My experience there was great. Noise level is minimum. Its a very nice community. Everything is nearby: shops, restaurants, schools, churches, entertainment, major roads, etc. The staff was really nice. They were professional and helpful. i would recommend this community to my friends.

this is supposed to be rent restricted apartment complex but yet we get a 33.00 increase in rent when the apartments are very subpar. The neighbors are great and the area is very convienant, but the rise in rent is absurd, when the amenities are 15-20 plus years old and to get newer amenities raises the rent even more, how can they justify the increase with old appliances and severe mold within the apartment, plus the pet restictions are bias. there are breeds that not suppose to be here, but depending on the race of the tenant, it's ok, but to others, we are told we cant have them

I love living at madalyn landing. I have been here for 13 years and have seen the good and the bad but I can assure you that the bad never stays long enough because the employees work on getting them out. If anything breaks the maintenance shows up right away to fix it and the office girls are always smiling and friendly.

DO NOT MOVE TO MADALYN LANDINGS! This place is a joke! The "management" are rude lazy and incompetent! I just left that place has nothing but problems with them and the residence! parking is like gold to these people and they will argue with you if they want your spot. there's always a notice on the door of what they need to inspect our something they don't like that they accuse you of doing! maintenance is really rude and take your property! watch out for bugs! toilets never flush, they give you a complimentary plunger and now I know why! smells like feces every night even when you close your windows. There's always people outside late at night doing drug deals and playing loud music. You can't even sit outside on the stairwell of your apartment or someone (management, maintenance and residence) will call the police on you and PD in Palm bay will threatenyou to go inside.ive lived in many places all long term this place I could only last a month... I signed that I would leave with no fines by the end of the month but I guess they really wanted my deposit cause a few days later I got a non compliance... seriously a bad neighborhood! I can't express how much disdain I have for this complex and the people who work there and reside there. Much happier now that I'm gone.I didn't listen when people told me to not go there and I regret it more than anything in my whole life. please don't let his happen to you.. too much stress and heartache.

Where dreams become living nightmares.Ive lived in previous apartments in the past but this place is by far the worst place I ever moved into. the first several months I spent my own money to take care of pest control, due to roaches spiders and ants crawling out of the sink ,bath tub, and between cracks throughout the apartment. I had an issue when I first moved in with the kitchen sink leaking and informed the staff, it took them four months before maintenance came to fix it. By then my kitchen floor had been flooded and i had to use my own towels to keep the water from entering the living area and from ruining the rug. Ive experienced horrible mold issues trhoughout the window pane. I had to pay once again out of pocket to get rid of it because their way of getting rid of it was to wipe the extreme noticeable and the rest they covered with plaster and paint. I lived in the front which i was told from past residents is the best section to live.That was false since the beging of my move in Ive encountered drug transactions and drug use in the hallways of my apartment. My neighbors had been robbed at gun point. Ive had issues with the same noisy neighbors and nothings been resolved. Neighbors blast their stereos from seven in the morning til two three sometimes even four in themorning. Y become an iomniac living here. You can always count on never having a parking spot available near your apartment but instead two buildings down from where you re. You can count on having nosey and noisy neighbors and being able to hear your neighbers conversation and extra things through the walls.

Truth about this place, IT IS HORRIBLE! There is no question about it. The neighbors are low class, inconsiderate rude nosy people. The walls are NOT as thick as they claim they are. The walls are so thin you can hear the slightest movement from kids running around and screaming to neighbors having romantic encounters. Dont live here unless you want to live by these kind of people and thats not a racist comment because the population of ------ people range from white, spanish and african american you name it. Its a mission impossible just to get my children to take a nap weather its 12 in the afternoon or 12 at night. I have called police several times and complained to management several times as well and yet here i am still dealing with the exact same problems day by day. Nothing gets resolved!!

