10 Stars, I have lived here since March 2002 and at first it was getting to know you! As time went by we became aquanted all so well with all off the staff coving the entire entity of Carlton Arms. Such a lovely family unit to belong to. My family and I have been around many of the corners from a two, two to a three two 1/2 to a two two and present one one. In all of the dwelling it has been great. THANK YOU CRLTON ARMS,

Love It Here!!!!
I have lived here only a short while but have been very pleased with the complex as a whole. I have priced other communities based, I feel Carlton Arms is fairly priced for the age, location, and ammenities they offer their residents, which is more than other smaller communities around. For the community being the age it is, it's in excellent condition, with grounds maintained well. The staff, including grounds, maintenance, and resident services are courteous and professional. I see myself continuing to be a residence for a bit longer, but would recommend this community to anyone.

Not the best place for the money.
We lived at Carlton Arms for 7 months until we found something better. This year, 2009, I understand the master keys to ALL the apartment units was stolen during the annual Christmas party !! How's that for security? We found the old guys in the golf carts annoying. Grumpy -----wannabes. They will harass you for some weeds in your patio....BUT then when you look at the patios of the vacant units you'll see more crap, weeds, and junk that management should be cleaning up. Talk about BS management. Neighbors are loud too. Take my word for it. Look elsewhere folks.

Nicest place in Ocala
Beautiful property, very nice apartments and was very surprised of the size of the rooms and floor plans to choose from. Their staff was very pleasant and acommedated my needs. I would highly recommend Carlton Arms to any one looking for a pleasant place to live.

pleased
I just moved in 1 week ago and I was very pleased with how clean it and nice the apartment was. I also loved the view from behind the apartment. I met the neighbors and well, actually they met me and I thought they were good people and have very good mannners. It is very quiet and great to raise your kids.

it was good all in all
i lived there for a year while my house was built. it was nice for the most part. just a couple of incidents with neighbors that moved in at the end of our stay (loud teenagers...meaning fights) and one of the apartment's residents in our building stealing electricity (which is charged as a building) from the general sockets to their apartment by means of an electrical extension. these were thrown out after 3 months of this.

After two years, I'm still here
Overall, a nice place to live. Since the original construction was sub-par, it is a thankless task to work maintenance here, I would guess. But they do try, and the complaints I have had have been dealt with in a timely manner. The staff members are excellent, and the Assistant Manager has an "open door" policy she adheres to most of the time. Yes, there are nicer places in Ocala, but you're going to pay considerably more, as well. The problems I see are: PET FEE: a small child will consistently do more damage than a small pet, but there is no "child fee." SPEED IN PARKING LOTS: always excessive -- if I were the parent of a young child, I'd worry. CHECKPOINT AT GATE(S): Dangerous! Visitors are required to stop and give information when entering the property; the result is often having cars backed up onto SW 20th Street, a busy 4 lane with a speed limit of 45 -- this is an accident waiting to happen -- and if you see this as any form of security, forget it: this simply doesn't work. So, if you are looking for a middle class neighborhood at a middle class price, I would recommend here. One suggestion for people considering moving here: make certain you see the unit you will be moving into, not just one of the show units. I asked a friend of mine in the State Attorney's office and she said this is classic "bait and switch" and is technically illegal. Caveat Emptor.

Very Nice Complex
I moved into the apartment back in April of 2007. It is a wonderful complex, our apartment is bright and airy, you rarely hear the next door apartments, though the noise from out side does get through the sliding glass door and windows. The grounds and pools are well maintained, the office staff is always nice and pleasant. Any maintainance issues I have had have been fixed in a timely manner.

criminal activity is up!!!!!!!!
I been here off and on for 5 yrs. I always get prompt responses to maintenance problems. The buildings are very quiet. I never hear a sound from the neighbors nor from the street but I live on the top floor because of this. I always been treated with respect by the office staff. Crime here is up in the past three months there has been three burglarys and one rape I know this because the office sends letters to the residences to make us aware. In the past 5 yrs the criminal activity was not like this. Some people I meet while walking are moving out because of the high criminal activity. Just the other day I helped my neighbor move out because of this reason. I'd say living here for me has been a great experience but I have not been a victim of a crime here. You would think for the money this place makes they would hire some off duty officers to conduct some foot patrols in the area or let them live here at a discount rate.

