Outstanding place to live
I understand you can’t please everyone, however my experience here at Carlton Arms has been just outstanding. The staff is friendly and helpful, Frankie the maintenance tech saved the day and our food, when our refrigerator went out. The grounds are always well kept. Information is pushed out extremely well. I highly recommend living here if you’re looking for an apartment.

GOING ON YEAR 7 …. VERY PEACEFUL, QUIET AND FRIENDLY PLACE TO LIVE…
THIS IS A VERY NICE PLACE TO LIVE.. UPKEEP OF PROPERTY IS SUPERB… EVERYONE AT THE FRONT GATE ARE EXTREMELY HELPFUL AND KIND… MAINTENANCE IS GREAT… NEVER EXPERIENCED ANYTHING BUT THE BEST SERVICE…. JOSH KEEPS THE POOLS SPARKLING CLEAN AND WORKS VERY HARD.. EVEN DURING COVID HE WAS OUT THERE EVERY DAY DOING HIS BEST… OFFICE STAFF ARE VERY FRIENDLY AND HELPFUL.. THIS IS A VERY PEACEFUL AND QUIET PLACE TO LIVE… EVERYONE THAT I HAVE MET ARE RESPECTFUL AND FRIENDLY TO EACH OTHER.. LAUNDRY AREAS ARE KEPT CLEAN EVERYDAY.. If you want nice nasty staff who laugh at you, can’t give you a straight answer, are clueless, and act mightier than thou, this is your place. Only 2 people in the office are friendly and helpful…the rest are rude, unprofessional, and not helpful. Also, if you like your rent going up every year for “upgrades and renovations” and receive NONE of those, this is your place. If you want to be told that your back sliding door not locking on a weekend isn’t an emergency and you have to wait until Monday for assistance, this is your place. And last, if you want the handymen of Ocala to be your maintenance crew and do the bare minimum for frozen and leaking AC units, broken kitchen drawers with the shortest screws you’ve seen in your life, and a weathered and warped back gate that continually breaks and won’t latch, then this is your place! We pay too much for the issues we are constantly dealing with here.

I came across this site, as a friend mentioned it to me; someone happy living here as well. I moved here from up North 6 1/2 years ago, definitely a good choice (and was recommended by friends). The staff (Customer Service, Maintenance, Resident Services, I can't say enough good things). They're excellent, ..professional, caring, take pride in what they do in addressing requests, concerns (if any) (maintenance or otherwise). It's nice living in a safe, secure gated community especially when I take walks (day or night). The gate is staffed 24/7 and it's nice to know a rover rides through routinely day and night. I've never had an issue and always feel comfortable here. The amenities are great (nice equipment in the gym), two swimming pools (one heated), a playground for when my Grandchildren visit, and two dog parks, which is a bonus for my furbaby. Also, there are suites available for guests if needed, two club houses to hold private parties, and there are scheduled events at times. The holiday party is always so great! I love the property, grounds themselves, ..beautiful trees and the foliage, lawn are always maintained, kept well manicured. I'm happy to add this review. The staff makes every effort to please those living in this community. I'm a nurse and have met wonderful people here from all over (retirees, and those still working, ..many in my profession, teachers, and other professionals,..many raising their children here). I'm happy to call Carlton Arms of Ocala my home

Great community to live in. I personally have lived here for 15 years plus and highly recommend it to all my family and friends. All employees including Office personnel are awesome!!

I have been living in now my anniversary with this community is in August and I would like to share my thoughts with future residence. The staff of Carlton Arms have always been very nice and helpful especially in difficult times. They handled everything with the most of professionalism. This community is a pretty good-looking since the Grass Is Always Green the trees are always trimmed and you don't find garbage lying around anywhere. The pool is always clean and well-maintained and if you have any problems with anything that can go wrong in the apartment the maintenance staff at Carlton Arms is always willing to fix it in a timely fashion. Laura the manager has been like a second mother to me if I would speed in the community or have the music too loud she would let me know it was not right and I understand that she did it because she is protecting her residence. The Christmas parties are just great everybody has a good time and there is plenty of food to go around. My boyfriend is so impressed by this community that he is going to be moving in soon.

