Upon signing our lease we were informed that brighthouse standard cable was included with our rent. After our first month we received a letter from both the leasing office and Brighthouse explaining that the bulk standard service offered to our community would be going away. In the letter from the leasing office it explained that if we wanted to continue our service then we must go through brighthouse directly. Also in the same letter they stated that a $52 adjustment will be made to our rent because of the service going away. Sounds like no big deal, right? Wrong! Because we had moved in only one month prior, the cable service was never a line item on our lease and therefore we were not going to see any adjustment to our monthly rent. Even though it was explained to us up front that it was included they had it in writing that it was not offered. I explained to the property manager my frustration and how I felt led on... to which she in a kind way told me to go kick rocks because I had nothing in writing. Again, all of this may sound trivial but even on their website it states some utilities included. Don't be fooled. They will try and sell you on the fact that they have free front door trash pickup... nope it is included as an $18.25 charge per month charge added to your water and sewer bill. Not to mention we have terribly noisy neighbors and have complained to the office about them over a half dozen times to no avail. This place is a joke... the only upside is the location, otherwise if I were looking for a place to live... look somewhere else where they actually care about their residents don't lead you on about what they offer, and have real perks.

Friendly staff, extremely affordable and a lot of space for the price you're paying. It's well kept and feels like you're coming home to a townhouse and not just another apartment. Beautiful area surrounded by everything you'd need for shopping and the beach is only 10 minutes away. Highly recommend!

Since we move here everything is ok. Service , maintenance is super the office people are super profecional and friendly , areas are clean all the time. Hawnstowne Village is a great place to live. Thank for your great service

The inside of the apartments is average at best, having to provide your own lighting/fan fixtures for anything but a kitchen and bathroom lights, and includes outdated appliances, and if you have bad luck, carpet that has stains and holes that wont be replaced unless you move out of the apartment unit permanently. That being said, the exterior of the property is very nice and the buildings are small giving a much better quality of living. The gated community aspect of the property would be a plus IF the gate wasn't always busted or stuck open. Management employees on the property are very nice and helpful, maintenance is lightning quick. You are forced to pay for brighthouse's TV service which feels like it's shoved down your throat, since the image quality is crap and you dont even have the right to a standard cable box without paying extra. Very pet friendly property and plenty of bike racks. Available garages for rent are a plus, but they are hard to find.

Awesome place to live. The office staff does you right and you can expect things to be perfect and ready upon your move in. Fun place to live. The location really rocks too as everything is like a minute away and the beach is 8 minutes away. Diana walked us through the move in and she is amazing. Also take advantage of the pool parties and stuff. That's good fun especially if you have kids and like free food.

Hawthorne Village offers, value in pricing, lease terms and convenient location.The management staff is supportive and the maintenance team performs timely and accurate work. Moreover, there is a sense of community and of community responsibility that fosters a prideful aspect to being a Hawthorne Village resident.

Hawthorne Village is a great apartment complex. The management and maintenance staff are very kind, helpful, professional, and knowledgeable. It is a very peaceful community and the grounds are well maintained. A wonderful place to live.

Hawthorne has become our new home and we could not be happier. It is a quiet little place that provides a sense of community. Once exiting those gates you are so close to everything. It's a good place to live, close to everything, yet tucked away in its own way.

I have never had an issue with this complex. I love the location, tucked back in a residential area while also being right next to Super Target. The place is well kept and the other residents are friendly. I would strongly suggest living here. My only complaint is that the ceilings are thin. If you are on a bottom floor you can hear entire conversations from the floor above you due to the design of the staircases and entryways. If you are looking for a quiet place to live, this can still be the place if you are on the top floor.

Hawthorne Village apts provide you with location with the best schools and convenient shopping and restaurants. Close to interstate for easy travel access but safe in a gated community. The management staff take a personal interest in you and assures you are always happy. Even though you are close to everything, it is really quiet.

