Maintenance issues are...
Maintenance issues are rarely ever fixed the first time. Overcharged for water usage for past year and a half. When you move in, you're billed for an "electrical recovery" fee which is them charging you for the electricity that was used between the time the last tenant moved out and you moved in. DO NOT PAY THIS FEE. IT'S A RIP OFF!!

This apartment complex...
This apartment complex has a lot of pros, the neighbors are quiet (but I do hear a lot of noise from US 19) quick maintenance and the staff are mostly friendly but the apartments are old and not worth the price, especially after they tack on all the additional fees. The plumbing here is bad and I have had many problems with it over the year I have been here. Water gets shut off a lot, and they have a tow truck come around every night to find people parking out of place when there isn't even a lack of parking here to begin with. Its not worth the headache!

Convenient gated community ...
This is a fairly well managed gated apartment complex. It is very safe and quiet small community adjacent to a bustle US Highway 19. The buildings are a little old but they are clean and kept up well. There is only a little thing here and there need to make adjustment on such as tenants need to clean up after their pets (Maybe the management has to provide bags around the lawn would help.)

Property manager is excellent. Maintenance staff is quick and thorough. Neighboring tenants can be loud and inconsiderate of others who live around them. It is a large property without signed roads so explaining how to get to your unit can be extremely confusing for a newcomer.

I am disappointed there...
I just did that..in my survey.. Also, huge big lights were put outside and they are actually blinding at night!! But, there are areas of apts that are in the dark. What is that about! your electricity bill will be absolutely huge and I don't appreciate having them shining like a bright beacon in the bedroom!!

It has its good features...great in the beginning but as time has passed of living here things progress to not so good in many aspects. I am not so unhappy that I would break my lease and move out but I surely would tell someone to be cautious when choosing where they want to live. The Reserve being one of them.

It has been pretty good....
It has been pretty good. If I've any issues they have been addressed very quickly without any kind of negative attitude. I even lost my badge they founded and gave it back to me. Like I sais, it has been pretty good.

Our experience has been...
Our experience has been ok here, it could have probably been a little better. The water gets randomly shut off on average about twice a month usually because an emergency repair needs to be made some where on the property. Every now and then we will get an advance notice but normally you won't know your water is shut off until you try to use it. The sprinkler system doesn't always work properly it seems like its on more often than not. It makes our apartment smell like rotten eggs and we can't walk out of our door with out getting wet from the nasty water which makes it frustrating with a newborn in your arms. Other than that it's been decent.

My family and I moved in and were out of there within 6 months! Within the first week we had a broken airr conditioner and had to have a wall unit brought up to our apartment. The air broke several times and puddles formed underneath it from leaking so badly on several occasions. The water bill that we paid was outrageous and was told it was split between all the tenents in the building? The washer and dryer stunk. They didnt mention that you pull the metal part out of the back of the dryer to clean the lint trap and our clothes NEVER got dry so we ran up our electic bill just doing laundry. The cabinets fell apart and the front of one of the drawers in the kitchen fell off. They came and glued it back on but ended up gluing the whole thing shut! The dishwasher didnt work, the stove was like lower than bootom of the line, and believe it or not our door frames were cracked and held together by several coats of paint. So needless to say we had frames coming apart in two different rooms. The actual bathroom door came off one eday too. The very front is the only clean section and is obviously for show. The further back you get the dumpier it is. The back pool was always filthy and full of rude people. The back gate never worked, and the whole back of the building was just gross and unkept. Our bottom neighbors were bad meth addicts and our side neighbor was a drunk child molestor. It was like living in hell. They told me that if we left by a certain date unable to pay we would not be charged. but yet I receive bills that I owe them! I totally left that place clean! Just pklease stay away. Stay in a motel until you can get yourself together financially because it is all a set up to make you fail. They act like they are giving you a great deal and charge you for everything under the sun. Just a bad experience and I REGRET HAVING TO HAVE BEEN IN THE POSITION WHERE I FELT I NEEDED TO MOVE THERE. SATY AWAY.