I have been a resident here for 2 years. Overall I would like to say this is one of the worst places I have ever lived. We put with drug dealers and the like, but I guess they do pay their rent. They have beer and wine parties at the club house and pool for us residents. There have been fights started at the pool parties. Police have been called numerous times. I have seen at least 100 plus people in the pool at the party, there is supposed to be a 55 person limit in the pool. Food and drinks are allowed in and around the pool and it's not pretty to swim by a floating sandwich. The pool has been closed many times due to human feces. As for management, they will give you a deal to move in, and then go up on the rent every year. Appliances in apartments are out of date. THese managers treat their staff like garbage. For as long as I have lived here you could have the maintenance employees do odd and end jobs to make extra money, in which we trust these workers. Now management has made new rules that say employees cannot do these jobs. The property manager has new policy that says we can pay the office for odd jobs like hanging ceiling fans and cleaning patios, and it is going to be a higher rate paid to the office instead of a worker. I guess they need to have more money for their side ventures. My lease is up soon and I will be moving to a much classier place.

What a joke !! You need to think long and hard about moving here before you come . I've been here less than a month and they make a big deal about telling them what wrong with the apartment within 72 hours . Not sure why because it's been weeks and still none of the 8 things on the list has been fixed . I figure if I have to pay 15,000 to live here for a year they might consider fixing somethin OH NO!! If u like the sweet sounds of someone using the bathroom in the middle of night and nothing as for maintance and customer service this is your place .

Please think hard before you move in here...they do shoddy work...never make PROPER repairs give excuses as to why things go bump in the night or keep you from concentrating in the day because your washer and dryer are causing an earth quake in your home. I personally think along with quite a few other ppl that live there..that there is a budget amount for repairs and replacements and the more they save or jerry rig the more there is for Christmas bonuses...hhhmmm....don't advertise something if its not true!! If you say washers and dryers...then have washers and dryers instead of tanks and jack hammers....if you say fridge then have a fridge that works properly not old that it uses three times the electricity it is supposed to. If you say sound proof for the love of god make sure it is not that you have to listen to other people movies instead of your own or listen to kids running up and down or worse yet playing with balls in the patio area that keep banging on the concrete walls and sounds like its in your home. We all pay substantial rent here....so why do others make noise like they are the owners of the joint and others have to put up with the ----!!. Make better contracts where ppl move in have to initial parts like "I will not use a home entertainment system (because its meant for a private home), I will not allow my children to play with huge balls or baseballs and bang on the concrete and the concrete walls and fences, I will not disrupt my neighbors peace, oh and my favorite is teach the guards the rules when you call and ask about noise restrictions and you are told there is none in Carlton Arms that if it bothers you call the police NIIICCEEE answer for 1250 bucks a month!!....STAY AWAY..all that glitters in not golden!!!

I don't usually respond to these things, but after reading this I feel I have to .. I have been a resident of Carlton Arms Ocala for going on two years and I couldn't be happier . Having looked into many other places I find the early termination fee policy to be MORE than fair .. If not a selling feature .. To break a 12 month lease you just give proper notice and pay a penalty of a months rent minus the security already paid to move in (assuming you leave it in normal condition) .. Don't know how that can be any simpler .. And while i DO agree it would make sense that codes for all amenities be given upon move-in , I for one, am GLAD that I.Ds are always checked before any information is given ,with no gray area .. I've been through some situations in my life.. one, where a restraining order unfortunately had to be issued .. I would not want some sweet office person being pressured by a person like this poster, into giving information because "c'mon this is ridiculous .. You KNOW me " .. It also keeps past residents from being able to continue to use the amenities without paying rent ! Finally .. I've witnessed Laura bending over backwards to make us comfortable here .. And she sets a culture where things are never left unaddressed ..whether it's somebody else's dog being allowed to do his business with the owner not picking it up , cars parked where they shouldn't be or working out arrangements for people having a tough time I've never heard Laura be anything but kind, respectful and attentive .. I see where I live as if I live on a resort .. And I can't afford a resort .. So I'm THRILLED with Carlton Arms !! Highly recommend !!

