The value you get for what you are paying is not worth it. The rent is expensive and when you renew the lease they do not do any maintenance on your unit. No paint, no changing the carpet, nothing. The need to do a better job for what is charged.

I have been here for 11 months so far and have had no issues thus far. It's really quiet and the people are friendly. The staff is extremely helpful. The only issue would be the animals. But that is expected since there is a lake. Beautiful lake view btw

Since i moved in it's been great form the leasing agents to the maintenance workers. Every concerns i have they always resolved it. The only bad thing about the complex is the parking. It's horrible. Other then that great community

The experience I had wasn't so bad. The lady walked me through the process and I got approved. Once I got my unit, I had some issues but they were resolved within a reasonable time frame. Depending on what part you live in you might not find parking.

The community is nice all around.The view of the lake and woods is nice,especially at sundown. The pool and gym is well kept.The office staff are super nice and very helpful. Also has freindly neighbors too.

Typically pretty quiet and uneventful. Great location, close to highways and not too far from Miami or Fort Lauderdale. But their maintenance repairs are subpar. They usually do a bandaid job rather fixing the actual problem. Things that should be replaced are fixed repeatedly, and eventually become dangerous. I have requested repairs multiple times for the same thing and they are not addressed. Also, the basketball court and playground, which are used by tenants daily, should be better taken care of. The same basketball backboard/hoop has been broken for months.

This place isnt somewhere I would call home. First off, the management at the office need help. They tell you something then do the opposite. The gates are always broken and the community is always flooded. They have the worst Sewer system. Even if a little rain fall. . I see couple car broken down in the water( I have many videos and pictures) this place need to be renovated. Only appliances . The layout is another story. Few interior lights ( only in the kitchen and bath room) the place is like a damn bat cave. This is something Dracula would sleep in. I will NOT be renewing my lease. PLEASE BE AWARE. Place is cheap but you get what you pay for. Buyers be aware.

overall the stay here is okay. the only colaint i have is the residental gate is always broken and takes a extermly long time fix sometimes. And when it rains it floods over sometimes you have to complain for them to open back gate.

I like living here withe the exception of (2) things - no assigned parking and the flooding. I have experienced a few management changes during my stay here, but for the most part, they have all been professional in their jobs.

While management and the rest of the staff are lovely, I truly am not pleased with the community itself. The gates don't work, the fixtures in the bathrooms are old and decrepit, the appliances have reached the end of their useful life, the playground leaves much to be desired. There are rules in place, which I love. However, those rules are not enforced. Overall, I really do not like the community.

This community was a complete disaster from the very fist day I moved in. There was mold in the apt. The maintenance team attempted to fix it by paint over it. Because they couldn't fix the problem after three months of living in a mold infested apartment they agreed to move me. I was moved into another apt. which was much better however, my the move out date was changed without my knowledge. The management constantly changed and no one was ever on the same page. It was suppose to be a gated community but the gate was always broke. When it officially became time for me to give my move out notice they charged me an insufficient notice fee because as I previously said they changed it without my knowledge. I moved out in January of 2019 and I am still dealing with them because hey incorrectly charged me and have yet to send me an updated invoice. DO NOT MOVE HERE. You will regret it.

Hi , my name is Carlos, and I just moved in here on 5/11/17 .. the place is great and it's also safe for kids to play around, the the fact that is access control makes me feel a lot safer, parking is ok but if come late from work chances are you probably won't find any but it's Miami what else is new lol.... Mr Walter Gomez the leasing agent who helped me with the applications process was very nice and show me great customer service I really really appropriate Mr Walter Gomez for assistance .

I think they should give Eddie a big raise for all the hard work he does. He makes the complex look good. He is one of a kind. Without him the complex wouldn't be the same. The complex is clean and looks nice because of Eddie.