I am currently a resident of this facility. The office staff are very good and responsible. The maintenance staff are very diligent and efficient with the know how towards the maintenance of the apartments problems. The main problems encountered living in this facility is that even-thou they offer the lease of 2 & 3 bedrooms apartments which obviously is for family with children, the facility is not prepared to satisfy the kid's or youngsters need in regard to diversion as they offer in their marketing ads. or brochure. They do not allow kids to play in the backyard because the kids damage the landscaping and neither at front of the buildings because is the parking space. They offer a swimming pool that most of the time is closed and the playground for the kids is not sweet able or attracting to play in. This facility is not prepare for residents with kids. You can not sit at front neither in the back of building, neither allow you to have grills. The smell at nights is like you are close to a manhole when they open the sprinkles at night and you can walk around at night because of this. The gym facilities are not a motivation for any person who really like to exercise with a good work-out. I do not recommend this facility for people with kids and like to have fun outdoor.

I can get around the inconsiderate neighbors. Really I can. People's -------ness really doesn't phase me in the least. What I could not get around is the MASSIVE Roach infestation that took place in this place. I know what you are thinking, I must have been dirty?! Not in the least. No boxes, no food everywhere, vacuumed everyday. No dirty dishes. Nada. The roaches got into the fridge, the dishwasher. JUST PLAIN nasty and unsanitary. The bug guy.. didn't help. Nothing short of a whole building fumigation can help this place. Mind you Melanie in the office was great!!! The other woman, Angela, was by far the rudest meanest person I have ever crossed paths with. I know what you are thinking too (because I would think it too). I am a ------ person always late with my rent and bills, therefor some how bringing this onto myself!?!?!? No way Jose! Always on time, except for one time in the 3 years I was there. It was only by a couple of days, but emergencies happen. The maintenance is a joke. I had a diamond necklace go missing after they were in my house when I wasn't there. I never accused anyone, but definitely never let them in again unless my hubby was home. The buildings are oooold. I am talking 300 $$ power bills because the a/c freezes up and never works. 8 degree difference on the thermostat, and trust me that's hot. Just issues after issues. Water bills are connected to your neighbors, whether they agree or not, this is a fact. I don't like the $100 plus water bills. But that is just me. Old buildings do this. But geez you know? So it's your choice to move here or not. If they tented the buildings, bought new a/c handlers and did some duct work, then maybe I would live there. Until then, good luck!!!

Horrible, Money Grabbers, A Trap

This establishment attempts to steal money from you. I had alligations of owning an animal. They had an attorney write a letter demanding $450 from us. I never owned an animal. Then when I moved out there was all these new charges. The appartment was filthy when I moved in. They attempted to charge me $120 to have someone come in and clean up after me. I'm a clean freak and the dwelling was left very clean. Then they attempted to charge me the monthly fee when their washer/dryer unit broke down. After 30 days the unit was still not working. The inside air conditioning cooling coils are smashed and closed off. This doesn't allow the air to cool. The appartment always felt hot and the air handler never shut off. The maintence crew said to just keep the closet door open for air. The air coil was never fixed. My electric bill was almost $72 more a month dispite having almost 150 square feet less than my previous appartment. Drug deals happen right in the street in front of everyone, in broad daylight. Gun shots heard in the back of the complex. People wandering around at all hours of the night. You can hear people talking in the hallway when your attempting to sleep. The dishwasher is very loud and heats the unit up. Lets not even mention the water/sewer bill! I had a house with 5 people living in it. The bill was approximately $36 a month. This place...approximately $88 a month with 5 people. As for parking, I've parked near my dwelling about 5 times. People just park anywhere. There's nothing special about the grounds. I see the mowers going over the grass but the yards are always ankle high. Dark grounds. Need lights that work and stay lit. Maintence is a joke. Fix the problem yourself. The drywall is powder like. Good luck hanging up curtains. The staff has a laid back attitude. Very personal people. This place was not worth the hassle. Stay away from it. Now to call HUD, the BBB and hire an attorney (they owe me money. I over paid).

I love living here. They have a Fantastic office staff and the Maintanance staff. They will go above and beyond for you. The only noise that I here is people coming and going from their apartment. The grounds are very well kept. I highly recommend living here

We live here now and it's bad!

We currenly live in Madalyn Landing Apartments. Office, Maintenance are nice and handle any issues that come up. Our problem is with the kids/teens. There are fights all of the time. If we could afford to move we would. We keep our children indoors and won't let them play outside because of the fighting that goes on. The police are in the complex frequently, last night 6 cop cars between 2 buildings. If someone is fighting one on one, they won't be for long because others jump in. We feel it's unsafe for our children.

