You get what you pay, Nice for starting
This is my first apartment, it is nice. I don't like others when they give bad reviews for no reason. It is a nice place and I like it their. The rent is getting hire so I guess I won't stay their for long

Great Deal, Secure
I have lived in three other apartments in the Tampa/Brandon area, and this is by far the best! I feel very secure, as the security workers at the entrance check with every visitor coming in. I also see them often driving on golf carts around the community to make sure everything is okay. I have had a few problems with appliances and several other small maintenance problems. I was given a new dishwasher and even compensated for lost items due to proven appliance malfunctions. The maintenance fixes problems promptly. The office staff has always been friendly and helpful. Each time I go in there, they are more than happy to help me whatever my need. The one complaint I have would be that things are on the older side. My updated dishwasher is fantastic, and I hope in the next few years they will update other things like: cabinets, appliances, lighting, and the excercise room. For the price, the square feet and usable space in the apartments far outweigh any others in the area. I could not afford a 2/2 like this anywhere else, and the community is relatively quiet. The Carlton Arms North is a nice place to come home to after a busy day at work.

I love it here so far
I've only been here for a few months and I love it here so far. The staff is friendly, from the office staff to the maintenance crew to the guards. I feel comfortable knowing access to the community is monitored. When I needed a couple of minor items fixed the response time was phenomenal. The ground are very well taken care of. During the Christmas season they do a lot of decorating which was a nice surprise. They are currently replacing the roof among other improvements to make the community even more attractive.

Fairly have enjoyed it here
This is my first apartment of my own, without my parents. I am very young for a tenant. I am only 20 years old and the staff of Carlton Arms was very kind and didn't show lack compassion because of my age. My girlfriend and I live in one of the bigger apartments, the only problems with the complex is the washer/dryers are not in the unit, unlike some other Carlton Arms complex's. Everything is also quiet dated, the oven is very old and the cabinetary is very ugly, but the apartment complex itself is very well maintained. The grounds are always watered and lush, the parking is always clean and parking is never a problem. The apartment doesn't have very many ceiling lights, which is why I have put quiet a few paper lamps throughout the unit. I recommend this apartment to anyone looking for a great maintance staff, awesome guards, and very kind staff within the office. The rent is fit for the apartment. It has a great location, still it is secluded and monitored. I will gladly live here through marriage and possibly children.

Leaving in 2008 for sure.
I've been a resident for more than 5 years. The property is kept up outside, but the interiors and appliances are antiquated, yet the management thinks large rent increases are justified, and there is no grandfathering for long term residents, who do not cost the property the money regular move ins and outs cost the property annually. With old carpeting, appliances, no dishwasher or washer/dryer, poor interior paint, way too much interior dust, bathrooms which need to be completely renovated, in order to have have guests over, low square footage, the value is simply not there for the rent increases proposed. I dislike moving more than anyone else and wish there were another option, but can no longer pay these rents for such an old community.

I absolutely loved living at Carlton Arms North!
I lived at Carlton Arms North for 3 years and moved out of town to attend school in Gainesville. I was very happy at Carlton Arms North with my husband and child. We have not found a better deal, since we left our townhouse at Carlton Arms North. The townhouse was lovely with a beautiful view of the lake. If I ever move back to Tampa. I will definitely try to reside there again. The management staff was nice. The maintenance requests were fulfilled in a timely manner. The grounds were constantly manicured. I enjoyed the annual Christmas party. You can't find these perks anywhere else. I loved it!

We are very happy
We have been in a townhome for about 4 months now. We are paying roughly what we would have in our previous place just up the road, but are getting 400 more square feet, a great patio, parking right outside our door, and most importantly, peace and quiet. We were woken up 3-4 times a week before by loud neighbors, and I have yet to be woken up here. It's lovely. The buildings are dated, and we have had several maintenence issues, but they have always been addressed promptly. The lack of a washer and dryer is very irritating, but that is most likely why the apartment is so affordable. I have not had any problems with the front office, and have seen people of all types walking in the evenings. The populations seems to be a bit more mature (families and working adults), so perhaps undergraduate students might not feel as welcome, although I have not experienced this as a graduate student. And yes, there is a guard at the gate. That is very clear from the moment you first drive in. If you do not want all of your visitors stopped, then don't move here.

Going Downhill Quickly
When I moved in four years ago, Carlton Arms North was by far the best place to live in this area, especially for the price. Since I have been here the price has gone up (20% in my first three years), the maintenance has slowed down, the parking has become more sparse, the exercise room has fallen apart and, most of all, the office staff has become much less knowledgeable and MUCH more rude (except for Sandy, who is very smart and a total sweetheart-- the only person you will want to deal with here). The grounds are maintained very well and the maintenance staff is very friendly and helpful, although they are much busier and thus much slower than they used to be. It is a nice quiet and safe place, and is good for families. If you are a young professional, like myself, or a college student (even worse) they don t want you here and will probably make it difficult for you to get an apartment. If you do get an apartment you will be treated unfairly and will get a nice roll of the eyes from the office staff whenever you walk in. I used to recommend this place to all of my friends, but will not do so anymore.

