Everytime I recieve a rent past due statement it lists a different total amount owed. I am being chared late fees due to their ignorant mistakes. Yes my money is tight and I do pay my rent late, but the staff shows zero cooperation. The place is dangerous, covered in dog poop, and not well kept. I am sitting here typing this watching water gush from my porch into my living room. I spoke with Kari on the phone and she said someone would fix it tomorrow. Water is creeping in relatively quickly and the carpet is soaked. Do not rent here. My lease is up in November. If t wasn't for the fact that I want to keep good credit to purchas I home I would have flat out fled and terminated this lease.

DUMP !
This place is a Dump. Go on a Saturday and look at the cars that are parked there. Look at the roof lines really well and see how they are falling apart and make sure to take a good look at the chimneys with the white caulking they used in an attempt to stop water leaks. I mean they did not even try to conceal it. Notice the wood chips in the front office area and when you first enter to cover up the lack of irragation. Notice only after you pass the first unite on you right next to the highway will be the only and last place you will see real grass. The rest is weeds with dog crap all over. Notice the trash location and how they allow people that do not even live there to dump furniture, mattresses and other large items . Notice the trees are not trimed. The so called gate, is nothing but window dressing and will make you become the gate keeper to open it to others that do not live there after the office is closed and weekends are reall scary because there will be some real scum bags waiting there for you just to open the gate to get in. The place was built around 1978. The floors are paper thin. You can hear people taking a leak in thd tollit. Many ignorent loudmouth people with no regard for others up all hours of the night having parties. The turn over rate is high. Unless you come from a trashy trailer park, you really don't want to consider this place . Of course, some will defend it, put then again they dont know any better way of life. In a nut shell, it attracts trashy people and you get what you pay for. You really should consider weighing your options before even thinking about this place. Good luck...

Nice but $ 125.00 of more
I have lived here 5 months. The site is nice and clean. The only problems these apartment complexes are used to fumigate what is useless and should fumigate yourself and if you do not pay the rent before the 4th of each month, you pay $ 125.00. You do not get 10 days of grace. The gym on the south side does not serve any of the machines. The dogs, many pit bull. Of the rest, everything is very nice and clean.

Do not move here my experience has been horrible
Office staff is very rude, especially management, they just want to rent the apartment and will promise you the world, and in reality once you move in to the apartment, they are extremely defensive. If there is any type of problem they say call a cop. I am not a cop, that complaint is for the police, not take no responbility. They could care less about their residents Very high noise level!!! My own personal experience has been a nightmare.

Quiet and Cozy
I have a deluxe studio (with a wall separating the living room from the bedroom) and I find it perfect for my needs. The area is quiet, I've not had any trouble with parking, the girls in the office have been wonderful. The one issue I've had with the toilet (one of the guys helping me move) was dealt with right away. Having a washer/dryer is just perfect, and the dishwasher works wonderfully. Maybe this will change the longer that I'm here, but right now it's quiet and cozy and perfect for what I need.

DO NOT MOVE HERE!
I am very displeased with how inconsiderate the staff is and how their first priority is to make sure they make their money. You don't ask a paying customer to call back in ten minutes and then never answer your phone and forward them to voicemail because you feel their problem is not of any value. Then when you drive down to the front office to confront them about what you needed done (because they chose to ignore your phone call) they roll their eyes at you and half --- fix the problem. As for the apartment WHAT A RIP OFF! I pay $830 a month FOR EVERYTHING TO ALWAYS BREAK! They don't keep up with pest control and therefore I have to myself. Also they let just any scum move into this place. NOT WORTH IT!!!

Quiet and comfortable
I have lived here for almost a year and for what I pay its everything I need. I feel safe, its pretty quiet, I have a decent view, and I have been happy here for almost a year now. The staff has been pretty nice too.

This Place Is 5 Star!- If You're Homeless
Definitely 5 star for the homeless. They wander in and out of the complex through the always open gate, stop residents to ask for money, swim in the pool, charge their phones and even shower(with soap no less!). I have nothing against the homeless but why am I paying rent to share the pool with them? We are current residents of this apartment complex. The apartment we were shown is nothing like the apartment we were given. It smells like cigarette smoke, roaches are a never ending problem and it is very noisy. On top of our monthly rent we are also charged for pest control even though our apartment is never sprayed. We are overcharged for water. We pay to haul our garbage to the dumster. We also pay if we don't. Our monthly rent is almost $100 more than we were told it would be because of all of the add ons. There have been fights in the parking lot and police called. Although their policy says aggressive breeds are not allowed we have seen pit bulls being walked by tenants. The grounds are not kept clean. We don't dare step in the grass going out of our apartment because of dog poop. Overall the place is run down and poorly managed and as soon as we move out of here(which will be soon) the homeless can have it.

