I like living here but I honestly can't wait to move. My upstairs neighbor is so noisy it never stops. The apartments are great but the walls are paper thin

I'm a recent college grad who lived in a different apartment complex each year while in Daytona. After graduating, I decided to go with Hawthorne. I'm very pleased that I did. THE GOOD: Gated community that requires your room key or cell phone confirmation to enter so non-resident entry is controlled, access door to unit very sturdy and has electronic lock, sparkling pool, they pick up your trash for you, fitness area, gas grill in pool area brand new, and the landscaping is attractive and well kept. As for the unit: I lived in a 1/1 and it had everything i needed. All appliances worked well (not stainless, but white and high in quality), washer and dryer included, downstairs unit with storage closet was a plus, walk in closet, and was certainly the biggest bedroom size I've had in a 1/1. Never had an issue with bugs. Asked the office to send maintenance over 3x, they were always productive and efficient. Responded very quickly and left "work performed" note to confirm. Staff always friendly and helpful. They do what they can to keep you informed and happy. Send monthly newsletter out to keep you in the loop of the community. If you expect them to deal with a normal problem, they'll fix it quickly and with a smile. If you start asking them to control who's in the pool area and who's using the grill, and who's making noise in the units... you might be displeased. Realistically, no apartment staff is going to be able to control the little things like that. THE BAD: Rent is a bit high but you certainly get what you pay for. It's a higher quality apartment community, and I felt very safe living there relative to other places in/around Daytona. Never had an issue with parking either. Speed bumps were recently installed which is a bit of a pain, but understandably so. People sped through the community so they became necessary. OVERALL: Very good place to live. By far, most enjoyable apartment experience I had after seven years in Daytona. If the extra $100 is in your budget then you should go with Hawthorne. Staff is great, unit is great, and the location is very good (i95, pavillion, 15 mins from beach). Always felt safe and never had any eye sores in the community.

We have lived at Hawthorne Village from 2011 to 2013. I will say that the apartments are expensive, but Port Orange in general is expensive. Our rent increased to $940 for a two bedroom - but if you go next door to Ocean Oaks, you will get old, run-down apartments for the same (in some cases even more)! The self-locking doors make you feel safe (just don't lock yourself out after hours!), and valet trash has been my best friend ever. I will say that my downstairs neighbors tends to let her door slam, and it shakes my apartment, but I think that's the risk of living in any apartment. I know people often gripe about the gates not working, but maintenance does generally fix that pretty quickly. The only two complaints I have are the crazy intense speedbumps that were installed recently (although I completely understand why they were necessary, because I've almost been hit a few times), because I feel like they could be a little lower to the ground, maybe? Also, the new way of getting in the gate is slightly annoying: since a code doesn't work anymore, I have to take my key out of the ignition to open the gate. That being said, I believe they will eventually listen to the tenants who might not be happy and do something about it. I could take or leave the new manager (she doesn't seem too friendly), but Eric, Diana, Maria, and the maintenance staff are all awesome!

My family and I have been living here for nearly a year, and we will definitely NOT be renewing our lease. Our neighbors are super noisy, and despite our repeated complaints to the office, nothing has been done. The pool area and office were vandalized recently and have yet to be repaired. Outside people who do not live on the property come in to use the pool and BBQ area, and again the office staff do nothing despite being told this is going on. I would not recommend this place to anyone. We can't wait to move out!

Been living at Hawthorne for about 2 years now and currently trying to move. Its pretty good for the most part. The noise isnt so bad, average apt living stuff. Bugs havent been too much of an issue. I spray home defense around my door monthly myself. I dont really have any complaints aside from the price. When I moved in my 1br apt was $700 a mo roughly. They have increased it to now $830 a mo. Its crazy! Its not like the place has stainless appliances or granite. They also take every opportunity to stick it to you too. I am wanting a larger place and talked with them about moving into a 2br. They say I have to pay $500 to get out of my lease (only because a 2br is not avail when my lease is up, not because I want to move before my lease is over). I understand if I was breaking it to move somewhere else, but to move into apt in the same complex I think is really uncalled for. I was also quoted several different prices for the new apt. $930 one time then, $979 the next time. Lastly I have to have a walk thru of my current apt so they can assess how much more money I wont get back on my security for a move that will happen in 3 mos.

