The so called 'Reserve' at Stinkwater
Where to start. The ponds stink. The ducks are a hybrid croos between chickens and ducks. I call them Chucks or Dickens. Dogs run free with their piles of s___ everywhere. The apartments are terrible. Magic stains do appear on my carpet all the time. The vents do contain mildew. Management is unresponsive. Oh and by the way, the post from May 0f 2005 talking about the fitness center still applies. It is still not finished. They have now ordered new equipment and keep talking BS about how it will be done soon. This sedpite the fact that all their advertisement says they have a new fitness center. The Reserve at Stinkwater only wishes they were classy enough to become rondos. Trust me that ain't classy, so you can only imagine what this place is like. Stay away. I checked aptratings before I moved here, but because of the name change I couldn't find these piss poor ratings.

Nice place, but...
I lived here for 4 years. The North side of the complex is nice, but watch out for the south units- totally different croud! North is clean and quiet, South is much louder and looser. The grounds: it's well landscaped and clean. Parking can sometimes be an issue if you come home late at night. The management staff can be a little unresponsive, but not too bad. Warnings: The gates haven't correctly worked for the last 3 years! The raquetball courts are not kept clean and people routinely cut through the complex- some minor vandalizing of the grounds. I would recommend this place to live- BUT only on the NORTH side of the complex.

a/c kills electric bill
This was the worst place these magic stains would appear on my carpetand very hard to keep clean. the a/c kills your electric bill, the management does not work with you what so ever.they are rude and you want to kill them after the contract is signed.

LOOKING I NEED HELP FROM RESIDENTS!!
I am looking into renting from the reserve when I looked at the apartment I liked it and they said pest control was whenever you needed it but im reading these reviews and they are horrible and now im really hesitant on signing a lease with them, if anyone who lives in there now could PLEASE tell me in details your experience living there please let me know asap im going back on the 14th to make my final decision thanks!

My Lease / Collections
In 1995 Myself, and Teresa Tudor / Stukey leased #m201. we left with a cleared lease. I leased, individually around 1998-1999. I had a flood. the carpet was saturated. The problem did not get resolved with carpet fan blowing. there was mold issue. I left there with a verbal reassurance, from one of your representatives, that my lease was satisfactorily satisfied. You had a new tenent in within a week (causing you NOT to suffer damages from YOUR flood problem. YET TO THIS DAY.....over six years later...........you have some nasty - mouthed collection firm harrassing me. This is not right!!!!!!!!!!!!!!!<br> My name is William P. Living here was one of the worst living experiences of my life!Don't be deceived by the look of the front office as you pull in, the grounds are actually pretty bad. The apartments have a sleu of plumbing, structural, and insect problems. The staff is nothing to write home to your mom about either! They are probably the most discurteous, non-customer service oriented individuals that I, personally, have ever come across! And god forbid you ever have to call maintenance for anything. You might as well forget about it and fix it your self. I dont know if things will change now that they are changing the name to "The Reserve at Clearwater" ( for the nth time ), but as long as the same staff is around,I seriously doubt it. For the price, I'd say run like hell!

Apply if you'd like...
For a total of seven maintenance requests I have made, THREE were responded to--the others forgotten.<br><br>Small sugar ants rule the apartment kitchens, bathrooms and bedrooms. When I called for pest control, the office advised me to use "Windex" on the areas of concern, because the ants do not like the alcohol...Maintenance showed, days later, and sprayed what might have been Windex into areas of concern.<br><br>Mildew in the vents causes sickness and makes for several trips to the hospital for individuals with asthma. When asked for maintenance to check the vents for mildew, they advise that the vents have already been checked and that there is nothing of interest to be found.<br><br>As for recommendation: As long as you don't mind ant armies, upper respiratory distress, a dirty pool, smart-allec comments from office staff, poor management decision-making/customer service, and ugly/expensive paint projects that take funds away from your fitness center being made accessible...I would say sign up!<br>

I am impressed!
I recently moved in to the reserve and everyone was very helpful and fun. My apartment was very clean and everything was new. When I went to see my new apartment they walked with me to show me my apartment and made sure everything was great.I feel it is a great place to live.