This is a great apartment community, worth the cost of living here. The amenities are nice and updated, the staff is very friendly and it is located in a safe and easy to get to part of town. I would highly recommend checking this place out if you are looking to live in the Daytona/ Port Orange area

Already 10+ years of living here and rarely hearing any of my neighbors? Not sure how they did it but for me it's blissful. Getting to hear the tree frogs in Spring was always enjoyable. May be the apartment I'm in- second floor most windows facing west. I can see the amazing sunsets and the electric bill is less than 100 in winter because I open the shades. Same in summer - the shades being closed and the windows being so sealed, works out wonderfully.

So far we are very happy with our decision to rent here. The community consists mostly of families. We have not witnessed any disturbances, parties or loud neighbors. It has a very quiet suburban like feel to the village and doesn't seem unsafe. Management is very responsive and maintenance is always working to keep the place in tip top condition. The 3 bedroom apartment is very nice inside with a great layout and plenty of closet/storage space. Appliances appear to be new and large washer/ dryer works great!

Great location, great management and maintenance crew. Ammenties are great. Rent is over priced. Cable should be optional, not added in the rent forcing you to have it. Only downfalls: People, young and old, speeding through parking lot, that is very unsafe to others. Again young and old with no consideration for noise at certain hours of the night. Having a young child and having to work early was sometimes awakened by people talking or screaming outside in the middle of the night. Not to profile, because I was once a teenager/ young adult myself, but alot of kids and college students live here that have no respect.

Apts aren't bad but I wouldn't really say these are luxury. The walls are thin, I can hear my neighbor sneeze. They do not keep up w with the landscaping in the back part of the community. The sprinklers spray my door and I have horrible water spots that won't budge. Also the strong sulfur smell is awesome .. Not. The gate system has been broken for 4 months. They are always leaving notes on our doors about they need to come in or they're having inspections etc. Its annoying. Oh yeah my favorite was when they closed the pool in the middle of the summer for a resurface.. Really in summer and kids have no school. Not renewing my lease because they raise the rent every year too. For what I'm paying its not worth it.

Hawthorne Village has a very convenient location. It is surrounded by great shopping and dining establishments. I think that it is well kept and it has a great gym. I think it is ideal for college students and young couples.

I just moved into my 1BR 1 Bath apartment in November 2015 and I could not be any more happier. The location, spaciousness, and overall quality of this apartment complex is amazing. The staff is friendly and welcoming. The maintenance staff respond to all issues in a timely manner. I would highly recommend hawthorne village apartment to friends.

Everything as been ok since we moved in EXCEPT their stupid sprinklers shoot out into the parking lots. The water is so hard it has ruined everyones car paint. The Spots will not come off the paint or the windows!!!

I liked living here at first except with the new neighbors it's unbearably noisy. They also changed managers last year, and things have taken a turn for the worse. I don't know that I'll stay after this lease. The best thing about the place is the location. It's also become kind of trashy in the landscaping, people leaving garbage everywhere, not cleaning up after dogs. and that's just not acceptable for so called "luxury apartments". New luxury apartments are opening nearby, so if I want to pay this kind of rent, I will go there. FYI: You may have to call more than once to get someone to come fix stuff. They sometimes won't fix it right the first time.

We lived in Hawthorne Village for 34 months; never a late payment. We asked to be released from the last 2 months of our 3rd 1-year lease. They said no. That was 4 years ago, now they claim I owe them almost $7,000.00 and they hold my credit hostage for randsom money. I never stayed in their place for 1 day without paying them on time. I WOULD NOT RECOMMEND THIS COMPANY TO ANYONE. They have unfair lease practices, and they treat you very badly. I can not buy a home because of these people. No one should have this much power over a person's financial life. It's horrible. GO SOME WHERE ELSE TO LIVE, YOU WILL BE BETTER OFF.

