Extreme parking lot flooding

We have spoken to management multiple times about the extreme flooding that occurs at Advenir at Walden Lake when it rains. The property has 3 gates, 2 of which do not flood yet they have to be asked each time to open them. It is hurricane season, and and there was a hurricane coming right towards Florida. The bulk of the rain had not yet started and the parking lot was EXTREMELY FLOODED. Our car was literally floating the morning of 10/07/24. There is a state of emergency across 50+ counties including Miami Dade but management put no plan in place to keep residents safe. Why refuse to open that gate, keep it open and send an email to the community to use the gate as an alternative? Multiple emails go out about late rent payments, but no emails about what they've done to help with flooding until we complain. It is so frustrating and upsetting because they have a safe option yet refuse to use it without a fuss from residents.

My experience at the community was different than I expected it be. The community having the amenities that I greatly look forward to utilizing and also see others come out to participate in community favors such as "pie eating". Totally different from the usual and was greatly appreciated. Look forward to being a tenant there pretty soon.

I have placed several work orders and have submitted a formal complaint prior to that about the poor condition of this apartment. Only 3 things were corrected on the work order ?? when I had a whole lot of issues. I am about to resubmit more work orders now. This carpet is not up to par when moving in it had spots in both rooms they sent a carpet cleaner person and the same spots reappeared which means it's soiled? the outlets keep going out ? the main bathroom in my room shower is peeling like crazy ? the stove is DISGUSTING and has been since I moved in!!! Base boards are missing since my move in and every time it rains it floods right by the door!!! I pay too much to stay here and I always pay on time!!! I have NO SCREENS on not one of my windows so I can't lift my windows to get fresh air. I am completely disappointed in my living state!!!

The apartment complex is a very nice community. They are currently in the process of updating all the building to make them look nice and refreshed. The management team members are all kind and easy to work with.

Maintenance is terrible. The individuals over the activities that the complex host are amazing people. The amount you pay in rent do not match the quality of the apartment. Maintenance team is lazy and will do bare minimum.

Advenir Living is a great experience in terms of living experience for me. I love the peace and the cleanliness of the community. The administrative is also responsive and corteous. In terms of security, the aptments are link to Police department and for a concern, police would arrive in a few minutes

This community is very peaceful and very quiet. It just needs some TLC. I did my first work order for a hot water problem which maintenance came super fast and resolved. They did a great job. I see they are working on remodeling the buildings from the outside. Also, I see they have been trying to fill the potholes. There are a lot of potholes and uneven concrete steps, The valet trash is great however what concerns me are roaches, ants, rats, or any other pest. I have seen various tiny little ants and a couple of roaches in my kitchen since I've been here the past few days ultimately I haven't been here long enough to give a full review, but since I've been here these six days, this is what I've experienced.

Maintenance sucks, floods really bad, the stuff in the apartment needs to be upgraded. They need to lower the rent cause 2000 plus a month and it take them more than 60days to complete a maintenance request is crazy. Then they closed the orde without completing the job. I can't wait to move

My experience in the year of 2015 was good but now it is horrible. The concerns of the tenants is neglected or push to the side if it's not a priority to them which is unfair to a paying tenant. Sad. The property in the front is up kept but the back part looks horrible

My experience at this community has been so far great from the move in process was kinda of difficult but the office staff made it really smooth they helped me every step of the way, when something is wrong within the apartment and I call them they are very fast when it comes to fixing any issues

I moved in last year September 2023 one of the issues is the pool is advertised online but it's not open for us to use. I also don't agree with the extra fees we are being charged. The valet trash should be for the tenants that actually need it I don't think it's fair that I'm being charged $45 for a service that I don't use.

I haven't had any issues living here. Just the rent has constantly going up within the year I've been living here and I have yet to enjoy the pool. My neighbors are pretty much to them selves and for the most part everyone gets along. I just would like for the basketball court to return..

The complex itself is ok. I have no complaints yet. I had an issue with the way the bathroom looked when I moved in. The vanity's in both bathrooms are dated and the "glaze" they used for the shower and bathtub makes it look painted. I wanted to use the tub to soak in but that's not realistic until they replace it. The dishwasher has a leak and the eyes on the stoves are dated. The screen on the patio has holes in it and needs to be replaced.

The maintenance on top of the game if you have a problem or issue going on in the building I mean they have a lot going on but at the same time if you see one of them and you tell them what's the problem they help you right away to the best they can

The maintenance crew has been the same since I moved in and it is ridiculous. We would always have to complain with management for the maintenance crew to fix the issues or continuously putting in more work orders.