Have just about completed my first lease at Hawthrone and it was a very nice place to stay. When my income took a hit, the apartment seemed quite expensive but I feel so safe here and the apartments are nice. Self-locking safe doors are decently loud if left to close themselves, but again it's SAFE! So I would never give it a negative review because of the doors. Currently being in the hunt for an apartment hunt in Orlando, I take reviews very seriously and I hope to give Hawthorne a practical review. I also wouldn't give the complex a negative review just because I can here my downstairs neighbors chihuahua from time to time. Get over it people. Overall it is a great safe community, pool is very nice, and the staff is a joy. I am thankful for them always being knowledgable and helpful. In a year, I have only called maintenance twice, which both times they came within a couple hours at the most, SAME DAY! Not enough people have written reviews since management changed apparently (has been the same since I've been here) and this place needs a higher rating. Previous reviews complained about the water and trash, which I clearly understood since day one that it was included in the price they TELL you, not that it was free. Sheesh. Be serious. One more time, great place, highly recommend, would stay if finances were secure and I wasn't moving to Orlando.

I've lived here since 2008. Although it is no longer run by Colonial Properties, Greystar is the new company. I went from a 1 bedroom (when I was single), to a 3 bedroom (now that I'm married with kids). Although I looked at other places (the Legacy), the price you pay here for the space you get is more worth it. The only complaint I have are, the walls and ceilings are SUPER thin. So be prepared for that. Other than that, everything else is good. There's tons of parking, and they finally have upgraded the gym....FINALLY lol. In regards to trash service is pretty good. Despite some of the negative reviews, I definitely say the good outweighs the bad here.

Please do not listen to all the promises they make when you sign your lease. Here's what I was told: 1. Free pick up trash 2. Free Internet None of these two stems were EVER FREE. When I first saw my bill I realized how much I was paying in garbage pick up and Internet/cable from this place. It's extremely upsetting to realize how much they lie to you. Worst part comes in when I tried to complain about it. The staff is completely "friendly".,.,..wait until you walk out the door and see how much crap they will say about u. Guess what..... they will do it in front of other tenants, therefore you can expect to be treated the same way. none of the discrepancies I mentioned were ever fixed .... I would never recommend this place to anyone. Management has been changed 3 times in this 2 years and Diana has already been fired!! Thank god!

After 3 months
After living at the Hawthorne Village in Port Orange for 3 months now I have nothing but praise for all that make it a great safe place to live. Diana and Eric in the office are always very nice and always willing to help you. The neighborhood is quiet, clean and well attended to. I wish I had moved here along time ago.

Best in Port Orange!
One of the only newer places in Port Orange. Legacy is the other but was so loud and their staff was nasty. Hawthorne Village staff was so sweet to my roommate and I. They always remembered us and asked about stuff going on in our lives. It really was friendly in the office at all times. The gate is silly because you could just walk around it, but gives a good sense of security. The apartment itself was amazing! Clean when I moved in. It really felt like a house.

Not too bad
I only lived here for six months until me and my friends all left for the summer. I enjoyed my stay there at Hawthorne Village. They were very friendly and was always there the same day when something needed fixing. My roommates told me how when it was time for their rent to go up, they were able to sit down and talk them down a little in the raise so I thought that was very nice of them. The main gate is almost always broken (because of people driving into it) but its in a great area so I was never worried about anything bad happening. Plenty of parking and a great amount of space in the room.

Weekly maintenance requests...
Lot's of spiders. I often have nightmares of waking up covered in them. I think I'll have to get one of those safari bug nets to put over my bed. I hope you like your neighbors because you'll be hearing alot from them with the super thin walls. The staff is nice but the maintenance is incompetant. I often felt horrible bothering the office with all my work orders. I stuck out my lease here. For what I was paying I found a place 10 times nicer.

Mostly a good place to live
I've lived here for two year and have had no major problems. I like the apartment floor plans, the layout and landscaping of the complex is nice. Compared to other apartments in the area, this is one of the best. Yes, the gate is left open most of the time and the storm drains clang and the pool officially closes at dusk, but these are minor things and never bothered me. I only have complaints about the office staff. The apartment pricing is curious - I know other people who paid less for their three bedroom apartment than I did for our two bedroom. Also, the staff has difficulty communicating with the residents about lease renewal, lease termination, and rent variations. When we renewed our lease, rent went up by about ten dollars (just to cover the cost of a cable increase - cable is included) but we didn't know about it (they told us it was the same rate). However, a few months later they just sent us a bill for the amount of rent we owed (we kept paying the lower rate), no interest or anything, so I thought that was an appropriate solution, but it could have been avoided.