Not all that bad

My young family and I moved here 3 months ago. We haven't encountered much at all. The only thing that we have noticed is there was someone new who moved in a few buildings down, that is a lil weird. The guy walks around day in and day out with young children, that look to be no older than 10 yrs old. Besides that, there is nothing "fishy" going on here. It is quiet, besides the occasional get togethers here and there. Which you will find anywhere you go! Don't go completely based on rumors, it is worth the money and not bad for the amount you pay.

Cute apartment

I enjoyed my time at Madalyn Landing. I loved how close I was to my job and my childs school. The office people were always nice to me and I cannot complain. If I was still a renter I would still be there. Although I love my home now I miss having my things fixed with a phone call.

Looks nice at first

I have been a resident here for 3 years and it seemed nice. but I have a bonafide prositute doing her business underneath my apartment every night. Sometimes she doesn't wait to go indoors but does it in the hallway. The idea that there is no screaming or loud music on the weekends is wrong. The maintenance sleeps with the tenants and if you are white the black and latinos here say that complaints from you are just racist attacks. At night the intense smell of sulfur from the watering of the grass makes you sick. But by day it looks beautiful. If these are things you can handle than go for it.

Decent Affordable place

My family moved into Madalyn landing after my husband was laid off because we couldn't afford much. We lived in the two bedroom apartment which is very large and has nicer newish appliances it was the best value in the area. We had a couple problems nothing major just loud kids during the summer running and yelling in the stairways. They are a lot of unattended children and some of them are like 2 or 3 years old but that doesn't really affect your personal safety. They do close the pool when the office staff leave and you have to wear a wristband at the pool. My biggest problem with the place was maintenance not properly repairing things the first time. But honestly it all comes down to you get what you pay for. People have wrote on here a lot about drugs and gangs. I'm sure they are drugs but come on they're everywhere. I could actually smell weed when I went outside. I never noticed any violence or anything gang related but I stayed inside and minded my own business. Ultimately it is income-restricted so your not going to get the best group of people as your neighbors. Still I would have stayed there but we now make to much money. So if you can't afford something better (better equals not income-restricted) than this is the best place to move in the south brevard area.

Think Twice

I've been a tenant at madalyn landings now for almost a year. Yes the grounds look great, the pool is nice and the ofc staff are friendly. Think twice! The trash they let move in are horrendous! If you do decide to move in make sure you move in the front bldgs. The neighbors are extremely nosey and if they decide they don't like you they'll lie to the ofc and call in and complain about some bogus complaint just to get rid of you. The bldgs in the back are full of pot smoking teens and little ones running around with no supervision. This also happens in the front bldgs. just not as much. I'm moving from madalyn landing ASAP. I will not be renewing my lease. If at all possible try and find a house online. They're just as cheap as apt rentals. No kidding! It's worth it when you can have your own privacy. Oh and there has been beatdowns in the parking lots from nearby gangs that come into the community. Also be careful walking at night taking the trash out...you might get jumped!!!

Went and looked at Madalyn Landing. Loved the pool and playground and neighbors seemed nice! It is affordable but I have not decided if Palm Bay is right for me but anyone looking for an apartment in the area should check it out!

Previouse and Current Tenant Again

I was a prior resident several years ago and lived in a 2 bedroom apartment. I moved out due to finacial issues but once I got back on my feet Madalyn Landing was the first place I went to. I was happy to see that there were familiar faces when I walked into the office and the staff welcomed me back. I now live in a 3 bedroom in the "BACK" and have none of the issues that have been mentioned about the back or the property on several ratings. People need to understand that in a complex with mutiple apartments and diffrent life styles that there is going to be things that you may not like, hear or see but overall it's know where near as bad as people make it out to be. I think the people who give bad ratings are typically ones who get evicted or get kicked out and are hating on Madalyn Landing. I did ask one time why is there cops in hear all the time and was told that the office and the polic department work together to help minimize any issue before arrising and for those of you who do not like cops around, must be hiding something. The complex is beautiful for a income restricted property. The staff really tries to keep up with everything from the pool, buildings and responding to any issues I may have in my apartment.

