I have lived here for a year now and I am about to renew my lease. I love it here..I feel safe coming home at night.. The office staff is always courteous and helpful.. My air conditioning was acting weird and when I called the office they had someone at my door within 15 minutes.. The maintenance person explained what he was going to do and that the A/C would be working properly in about a half hour and low and behold it was..once you live in Carlton Arms no other apartment complex will do.

Management and maintenance are responsive and they repave the parking lot every couple of years. The pool area is well maintained as well as the grounds in general. They have a strict check-in and parking policy for all visitors which I think is good b/c it keeps crime to a bare minimum. I haven't had any issues w/my care being broken into or anything like that. The buildings are very old and there are no washer/dryer connections in the apartments. The townhomes have one floorplan that includes washer/dryer but you lose out on a separate dining room. My townhome gets VERY HOT upstairs in the summer. It's almost unbearable. There are no ceiling fans or connections to install one so we use tower fans. I must say my #1 gripe is how much my rent has gone up ($80 in 5 years). For those who have said they've lived here 20+ years has your rent gone up every year? I can only imagine!

I lived at Carlton Arms North for 2 1/2 years. I absolutely loved this place. Yes, the buildings were a bit old, but the grounds are well kept and maintenance is superb. I had a beautiful view of a pond outside my apartment with the sun setting over the water every night. There were some temporary issues with bugs that were cleared up quickly. The staff that runs this complex are good, ethical people, or so it seemed to me. I lived at several different apartment complexes in the Temple Terrace and USF area while my children were attending school, and none of them felt like home until I moved here. The reason I moved was due to my daughter moving to Orlando to attend UCF. I always felt safe here, and I particularly liked being surrounded by nature. The only negative thing I can think of is that the washers and dryers break a lot and they are on those horrid prepaid cards instead of credit card operated, so it is a bit annoying (and no option for washer and dryer in the apartment). I would definitely rent here again if the need arose.

I have being living in Carlton Arms for almost 4 years now, and the maintenance to the apartments have declined in quality, my shower start it leaking (fiberglass) 2 years ago, they sent a couple of guys to do the repairs, the odor of whatever they used was so strong that I was sick for two days with nauseas and headache. a year later (that was 4 months ago it start leaking again, we went to the same process, of reporting, the repair job, the strong odor, and the after cleaning of all the dust in the whole bedroom, because they just clean where they worked. We notice that a bump on the floor was left making difficult to stand in the shower (even dangerous) we reported and nobody from maintenance came to the apartment to check the work done. A month ago the shower floor crack again and was leaking to the carpet outside. we reported and we were told that it was time to replaced it, so they order the new shower, and it took 22 days for them to replace the shower, they started last Friday, and today Tuesday they haven't finished, they need to use a metal corner and plaster the drywall, they broke a floor tile removing the old shower and need to be replaced. yesterday and today I stop by the office to ask when they going to finish the job, and I am still waiting. Like I said in the beginning, maintenance is not what use to be. The laundry room is another disaster , half of the machines are broke all the time, people are living the clothes inside the washers and dryers long after they are done making difficult for other people to use the facilities (Carlton arms do not allow washers and dryers in the apartments, but they are not taking good care of the 2 laundry facilities in the community.

For the most part, renting here isn't too bad. It just depends on who you live by and if you care to have your own personal washer/dryer. There's no connections in the apartment, which sucks. Dealing with that for 2 years turned into a pain. They give you a card you can put money on and put into their washer/dryer, but it's a bit expensive (essentially, you pay for the "convenience"). I say that lightly, because most of the time, there are several machines out of order and not many available due to so many people using them. The community is very pretty; we love to walk around the lake and fish. The staff is USUALLY nice, but we've had some bad experiences with them. Long story short, they told us one thing, and the following week told us another. Last, the walls are fairly thin. We have obnoxious neighbors on either side of us that have kids yelling and screaming at 8am. Not a pleasant wake-up call. Overall, it's been an okay experience. Price is decent compared to others.

I've been living here about a year now in a 2-bedroom townhome. Overall a great place to live but has a few issues just as any place. Pros -Maintenance is very quick to fix any issues -Friendly office staff -Great prices for apartments -Quiet atmosphere, great view of the lake -I had a great experience here overall, a truly wonderful community Cons -These buildings are OLD, which comes with a few drawbacks like no washer/dryer connections -Poor insulation and inefficient A/C units, and this combination is a big issue living in hot & humid Florida. I regularly wake up during the summer covered in sweat with my A/C set to max, no covers, and a fan blowing on me. My A/C constantly runs (leading to a very very high electric bill) and it still gets up to 80+ degrees inside in the middle of the day. The A/C units simply need to be upgraded and the insulation needs to be redone. -Turning left onto Fletcher can be a huge hassle during peak times since there is no stoplight. Keep this in mind if you have to travel that way. -I once got a notice on my windshield from Carlton Arms that they were going to have my car TOWED for having the registration expired by a few days. Excuse me but what? I appreciate the reminder but whoever does the parking checks is going on a bit of a power trip by threatening to TOW residents in their own community for that, that is just insane to me. All-in-all, if you like having a cool temperature in your apartment during the summertime I would stay away, but other than that this has been a great place to live.