Overpriced, underpar
I've been living in the Reserve for a little over a year. I won't go into too many details but it has definitely gone downhill over the past year here. I'll note a couple of issues while staying here. -DOGS Dogs are allowed, but there are a lot of pit bulls and mixes in here that are supposed to not be here. I can't blame that on the complex, but they don't actively make sure there are no aggressive breeds either. -Frequent loud parties near the pond areas -Parking is limited, there are more than the alotted 2 cars per household so it gets full and sometimes you have to park in front of another building or in the grass -Maintainence is terrible now, it used to be awesome, the new younger guys don't have any idea what they are doing and just race around in their golf carts all day chatting with each other. The older guys, when they are around, are decent however. The upstairs apartment was dripping water in our wall and the guy that came in after hours didn't speak much english when I showed him where the leak was coming from he put his hand all the wall and said "is dry". I motioned inside the wall and he repeated "is dry". He said "i go upstairs and look" . Never heard from him again, I called the front office to follow up and they said he fixed it, yet the upstairs people never heard from him. So who knows what kind of stuff is growing in my walls! -Upgraded apartments We rent one, they are not that great, they are the same old 70's cabinets with laminate on top of them. The "granite" countertop is just garage paint chip floor paint (althout i have to admit that it doesn't look that bad lol). The appliances are decent, just cheap GE stainless. The washer and dryers that are included in these units are terrible, they are too small to even wash one single bedspread, expect to do many many loads of laundry, or go to the front and use the coin operated machines. The wall paint they use is cheap and rough. If you rub your elbow against the paint you will permanently mark it. -Trash This is not entirely the complex's issue either. There is all kinds of bottles and plastic bags, shoes, etc. in the ponds that I think someone should fish out with a net or something. We are paying over $1,000/month for a 2/2 it's overpriced and underpar for the cost if you ask me. That's my 2 cents worth. I hope this gives people an idea of the place they are moving to. The smaller apartments are cheap, and it's cheap to move in, but with cheap to move in you get terrible people living here that don't care about anything. They also definitely place the younger people on the south side of the complex and the older people on the north side, which is ok as long as you don't mind the parties, idiot drivers, and badly trained animals.

Dont fall for it!
Ok first of all I am greatful to have a roof over my head. When I signed, that was all I had in mind. I am now a 5 mo resident here and just want to let you know as time goes on things will fall more and more apart. My apartment was a "special" so therefore my rent was reduced. All i can say is u get what you pay for out here, but I dont think even the upgrades are much better. First off, my apatrmrnt is held together by PAINT. Several spots that were not-so-visible when I moved in have become so- the ones like where someone almost ripped the door frame apart of one of the bedrooms- it was painted over so the wood would stick together-ok u can guess how long that lasted. My air went out for a whole week and this was in the first month. My sink has leaked 3 different time, my washer broke once, my cabinets(not upgraded ones) have the fronts coming off of them and that included two drawer fronts! I put 3 different work orders in and they are yet to b fixed! A nasty roach problem occured and I have had to personally spray several times myself. A nat problem, and even spiders! The upgraded ones LOOK great but the flooring is a lynolium type roll our WOOD? not laminate or real wood. Im not sure if the cabinets in the upgrade are better than mine or just a cherry venier? Needless to say, there are a lot of problems, the water bill is outrageous and the light bill is no better. If you can PLEASE go elsewhere.

Renters Beware - not as glamorous as the pictures
I lived at the Reserve at Clearwater for four years. The first two years were a great experience thanks to the property manager, -----, at the time who cared for the residents personally. With the advent of Milestone Management, the sour attitudes of ------, the manager, and his new assistant, ------ have permeated the property and made it a less than positive experience to rent there. The buildings are old, but solid, the grounds adequate, the walk-ways somewhat treacherous due to settling, but recently they have attempted to fix this. The pictures and descriptions on rental websites definitely make things sounds better than they are, but by far the worst part of the rental experience are the attitudes of the senior management.