what can you expect? its low income!

i moved to madalyn landing early febuary 2008. the apartment had a couple stains on the carpet and my door knob was hanging off. but honestly, nothing serious. when my drier broke maintenance was there within hours to fix it. when i lost my house keys and my mail box keys they were there within hours to replace the locks. never a problem with maintenance, they were great! my ice maker was weird... if i turned the breaker off and turn it back on it will make ice perfect for about 2 days. after that is will make ice maybe once every 5 hours! but no one else's seemed to be giving them any problems. i lived in the very back right across from the play ground so i heard kids screaming a lot during the day. but it calmed down after about 6pm. the pool did NOT have a lock on it. it was open all night. the computers in the computer room have been down since march and they are not making an effort to get them back up. there was some issues with parking (but i dont have a car so it didnt bother me) and some people would ride around blasting music every now and than but it was not an every day thing! all around it was an okay place! i do admit the mail boxes are pretty easy to break into! i love the fact the complex is very close to shopping! since i dont have a car that is a HUGE plus! i have a small child and i would not live any where that i feel in danger! i mean, this place isnt the best place.... but what can u expect in a low income area? i will deffinately be renewing my lease!

Was a great place up until about 4 months ago

I have lived in the very back of the developement for over a year. I recently had 2 new families move in one up stairs the other down stairs. Ever since they moved in there has been nothing but havoc. Im not one to squeel on someone but im a hard working resident and when I get off work all I want to do is come home relax and go to bed. Not ever since the 2 families moved in There is constant groups outside blocking stairwell and hallways. Screaming,stomping on stairs,banging on walls,and slamming doors. Almost every weekend I have had to call the cops due to excessive noise til really early am hours. The cops will come out and they will get quiet for about 30 minutes and then start screaming slamming stomping all over again. To top it off I have had numerous people before sitting on my vehicle can you say no respect!!!! due to them sitting on my car I have dents on my car and I cant do anything about it. Ultimately I have wrote the office and called complaining and they don't seem to do a damn thing. They would rather have trashy people move in they probably will get evicted in less than a year than to have hard working people live here that pay their rent on time and are considerate of others. Its sad they rathet lose loyal tenants then to get rid of trashy people who non stop trash the property, are disrespectful and do drugs. Its a crying shame.

no problems here

we just moved in a few months ago and we live in the very front building. We have staff that work here in our building so I am sure that makes a difference. But besdies someones annoying dog barking I never hear anything. I do keep my doors locked all the time but I always have when living in apartments. I couldn't picky I have a large dog. No other apts seem to take large dogs. i have 3 kids and we all feel safe.

Pools

I am a full time student plus working 40 hours a week, when do i have time to go to the pool if it is pad locked at 5:30 in the evening when the signs posted say till dusk. not to mention the lease agreement has no time specified at all. to be honest this place sucks do not live here f you can. we are leaving as soon as possible.

Ok, if your are on a budget, if not look somewhere else.

This place is OK. In other words you get what you pay for. It is income restricted so when I first moved to town without my wife I fit the income bracket, however now that we both are there and working we cannot renew our lease. Try and live at the front if you can, the back area is full of drugs and crime. The inside of the apartments are not very clean. When we first moved in all they did was paint the walls and vacuum the floors. There was still dirt and trash swept under the appliances where they did not move them to clean. The amenities, pool/gym are only open when the management company is there. All of the staff were always very friendly and knew me by name. However I did have an issue with the lady that cleans the common areas (private contractor), she was very rude to my wife and I when we went into the club house area after swimming in the pool. She yelled and threw a fit and told us to get out because she was setting up for a party (no signs or anything posted) and didn't want anyone in there. While I was there I only had 1 maintenance issue; my air conditioner broke. It did take a while for them to fix it but it was only because it rained for 2 weeks straight. Overall it's ok. Not the best place in the world, not the worst. The cops are always there for something. For example Last month someones car got all the windows broke out. However, no one has personally ever bothered me and I have never felt threatened there. The walls are a little thin but so are the walls in just about all apartments being built today. The interior of most of the apartments is getting old. Many of the cabinets are poorly constructed and the fixtures are cheep. The linoleum will also come up from the floor if you mop it too much.
