The staff is very friendly, the complex is well maintained, maintenance requests taken care of promptly and rent pricing did not increase as drastically as many complexes did during the COVID pandemic.

LCA is a safe, clean, and affordable place to live. The neighbors are great and so is all the staff. You never have to worry about coming home late because it is very safe especially for single individuals

Landscaping is kept up beautifully. Repairs and maintenance issues are resolved promptly. The staff is attentive and friendly. My only real complaint is that my patio block is badly cracked and damaged. The only thing they will do is paint over the old paint. I was told that the cost to repair it properly is prohibitive.

This is a great place to rent from. I've never had a bad experience with either the office staff or the maintenance staff. The complex is clean and well maintained. The pool area is well kept. I've never had any problems living here.

My experience at Lake Carlton Arms Lutz has been positive. The property is kept clean. The new sanitation company could do better. When small trash items fall out of the carrier they do not usually pick it up.

This is the most welcoming community I've ever lived in. The property is gorgeous and the amenities are perfect. The apartment itself is comfortable and well maintained. My fianc? and I rave about this place to anyone who's looking for a place to live.

The best apartment complex I've lived in. Their staff is the best I've ever dealt with and what every apartment complex should have. I'm getting ready to renew my lease and this is one of the first times I can't think of a reason I should move/not renew.

I think overall it's great. I have suggested however, that they should stop emptying grass blades into the lakes as it is building a nitrogen growth. also, traffic on Van ---- is impossible on Sundays as there is Grace Church traffic and its hard to get across to Dale Mabry Hwy and back.

The community is very well-maintained and most of the staff are amazing. The maintenance personnel are courteous and professional. The apartments are clean and updated. The amenities they have here are spectacular. I love coming home here. The annual Christmas party and other community functions are fun and make me want to be apart of this community

I am so happy here! The upkeep and maintenance of the community is top notch. We love feeling like we live in the park; so many trees, wildlife and all the lakes. Most people that live in the neighborhood are very friendly. I have enjoyed living here and don't see us moving anytime soon.

I was recommended this place because of price and safety of the location. I love the place alot. Looked very nice for me and my pets. I have a corgi and a kitten and they have trails I can take my dog around within the apartment area. Hope I can find a job around so I can finally settle in FL and get this apartment.

I've Iived here happily for 27 years. I have no plans to move either. Quiet friendly environment. Love the flora and fawna. Service requests are answered so promptly and the people are so nice when they come.

Wonderful, very clean, safe, and everyone is ridiculously friendly. Beautiful nature all around as well as all types of wildlife. My maintenance requests are always completed day of very swiftly. All my neighbors are lovely and nice, it really feels like a little community here.

I have had great experiences at this community and hope to stay a few more years. The only thing that I wish would change is that you would offer three bedrooms. It is so needed and because I am outgrowing the apartment, I am looking to move at some point.

Lake Carlton Arms is a wonderful community! If you love nature, this is the place to be! The neighborhood is great because everybody really tries to be respectful of one another. Staff is is friendly it the office. The maintenance is always prompt with great workmanship!

We have really enjoyed living here. Our townhouse is perfect fir our needs, and we especially like having a large patio area overlooking a lake. The maintenance people are prompt in taking care of any pronlems. Thanks, Tammy

When the neighbors smoke cigarrettes or weed in their apt it, the smell filters through the airducts and stinks up your apt and it doesnt matter if you buy special airfilters which I have nor how many odor plugs you have in your outlets...

So far its great! My neighbors are quiet, im able to rock on my porsh and feel at peace. Only thing i suggest is to clean up the area where thw trashcans go under the stairs, its super duty in our building, others are veey clean.

The community is nice at Lake Carlton, but the traffic on Van ---- is not so nice. It takes a long time to get a short distance one you leave the complex. I just feel that too much was built on Van ---- Road in the last 10 years. Nothing against Lake Carlton Arms, but rather the encroaching of churches and condos outside of the complex.
