Income restrictions reduce the value of the community. The clientele are careless of waste. The parking space near my mailbox has been sticky from something my neighbor spilled 3 weeks ago. I hate parking there when its the space available.

VERY MOLDY AND EXPENSIVE APARTMENTS
These are the WORST apartments ever, first off they are to expensive and very small i had to get rid of most of my furniture and i came from a small apartment. yes the maintenance workers do respond immediately but they should these apartments are super old the appliance are dearly outdated, the management once told me that they could not afford to put grass down in front of my apartment, however the front of course is immaculant. There is a crime problem frequent break-ins a known drug dealing right around the corner from the playground. No security the police only conme when there has been a reported break-in which the management department never makes you aware of..Yes they have monthly meetings but the drug dealers and robbers are still here. Lastly they have a severe and i do mean severe mold problem and they cover it up by painting over it. Every year they go up on the rent 100.00 dollars and because the appliances are so old your electric bill is always over 100.00 would not move in again if the rent was free for a year. DONT DO IT!!!!!!

Awesome Under New Name and Ownership (Berkshires at Walden Lake)
Having lived here (Berkshires at Walden Lake) for 3 years I've found nothing but excellence. Maintenance keeps their promise to fix problem withing 48 hours. Grounds are always well kept, a walk around each morning (including Saturdays) ensures that no litter is collected on lawns. Strict rules are reinforced and there are no undesirables (to the best of my knowledge). Neighborhood Crime Watch meetings are held monthly, attended by the Miami Gardens police department. It's infested with ants, has been since the day I moved in. Of course, I wasn't aware of that prior to moving in. 1 year lease and movingg out in 2 months when lease expires.

BELIEVE THE REVIEWS- THEY ARE ALL MOSTLY TRUE..
I have lived here since July 05 and my lease is soon to be over... Honestly Lakes Edge is an ok place, though it's over rated. You pay WWWWAAAAYYYY to much for what you get... I haven't experienced any problems with maintenance or anyone in the office, but I am just waiting to see if I get my security deposit back in a timely manner!.. The exit gate is almost always broken, there is never a guard at the front, when it rains it pours! The front and mutiple other places get flooded very bad, so if you have a low car beware! There are ants and the apartments need a serious Design Remix! HGTV please come by here! I guess now that they are changing the outside apperance maybe they will update the inside as well- I won't be around to see! As soon as my lease is up I am out! When I moved in my rent was 864.00 now it's going up to 932.00 if you renew early and if not 1074.00.. That is a rip off, it's not worth it at all.. Overall it's aight, not worth the money, especially now that the rent has increased! If you can find another place that's worth the money or find somewhere more decent... By the way if you love a hang out spot this is your place...

Failure to return Deposit money on time or at all
I Lived at laked edge for 11 months and had a lease for 1 year. I moved out early december 2005 and up to this day, Still haven't received me deposit. I'ts been more than 3 months. Wasn't given a letter nor the money obviously. The new management team keeps giving me garbage about how they are the new team and I need to contact the old manager because they aren't on the same program. Whatever that means is all garbage to me. I had to contact paulette goupal and tell her that she's overdue on my refund. Well turns out she kept telling me she would have to call me back. That was before she stopped answering my calls. And the "New management" tells me that they can't help me cuz the previous owners are responsible. Hey! I paid the deposit and rent to LAKES EDGE Not to an individual person. Well I'm taking either paulette and/or Lakes Edge no matter who owns it to small claims court.

YOU NEED TO READ MY REVIEW
I USE TO LIVE HERE, AND AT ONE TIME IT WAS A NICE PLACE TO STAY. THEY CARED ABOUT THE TENANTS. IT WHEN DOWN HILL WHEN THEY LET GO OF THE MAINTENANCE MANGER.HE MADE SURE THAT WE YOU CALLED FOR A PROBLEM IN YOUR APT. IT GOT TAKEN CARE OF.NOW IF YOU CALL YOU HAVE TO WAIT AND IT STILL DOESN'T GET DONE BECAUSE OF THE BUDGET.<br>S O D O N ' T R E N T!!!!!!!!!!!!!!!!