My husband and I were sad to have to move. We lived there for two years and we loved it. Office staff was very pleasant except for maybe one person. Ask for Linda she is AWESOME! Office staff even treated our dog like family. When we had a hard time with work they even helped us to transfer to a cheaper apartment once our lease was up. Maintenance always did a fantastic job and normally came out the same day. Grounds was always kept nice and pretty. However they do start early in the morning, but when you see how much ground they have to cover you will understand why. All of our neighbors were pleasant. Security is very strict and takes their job seriously. Something we greatly appreciated. We moved to the Carlton Arms here in Lakeland nothing like the one in Tampa.

I've been living here roughly two weeks now, and I must say that I agree with the fact that sleeping in is impossible here. But, that's a double- edged sword, as the reason for the noise is that maintenance is always out doing upkeep on the property. They have a lot of ground to cover, so I guess they need to start early, but, it would be nice if they wouldn't start at 7:30 a.m. As for neighbors, it's true: you never know who's going to be living around you. You can have a wonderful apartment, but if your neighbors are noisy, inconsiderate and/or rude, it makes your experience hell. My neighbor had a loud phone conversation on his patio at 7:00 A.M.(!) my first weekend here. His loud voice woke me out of a deep sleep, and he walked back and forth from in front of his patio and mine for ten minutes! REALLY?! Also, unbeknownst to me, Carlton Arms' demographic skews HEAVILY toward the Indian population. That means LOTS of cooking smells coming through the open windows when all I want is fresh air! Also, they have A LOT of kids, so there is always squealing, running and screaming going on. (Many of these kids are school- age, so why they're home during the day is a mystery. Is it home- schooling? The girl next door is at least six, but home every day!) Other than that, my experiences with EVERYONE in the office and on the maintenance staff has been very pleasant and professional so far. I hope this continues throughout the term of my lease, so that I'll have a desire to renew.

One of the best and most beautiful community I have ever lived in. And to add to it, the staff is very courteous and helpful. The maintenance people clean the community and leaves every single day, apartments are well maintained and very reasonably priced. Water and trash included in the rent(you won't be able to find such a deal else where). Grocery shopping, restaurants, hospital and USF are around 3-4 miles radius. Security is present 24x7. I moved to Texas, but still wish to move back to this community sometime in the near future.

I recently broke my lease with CAN so for the short time I was there I can give you my experience. First, If you are younger stay away from this place. This property is geared more towards older people. I was basically renting a 600 square foot shed. The apartment was Very small. There was no room for anything in the apartment. The bathroom was inside the bedroom so if you had guests over they would have to go through your bedroom to use the restroom. Not to mention I was paying 751.00 a month for this place. I have since moved to a much nice complex in Wesley Chapel. Twice the size (literally) for the same exact price. The grounds were very well taken care of and looked very nice at all times. Like I said above, the community is basically for older people. I am a 27 and lived with my girlfriend. We were very quite and never had any complaints. so look elsewhere if your in that age group/ The apartments Are very old looking, The insides of the apartment definitely show their age.Now with the complaints which outweigh the positives . They constantly monitor who you have come and go to your apartment. if your visitor stays longer than a day they put something on the visitors car stating it will be towed. They come inside your apartment when your not home without you knowing. The office staff is as RUDE as they could possibly be. You would figure they would be somewhat nice since they are in customer service. But no, not even a little bit. I had no pleasant experience with any of them. Especially the resident manager Vivian. She was the absolute worse. She will talk down to you as if you were a small child. Treats you with no kind of respect and is not accommodating But hey if she gets a kick out of that for her $9.00 an hour power trip so be it. They defiantly do not treat all people equally. Some residents have more leeway than others. If you don't believe me about how ABSOLUTELY Horrible each and everyone of the office staff members is go back and look at other reviews. All and all I would not recommend this place to any one under there forties. I have a terrible taste in my mouth fro this place. There are much nicer complexes for the same price. Just keep your eyes open.

