I have been living here for one year and Iam very please with the staff and mangement (Jack) at this location.when you need assistance in your apartment they send someone out within 24hrs. or the same day. I have recommended family and friend to this facility. I appreciate the constant hospitality that has been given by mangement and staff. Ms Boswell says keep up the great work

If you can afford to move somewhere else do yourself a favor and do it! The management staff is very cold, they act like they don't care about tenants after you have moved in. They blame everything on the corporate office and take no responsibility for anything. If all the issues are truly the corporate offices fault I suggest you stay away from any Advenir properties! There is a horrible ant infestation on the premises and the exterminator doesn't even try to correct this all he does is spray by the kitchen window and the sliding door. When there are ants coming in through vents, outlets windows in all rooms and more! The walls are extremely thin, as I'm writing this at 10:40pm on a Tuesday evening I can hear one of my neighbors blasting a bass heavy music (which is keeping me up) I wouldn't mind if it was a weekend, this goes on every Tuesday until about 2am. There are loud cars revving there enginges at all hours and blasting music throughout the parking lot. One night I heard several gunshots and tires screeching (assuming this happened on the street next to the complex.) There was even a shooting at the beginning of the summer where bullets went through one of the apartments. Thank goodness no one was hurt. The parking situation is horrible! They implemented a system that makes no sense. We now have 1 permanent pass for residents and two guest passes, however parking is not assigned. So there is still no parking! You can have basically 3 cars taking up spots, how this was supposed to solve the lack of parking issues???.... I have no clue. They are over priced. The floor in the kitchen and bathroom is a grooved wood type floor.. Who puts flooring with grooves in the kitchen its a nightmare to clean! The model didn't have these types of floors so be ware! The outlets are falling off of the wall, there are cracks everywhere. Don't be fooled by the model. The only good things about this place is the size of the apartment and the maintenance. They are efficient and pretty quick with repairs! Overall its not worth it for the price. You can get something much nicer even if it costs a few more $ its probably worth it!

I advise people to really look elsewhere. When we inquired about the place and decided to proceed with the application process, we were told we would have to wait a month to move into our apartment due to them "remodeling" it. Let me start by saying their definition of a remodel is to throw some new cabinet doors on old, crappy cabinets, lay new carpet down (WITHOUT proper install), and some cheap vinyl to cover up the Kitchen and bathroom floors. This place is completely rigged! Drawers on wrong tracks, old and bent up closet doors and tracks, PLASTIC baseboards GLUED to the wall (they are falling off), etc. The list is long! When I told the office staff that I was completely unhappy with this "remodel" I got a very generic "oh we're so sorry" and that's basically it. Almost a month of being here and several promises to rectify the issues- NOTHING has been done. The community is quiet for the most part but the office staff and maintenance staff are horrible!!!! So friendly and helpful until you have paid to move in. After that they could careless about your concerns! It's truly sad. I feel I am being robbed at this point. $1300+ a month to live in a community where my money, time, and apartment ARE NOT RESPECTED. DO NOT LEASE HERE. I regret it.

The apartments and property are really nice. The entry and exits gates are always broken. People tailgate just to get in the gate.. There are cars on top on cars leaving no parking spaces. The place is overcrowded with too many visitors with vehicles. It is unfair that residents pay so much rent but are inconvienced with issues such as parking. A parking system is needed ASAP.

I moved in here 3/15/15 after searching for a good apartment for MONTHS and I absolutely love coming home here. The office staff is super nice and is always welcoming and helpful. Maintenance issues get taken care of very quickly. I must say that besides the outside appearance (compared to other apartments in the area), my favorite thing is how quiet the neighborhood is! I love that! As a teacher, I need my sleep when I can get it. There are no people randomly walking around outside at late hours of the night which was another one of my issues. I used to live in a place where people would just hang out outside at night... very suspect. Not to mention, the complex is VERYYYY WELL LIT at night. When I have visitors, they always mention that and I never feel scared to take my trash out at night. All of my neighbors are very nice and say "hi" when you pass them. The grounds are well kept as well! Also, when moving in, I put in a special request (I wanted an apartment on the third floor, newly renovated, vaulted ceilings) and my leasing agent got me just that. I walked into my apartment on the first day and there were tags still on my fridge, dishwasher, and oven! I was soooo happy! If was forced to complain about anything, it would be parking. Sometimes the parking outside my building is full but there is plenty spare parking, really close by (about 75 feet) so it is really never a big deal unless I'm in a lazy mood. So overall, I definitely recommend this place to anyone looking. It really is the best in the area and TRUST me, I have searched!

I moved in here 2014 and I met the staff and they are wonderful. Alot of tenants view Jack Cline as the big bad wolf but he's just doing his job. I think the stipulations for filing an eviction notice on the 10th of the mth if ur rent is not paid is a bit harsh considering the economy and I really do hope Advenir amend that rule. The community is safe and the tenants are friendly. Jack is a really nice man, he takes the time to explain to u the operating procedures of the company and educate u on the contract that we all signed but choose not to read.

I called today with interest in a 2br2ba apartment. A guy name ---- answered the phone. I stated my interest to him he cut me off and said he needed to call me back cuz he has someone else in his office. When I asked how long it would take for a call back he rudely said "when I can"! If your busy why not transfer the call to someone who is available?? Clear sign customer concerns & inquires are not taken seriously. Is this how they operate for maintenance requests? Blessing in disguise I will be taking my busy elsewhere!

