There are a lot of positivities to living in this complex: quick maintenance service, well maintained landscaping, cheapest rent in the area. There are also a couple drawbacks: washers and dryers are not guaranteed in your apartment and you do not actually see the unit you will be moving into until the day you move in. Overall I would recommend this neighborhood to my friends and family.

I enjoy living in this lakeside community. I feel safe and it is a beautiful environment! I love the ducks and I love walking my dog along the ponds. I love that I can walk to the club house gym to work out.

Lake Carlton Arms Lutz is an amazing community. Clean, safe and the staff is very accommodating, helpful and responsive. We enjoy the ameneties and the pet friendly environment. I would recommend them to anyone looking for a place to rent.

The grounds are immaculate, both the office and maintenance staff are friendly and responsive, and I have had zero problems with neighbors in the 6+ years I have lived here. This is a true community, not merely an apartment complex. I hope the Mahaffeys remain owners for many years so that this never changes.

The Carlton Arms community is a great place to live. It is quiet, safe, and my neighbors are very friendly. Staff takes care of the grounds regularly. At all the amenities function properly. Lake Carlton Arms in Lutz is a very nice place to live, especially on one of the lakes. The staff is friendly and always responsive. Garbage pick up is efficient. Maintenance is top notch. The apartments are dated, but they are working on that. I have white kitchen and bathroom cabinets and tile backsplash. All my floors are solid surface and you have the choice to have carpet in the bedrooms, which is replaced with every new renter. The large patios are awesome!

Not a brand-new community so it has been time tested. It may not be new, but it looks new, constant maintenance is the norm. Every year the tree limbs are trimmed, and every building is pressure cleaned with walkways included.

I came to be here only 1 year and it's now going on 3 years. The grounds are well kept. I've had the pleasure of seeing deer in the wooded area, the ducks are sassy but rather friendly. The maintenance crew are fast and friendly.

LCA is the safest and best maintained apartment complex in this area/price range. I have been here since 1992 in two different apartments. Looked at other places. Did not have the facilities, land, lakes/ponds, etc.

Maintenance has always been top notch and the scenery is beautiful! Appreciate the upkeep and landscaping. On the flip side, we need better airflow in the gym-very stuffy. Need to put an end to neighbors walking dogs without leashes, not picking up after themselves, or having big dogs beyond the weight limit.

Ground maintain beautifully on cruise very efficient. Trash is picked up on time inside maintenance completed quickly. would like to see new windows in the apartments a new sliding doors in the apartments. The ones that are hurt currently here old lotta condensation and dampness would also like to see the polls for the laundry rooms. Reinstalled they were useful and helpful couple people and I were doing laundry this past week and noticed that they were down thought that they were for maybe painting project but they are useful.

Love the community beautifully maintained,great views, wonderful patio, friendly people and an amazing maintenance staff that keeps everything working. The value compared to other apartment communities is amazing. Do you have the kind of views, to have such great community socials, have access to basketball courts and tennis courts as well as being able to vote and fish make this a very unique community.

Lowe rent than other communities in any nearby vicinity, beautiful lake to walk around, and fantastic maintenance that usually comes in the same day that you put a service request in. Depending on where you live, it's also incredibly quiet and peaceful.

The community is great. But just wish they would do something about the constant smell of Marijuana. Also it would be nice if they didn't increase the rent so much. But overall its not the worst place.