NOT RESPECT FOR RESIDENTS.
TODAY 08/28/07 SOME COMPANY CAME TO MAKE AN A TERMITE INSPACTION...MY IFW YESTERDAY CALL THE OFFICE TO NOTIFY THAT I WORK IN THE NIGHT SHIFT AND I WILL BE SLEEPING AT LEAST 12:30 PM AFTER THAT THEY CAN DO THE INSPECTION...THEY SAID "OK" ITS GOOD WE CAN DO THAT. I AM A POLICE OFFICER AND I WORH SHIFT FROM 7PM TO 7AM, TODAY I ARRIVED TO MY APARTMENT ABOUT 8AM I WENT TO SLEEP. AT 10AM THE MANAGERS AND THE TERMITE PEOPLE ALMOST DROP THE DOOR TO THE FLOOR KNOCK TOO HARD AND NOISY AND THEM COMING INTO MY APARTMENT WITN ME SLEEEPING IN THE SECOND FLOOR...THOSE PEOPLE IN THIS COMPLEX DONT RESPECT THE PRIVACY OF THE RESIDENT. I DONT RECOMEND NOBODY TO RENT HERE...ANOTHER THING I AM A FEDERAL POLICE OFFICER AND I RECOMEND THAT DONT LEAVE ANYTHING IN THE BACKYARD BECAUSE SOMEBODY ARE STOLEN IN THIS COMPLEX AND THE ADMINISTRATION DONT DO IT ANYTHING TO STOPPED.

LARGEST SINGLE BEDROOM APARTMENT AVAILABLE
I HAVE A ONE BEDROOM APARTMENT ON THE NEW SIDE (FAZE 2). I FEEL ITS PLETTY OF ROOM FOR A SINGLE PERSON. THE ONLY BAD THINGS I SEE ARE: NO PANTRY, WASHER & DRYER ARE TOO SMALL, THE PEOPLE GOING 90 THRU THE PARKING LOT, & THAT INFERNAL DOG WITH INSOMNIAC THAT BARKS ANYTHING... SORRY. ALSO, PUTTING THE BIG TRASH IN FRONT OF THE BUILDING FOR COLLECTION, ALTHOUGH IT'S CONVIENT, IT LOOKS TACKY! ON THE PLUS SIDE, THE WALLS ARE PRETTY SOUND PROOF WITH THE EXCEPTION OF BASS. MY NEIGHBORS ARE VERY NICE. I MEAN, I HAD A 90 YEAR OLD MAN OFFER TO HELP CARRY MY LOVE SEAT UP THE STAIRS. I HAVE NO PROBLEMS FINDING A PARKING SPOT IN FRONT OF MY BUILDING & I DO NOT SEE HOW ANYONE COULD HAVE LATE FEES WHEN YOU TURN IN YOUR RENT. I WENT 7 DAYS AFTER RENT WAS DUE BEFORE PAYING & THEY TOLD ME NOT TO WORRY!!!

don't waste your money!
this is not a bad apartment if you like living like a sardine. you can hear everything that goes on outside of your apartment! the people at the front that make guests stop and give them apartment information are ridiculous, and will most likely cause a wreck one day because they sometimes have both lanes of traffic stopped so they can talk to you. a few of the staff are very rude and condescending to residents but however there are a few that are actually nice. also in my apartment i have had a few of the bathroom fixtures break, and being in the newer apartments they built i feel that says a lot about the image they are already giving everyone. but like i said its not bad if you like living in cramped spaces. but why waste the money when you can practically rent a brand new house for what they charge.

Best Complex in Ocala!
We moved into Carlton Arms of Ocala in December 2006, and have now been here for almost 7 months. We LOVE it! The grounds are BEAUTIFUL, spacious, and QUIET! The office staff are profesional and always friendly. The Two pools are always clean, and not that busy surprisingly. There are never kids at the pool unsupervised, which is nice. We've only had one or two things to call maintenance out for that were not at all serious, and both times they were here within 20 mins, and went out of their way to fix the problem and ensure the problem wouldn't happen again. The neighbors are quiet, you cannot hear the baby next door ~ to our amazement! Our only complaint about Carlton Arms is that the availability of the parking is not very good, and if you have guests come from out of town they have to park in overflow parking about 1/4-1/2 mile away or they will get towed. The other amenity that is nice to have is there is a hotel onsite for guests, and can range anywhere from $40-$60 per nite. Not bad compared to the Hilton down the road! The tennis courts are lighted at nite, and are kept clean. Same for the basketball court. The lake is gorgeous and nice to walk around in the evenings. There are two entrances that are open during the daytime, however at night the rear one is locked, and there is a guard that guests check in with to get into the main gate. VERY SAFE environment!! I have gone running by myself at 11 pm, and felt completely safe to do so, with the secuirty driving around every half hour or so. We hate to leave this complex, but due to an amazing career opportunity out in Cali,we have to move. I would recommend this complex to anyone that wanted to move to Ocala!! It is clean, safe, and beautiful!! I only hope Cali has as nice of apts as this one has been!

Best place in town
I have been living in CA for over 2 years now and would definitely recommend this to anybody who needs an apartment at a decent price and comfort. First of all, the staff ladies (though they are old) are very courteous and helping! Secondly, the maintenance response is amazing- you call them in the morning, they will get the job done before you get home in the evening; straight and simple as that! I have lived in two different apartments in the past 2 years and I had very decent neighbours without any issues. The rent is the best in town compared to all other complexes. Also, the lake is beautiful and if you get a chance to live near it, you will enjoy your stay here. <br>Now for the con side of this apartment, the only problem is that its right across cemetry and some tenents get noisy during the fridays'.<br>Overall, best place to be in the horse country - Ocala!