Be advised and aware !!! This place is managed by Milestone Management. Milestone has a few properties in the Tampa bay area and ALL have unfavorable comments. Why? Because the shareholders could care less as long as they get their money. So let us take a look here. Now the person that left the negative feedback on 04/28/12 with the subject (This place is a dump) really sums it up. If you are moving to FL or the area and are about to rent or are even considering renting, you should have enough sense to see that it is not just one or two that are making negative comments about this place. Don t you think that management sees these on apartment ratings.com? Trust me they do and why do they not fix the problem with one negative comment after another? Because they do not have the money to spend on it. So, they count on people that move in the area in troves to not do any research because if they did, they would be reading this right now and not being trapped in a hell hole. I lived here for years and can tell you first hand that it was a living nightmare. It was always something if not the paper thin (And I mean paper thin floors) then it was parties, homeless, drug dealers, air not working, no lawn irrigation that lead to dried weeds, dog crap, police in the complex all the time because of the scum that huddle there and the list goes on and on .. If after you read all the reviews and move into this DUMP then you are asking for problems. It s that simple. If you are in search of a place that is respectful, then plan on spending at least $985.00 a month for a one-bedroom apartment in the Clearwater area or you will be living in a trashy place just like this one. It is as simple as that. You get what you pay for Good luck and be safe ..

LIVE IN THIS COMPLEX for 9 months, I started paying rent of $ 533 and so far my income went up to $ 700. WHEN THEY FILLED BY THE LEASE HAVE THE FIRST 3 DAYS TO PAY MONTHLY INCOME, but if you pay after the first day they do charge $ 125. 2 MONTHS AGO WHERE A NOTICE SENT YOU CAN NOT HAVE ANYTHING APARTMENT hamper entry as you would charge $ 100. PARKING RULES CHANGED WITHOUT NOTICE AND BEGAN TO TOW THE CARS. It is a very good place to live. BUT MUST improve many things. A WOMAN has just moved next to me and WEEKENDS ALL TRASH accommodates her in the hallway.PEOPLE TAKE THE DOG TO LESS ---- WHEREVER THE DESIGNATED AREA.Here is the new neighbor garbage in the hallway, from Friday THE SUNDAY NIGHT AND WHO KNOWS IF THROUGH MONDAY.

First of all, the only reason we chose this place was because we are new to this area and after we stopped by to look at apartments here they called us every. single. day. and asked if we made a decision yet. They even sent us catalogs in the mail at our old address, advertising for this place. I was not happy with any of the apartments we checked out in this area, they are all less than average quality wise, but since they paid so much attention to us I thought they would be nice and caring and good to work with. Wrong! I guess they were more like begging to get renters. They force you to get renter's insurance, but they pretty much make you stuck with the company of their choosing since you don't get any time or warning to call around and look up rates through a company of your own. You have to pay it all on the spot or get charged monthly which is something they never mentioned while we visited here it was just sprung on us at lease signing, and I'm sure they are making money from using this company since it is the only one they offer. I asked the office woman what the insurance covers and especially if it covered hurricanes and flooding since this is Florida. She couldn't answer a single question and told me to call them. Call them after I already agree to go with them? Um...ok? After we moved in they forced every one to get parking permits, which seems unnecessary to me. They towed one of our neighbors for not having one even though they've lived here for a long time, but our other neighbors had visitors parked for 3 days straight without being towed, and it turns out they are good buddies with the office workers. Unfair favoritism! It's not anyone else's fault that the apartment complex did not build enough parking for the amount of apartments they have here. My neighbor likes to follow me around outside and yell at me to pick up my dog's business because she swears that I don't. I do. So I told the office about her and instead of them doing anything about it, they told me to make sure I'm picking up the poop and left it at that, they did not address any of my concerns. Now this neighbor mumbles racist things and runs outside her door every time I'm outside. I hear "stupid white -----" a couple times a day and also brought this to their attention. They responded with "oooooh nooooo....make sure you pick up your dog's poop." Yeah, got it, thanks for nothing. They tell you pitbulls aren't allowed here, yet they are all over the place. I hate it here. On top of the people here making it a crappy place to live, the apartments themselves are way too small and way too over priced. The carpets are disgusting! Our carpets and walls were dirty when we moved in even though they swore they cleaned the apartment twice. I spilled a cup of WATER with nothing else in it, and it left a huge stain on the carpet. I better not be charged for that when I leave!