Don't do it! I must be honest about my experience. When I came to view the complex the staff seemed nice and explained everything including the early termination fees. Later when my job was transferred and I had to move I was told that Carlton Arms does not put the termination penalty/fees into writing because, "our termination fees change periodically and are based on each situation." I was forced to pay an extra months rent on top of the fees I was originally informed about (About $1000). I was surprised to notice a large dark brown/black spot on the bathroom wall about a month after I moved in. I cleaned the spot several times but I finally realized that it was mold bleeding through the paint. I was cleaning off the surface mold but it did nothing to solve the real problem underneath. You could tell by looking at the wall that it had been covered up with plaster and paint several times in a half hearted effort to correct the problem but it was very shoddy work. I went to the pool a few days after I moved in and realized that I had never been told what the password was to get in to the gym. Luckily at that moment I saw the staff member who showed me the complex and talked me into moving here when I first came by and I asked her for the code. She looked at me as if we had never met and asked me for my ID. Since I do not swim with my drivers license I did not have it with me and she stated, "sorry I can not give you the pass code with out identification." I struggled to keep from replying, "Don't you think you should give new tenants the pass code when they give you a large check on move in day?" I also learned the hard way that the office closes at 5pm and there are not any change machines in the laundromat. If you get off work after 5pm, you better stop by a gas station for $5-$10 in quarters if your apt. does not have a washer/dryer. You can put single dollar bills into the coke machine and hit the change button 5 or 6 times and get some quarters but this won't work for everyone as they run out/break down periodically. Any packages you receive will also automatically be dropped off at the office. If you are not there by the time they close you will have to wait until the next day to pick it up. The manager is really rude here. You should deal with the other staff members if at all possible. I know this from personal experience as well as from other neighbors stories. I really don't know how she keeps her job.

I really appreciate everything the administrative staff does for me at Carlton Arms of Ocala. I hope it stays as good at is now in the future. I love how they check in with me and see how I am doing.

I have been living in Carlton Arms for several years. Maintenance requests are fulfilled the same day. Excellent floor plans. 3 bedroom townhomes are very spacious. Office staff is professional and nice to talk to. Amenities are great! (Pool, business services, etc.)My children love living hear. Great community for families.

No!! If you intend to use the pools, don't live here. Management for years has ignored this problem of outsiders from public housing constantly using/crashing the pool areas, especially during holiday weekends. The automatic side exit is used by these outside pool crashers - there's a line of cars waiting to get out it just before it shuts down for the night; the adults and kids and coolers all packed in their cars on their way home elsewhere. You can also enjoy the outsiders extended "family poolside reunions," coolers and all, 3 generations' worth, taking over all the tables and chairs, with no room left for you or your kid to use. Lines of cars with no CA sticker are all constantly parked by the pools. These outsiders take over the pool areas constantly, kids jumping over your head into the pool splashing you, the outside kids taking your kid's water toys and then refusing to give them back, or trying to steal them outright, steal your water shoes, yanking on the pool's float rope - which routinely gets its pins pulled out and the pool gets closed for a week for the repair; rude outsider adults and kids who have a total disregard for the people actually living in the complex paying the bills and repairs caused by these outsiders. We tenants have been complaining for years about this situation and to date no action whatsoever has been taken to correct the issue by management. Staff see the long rows of cars with no CA stickers parked outside the pools and let it slide year after year. The result being, more and more outsiders routinely use the pool facilities knowing that they will never be challenged or asked to leave. The tenants are the ones who leave the pool areas in total disgust due to their children's toys being taken, the total lack of decorum, and general bedlam caused by these outsiders' unruly screaming kids and parents loud conversations. We tenants have complained to management for years now and absolutely nothing has been done about the pool problem. IF YOU WANT A POOL AREA TO RELAX AND UNWIND IN AFTER WORK OR ON THE WEEKENDS - THIS IS NOT THE APARTMENT COMPLEX TO LIVE AT. And yes, I'm looking to move out too.

I love the opportunities to be involved with other residents and the facilities, like for instance the work out rooms and the parties. The management had a Saint Patrick's day party and that is something you just don't get at other places.

I've lived here for a few months and it has been an excellent experience. The staff is friendly and goes above and beyond while still being fair to everyone. For the price Carlton Arms can't be beat!