Do not live here if you are......
An individual of any form. Individuality is not encouraged by Carlton Arms North and is considered as "not being good for the community" If you have a visitor make sure they don't stay the night or they will consider them an "illegal resident". They take it upon themselves to pry into your personal lives and see fit to come in whenever they want to take pictures of your apartment even if your sleeping... even if you haven't gotten dressed yet... they don't care. They also monitor who comes in to your apartment. They take down the name and destination of anyone coming through that gate because the basic laws of privacy do not apply. Basically they judge you and if they don't like you they'll find someway to get you out. Also, don't live here if you are young or a student. They absolutely despise college students and will blame you for everything wrong that happens in the apartment complex. I look a little unusual and they had a visitor with pink hair who got in an accident and called me assuming it was my friend which i had no idea who she was and it wasn't even near my apartment. Also someones dog pooped outside our building and it got tracked into the hallway and they immediately called me and blamed it on my dog and I wasn't even in town. If you live here you won't feel at home.. or comfortable... or safe. I feel like I'm constantly being watched and i'll get evicted for not dressing right or breathing or something. Now they are just "not renewing our lease....well good for them. Adios This place is good for married people with no social life who are never home. They like those people. So I pose this question to you......What is more important, nice apartments with pretty views or feeling comfortable while you are there?

Management is rude but they do a good job.
I love it here. We have a 2 bedroom townhouse that costs 850 a month. There is only one entrance to the complex and we live right next to it. We never hear a sound, probably because it's right next to the guardhouse. No loud music or anything. There aren't washers and dryers but in a way I'm glad cause then we probably couldn't afford it here. The laundry rooms are large, clean and reasonably priced(unlike the old place). When we moved in the stove light didn't come on when you turned on a burner. When they couldn't fix it they brought us a brand new stove. No joke, the stickers were still on it. This complex is older so the trees are fully grown and provide lots of shade. A lot of reviews say that there are problems with the management staff. It's true that they are a bunch of hardasses. They probably won't smile or even be friendly(with one or two exceptions). They are there to do a job and I feel that they do a great job. This complex is older and could easily have fallen into disrepair and slumminess and but for the efforts of the staff I'm sure it would have. They hold this place to a standard and don't let up. There is NO grace period for rent here. It's due on the first and that's that. One of the reasons I moved here is because I read on this website that they don't put up with the usual crap people like to pull like being loud and having dozens of people over at all hours. When I read that I knew I wanted to live here. No place is perfect for anyone. People have different expectations and ideas about what is reasonable. I researched for 2 months before I moved here. I was determined not to move into another place like the one we already lived in. It wasn't dangerous but the people who lived below us would come outside and talk loudly at night right under my kid's window. People blasted their music at all hours. I believe one hundred percent that for the money we can afford to pay this is the best place in Tampa. When I hold it up to costlier places it still is amazing to me how peaceful and quiet it is here. College students might not like it but young families like ours will.

Recommended, if you are patient.
I am a current resident. <br>I do enjoy living at Carlton Arms, I love our back patio and the apartment itself. The appliances are quite dated, and the kitchen decor is horrible. But the insulation is good and the building quality is also good. Overall I am pleased, but<br><br>I put a work order in about 2 weeks ago, requesting that it be completed about 4 days after I put in, because the immediate following days I would be out of town. Thus, no one has come to do the work order. Still. <br>Another thing I dislike is the lack of washer and dryers in unit, or even a connection. This apartment would be so perfect if it had that, but if something isn't done soon, I may be moving out. Paying $2.25 a load of regular, not commercial laundry is a bit ridiculous and inconvenient, especially when most of the time about one third of the dryers and washers are out of order.