YOU DON'T GET WHAT YOU PAY FOR
IF I HAD KNOWN THIS PLACE ACCEPTED SECTION 8, I WOULD'VE NEVER MOVED HERE. IF YOU LIVE IN SECTION 8 YOU MAY AS WELL LIVE IN THE PROJECTS. THE RENT IS MUCH TOO HIGH AND THE ADDED B.S. WATER BILL IS A SCAM BUT ONCE YOU SIGN THE LEASE YOU'RE STUCK. MY LEASE EXPIRES IN NOVEMBER AND I AM PACKING IN JULY BECAUSE I CAN'T WAIT TO GET OUT.

The rent is too high for what you get. The gates never work. You have to put up with loud neighbors which I didn't find out until I saw this forum are probably all on Section 8. I don't feel comfortable bringing guests to my place. I found another apartment in North Miami Beach that is $200 cheaper and the neighborhood is far superior. I guess for Section 8 it's ok, but why would anyone pay $800/month to live in what feels like the projects?

The worst company ever
they didn't give us our apartment on time ,we waited 5 days from the promise date. they wouldn't give me the corporate office.and then they tried to make it seem like we did some wrong.

Concern Tenant
I've lived in lake-Edge At Walden Apt. for 4-5yrs. If it wasn't for personal reasons, I would have moved by now. This place have gone through so many changes for the bad, not the good. OK! maybe this new manager(Paulette)she seems to be making some changes . The only problem, I have with her is that she is forcing the maintainence to repair her family members apartment only to live like they are in Coral Springs not in LakeEdge-At-What-The-Hell. How about working with the tenants apt the same way .Since I have lived in the community. Management,maintence,security, flooding and the sewage problem is terrible . There has been vandalism to cars,especially police cars in the community have been broken into twice, as well as 20 or more cars.Mangement states there is nothing that can be done to compenaste the tenants in the building but EVICT THEM!MANAGEMENT WANTS THE WORLD FROM THE TENANTS BUT DOESN'T GIVE ANYTHING IN RETURN TO MAKE THE TENANTS FEEL LIKE HOME BUT RAISE THE RENT , ADD ADDITIONAL WATER EXPENSES AND,BEAUTIFY THE MAIN OFFICE SO THAT THE FUTURE TENANTS WILL BE FOOLED. THIS COULD BE A WONDERFUL FAMILY COMMUNITY TO RESIDE IN HOWEVER, MANAGEMENT NEEDS A FACE LIFT AS, WELL AS THE BUILDING AND THEN WE NEED TO WORK ON THE UNDESIRABLES AND THEN GET THIS PLACE BACK IN SHAPE AGAIN . LAKEEDGE HAS POTENTIAL . <br>

It is a Hang-out
You are gaurantee to drive home and see everyone hanging out.That's not cool this place is not the city For the prices that we Have to Pay. Please be real. The Parking Lot is Flooded Because We Don't have a Drainage that work's. Blding 12 & 13 are alway's backed up. I lived on the second floor. And the tiolet. up-stairs was leaking downstairs on me.It took so long before they could Find the problems there are so many empty apartments. It's a Shame.<br>People sit out in front of their apt's and play Dominio's all Day and night. Now there is a special because no one who has brains will come and live here. The Office must of told someone to write that other write up.they are so nasty at Lakes edge @Walden.<br>They are lucky there is no where to really to report all of them Including the Drag Queen for The District Manager.For the company who is always going to call the cop's or evicit you. It's not the same when this place was built in 1984 we still have the same appliances plastic tiles til they are yellow.there is no pest control. the Pool need's service only one pump work's the gate work's from time to time.when you call the office The flaming Leasing agent talk's to you like he is from the project. Pork and beans.you can't speak to the owner's . all they want is their rent money <br>No pet's but the district manager and his three BIG DOG's stayed in th Model apartment.What's really going on Here??????????????? DOWN HILL
I have been a resdident there for 3 yrs. When I 1st arrived ther was a gentleman in the office name Alonzo who was very pleasant and made sure me and my family was taklen care of. They have sent the best thing away from there and replaced him with a District Manager that has NO RESPECT for us. If you come in the office with a complaint he either says he cant talk because he is to busy. I really think thats not away to treat your residents. They have raised the rent at least $60.00 and the question is for what? They havent done any type of improvement. We still have a half --- working gate. We have a very bad flood problem. The office and the entrance are the only thing that have been upgraded. The appliances are old. They advertise in the model unit a nice clean plush carpet but move you in on old commerical or dyed carpets. The excuse given is always a budget. I wouldn't recommend this place to anyone. It's not worth the money!!!!!!!!! The present office staff is the rudest people you ever want to meet.....