BEWARE RATS, RATS, RATS
don't even look here- horrible- old appliance which make for high electric bills- bugs- maintence is awful and yes rats! gate is always broken- grounds are gross and limited parking- low move in specials brings trashy trashy people! BEWARE!

This apartment complex is the worse that I have ever lived in. I have had rats and mice in my apartment and the office does nothing about it. I would never recomend this complex to anyone.

THIS PLACE SUCKS
yo, I have lived here for a year now,and out of that year the security gate has worked 1 time for a week. Other then that it has been broke down. The maintenance guys are really rude and they never get around to fixing problems. I hate this place!

THIS PLACE SUCKS
I PRESENTLY LIVE HERE AT JASMINE, AND SINCE THE NEW PROPERTY MANAGEMENT TEAM OF WATERTON PROPERTIES TOOK OVER, IT HAS STEADILY GONE DOWN-HILL. MANY TENANTS ARE BREAKING THEIR LEASES, AND SIMPLY LEAVING, DUE TO ALL THE LIES AND MIS-STATMENTS MADE BY MANAGEMENT. THERE ARE DUCKS AROUND ALL THE PONDS IN THE COMPLEX, AND THEY LEAVE THEIR DROPPINGS ALL OVER THE SIDEWALKS. WATER BILLS ARE $60 PER MONTH AND UP, TRASH COLLECTION IS $8.45 PER MONTH, BUT THEY ONLY EMPTY THE TRASH ONCE A WEEK. RATS AND OTHER ANIMALS HAVE BEEN SEEN BY THE DUMPSTERS, GOING THROUGH THE GARBAGE. THE POOLS ARE CONSTANTLY CLOSED FOR REPAIR, AND THE FITNESS CENTER THEY SPEAK OF IS A COUPLE OF OLD PIECES OF EQUIPMENT THAT ARE MISSING PIECES AND ARE WORTHLESS. THE OTHER AMENITIES ARE IN VARIOUS STAGES OF DIS-REPAIR, INCLUDING THE 1/2 BASKETBALL COURT, THE TENNIS COURTS ARE LOCKED, THE "GATED COMMUNITY" IS A JOKE, BECAUSE ALL THE FENCES ARE DOWN, AND THE GATES ARE BLOCKED IN THE OPEN POSITION. THE KIDS FROM THE SURROUNDING NEIGHBORHOODS COME IN CARLOADS TO SWIM AT THE POOLS, SINCE MANAGEMENT DOES NOTHING TO PREVENT IT. RESIDENTS HAVE GIVEN UP EVEN TRYING TO SWIM BECAUSE OF THE UN-HEALTHY CONDITION OF THE POOLS (ON TWO OCCASIONS, PEOPLE HAVE DEFECATED IN THE POOLS) MANAGEMENT DOES NOT REPAIR ANY PROBLEMS, THERE ARE ACTUALLY WALLS THAT RUN WITH WATER INSIDE SOME APARTMENTS WHEN IT RAINS. MOST OF THE ROOFS ARE SO OLD AND PATCHED, THEY DON'T EVEN BEGIN TO HOLD OUT THE WATER WHEN IT RAINS.