If you ever have guests DO NOT RENT HERE. They make residents get parking decals and most residents are too lazy to get them so they park in visitor parking. Parking was NEVER a problem before they put into place the decals. They are obviously making money from the tow company and THEY WILL TOW YOU without a decal. It's ridiculous. Before parking changed I had few complaints.

I've lived here for a year. Where do I begin with my review of this trash dump? PROS: - Quick response from maintenance staff. Literally, that's the only good thing I have to say about this complex. CONS: - New parking enforcement is LUDICROUS! BEWARE IF YOU CHOOSE TO LIVE HERE AND YOUR CAR IS SUDDENLY TOWED AWAY. They are literally towing cars for the most absurd reasons - even if you have a flat tire! - AMENITIES ARE PRETTY MUCH NON-EXISTENT. I don't know how they can say that they have amenities when the pool is infested with people that don't even live here (!!!), basketball court is just a cement court with no actual basketball hoops, the dog parks are DISGUSTING and nobody really uses them, the pools are never cleaned, and the "gym" is tiny. - Gates are always open. - ------, the manager, shows no sincere interest in actually caring about whatever issue a resident may have. - LOTS of shady people living here. Thugs, -----------, people that are -------------.. you name it. - Frequently hear people argue in the parking lot late at night or in the mornings. - Police are alwayssss in and out of this complex. The first week I moved in here there were cops all over this complex and a police helicopter flying above with a spotlight on the complex grounds. Go ahead and ask the police yourself how many times they come here. Walking home one day I saw a man and a woman come out from the bushes on the corner of 142nd Ave N., walk into the complex, and go straight into the pool area. There are alwaysss druggies in the pools and that's why not many people use the pool area. I tried complaining to management but never received any response or acknowledgement. One time I used the pool area by the south side and there were a group of men drinking and smoking weed. As soon as they were done I watched them walk out of the complex. They didn't even live here!!! Live here if you choose but good luck. Don't be fooled by the size of the complex or the staff being nice to you upon visiting the complex. My girlfriend and I call this place "the projects". If you've ever been to the projects in NYC then you know what I mean ;) My lease is ending next month but I'm moving out 15 days early and taking the hit on the rent. I can't take it anymore.

I lived in the complex for over 8 years, and I can honestly say I found it to be a great place to live. The grounds were maintained, the area was quiet, and the neighbors were pleasant. The office staff was always courteous and friendly, and worked to accomodate me when I needed something. There were very few times when I needed maintenance, but at those times, the maintenance men showed up promptly, fixed the problem,and remained friendly and courteous while in the apartment. If my circumstances hadn't changed, I would have remained living there.

This place is ridiculous. All of a sudden they claim we have "parking issues" and they are now forcing everyone to register their cars with the office and place decals on our windows. Visitors can only be parked in a spot for two hours before they will be towed. That's a little over board especially when there is no problem to begin with. There may be one or two buildings in the back that don't have enough parking spaces for the amount of apartments over there, but that is a problem that the apartment company created themselves, yet their solution is to punish everyone living there with inconveniences. Also, what is the point of having a gated community when the gates are always broken??? And forget about it if you have any issues with neighbors. We could not leave our bedroom blinds open ever because the men who lived across from us would stare into the bedroom until I closed them. I reported this to the office twice and nothing was done. Yet crowded parking in the back creates complex wide attention? There are a lot of creepy people living here. There is a man who will go to the back pool and try to sell crack, even to minors. They have a bathroom by the back pool also that constantly has used condoms every where and someone took a dump in the sink.... I wish I had done more research before moving in.