DRUG DEALERS HEAVEN!!
I HAVE SEEN DRUG DEALING, POLICE BUST (TWICE) WITH MY VERY OWN EYES! I DONT FEEL FACE HERE AT ALL!! THE OWNERS CHARGE YOU ON YOUR BILL FOR THEIR MISTAKES AND DONT FIX THEM.. I HAVE HAD A $320 LIGHT BILL BECAUSE THEY DIDNT FIXED THE A/C WHEN I CALLED THEM OUT 5 TIMES TO DO SO!! THEY FINALLY DID FIX IT AFTER 3 MOS OF HIGH LIGHT BILLS. THEY COME AT LEAST ONCE A MONTH TO FIX SOMETHING IN MY APARTMENT AND IM OVER IT!!! ITS OVER PRICED FOR WHAT YOU GET!!! ITS NOTH WORTH THE $890!!!!!!!

You get what you pay for.
The apartments are old. I have had maintenance here at least once a month. My a/c wasn't working properly during the whole summer. They finally replaced the whole unit and my power bill went down by 109.00. The highest it was 240.00! Kind of irritating knowing I paid about 400.00 more in power during the summer months than I should have. When I first moved in my neighbors were great. Nice and quiet. Now they have moved out and new ones moved in I feel like I live in the ------. Parking sucks! There isn't enough spots for everyone and good luck trying to find a spot by your actual apartment. The girls in the office are nice and are as helpful as they can be. The property manager should not be managing properties because he has no idea what he is doing! The maintenance manager is great so if you need something done right away request him. Gets it done right the first time! They have 2 "gyms" here but the one on the north side is only open during office hours and the one on the south side all the equipment is old and doesn't work the way it should. I can say they do take care of the grounds. Every time I leave for work they have someone riding around picking up trash. I will not be renewing my lease just because of all the issues I have had. I would not recommend The Reserve at Clearwater just based on my experience.

Pit Bull Heaven!
This place does NOT restrict pit bulls so if u have a small dog or cat beware; or if u want to take a leisurely stroll, be careful-I'm talking vicious, drooling, teeth-baring pit bulls! Some of the occupants are pretty scary too! I was followed by a couple of the drunken occupants after work one evening-screamed at-cursed out-freaked me out!(called the police). The grounds are maintained, two pools- clean. Small studio apt updated (2 room) but the building is old. Studios do not have a private balcony, so if you luck out & get a nice neighbor it's fine. However, if you happen to live next door to one of the "crazies" watch out!!

I moved into this place about 1 year ago. I don't think it's the most wonderful place ever, it was just easy to move in. Everyone that has said maintenance was great has to be smoking something. The old staff when we first moved in were AWESOME, but they got rid of those guys and replaced them with cheap labor. The new guys didn't speak barely any ENGLISH. We had one problem with the new maintenance staff involved. There was water dripping inside the wall from the upstairs apartment tub. We called maintenance and I tried explaining the situation and the Spanish guy touched the wall where I heard the dripping and said "is dry". Nothing else ever came of it. So for all we know there is a huge pile of mold in between the walls of the J104 south-side master bath lol. The people that live in the complex don't hit the compact button so overnight it usually starts to overflow but by 7am the groundskeepers are over there picking it up. Over the weekend the trash piles out and overflows into the street. The dogs are supposed to be breed restricted but there are a lot of PIT BULLS in here. The dog poo has gotten better from when we first moved in, but if you get off the beaten path you have to watch out because there are some owners in this place that just don't care. The 2 dog parks are more like litter boxes than play areas. The people do that to the place though not the apartment complex. The guys pick it up periodically, but that shouldn't be their job it's some of the lazy, usually older people that don't care. The biggest problem is the people that live here. The appliances are decent in my apartment (I have the upgraded apartment with all stainless steel appliances). The dryers are inefficient and small. You can save money by going to the laundromat near the front office and just using quarters. The south side pool is in a little disarray. I would say that's one place they don't do a whole lot to. Bums or people from outside the complex seem to come in over night, no matter how many locks they put on the doors they always break it. The cameras they installed keep getting turned away or broken as well. I just go to the front office pool. When I first moved in the jacuzzi was working, a few weeks after we moved in it closed due to "health conditions" by the city. Eventually they filled it in and made it a planter...lol All in all the place is a hole. I wouldn't recommend it to anyone. You can rent a house for the same price and not have to worry about a thing.