The truth
First, keep in mind that the positive posts may be tainted with new owners / management. <br> <br>Second, and the most recent, I have called in 5 (yes five) times for a problem with my air conditioner. They did send someone out after the second call to 'fix' the unit. Whoever this person was saw fit to 'fix' the unit in the middle of my living room - leaving metal shavings on the floor and the smell of cigarette smoke in my apartment ( I am not a smoker). The next day the 'fixed' unit was down again. After my third complaint the apartment was so hot I had to stay the night at a local hotel, the INDOOR temperature being 95 degrees. I submitted my complaint along with a copy of the receipt requesting reimbursement. Not only have I not received any reimbursement, I have not recieved a response - not even so much as an apology or the air conditioner to be properly fixed!!! <br> <br>Third, the "PLEASE EXCUSE OUR MESS" signs have become meaningless and more of a nuisance for the past 6 months that they have been up. Shouldn't some sort of progress be made over a SIX MONTH time period? The biggest improvement I have seen thus far is repainting of the tennis courts. In the scheme of things, you would think this would be the least of their worries. <br> <br>Fourth, the ponds have not been at any proper level as you can clearly see piping from the fountain as well as the filtration system. So much for my 'lakeside view'! <br> <br>Fifth, they advertise a FITNESS CENTER. In my opinion, broken machines with absolutley no weights do not qualify as such. <br> <br>Last, the so called maintenance person finds it reasonable to use the trash compactor at 11:00 at night as well as 6:00 in the morning. <br> <br>Good riddance Jasmine of Clearwater!!!

You people must be kidding!
I have been a tenant here since 2002, on the southside which in 2002 while called Sunchase was basically extremely neglected. A dump that I found on the internet when I saw it from Jersey. Then as Jasmine was a bit better... but once the new owners came in.. the differences are extreme. The south side especially where on the weekends the outsiders came in droves to use the pool that is too far away from the office. Now, there is no such a thing. Very well controlled. There are no more boats stored on the grass, and the gates work 75-80% of the time as opposed to nada/nothing/ziltch before. And the bad element cannot afford to live here. All the trees were trimmed and domed, the pools were resurfaced, the grounds came to life, irrigation in place, lighting at night makes you feel safe... I can go on and on. The manager Vicky is not only professional but she knows her stuff, and maintenance under her direction are doing a fab job. Only thing that I can think of is perhaps an additional trash dumpster, and better A/C maintenance to keep costs down. Otherwise.. I have the greatest view of the lake, it is quiet, and the pools are sooooo clean. For the money you can't beat it. The negative remarks here must be from competing complex managers or their staff. And no, I am not working for this complex. I just dislike people who down this place in its present condition. People can be pigs.. not management's fault. There are 2 dogie parks, if someone is too lazy to walk their dogs to them, management is not at fault, but they do catch them when you and me who live here see who done it and report it. I do all the time. problems gets fixed. If you care about where you live, then management will stand by you as well.

Take the GOOD with the BAD
I have lived at Jasmine(Sunchase) apartments since 2001. What I liked about the apartment was that it came with a washer/dryer, dishwasher and disposal. We also were giving a great "special" price but they "tried to raise our rent after our lease was up buy almost $100. My rent is still the same because I put up a fuss and told them that my lease is my contract and they can´t raise it. I had one of my friends (who is an attorney call them) Be careful they will try to get over on you. What I didn´t like was the carpet and the oven (which is still partially broken, but I don´t cook often so I don´t mind). After we moved in, we started to notice water stains on the walls and ceiling I notified the office and they said some one would come out to look. That is all they did was look. Also, I noticed that things were spray painted with some sort of appliance paint. The tub and toilet are peeling. <br> <br>The things I like about the apartment is that it is very quiet in my area (South side). There was one family that caused a lot of problems but they are long gone. I also like the fact that there aren´t a lot of kids running around. I see the same kid everyday playing by himself. <br> <br>Since the new takeover, things have seemed to be a lot nicer on the outside. I know they want to attract other customers but they should also satisfy the concerns of their current residents.