Wish we hadn't moved...
We moved from Carlton Arms to Highlands of Heathbrook, thinking that becuase the apartments were newer and less crowded that we would not have so much worry with maintenance of an older building and with parking. The older section of Carlton Arms, like any building that is aging, could use some work. I wish, though, that we had simply requested a move to the newer side instead of moving out of the complex completely. The staff were generally great to deal with, the maintenance guys were prompt and great at their jobs, and people were allowed to be people. You can see and hear kids playing, the folks by the lake shoot fireworks off on the 4th of July, and you see the hustle and bustle of normal living everywhere- very comfortable and home-like. Parking was an issue only because of the few rude neighbors that didn't abide by the complex policy not to park in front of someone else's door (townhomes).<br>Overall, a great place to live. <br><br>

overall a good place
Very nice complex. The landscaping is excellent and very well maintained. Apartments are very nice. My only complaint is that they did not replace are carpet upon move in, and then took money off our deposit for the same stains that were on the carpet the day we moved in.

Great so far
After three years, I would give this place a thumbs up. As a 51 y/o, single, male, PhD educated professional, I am satisfied. The office staff has been professional and responsive, the noise level is next to nil and the parking (though I do rent a garage and a carport for my vehicles) is something of a problem -- with the exception of visitor parking - which is a real problem; visitors are expected to park in 'overflow' areas which might be 400-500 yards away.

Was a nice stay
We moved into Carlton Arms in March '06 and stayed 2 years. Never had a problem with noise, neighbors, crime. We never heard noise from next door. Like all apartment complexes, most people don't clean up after their dogs, but you'll have that. Maintenance was always prompt and efficient. We bought a house and moved out but will always remember the 2 years we spent there.

yes this place looks nice, and the staff seem nice, at first, then reality sets in. kids running around all hrs of the night, unsupervised, teenagers with loud cars flying through the parking lots, a lot of roach and spider problems. Not to mention to stuck up attitude of the property manager. God forbid if you are late on your rent, you will get a 3 day eviction notice put on your door, for all the world to see. They have sooo many residents here, all you are to them is a number. Nothing but a bunch of old stuck up ladies in the office. Once when my washer broke, they didnt come to fix it for 2 weeks!! As far as noice inside your apt, you can hear what goes on with the tenants next to you. Its funny how they have this "dog" rule, of no dogs over 35lbs, but yet you see huge dogs running around here crapping in the grass, and no one bothering to pick it up. sounds nice huh? like I said, dont do it. I will never reccommed this place to anyone.

um... its ok i guess...
ive lived here for like 6 months and when i moved in there was sooo much dog hair in the carpets... if it was that bad they should have replaced it... plus there is a stain in my carpet that just showed up one day, i guess from the people before me?! we had a really bad ant problem for like 4 months but the dug up the front yard and fixed it. the people in the office are nice... even though they made me get rid of my puppy cuz i didn't register it and they have a new rule about dogs over 35lbs. my washer has broken now for the second time and is pouring smoke and smells like it is burning up and the maintenance guy said do your laundry in the laundry room we will be there monday morning to fix it... its saturday! oh well if it catches on fire ill just sue them cuz i called :) i never have a problem finding a parking spot and my neighbors are pretty quiet although i have been to some crazy parties in other buildings. i guess thats about it it... if you have any questions about anything feel free to write...

Generally good
Large, spacious townhomes at a fairly reasonable price. I liked having in-unit washer and dryer, but unfortunately it was the stackable kind and not very efficient (the 2 story townhomes would be plenty large enough for full size). The office staff was very friendly and helpful, and were even accomodating about post-dating a rent check on those odd months where the rent became due in the middle of the pay period. Nice new, carpeting in my unit and a bathroom upstairs with half bath downstairs. Large patio in back. Unfortunately, being a ground level townhome, there were frequent spider problems, despite fumigation, and the spiders can be as large as quarters in Florida. Made me very uncomfortable to say the least. Although they advertise good sound insulation between units, I felt as if I could hear every noise the neighbors made. I had the misfortune of living next to a family with 2 teen/preteen daughters who were quite out-of-control with loud stereos/voices and slamming doors. I tried to diplomatically put up with it until one night I had my own stereo on, and guess who was the first to complain to security? After that I was not so democratic about the kids. Oh well....you can't predict who your neighbors will be, but the walls could definitely use better soundproofing. "Economy flush" toilets very prone to stopping up, and required constant scrubbing due to insufficient water level (black mold very common in Florida). All in all, I found it to be a generally nice place to live, at a reasonable price, with very friendly staff.