Noise is an issue. they must have used tissue paper when they made the walls. I would expect Florida to have concrete, but I guess that's a Central FL thing to make apartments out of wood. The community WAS nice. But then they changed landscapers and there is weeds everywhere. Sometimes the workers will knock over your flowers. Careless. The landscape company before broke my flag I had planted in the ground. Total disrespect. Maint. is very prompt in any issue I've had. The office staff is friendly and it's quiet around here. But the noise from neighbors leaves this complex less desirable. People speed in the complex with no concern for others And yes, there are those that don't pick up their dog crap. Kitchen is small and needs some updating. Too country looking, just personal taste. Storage is eh, I'm on the first floor so I get the extra storage under the upstairs person. The apartments are spacious and clean. Nice upkeep of everything. There are way too many bugs. Spiders mostly. Must be the woody areas around.

They allow dogs that are too big, which wouldn't be that bad except that people think they don't have to pick up the huge messes (it's everywhere, it's disgusting around here)and they don't get people to leash their dogs. I saw a lady with a small dog almost get attacked by a large unleashed dog, the owner was so far away from it because i guess stupid people like to think they can 'control' their dogs from a football field length away. Hey dumb people, dogs run faster than humans, put them on a leash, plus it's a law in Port Orange. The walls are so thin I hear EVERYTHING my upstairs neighbors do. And I mean everything. If they open a door and it creaks, I hear it, if they walk I hear it, when they do anything in the bathrooms, staircase, bedrooms, I hear it. If they talk, I hear it. Walls shouldn't be THAT FLIMSY. Nope, not staying here. Don't recommend. It's filthy dog feces, loudness, and unleashed pets. Forget it.

I like the apartment. It's in a nice area of Port Orange and great location. It's pretty, and the entryways are like houses with enclosed staircases (nobody can loiter on the stairs!). Ive had a few minor maintenance things, and they come right away and are nice guys. The office people are nice. There's always parking and it's gated so no "rogue towing"(you know what I mean if you've lived in any of the other apartments in Daytona area). There's a dog park, which I didn't know about when i moved in, but it was icing on the cake since I have little dogs. I notice a lot of people on reviews say it's noisy. Overall, it's like most apartments, but maybe the walls are a bit thinner, or it's the way they are designed that has certain rooms that carry noise. Things that may bother you are the usual (people not picking up after their dogs, but most people are really good about it, people not leashing the pets). My pet peeves: There are a lot of spiders. They're small spiders, but there are a lot of them. I'm not sure why, maybe besides being FL, the shrubbery or something? The bathrooms: I'm not a big fan of the exhaust fan staying on when you turn the light on. There is no separate switch for the exhaust fan, so it's noisy when you turn the light on in the bathroom. The showers aren't my favorite, but the overall appearance of the bathrooms are nice. The kitchen; There is no sprayer to spray off dishes, just the faucet, so it makes it more difficult to clean the sink of food. There is a garbage disposal, microwave, etc. So, my least fave things in summary are spiders, bathroom exhaust fan, no kitchen sprayer. The apartments also have washer and dryers in them, so you don't have to rush when you first move in to get those, which is great. There is something called a garbage valet which was new to me. You put your trash in a bench outside your door and they get it for you! It's really great, you don't have to put garbage in your car to take it to the dumpster, or walk a mile to dump it. One expense though can be a bit unpredictable is the water bill. You aren't billed by the city you are billed by the apartment complex and it's probably going to be more than you expect. The power bills are good though for FL in summer. Also, i love the heavy duty steel door on the apartment. Ain't nobody kicking that in! So overall, really nice place. Lots of nice "dog people" are around too, if you have a dog.

Excellent apartment home, very roomy, well taken care of, lots of storage, secured gate and lovely throughout the home. We moved from northern Illinois and are very happy with this complex, lots more room and cheaper than what we were paying there. Maria in the office has been wonderful, very accomodating, and very helpful. The maintenance man is great also, had a small problem and was here first thing in the morning. We are feeling right at home here. Thanks to all the staff.