This apartment complex is a rip off. They advertise that it is $500ish for a 1 bedroom then they charge you $750 a month and when it comes to lease renewal you are charged $800 for a 1 bed 1 bath and ask you to pay extra money for landscaping when it is the responsibility of the apartment comlex to cover that. Then the pool was closed from the time children get out of the schoo? For the summer until after they return to school. They are ripping people off and then wonder why noone renews their leases. RIPOFF!

I recommend yes I love it! Lived here when I was lil an I came back to live again when I got married I couldn't think of any safer place to raise my family. Never had a problem not once. the staff is amazing the way they care so much for there residents. They really go out of there way to make you feel comfortable and happy. Really well kept clean environment.

We love it here! I have only been living here for almost a year, and there is no question about whether I am going to renew my lease. The staff is always smiling and going out of their way to make sure that everything you ask is taken care of. I haven't had any issues yet, but my neighbors did and they said that it was taken care of within 24 hours. Impressive!

We have been very happy here for 12 years now. There service has been great and we like the pools, WiFi, garbage pickup by our back door 2 times a week, free basic cable TV and the gated entrance. Every one I see is friendly and I know you will like it.

Exceeded Expectations
The reviews given on this website were important in my selection of Carlton Arms, since I was not familiar with the area. They have far exceeded my expectations as a very fussy person. The grounds are immaculately maintained, the office people are extremely helpful and the maintainance gentlemen are prompt and courteous. The best part is the huge patio with "in ground " planting space. All apartments have a picturesque view!

Not worth the money!!!!
Lets see we moved in to a apartment NOT PAINTED!!!! NOT READY!!!! At that point what choice did we have? NONE!!! We were harrassed by the "courtesy people" about our Uhaul as we were unpacking! REAlLY????? When we took our list of issues that needed to be fixed and things that were wrong office staff laughed! Mind you Im paying almost 1,000 a month to live here! They took over a month to fix isses, "patch paint" where the apartment was never painted (throughout) to cover the crayon! With a constant bugging on a regular basis. With that said (giving them a break) id say 1/2 was completed. Neighbor broken into and we were attmepted..... she called cops and was harrased by management & "courtsey people" because they could handle the situation! The constant wishy washyness from the staff! Get it in WRITTING!!!!! they say one thing and CONSTANTLY change their mind! AND nonetheless.... rent increases!!! HIGH!!!!!!! We have been looking around not competative. The gym..... weve lived here 2 years and in the last 1.5 yrs the same equiptment has been broken. Never fixed or replaced! Its all run down kids in and out playin, hanging out with boyfriends (catch my drift). Parking is a nightmare when people want to have guest. "Courtsey people" write it down never convey issues to office, or at least they pretend like they never hear. The issues are still the same almost 2 yrs later! I usually have to park in another building down from my apartment, 95% of the time, sometimes I do get LUCKY!! hahahaha. Grounds are nice kept up, but trash from kids are thrown everywhere and thats there for days even weeks at times. Lights for parking areas and back sidewalks out alot, takes months to replace! Some have been out since we moved in here almost 2 years ago, and reported to the office! Overall verry DISAPOINTED! lease is coming up not renewing! Ill do whatever I can to get out of here! Starting my sixth year
I just signed a contract starting my sixth year at Carlton Arms (CA). I am indeed fortunate in that I could afford to live anywhere, at any complex (or house) in Central Florida. And here at CA, I have a townhouse with nice shade on the patio and a beautiful view of the lake and fountain therein. The construction of my unit is below par, but maintenance is quick to respond (always with 48 hours, it seems) and the grounds are impeccable. After speaking with friends and colleagues who live in other complexes, I have decided to remain here as long as my family needs me in this area (I am a confirmed bachelor). I am on the road a lot, and the folks here at CA do everything they can to make my life easier. If I wasn't satisfied here, I would move tomorrow. Sure, there are some little things that annoy me about living in CA, but I am certain the same would be true anywhere else. Laura, the Property Manager, has an open door policy, and addresses all issues that reach her level quickly and fairly. Except for the idiots who speed through the parking lot and ignore the stop signs, I would have to really dig deep to find anything of substance to complain about...