AWESOME...
I've been here less than a month with my family & we love it. They are a little pricey, but the staff is here to serve your needs & make you happy. I love the fact there are NO cops, hardly any noise, & every one is just so nice. The office staff are very warm & fuzzy every day. Maintenance guys work hard for you. If they don't like how some thing is running they'll go above & beyond what they're supposed to. Kid & pet friendly. The pine trees are the only thing that bothers me, but every thing else is almost perfect. Washers & dryers are apartment sized & it's nice to have them. I love it here...

No problems at all
I moved in December of 2009. I got a great deal on my apartment and the first month free. I have no problem with the staff and the manager. Anything I need, I have it. Maintenance is ALWAYS quick to respond. I have to admit that other tenants have been loud at the pool late at night but the office is not open late so you can't blame the office. For the price and the fact that it's gated, has a washer/dryer in every unit,I would recommend it. The area has alot to do and it's close to everythong. I'd say check it out. Every complex will have it's bad people and every tenant with have his or her own opinion. Come see for yourself. You will be pleasantly suprised.

DON'T DO IT
I've lived here for 3 1/2 years. Kathy one of the office staff was great - she left and the present staff is unprofessional, and rude. They accept every dog breed - and dogs are not leased, you have to be constantly aware when walking your dog. Tenants do not pick up after their dogs - don't even think about walking your dogs in the dog park!!! Complex is suppose to be a gated community - if you lose your gate card there is a $25.00 replacement fee, however the south ends gates are left completely opened. The south side pool has all old furniture and does not even have a sun umbrella - the north side has all the new furniture. The appliances in the apartments are all old Hotpoint appliances. They are not energy efficient and the dishwashers do not thoroughly clean your dishes. If you complain you will be told that "your loading your dishwasher wrong". You will find numerous mattresses and furniture that are dumped off by people that do not live in the complex. The pool rules are that no one under 16 can use the pool w/out supervision and that the pools close at dusk. There is no one enforcing these rules and you will find pool parties at 1-2am in the morning - you are instructed to call the police. The complex rules include no parking on the grass and picking up after your dogs - these rules are not enforced by management. You can call the management office and for two solid days get a recording that they are not there and are showing properties. My lease is up soon and I'm outta here.

Wonderful Choice
I lived here for just under a year. It was a delight!! I never really had issues with neighbors. Very friendly and respectful. Yes, ppl let their dogs use the bathroom, but its usually in certain areas away from the buildings and you get that in ANY complex. Only real issue with the apt was that the washer/dryer is the little stackable one that fits in a closet :( Office staff has recently changed, but they are still good ppl. Just watch your contract and make copies of your rent bill with your money order for your records. They had one slip up towards the end of our lease, when our M.Order got put on the south building apt with our same unit number. But it was easily fixed in 5 mins. The office staff are very caring and the maintenance guys are awesome!! Always prompt and quick to fix any problems we had!! The walls were a little thin, but only to the sounds of the water pipes when the upstairs neighbor flushed lol...we never had loud noise coming through the walls. We had the upgraded/remodeled 2 bed/2 bath with a fireplace on the North side and I have to say, it was totally worth the little extra money!! I noticed another person said you have to pay $200 extra but we only paid $50 extra!! Thats all they charge, but trust me, their rent varies from apartment to apartment so definitely check it out!! Its convenient to grocery stores, movie theatres, restaurants, and a super Walmart!! Plus the beach is less than 15 mins away!! I totally recommend this apt complex and had it not been for my uncontrollable life changes, we would have stayed!!

DUMP
This place is a place for trailer people. To them it's Paradise. You can hear people taking a piss right through the floor. They allow anyone to DUMP there trash (ANYTHING) on the weekends and it looks like a third world location. A/C NEVER works The gate is nothin more then window dressing For an extra 200 a month you can get a MUCH MUCH nicer place OH! and then there are all the dang DOGS and there ---- and Piss all the tim eall over the place. When you walk up to your door it smells lik ea farm......... KEEP LOOKING ~~~~