Old Apartment's with High Prices
This is the worst Place you can pick to live.Nothing is never done. Because there not a enough in the Budget. what does that has to do with the tenants, they still have to pay rent. There's alot of vacancy's because of the Nasty Office Staff and The leader Don Burn's District Manager for Home's for America. His family is from the MayFlower. There are alot of roaches and rats in the apartments. The people hang out and sell dope and smoke dope. They don't fix anything, they just get it from a vacant apartment. They are over pricing people and there isn't a guard at the gate and that is in your rent. <br>

GREAT HANG OUT AND LIVING
MAN I LOVE THIS PLACE HOME OF THE GREATEST THAT WILL BE ME THE ONLY PERSON WHO LIVE THERE FOR 5 YEARS STRAIGHT AND MOVE BUT HAPPILY STILL GOES BACK AND FORTH THATS HOW GREAT IT IS. YEAH IT MAY BE A LITTLE ------ BUT IT NOTHING A GROWN COULDNT HANDLE IF IT JUST A KID. AND THEY USE TO BREAK-IN APARTMENTS BUT THAT WAS IN BACK IN 2000 AND I GURANTEE ITS CALM DOWN AND I RECOMMEND ITS A GREAT PLACE THAT IT FOR U AND THE KIDS.

The Apartment Complex is Expensive to live in. Not worth the Money. The office Staff Is unprofessional. The District Manager is very rude to the people because they are Black Don Burns. He throws his weight around<br>There Is a flooding problem in front of the complex. Which Homes for America does not want to fix. When it rain's you cannot drive in the surppose to be gated community. No Gate attendent. that's included in the rent false advertisement.Drug's are sold on the property. Rent goes up and down. There is alot of break-ins. no one cares. check this out. Why pay for problems. the service is the worst Because the company will not give the fund's . but have no Promblem to Evict you.They are rat's and roaches.And refuse to treat the out-side. They say no Pets every-one have dog's and cat's. What's really going on??? Help -me Howard

To Good To Be True!!!!!!!!
When I first moved at Lake Edge I was desperte to move in my own place. The pictuer in the Apartment Guide made you fell like I have to live there. in the beging the office staff was pleasent and helpful they made you feel that they would be there when ever you needed them.As time past you begin to see there true colors. If you call for a maintance problem they com one week later. The parking is only for people who don't work.If you gett off of work after five you need to consider not driving to work because it takes you fifteen minutes to find parking at your own place of residence.Make Lake Edge At Walden your very last chose to live!!!!(Good Luck)

The worse place in Miami
The office staff is horrable. There was one manager when i first moved in, now there is another one who is not a very nice person so any one in miami get to live here. they take for ever to fix stuff, the gate is always broken, they have 7 people in one bedroom who keep up noise people like me pay nearly 800 dollars in rent when some people pay none at all because they are on section 8.God forbid you are late with your rent after the 5th day of the month they chare you another $50.00´s and $5.00 every day after that and if you go pass the 18th of the month they start eviction and to stop eviction you must pay 350.00 plus your rent plus your late fee´s all at one time, now were ever have you heard anything like this before and besides if i knew the took section 8 i would never have moved here.there is a really bad problem with ant´s here, the parking is horrable and after reading other comment´s from other people how lived here i think the complex has gone from worst to stay the HELL away from here.... So be Very afraid and Stay <br>A. W. A. Y !!!!!!!!!!!!

Heaven without the gate
The un-gated portion of the property is the lovely place to live. Besides, if you take a tour around the gated and the un-gated parts of the property, it´s not hard to choose where you should be if you want peace. The gated section is a war zone by it´s looks. Therefore, I like living outside the gate :). Of course you may encounter somethings that are disturbing at some point, but not enough to say DAMN!, let me out of here. The management is good, my neighbors are decent, and maintenance is a trip some times, but the place is kept nice looking.

good place for the money
Lived there for 2 years and my biggest problems were maintance-never timely, nasty front office once you move in they do not respect you. My neighbors were great no problems. <br> <br>Live close to lake less noise than other areas. <br> <br>Never felt threatened or unsafe. Even though the front gate was always broke and every one in MIA knew the code to get in. <br> <br>Parking get home before 6pm or you will not be close some people double park. <br> <br>The view of the lake and w/d in unit were the best part of living here!
