The ladies in the front office are very kind and helpful. The community is beautifully maintained. Maintenance staff is always very professional and thorough. Love taking walks around the lake with the stunning fountain. Also enjoy being in the heart of Port Orange close to all of the shops, restaurants, cupcake bakeries, and cafes.

Has not met my expectations so far since Ive moved in. It feels as though management is not concerned with the overall happiness of its residents. The reasoning I was given for the gate being left open for two weeks straight was that it was too windy which jams the gate. If the gate is that fragile, how is that supposed to make me feel more secure as a resident? Now the dog park is closed for holes. This was the most important amenity I was looking for when choosing an apartment. Now I dont even have access to it with no idea of when it will be reopened. These two issues are extremely frustrating consider how much we pay for a luxury apartment complex.

So far, Ive been here about a week. Maintainence is great, fixed a couple of issues at move in very quickly. Complex is very clean and well kept up. Being only a week in, from what Ive seen so far, Im excited to live in this community.

Quite for the most part, as long as you don't have to deal with the office. Well located, close to shopping and restaurants. Convenient to public transportation and expressways. Nice pool. Recreational area

I love it here! The maintenance upkeep if wonderful! The office staff and very friendly and professional. I love to walk around the entire development. The pond in the middle is beautiful. Also, I love the pool and gym.

Lived here (14-16) and then left for two years. No regrets on coming back (18). Community grounds are always taken care of. Managment staff is amazing. (No headaches like other places) Neighbors are great. Not a noisy place at all. Everyone is approachable. Apartment layout is very comfortable. Maintinace is always quick and friendly. Multiple events and ways to meet your neighbors. Overall great place and totally worth it.

This community goes far beyond my expectations. Its well priced, safe, and beautiful. I've been so impressed with Hawthorne Village, I've written a couple of reviews about it....but the staff needs some recognition. Diana definitely clinch the deal for me. She was amazing. She really took the time to explain the lease to me in a way I could understand. She was upfront and knowledgeable. She really is an asset to this place. The whole staff is phenomenal. Leasing Agent, M.J., is probably the most sincere, sweetest person on this planet and goes out her way to help you. Jessica, also a leasing agent, impressed me immensely due to her professionalism and her friendly disposition. Both being class acts! But what amazes me the most, is Maria. She really throws herself into this community. She's very professional but you see the "fun side" of her when she organizes a bunch of activities for us. e.g. "drive up breakfast" pool parties, Ice cream days, holiday events. You'll even find her, on many occasions, cooking for the residents. I'm in absolute awe how she collaborates with charity by organizing St. Jude Events and dinners. That is considerably important to me and shows her character. The staff even wraps your Christmas Prizes for us!!!!!! So If I didn't make it clear.....I totally LOVE the staff! If you're looking for an affordable safe gated community, you seriously can not go wrong with Hawthorne Village.

The pool is closed quite often with out notice due to "maintenance". We left our apartment in very good condition but was charged $400 to clean rugs which were clean & they were rippping them out to install linoleum. Guess we paid for some of that? Don't forget and ship a package after you move out of Hawthorne . You probably won't get it & sometimes while living there, we were told our lackage wasn't there, yet the office had it in the back room. Maintenance was wonderful & very prompt. Eric was fantastic but he isn't there any longer. Too bad. It ran smoothly while he was.

Between the lazy and untrustworthy office staff to the half-competent maintenance employees, don't waste your time. It looks gorgeous at first, but appearances are deceiving. The gate allows 5 cars at a time to pass through, so it's really just for looks. I lived there for 2 years and never had a late payment, nor warnings for evictions, so I know I was a good tenant. The first year was great, but the only employee who apparently worked was "fired." There are no sound barriers between the upstairs and downstairs. The dog park has holes and the dog bags are always empty, but you can get a $50 fine if you don't pick it up. They spray pesticides without warning and are very unforgiving when issues that they cause arise. They lose packages in the office, only to be found if you're granted access to walk around to find it. ----- is one of the worst human beings to deal with, but always has a smile on her face. Don't trust it. Pierpoint, Victoria Gardens, or Legacy are better!

Very Nice! When you request a maintenance request, they are very very timely and efficient. The pool is kept up good. The community is very quiet. We have kids that have no problem playing with the other kids on the sidewalks and outside.

What a wonderful complex. Super awesome service staff unbelievable response time on service issues. I am so glad I chose to live here. I'm so glad they monitor the pool it is so wrong when non residents use it. By the way if you live here please don't let your guest use the pool if you are not with them . Awesome grounds and great location

The community looked nice at the start however over time you realize the staff tends to leave issues unresolved. We have reported items in disrepair within the community on several occasions to the staff and weeks or months later nothing has been done. We stopped telling the staff as it became obvious they are either being told to disregard or they just dont care. We are less than impressed at this point

This apartment complex is horrendous. As you drive into the development the first thing you SEE & SMELL is the dumpster that is consistently full to capacity (only one for the entire community) and garbage bags littering the area since rodents have eaten through the bags. Then your apartment may have different color appliances (stainless steel and good old fashion white). The so called new carpet is remnants that start to come apart at the seems (good luck getting it replaced). Entry Way into your apartment floods (dont bother complaining it will fall on deaf ears) so kick off your shoes and walk barefoot. Entrance Gate is ALWAYS broken so much for a gated community. Anytime the pool/surrounding area needs an overhaul (pool closed) rest assured it will be done during the summer when children are off from school (how idiotic). They assess a fee for monthly exterminating and during my time, all Ive ever seen was some man walking around that barely sprays the grounds (1 or 2 squirts lol). They also assess a fee for garbage pick up regardless if you use it or not and you know where that garbage goes..yup straight to the dumpster that overflows and the stench is enough to make you sick. I will say one thing positive...they have an outstanding maintenance team. Very knowledgeable, extremely polite and responsive...they get things done when a work order is submitted. Wish I could say the same for the leasing office.

The neighborhood is quiet and looks safe. But the main gate was kept open very frequently. I understand it is sometime effective to clear the traffic, but that will negatively affect the security of the apartments.

The worst thing are the sprinklers. Why would you have them by the entrance kiosk? You get sprayed with sulfur water when you roll down the window to get in. Management is great. Very nice group of ladies. Mtx staff is great. Dont like some of the new neighbors. One of the first things you see is a shower seat at someones front door. Not enough parking.

My boyfriend and I have absolutely loved living at Hawthorne. We love the amount of living space, the amount of closets and storage space, and the overall look and feel of our apartment. The main office and maintenance staff are absolutely amazing, as are the landscaping crews that keep Hawthorne looking beautiful. Plus you cannot beat valet trash that comes Monday through Friday.

It's been great except for the part where online it said we were supposed to have a downstairs apartment and move in day we find out we had an upstairs. Other than that the experience has been great and we make do with life.