Excellent Place to Live
I have lived at Hawthorne Village for almost 2 years now and cannot believe the comments that people have made. I spend a lot of time at the front office in the fitness center and business center and everyone there is very professional. The staff is friendly and have even gone out of there way to help me. The community is beautiful, no place is perfect - unless you build your dream house, and still then you cannot control who your neighbors are. Occassionally, I hear the people above me, but nothing I wouldn't expect from living in an apartment. Some people just need something to complain about!

Excellent
After living at the Legacy for a few months, I have to say this place was a godsend. The management staff are extremely nice and very cooperative. The single bedroom that I have is larger and less expensive than the Legacy and its also on the first floor (I had to carry all of my furniture up two flights of stairs at the Legacy). Parking is easy, plenty of spots. I agree that it is not perfect. I can hear people upstairs at night, but they usually aren't that loud. I had an ant problem in the beginning and I asked that my apartment be sprayed, and no one ever showed up to do the job (I got a can of raid and haven't had a problem since). Compared to the other apartment complexes in the area, it is easily 110% better than any of them.

VERY NOISEY PLACE/BUT GOOD PLACE TO LIVE
IF I HAD KNOWN ABOUT THE NOISE FROM THE LOOSE STORM DRAINES I WOULD NEVER HAVE MOVED IN HERE AT NIGHT I HAVE TO WEAR EAR PLUGS TO SLEEP AND I CAN STILL HEAR IT EVERY TIME SOME ONE DRIVES OVER THEM I HAVE COMPLAINED BUT NOTHING HAS BEEN DONE.PEOPLE DRIVE WAY TO FAST IN HERE AND HARDLY ANY ONE STOPS AT THE STOP SIGHNS ITS LIKE A JOKE.THE GATES ARE A WAST OF TIME I SAW 6 CARS GO THREW THEM AT ONE TIME AND 4 CARS CAN GET OUT AT ONE TIME THEY ARE NOTHING BUT A PAIN IN THE A**.THEY ALSO HAVE A PROBLEM WITH FLEAS BUT THEY DID SPRAY WHEN I ASKED THEM TO.THE MAINTAINENCE IS GREAT THEY ALWAYS GET WHAT I NEED DONE IN A REASONABLE TIME FRAME AND THE OFFICE STAFF IS ALWAYS FREINDLY,I ALWAYS FEEL SAFE AT NIGHT WHEN I WALK MY DOG I SHOULD THEIR ARE PLENTY OF POLICE THAT LIVE HERE,I LIVE ON THE TOP FLOOR AND NEVER HEAR MY NEIBORE, I TRY TO BE AS QUIET AS POSSIBLE AND DONT RUN MY APPLIANCES AFTER 9:OO WHEN YOU LIVE WITH OTHERS YOU NEED TO THINK ABOUT THEM TO.MY FAMILY OWNES APARTMENT IN ANOTHER STATE AND I KNOW HOW HARD IT IS TO PLEASE EVERONE YOU CANT,I DONT KNOW IF I WILL RENEW MY LEASE DUE TO THE NOISE FROM TRAFFIC AND THE DRAINS BUT THIS IS A GOOD PLACE TO LIVE.

The good reviews must come from people who just moved in
I have been here for more than one lease, however if I had known about the tricks they were going to pull with their utility bills, I would not have renewed. In the past year they have added three additional fees to our utility bills without giving anyone a notice. These fees which relate to the building itself and not your utility usage add up to $35 extra every month. I have $70 water/trash bills monthly for a single person in a one bedroom apartment. When I asked how they could just add additional fees on, they said that they were always there and that we are all lucky that the apartment doesn't backcharge us for the months these fees were not included. I have contacted other apartment complexes to see how they handle these "utility fees" and everyone has them included in the rent since they are fixed and are collected by the Volusia County Tax Office. What this allows is for Hawthorne Village to artificially lower their monthly rent making it seem less expensive.