A Mixed Bag
In my opinion, a renters impression of this apartment complex depends to a great deal on exactly WHERE in the complex you are located. This place is BIG. It has a "North" community and a "South" community. I believe that the North community is actually better overall than the South community. I have lived in the South community for the past year. <br>The positives: <br>1. The grounds are very nice. I don´t know why it doesn´t get higher ratings. <br>2. The price is very economical for the area. <br>3. The office staff is friendly and seems to genuinely care about the residents. <br>4. The maintenance staff responds to most requests in a timely manner. <br>The Negatives: <br>1. Some of the residents have "issues". This isn´t anything new...most apartment complexes have residents with "issues". However, several of these residents seem to be living in the same area that I am living in. The police have been called at least 3 times in the past month to the building next door. <br>2. My car has been broken into once and things have been stolen from it. <br>3. The South entrance has always been a favorite place for drug dealers to meet with their "clients". Both the former owners and the current owners are aware of this problem, however it seems that they are having a problem controling it completely. <br>4. In the summer time, there are always people in the South pool who don´t live in the complex, nor are they guests of anyone who does live here. These same "roamers" seem to have an ifinity for breaking into the fitness room and destroying what little fitness equipment in there still works properly. In defense of the new owners, I believe they are attempting to fix this issue as well, however it is still a problem just like the drug traffic is still a problem. <br>5. There is an AWFUL smell in some areas on the South complex. From what I´ve been told by the maintenance people, it has to do with the sewer system. The owners have no control over it so I don´t blame them for it. In their defense, they´ve even contacted the City and the County regarding the issue....unfortunately no one seems to want to take responsibility for it. My point in mentioning it is that this smell DOES exist, it´s not in your imagination, it has nothing to do with the cleanliness of your apartment or the apartments around you. Just be aware that it is there and you will have to live with it if you move in here. <br>My suggestion: <br>This is not a bad place overall. If your budget is tight, this is a place worth considering. I suggest that you choose an apartment on the North side, close to the leasing office if possible. Keep the leasing office phone number close at hand and call them if you need anything.

Yes, Yes, Yes, unless you can afford 2K a month on the beach!
We picked Sunchase for the price. It is one of the most affordable apartment complexes in the area. We looked at several! The ammenities also helped. Washer/dryer combo in your apartment, screened porches, fireplaces, two pools, a fitness center, tennis, basketball, etc, etc. I do admit after a couple of weeks of move in (July 2003)things started to take a slide down in apperance. Then we got the letter from the new owner. Ever since the management change things have been going great! If you are looking for an affordable apartment in a great location, check out Jasmine of Clearwater.

Sunchase now Jasmine
I don´t even know where to start, but here goes.....After living here for 2 years I would not reccomend this place to anyone! For the last 2 years I have tried to get the floor where the washer/dryer is located to be repaired...to no avail. The appliances were so bad I was forced to purchase my own...Then came the big flood from up stairs! My entire apt was covered in water! Floors/Walls...Once I notified the office, it was 13 hours before someone came to clean up the mess. 13 HOURS!!!During that time I called the office 3 times to check on the "status" as to when someone would come to clean up the water, only to be told by the very rude office staff that I had called 2 times before and that someone would be there eventually! They had to tear out the carpet & replace the padding-touch up the paint, only now after a year ago, you can see everywhere the water stains are, not to mention the mold everywhere.Not to mention, I feel sorry for whomever moves into this apartment after me! Since the flood came from upstairs it ruined the sub flooring and you can hear EVERYTHING upstairs! After calling Colorado so many times that I lost track I was only reimbursed for 2 days of the week due to all the time I have missed work. I gave up on calling the regional supervisor Colleen Comfort, she never did return my calls!!What was AIMCO paying her for anyway??? <br>Our bedroom windows leak, paint is chipping away from the windows, the bathroom tub is disgusting and they never did fix the master bathroom sink. It has leaked for 2 years. <br>I have ants and spiders everywhere and to top it all off my husband was bitten by some sort of insect while sleeping and there was a trip to the emerengcy room.I haven´t seen pest control in over a year & 1/2 due to the fact you must request that service from the office! Guess I´ll submit the ER bill to them!! LOL We are out of here this weekend and might I add, this place will go down in my records as a complete nightmare! THANKS Sunchase/Jasmine! THANKS for NOTHING!