I LOVED living there!!
I lived at The Reserve for about 2-3 years about 3 years ago. I had a 2 bedroom 1.5 bath right on the lake (with a fountain) & about 15 ft from the awesome pool where everyone was friends and hung out all day on the weekends. It was, by far, the best apt. I have ever lived in! I don't remember ever having any maintenance issues, the staff was all really friendly, I always felt safe (even with the, to put it nicely, not so desireable surrounding neighborhoods...) & the grounds were kept up surprisingly well. I did move out before my roomate & he said toward the end it did start getting worse (I guess new mngmnt. took over). But having 2 bed/1.5 bath, fireplace, on a lake, big walk in closets in both bedrooms, a great sized-very peaceful-screened in porch, stacked W/D in unit! & exceptionally friendly (for the most part) neighbors, I had no complaints! There's even a small dog park area & sand volleyball court - nothing to write home about but it's more than most places have! And, atleast at the time, it was an awesome value! I did have one incident with noisy neighbors one night & went upstairs complaing at 4am. myself, but we never had a problem again & my roomate actually ended up becoming friends with the guy later on. Based on my personal experince, I would absolutely reccomend The Reserve. I Loved living there & I actually wish I could live there again!

You need to read this......
We needed a place to move into. We got the place cheap and it came at a cost. We lived in an apartment that seemed to smell. It got bad 3 months into it. I didnt even live there anymore. I was staying at my girlfiends place while complaining to the staff every single day. Their solution was to give us mini-fans and bathroom spray. One day after my roommate threw up from the stench so we went to the office and demanded they do something other than a cosmetic fix. So they sent in an inspection team who pulled us aside and told us "Get the hell out of here, Now." He went on to explain that there was a sanitation leak that was funneling putrid gas through our vents. The complex would not have the money to really fix that, so they would have to pump the sanitation out a little every month when the smell got real bad. Since they wouldnt let us out of the lease, we demanded they relocate us to a better apt. They moved us into a smaller place for more rent. When our lease was finally done and we asked for our deposit back they told us that we could not retrieve our deposit because we switched apartments. We explained how the previous manager told us that the deposit carried over to the next apt, but the new manager said "I didnt say that, so I cant go by it." This place is very cheap and there is a reason for it. They dont care, are rude, and could care less about you. Kathy in the front office is excellent, other than her, this place isnt worth the money saved. Run...and never look back. Im not an angry tenant. I am a dissapointed renter. If we pay money to live there we can certainly expect reasonable service in return. The people who say this place is great are either plants or they simply dont have a clue. Do what you want, I've said my peace.

I came back...
I lived here for a year from 2006 - 2007... moved away for 2 years... and came back. I really do like this place. I have NEVER had a problem with parking here... always a spot close by. Noise? Typical for an apartment... I've lived in apartments that are MUCH worse. The grounds? Yes, there are some tenants who don't clean up after their pets. BE ADVISED... if you are one of those people and are reading this... I am taking pictures with my camera phone, and am forwarding them to the office so that you will no longer be a nuisance. The only thing I have to complain about on the grounds are the big ducks... they make a bigger mess than the dogs. But hey, what can you do. I don't believe that safety is a problem... I've never felt concerned for my safety here. But then again... I have common sense. I lock my doors, lock my car, and I don't leave valuables out in the open. COMMON SENSE. The apartments are older... cabinets show it in some of the less expensive units. If you want better ones? PAY MORE. It's just that simple. I really like the idea that I could save on rent by getting one of the units with the older cabinets. Maintenance has always been great. I've only had a couple problems, and they've always responded quickly. And I have NO clue why some of the reviewers have complained about the staff. They are always friendly, always good for a laugh. But then again, I know how to treat people with respect. What you give, comes back to you. Overall... YES... I would and I have recommended the Reserve to friends. And NOT just for the referral bonus. It's a great value. If you're looking for the Ritz... you won't find it at this price. But at this price, you can't beat it.

READ THIS REVIEW
Let me just say that everyone who had something bad to say about the office staff is completely wrong. They are trying to make every tenant happy and there are people that no matter what wont be pleased. I have lived here for 3 years and YES i have seen some things that made me second guess myself but overall the staff and the grounds and the maintenance crew are great. Now as far as people complaining about parking. You want assigned parking go elsewhere. It can be tough but its not as bad as people think or say. Noise. Well with the exception of an unruly neighbor who has since been taken care of ,its a quiet community. The grounds stay well kept with the exception of people who are just rude and dont clean up after their dog. As far as safety, its simple DONT BE STUPID. dont blast your radio so people know what you have dont leave your windows open when your not home . i mean c'mon .. common sense people. Construction.. ok I have to agree with most on this one .. its a lil old .. But hey go into the office and see the wonderful staff and they will let you know about their new design apartments. Overall Kathy,Nicole, Stephanie, and dana ( whom we all miss ) are great. Read a real review from someone who has been here a long time and is happy to call The Reserve at Clearwater home.