ROTHORNE VILLAGE
Be very leery of the specials that this complex offers. It's usually for the upstairs apartments. I live in one and from what you save in rent you pay for with the electricity bill. The upstairs apartments are like living in a tropical forrest. How about the maintainance men who mow the grass and blow the grass all over your entry way and it gets inside?? Scared of spiders?? Don't move here, they're everywhere!!! Let's not forget another maintaince man incident...he had the nerve to use our bathroom and all the toilet paper!!!!! Don't expect any help from the staff. They are very rude and snide. When we complained about the incident and that the man had no permission to be in our apartment they stated there was a working order. YEAH!!! from days ago! It's not an open invitation to walk in our home and NOT EVEN LEAVE A WORK ORDER, BUT LEAVE A NOISE COMPLAINT ON OUR COUNTER!! Oh and by the way.. the initial request for a broken freezer light has still not been resolved.. that was back in APRIL AND NOW IT'S ALMOST JULY. One more thing, DO NOT BELIEVE THEM THAT THEY WILL SEND YOU A COPY OF YOUR LEASE--THEY WON'T!!!!!!!!

NEVER RENT HERE!!!
From drving by these appartments they are nice from the outside. The inside is nice with having everything NEW!!! But paying $887.49 for a one bedroom/1 bath is stupid. The neighbor across the way said they pay $850 for the 2bed/2bath up stairs. The office said they had a sale. Thats bull. Also, I can hear everything that goes on upstairs. The door being slammed,stomping up the stairs,talking,anything u can think of! I think thats ridiculous!! Also have a huge flea problem. told the office staff all they could tell me is,"I have 2 dogs and I dont have a problem and they spray once a year. No one else has complained about a flea problem." Which is a lie beacuse I know of at least 5 people said they told the office. Thats all that happend. As soon as I find a house I am outta here! Also you are paying to live in a gated community.. the gates are 90% open everyday! Oh you can get out of ur lease early by paying one months rent up front and if its leased in 30 days you get the days the apartment is rented back! So dont let them trick you into you cant get out!!!

Not so good...
The apartment itself is nice. The floorplan works very well. The kitchen is pretty well laid out. The living is spacious enough, as is the dining room and the bedrooms/bathrooms. However, for over $1k a month for a 2 bedroom, I should not be able to hear much of anything from my upstairs neighbors. As it stands now, I can hear their music, their tv, their phone ring, and their conversation on the phone. That's ridiculous.

NEVER RENT HERE!!!
Never rent here!!! These apartments are not built well at all. For $887 a month you should not be able to hear your upstairs neighbors phone ring!!!! The office staff is very inept. They can not do anything except talk you into singing a lease. The rest of the staff is just as bad, they can't fix anything. The walls are way to thin... you can hear everything... As soon as my lease is up I am out of here. They look good from the outside but thats it. Do NOT let this place con you into a lease with a so-called deal. NEVER RENT HERE!!!!!! This place is a sham!!!!

So far so good
We got a great special for April for an upstairs apt. This place has great appliances and are spacious. I do find the master bedroom to have a rather akward layout. You cannot have large bedroom furniture and expect much room. The master bedroom is long in length but leaves alot to be desired in width. Please be warned that there are nails that stick up where carpet meets tile. There are also no lights in the laundry area or closet area. I really love the bathroom with the high vanity and medicine cabinet included! I think every complex has it's up and downs. I think for the price we paid--we can look past the draw backs which includes very cheap carpet w/o much padding if at all.

I moved into the Hawthorne Village about 9 months ago and I would probably not reccomend living here. Of course I am about 50/50. The apartment is really nicely fitted with Maytag appliances and our 2 bed/2 bath is quite spacious. Living along the fence we are succluded. The grounds are superbly well kept, with a pool, hot tub, weight room, and two beautiful fountain ponds. Plus, it is quite secluded. But, like others have stated this place is a nightmare when you have someone living above you. We had no upstairs neighbor until about 2 months ago and I could swear elephants moved in upstairs. Not to mention when the people who live behind us do their laundry, they might as well have put the neighbors washer and dryer in my bedroom. We had a terrible bug problem at first, but the bug killer comes once a week, just call the front office and it is taken care of. Not too bad since, other than a few spiders, but we do live in Florida. I guess all in all if the walls were a little more soundproof it would be alright, but for the price, find someplace else!