Must read Don't move here. people move inand out of here every day. it suppose to be safe they break in your apartment (people you dont know). The police have check points at the front gate and you have no privacy. The rates are rediculous. they dont work with the older people here. They will put their attorneys on you in a miniute. theyare allabout the money. The new management here is rude and dont cafre about you they just care about money. They put eviction notice on your door quick. Please i beg anyone dont spend your money at this place. those good reviews may be good be they are misleading. read this review or spend oyur money and edn up in the poor house. You spend 100.00 for late fees. Yea i give this place a five star.

I love living at Advenir at Walden Lake. The apartment is very spacious. I love my vaulted ceilings and lake view. I share a 2-2 with a roommate and it is the perfect shared space. The staff is friendly and helpful. The community is always clean. Neighbors are very friendly. Paying rent and requesting maintenance is super easy through an online system. I recommend Advenir for anyone looking to live in this area.

I just signed my lease with Advenir at Walden Lake. So happy with my new apartment! Brand new appliances (dishwasher, refirgerator/freezer, and stove), beautiful den that's more like a second bedroom. The community seems so quiet and peaceful. The lake is gorgeous! Bonus points for the fact that there is plenty of parking! Was thinking about going away for the summer but now I think I'll stay and enjoy waking up and doing nothing in my brand new huge "1 bedroom" apartment as I wait for the school year to start again.

hey my name is Octiavia, and i currently live at Advenir at walden lake appartments . its one of the most beautiful community i have live in thus far and its also the people and staff is very friendly. and did i mention that they have a great alarm system to keep my family safe.

I've been living here for almost 5 years now (Advenir's came a long way). The maintenance and managment team do an excellent job with the general/routine upkeep of the property overall---In addition to making sure that unit malfunctions are properly resolved while doing whatevers neccessary to ensure that me as a resident gets all my needs met for a more comfortable living experience. Advenir's location makes shopping/child schooling easy and communiting between counties simple if florida turnpike access is needed. You can't expect quality from a property if you're not addressing management with your concerns in a professional/courteous matter. I never had any issue addressing a conflict with the staff at Advenir and they never had an issue working with me to resolve it. For those looking to settle while working to purchasing a home, Advenir is highly recommended

I have been living here for a year and I love this place. At one time the parking was horrendous but management repaired the parking system and now it is great. The staff and maintenance are really nice and work orders always get repaired in a timely manner. However, I am in the process of moving because it is too expensive to live here. It's time to renew my lease and unfortunately my lease renewal comes with a rent increase. Sorry I just can't afford to live here.

I moved into the complex three years ago when it was Berkshires at Walden Lake. I have always had a pleasant experience with staff. I've been impressed from day one with the timeliness of maintenance repairs. The online portal is great for submitting service requests without having to call or make a trip to the office. I love this complex. It's clean, quiet, and I feel safe. I love that i can park and just walk up, no elevator or dealing with the smells that often linger in an apartment building hallway. Pest control is available every Monday if needed. The location is incredibly convenient. Turnpike and US-441 both less than 2 minutes away. Major grocery stores less then 5 minutes away and less than 15 minutes away from Aventura. I've also experienced the change from Berkshire to Advenir and I've continued to have pleasant interactions with staff. I've been blown away by the helpfulness of the new property manager and I'm getting ready to transfer into a larger unit and sign my lease going into my 4th year. I'm proud to have company over at my home in Advenir at Walden Lake.

Don't move there. THE NEW MANAGEMENT IS TERRIBLE. Most the apartments are full of moles and maintenance for the most part never completely take care of problems or issues. IF THEY DO NOT LIKE YOU FOR WHATEVER THE REASON MAY BE (LIKE YOUR NATIONALITY), THEY WILL KICK YOU OUT EVEN IF YOU PAY YOUR RENT ON TIME EVERY MONTH. THEY DO NOT CARE. CUSTOMER SERVICE IS HORRIBLE. Think twice about leasing with Advenir Walden Lakes. Since this new management took over Berkshires it's been terrible, extremely unprofessional. ---- is very unprofessional and extremely rude

This place floods horribly. Sewer drain are desperately needed. There are three gates and two of the are extremely flooded. The one left that's not flooded is locked. Something needs to be done.

I do not know where to start. When I moved in and did my walk thru, the apartment was extremely dirty and a lot of things needed to be fixed. The maintenance staff never came to fix anything... My father came to assist me. A week later, I started to notice to roaches and ants. I was in complete shock... I wasn't even here a month and my apartment is always clean because I have a baby. I called to request pest control which is every Monday... They only came once! The apartment complex is very unsafe. Yes, the complex is gated, but the entrance gate is always OPEN...never locked and when it is locked, it goes back to being open so anyone can enter. My family and I order Pizza Hut and as we were paying the driver, a young boy walked up to the driver and ask him to come next door cause they wanted to order pizza. I found that very suspicious. The driver then stated they are trying to rob him cause they did it before...I was in shock. These boys are always sitting outside, smoking, drinking and playing loud music outside their apartments watching people...we are so ready to move. On June 6th, 2013... Our neighbor heard voices in his apartment and coming to find out... Someone was breaking into his apartment in the rain. Miami Garden police was at the complex for about two hours in the rain. It was a mess. My boyfriend and I are so ready to move out of here. If it was up to me, I would break the lease. I wouldn't my sister and her fianc to move here, but I have a change of heart...not happy living here at all...

The community is ok.....
The community is ok.. I just wish I couldn't hear my neighbors so much and smell their cigarette smoke.. It's quite nauseating.. The walls are too thin here. There should be a policy for no smoking in the apartments and quiet times should be designated.

Overall....I am very...
Overall....I am very pleased with my experience here. I love not having to share a common wall with neighbors and hearing their conversation or their hearing mine. The neighborhood is pleasant and fairly quiet. I love having the ability to park in front of my unit, rather than having to park elsewhere. I love the layout of the apartment and the convenience of a store nearby and major highways in all directions.