Thought I would be happy here...
I am currently a resident and cannot wait until my lease is up. This was the only place that I had wanted to move to when my lease was finished at my old apartment complex. My mother lives in another Carlton Arms apartment complex and has lived there for over two years now and she has been so happy there and I felt like this place would make me happy. <br>From day one the leasing staff did not want us to move in. They claimed that I made enough but my roommate didn't because they don't factor in commissions. My roommate makes double my monthly take home and the idea that we wouldn't be able to move because of financial reasons was difficult. Eventually they allowed us to move in.<br>The first week and a half of living here our air conditioner was broken and they kept telling me that they would have to order the part to fix. I finally put my foot down and told them they had better fix it otherwise I would get corporate involved. A day later my air conditioning was fixed.<br>Then I had complaints (work orders) because from day one wasps were getting into my apartment and I am highly allergic and no one believed me. Till this day I still have that wasp problem.<br>Another issue I have had was that my circuit breaker kept making a loud humming noise. They kept coming out and "fixing" it but the humming noise never stopped. Finally I got on the computer and researched what causes a humming noise and the possible consequences that would arise if left unfixed and brought that information to the leasing office. The next day a service technician came to my apartment to find that the breaker that was running the air did not have the right ampage on it and it could have caused a fire. Needless to say it was fixed before anything had happened.<br>Another thing wrong is that I had two noise complaints from my downstairs neighbor. The first time I was home and was watching tv and they stated it sounded like someone was getting killed and they heard pounding on the wall and the second time I was in another state. It got to be ridiculous. I went down and spoke with the leasing staff only to find out they were monitoring who came in and out of my apartment and when they left. I felt like this was a huge invasion of privacy but to put an end to the complaints I even agreed to random spot checks if they so desired.<br>The final straw that made me decide that I will not be renewing my lease is when the inbreeds downstairs stab a girl that they were living with...NONE OF THESE PEOPLE WERE ON THE LEASE AND HAD BEEN LIVING THERE FOR THREE MONTHS. I formed complaint after complaint and NOTHING happened until the stabbing when they were FINALLY evicted.<br>There are some pros to this place. For the living space you get the rent is fairly cheap. They do pay for water and partial pay of the cable bill. There is also valet trash pickup. However, all of these pros are not enough to keep me here. Hopefully if you do decide to move here you are not stuck in my very apartment!!!

this place have turned into a shadow of is former self. the grounds are filthy and the maintance staff lack the knowledge and ability to properly fix any item broken. Many residents that have lived here for years have moved out due to the poor condition of this once beautiful apartment complex ; however they try to hide the utter filth and dilapidated state of the complex. So if you like to walk in dog poo ; live in utter filth ; or have appliances and item in your home that do not work well this is the place for you...

Awesome
My husband and I absolutely loved this place! We've bought a house now, but i still miss Carlton Arms North sometimes. I would recommend the place to anyone.

Just Renewed Lease
I think this place is a good deal considering what you're getting. <br><br>Pro's - <br><br>Lots of square footage for your money. <br>Brick townhomes, well insulated.<br>Patios or balconies<br>Prompt maintainance calls<br>Quiet community<br>Nice jogging area with well-kept sidewalks<br>Heated pool<br><br>Con's - <br><br>No Washer/Dryer connections available in any unit.<br>Kitchens are a bit small<br><br>My dealings with the staff have been positive. My stove went on the fritz and they replaced it with a new one the next day. I love my back patio and grill outside often. Its quiet, I've never had to deal with loud neighbors or parties late at night. Water and sewer are free, they accept packages up front for you too (after signing a waiver).<br><br>We had to get on a waiting list (like $100 fee, to be applied towards rent or deposit or something if you found a place) and it didn't take long for something to show up. They require a full months deposit which keeps out lots of the college kids. You get it back at the end of your lease with interest.<br><br>They increased our rent by $40/mo for our new lease but its still cheaper than most other places for 1300sqf.

Best place for best price
Having stayed in rental apartments in northeast this seemed like a beautiful resort.I lived there for 4 years.Had an excellent view. Maintenance is excellent.Staff was good esp Sandy and Nancy.Heated pool ,Sauna.<br>Fitness room needs to be upgraded.

A beautiful community if not for the arrogant staff
It is a pretty apartment complex with lake view and well maintained. People who come here 1st time find it awesome. Its also cheap and well located compared to many other places.<br>I moved to this apartment 5 years ago, and have been living in the same apartment since then. Its their policy that they'll clean/change the carpet only once in 5 years, however bad it gets. In my 5th year when I went to their office requesting a carpet change, they approved it, that was in March, but I havent got my carpet changed till now. Everytime they give some stupid excuses, that in summer they do it for the new apartments/ other maintenance etc and then they start doing it for older ones (people renewing their lease), and every time I call, (probably once a week) they keep saying that their contractor has to fix up an apppointment with them, and he hasnt dont till now. The staff speak nicely, but they never remember your work orders, and every time you have to give a new one. The manager and director are all very rude, they dont even attend the phone, and I hate to say this, but the Asst Manager has hung up the phone on me once. Very indecent behaviour.