They will sweep you off your feet with the model but won't let you see the exact apartment you'll be staying in they will lie to you and tell you you have to wait til they finish remodeling the place, they will be super nice to you but once you pay them that deposit and first months rent they will treat you like a step child, the office staff are very rude and aggressive, the maintenance team is great here i love the fact that we have a full basketball court here i play all the time, they give me a hard time about my girlfriend being here threatning to audit me and have me evicted all because she visits frequently they insist she lives here when she lives with her mom in a beautiful big --- home in south west ranches. I heard arguing followed by a few gun shots and tires screeching one night in front of my apartment right before i was about to take out the trash I can never find parking when i get home from work around 1230 midnight i have to sit and wait a while until someone pulls out its beat you catch a uner if you want to go out at night living here parking is ridiculous i think the manager is ---- and has a crush on me so he is hating on my girlfriend coming over here he is very nasty and mean. The place is swarming with roaches they claim to spray your place but it seems as if they leave roach eggs here to hatch instead because it seems like i see more and more roaches every say and i keep my apartment clean im always at work and have no one over but my girlfriend sometimes. They smoke weed and play loud horrible music on the steps every night i come home i have to say excuse me because they are stoned sitting on the steps doing pot and crack its horrible a nightmare, did i forget to mention maintenance is the only thing good over here they are really fast but its useless to have a gate because the ppl break it and tail gate all the time my neighbor is living with 3 kids and 4 adults in a 1/ 1 and im always hearing loud music along with them having sex while kids are crying and fussing and fighting every ------- day i cant sleep and im being harrassed about my girlfriend sleeping over frequently that she lives here and threatened to be evicted with a 7 day notice and audit etc everytime i complain about a maintenance issue here on top of that the staff work together and watch you hard and investigate your life like the police maintenance snitch on you and come in your apartment to fix issues when they are most certain you are gone or will be gone for a while one time i even came home and found a maintenance worker smoking a cigarette in my kitchen while working on my disposal i couldnt believe it he didnt even get fired the staff covered for him and apologize on there behalf and that was it they did nothkng about it, its not worth the money at all my car got broken into 3 times they stole parts off my girlfriends car while she visit me several times. Im getting tired of this i have only been living here about 8 months im definitely not renewing the lease here i do not recommend this rental community to anyone man you can do much better do your research on this place before you move here because things are not getting any better they are only getting worse the staff and property managers are all frauds and liars its all about money with them they have to be doing some dirt under the table over here and pocketing some of this rent money or water bill money. Them prices way too high they need to cut it! Goodluck! I feel sorry for the underpaid staff here they are getting pimped big time and are hired as spys and they once thought no one was home here and came inside of my apartment while i was naked sleeping in my living room the sound of the door opening made me jump out my sleep the guy was like woah woah im sorry i complained about that and they did nothing but apologize Everything here is horrible including the staff most of the residents appear ok everything is horrible except for the maintenance staff the timing is great with them only because they dont want any reason for you not to pay that rent they could care less about anything else ---- the tenants and the comfort of there daily living tenants dont mean a darn thing here bro thank god i pay my rent on time im always early never late but i will not be renewing this contract im getting the hell out of here this place is the worse place i have ever lived in my entire life something needs to be done they need security here to at the gate and one patrolling the community on a golf cart like most apartments have now a days. I have lived here since 2014 and i have enjoyed every minute living here. YES the parking situation can be frustrating but it's not totally to the point that u can't find a parking but u quite possibly will have to park in another area away from ur building. I am VERY happy that the garbage collection has extended to 3 days instead of 2. I work from home and i get the view of the community in the day and the evening and i will say that the community is busy after 5 with the tenants coming home but everyone make their way home as quietly and respectfully as can be. The tenants are very pleasant, children are well behaved. The staff is always courteous and professional, at times u may not get the answers YOU want but u get the answers. I have had my agreements and disagreements with the manager Jack but i do understand that he's doing his job and he also has authority to answer to.

These apartments ------- suck!!!! DO NOT MOVE HERE!!!!! NEVER ENOUGH PARKING FOR PAYING RESIDENTS!!!!!Don't expect to find parking close to your apartment after 10pm. Don't expect to find parking at all after 1am. I'm sitting in my car wait for someone to pull out, the only other parking they have is outside of the gate in the other advenir community (If your luck). This is --------. I'm tired and want to go home. I may have to risk getting mugged walking home from outside of the gate. They give us two guest pass that I think should only be used up until 10pm. Paying residents should always have parking. This is ------- ridulous. Your apartment wont look anything like the model!!!!!! The insides of the apart is old and dusty. Kitchen cabinets are cheap and painted over to look like they are upgrade!!! Under my kitchen cabinet it smells like ------- mildew. I hate cooking in my kitchen because the AC blows out dust because it's not clean. I know because it's stuck on my walls above the cabinets. Not enough cabinet space in kitchen. The bathroom is small as ----. Mildew in the tub. Can't store anything but patio furniture on the patio even if it's neat. Laundry room is small and dirty. W/D small as ----...I hate this ------- place. This is the worst place I've ever moved to in my life and I'm only 32yrs old. The tow company tows during the day which is stupid as ----!!!! I pay $1200 a month for a 1/1 which is too much for this sHitt --- apartment. Oh and I pay for trash......did i mention their is no ------- valet trash! You walk it to the dumpster yourself smfh. So over this place!!