Roller Coaster
My 1 year at Sunchase (now called Jasmine) has been a roller coaster of sorts. When I moved in in July 2002, things looked fine. I was happy with my apartment and realized that some issues come with living in one of the least expensive complexes in Clearwater. <br> <br>However, things started to go downhill. Security gates malfunctioned, potholes appeared, a non-working spa was turned into a large planter instead of being repaired. The overall appearance of the complex began to look rundown. <br> <br>Then came new managers and some improvements. That was late 2002. Things started to look good again. Gates were working, the complex had some attractive landscaping done, trash was being picked up, fountains in the lake were returned to working order. <br> <br>But, the downhill came during the past three months. Gates haven´t functioned in two months, potholes the size of small craters appeared (management´s remedy: put orange cones in them), and the lawn went unmowed for several weeks. <br> <br>This was about the time we learned that the complex had been sold from AIMCO to Waterton. I hope that the problem is that of AIMCO knowing the complex was being sold and deciding to let the new owners handle it. But that was a month ago and nothing has changed...except that the lawn is getting mowed and some of the abandoned vehicles and boats are getting removed. <br> <br>I have never had a problem with apartment maintenance staff. They have always responded to my concerns in a timely manner. I think the rent is reasonable, and the floorplans are laid out well. I just want to bring my friends and family to a place that doesn´t look like a slum in the making.

A "No Frills" place to live.........
I have lived at Sunchase for 7 months. It has become evident that Management is seriously lacking and remiss in their duties. Whether one is to walk the grounds or attempt to use the fitness facility, it is clear that no one there seems to care at all. The majority of the residents fail to pick up after their pets. Beer bottles,broken glass,food wrappers and other general garbage litters the grounds. The dumpster is often overflowing. Residents work on their vehicles on property, which adds to its unsightliness. The fitness center was closed due to vandalism. That was well over a month ago. Nothing has been done. They don´t even try to maintain and service the equipment. Kids just seem to have the run of the place. The "controlled access gates" are always broken. Pot holes adorn the property. Landscaping is non-existent. Inside my apartment mold formed up the bedroom wall. When they finally came to fix it, they bleached the area---and the carpet in the process. Our apartment has a constant sewage-smell to it. Fellow neighbors have complained of the same in their units. The appliances are old. The bi-fold doors on the closets are crappy. Our lease is up in October. The leasing office still has yet to notify us that our lease renewal is coming up. I guess you really do get what you pay for.

If Section 8/HUD are OK.......
then you won´t mind renting from "ShadyChase". <br><br>We didn´t know until long after we moved in that Sunchase accepts government assisted living. This, one can tell, by the new tenants and the more prevalent beat up cars. This apartment complex continues to go "down hill". <br><br>Maintenance, if you can call it that, is poor. Unless you are on government assistance or work for law enforcement, count on things getting repaired slowly, if at all. <br><br>After almost 2 years living here (we renewed because we were told there would be new management that would improve the developement - NOT) there are still things not fixed from our move in date. <br><br>Office staff has become unfriendly and does not want to deal with any problem. Recently, the pool was closed over 10 days and no explanation as to why. <br><br>The entrance/exit gates are a joke. Broken much more than working - little "security" there. <br><br>The crime rate on the South side is high - police are called a few times a week due to drugs. <br><br>Landscaping is non existent. There are people here once a week to mow the sand though. <br><br>The trash dumpsters are always over flowing on weekends, spilling out with the scent following. <br><br>Pest control was originally a monthly service but now it is done only when you call. A lease change without notification to the tenants. <br><br>The office´s major improvement was to get the fountains working again. They worked for a few months and are now non-functioning again. <br><br>Sunchase used to be a nice place to live (5 years ago or so) but now it´s a place to avoid. <br><br>We are out of here - never to return or remember this BAD experience.

Served its purpose
My husband and I lived here the first two years of our marriage. No real complaints. Because of US 19, the noise was sometimes much. Not crazy about the area - low income area right up the road. <br> <br>We were happy here, but would have lived someplace nicer if our budget had allowed.