LOVE IT!
I have lived here with my husband and 3 children and dog for 2 years and it has been an absolute dream compared to other complexes I've lived in. First off, the price is better than any in the area, considering you don't pay for water and the properties are safe and clean (unlike others in this price range). Almost all units have lake views and large patios or balconies. The grounds are well kept. There are sidewalks throughout the entire community and you can always see families out for walks together. I can't understand reviewers who said the staff is rude- I have dealt with the staff many, many times, on issues such as losing quarters in the dryer (once), dishwasher not working, air conditioner not working, wanting to install ceiling fans, etc., and each time they were very friendly and happy to help. I got a brand new dishwasher one day later b/c my other was so old. Maintenance is always prompt, even after hours, when my air conditioner went out. I have a townhome, and when I step onto my back patio I have privacy fence on either side and a low fence in front so I can still view the lake. It's a little slice of paradise. Also, garbage cans are right out back of every unit, and there is garbage pickup twice a week so you don't have to drive to the dumpster. The bedrooms are HUGE! The appliances are mostly new, the pools are beautiful (one is heated) and clean, the laundry rooms are big and have brand new large capacity washers & dryers.... the list goes on and on. This place is perfect for any family! My only complaint is that they don't have 3 bedrooms....

my opinion
I have lived here since December of 05. My lease will be expiring in 2 months. I went to the office to see about upgrading to a one bedroom. I was put on a waiting list...which apparently costs 250 dollars if you get approved to move.(You dont see this money ever again..by the way.. I guess it just goes to them for having to do paperwork..who knows...no one in the office could explain it to me when i asked) I've been on this waiting list for about 2 months. I have called the office multiply times to find out the status of the move...no response..I leave messages no-one calls me back. I like living here because the cost and yes I can deal with having to take my clothes somewhere to get washed..but to be honest the office staff are of absolutly NO-HELP! I mean come on..I work in customer service and NEVER would I just not give a customer a call back regardless of if I didnt have an answer to their question. Not to mention the fact that no-one in the office seems to know whats going on..I called and just asked when the person who is in charge of doing the moves will be back..and the lady had absolutly no idea. The apartment itsself is nice and the price is awesome but if you have any issues...don't hold your breath on getting any help from the office staff or management.

Never again!
First of all, the apartment complex is very nice, it is true that there are beautiful views, and the lansdcaping is nice. However, none of this is worth the horrible experience of living in that place. The manager is barely there, and to be honest he is just a mere puppet to several of the 50 something yo single females, who evidently have nothing better to do, but be involved in their resident's personal life, rather than doing their job. The maintenance staff is very fiendly and even if you asked them they will tell you about the leasing staff. Living in that place, is living monitored 24/7. The response in doing workorders is not the greatest. You will always see new faces at the gate; they are always hiring for this position because the turnover rate is so high. The guards are rude to your visitors, just switch cars one day and you'll see. Ofcourse the staff is going to come here and defend, and deny what is being said. I would probably do the same. In summary, I would NOT move back to this place. It is a pitty because the apartments are nice. But the staff is horrible.

Love it
I have been living here for over a year and i love it. Rent is inexpensive and it is very quiet. There is plenty of parking and lots of nice things to do here. ALthough this place is older than others around here it is still a nice place to live. The only draw back is that there is no washer/dryer hook ups so you have to use one of the two laundry facilities which is fine. I would recommend this place to anyone that wants a good place to live.

Quiet, inexpensive place
I've never had anyone on the office be rude to me. I've gone there once or twice a month to pay rent, pick up packages, request maintenance, etc.<br><br>I love the lakes (even if elsewhere they would be called ponds) and walking along the Hillsborough river. It's an older property but is is well kept.<br><br>One time I had an ongoing maintenance issue but I put my concerns in writing and the problem was taken care of that day.<br><br>I would recommend it to anyone.

Sucks big balls
The place is a hole, the office staff personnel are rude as well as very stupid. I dreaded any day I had to walk through those doors and speak with them. They also charge you extra for living on the bottom floor ( 20/mo), for owning a pet ( 20/mo/pet) and for living with a "water" view ( 15-30/mo depending on water). My only view was the big fat tree in the backyard, and to see the water I had to climb downstairs and duck underneath all of the branches

Nice, but...
The complex was nice overall, the apartment (I had a 1/1 on the second floor) was well constructed and I never experienced any major issues maintenance-wise. The entry gate is pretty much pointless, as several of my neighbours had their cars broken into over the 10 months I lived there. Beware, though, there is a "pond view surcharge" if your apartment happens to be on a lake, and there are almost never any availible that aren't. My only major complaint about Carlton Arms is that the complex is NOT a student friendly environment at all. The staff, management, and even some of the other residents were consistently rude to me because of my age. I was 18 when I moved in, one of the "teenagers" everyone always blamed for any problem that occurrs on the premises. I have news for everyone: the people who are causing those problems don't live here. I was a quiet, considerate, and rarely home at all medical student, but still recieved the brunt of ridicule. If you are a student, and desire the respect of others, don't even consider living here.

Decent
The staff in the office are down right nasty! They offer no assistance in any manner and are quick to refuse people away. The grounds are kept nice and the view is nice. The ponds are a bit scuzzy because the lack of rain, but overall are nice. The roads are in desparte need of repair and so is my car (alignment). Major downfall is no washer/dryer! I hate paying to do my laundry. However, overall I like it and the prices are convenient.