This place started to remind me of an old folks home, they have a lot of maintenace people, and a lot of security gaurds ( but they'er called Customer Service agents or some thing). After a while all that security and mowing and trimminghedges gets on my nerves, man. Got into it once with the new security gaurd, after a football got tossed by acident into some ones patio. really. hope to be moving on soon.

I lived there in 09. I wasn't thrilled at the time, but since moving out have realized what a nice place & good deal it was. I had no issues. Nothing exciting, but no issues in retrospect again is a huge deal. Since moving out, I've had nothing but problems with other places (moved out of area so it's not an option). Only thing was that maintenance crew was a bit sketchy/angry while I was studying all day & I had a tire flat like once or twice a month for a few months on end, which had never happened before then immediately stopped afterwards. Also front office was fairly nice, especially getting it rented but not so much during the termination. Kind of this attitude of if they're not getting cash or you need any help from the family they're above you. Not everyone, just a couple agents, and some are well-balanced thoroughly welcoming/professional.

The staff is VERY helpful, the grounds are beautifully kept, the apartments have fantastic layouts, things get fixed right away... But here's the one thing that made me run out of that place: Although I respect people from all walks of life and all cultures; there is a large population of Indian residents in that community and the horrible smell of curry is unbearable! It filters through the walls, lingers in the hallways, sticks to your clothes!! If you can stand it, this place is for you.

They're TOO strict when it is time to terminate leasing!!!! Especially for early termination, they try to make the most from you!!! They don't explain the things neatly but when they need to protect themselves, they're very careful...The complex is super old and they have to be more understanding for certain situations. They don't leave any room for negotiation!!!

I have been living in Carlton Arms North for 6 months now. Its a nice place; maintenance comes in a recently amount of time if you need something fix. My only complain is the office staff, actually is only one lady (Kathy) that she is so rude, she doesn't even look at you in the face when she is talking to you, for me that's just rudeness. I work in the customer service are and I always try to help everyone the same way and find a solution for everything. I pay $1,000.00 to rent here and if I need help or I want to ask a question I deserve to get help or an answer politely; one of the staff members in the office literally told me " I don't know what to tell you I can't help you " without even looking at me. I loved this place until now.

Ok so my partner and I have been living here for awhile and are pretty satisfied with the place. We are USF students who wanted a safe, quiet place to live (aka not party type college people) and since we live together we weren't looking for the traditonal "student apartment" that you share with three other people. Here's our opinion: PROS: 1. Safety. Do not underestimate this. We are students and when we looked at all of the student apartment areas (just north of the university and to the west) we realized we wouldn't feel safe living there. Not so at CA, while it isn't gated, there is ALWAYS someone at the front gate house who checks every car and bike that goes in. 2. Neighbors. It's an apartment complex, so of course you are going to have some sketchy people but overall the people are pretty normal. I know my neighbors names and we are all friendly to each other. There are many med school/grad school students here who live with their families. 3. Maintenance. I know people have already said this but really--same day service. Now ill be honest though--sometimes they ------ fix things. Like a light dropped out of the ceiling in the kitchen and they duct taped it back up there. But other than that one instance they have fixed everything (nonghetto) that needed to be fixed super quick. 4. Land. You have a view and its really nice if you have a pet or just want to take a walk. CONS: 1. Laundry. Seriously. When are they going to come up with a better solution? I have heard that some of the townhomes have hookups but everyone else has to use the crappy laundry rooms. They aren't updated, the machines are older than i am, and they dont actually work--get used to soap spots on your clothes. This is my biggest issue with this place. 2. Noise/insulation. I say noise but really it has to do with old doors and windows. The walls themselves are pretty good for apts but the doors and windows have cracks around them and i can hear everything my neighbor says when she is on her patio as well as anyone on their cell phone when they walk into the building. 3. Insulation. New doors and windows really need to be installed. Along with a new air conditioner. Im talking $80 energy bills in March. 4.(for USF students only) not on the bullrunner. or near any public transit actually. But thats kinda the price you pay for safety. Also turning left out of the complex is a pain, better to turn right and make a U turn. Bottom line--best apartment complex in the area. Could use updates really really bad but its the best option out there.

This apartment complex is a shadow of it's former self. There is dog poop everywhere and the grou nds are dirty. the maintenance staff is lazy and never do their job. They are full of excuses and never fix anything.Do not move here if u like things clean and working.

This was the best apartment complex I have ever lived at. For the price and service you here it is well worth it. If only you guys had washer and dryer's in the apartment I would stay. But due to scheduling conflicts this was always a very big hassle for me. Some of the quick Pros and Cons: Pros: 1. Safety (24 hours security that don't just let anyone in) 2. Quality of Neighbors (even with being next to a university it is very calm and quiet in the area) 3. Maintenance (very fast! Quick! Knowledgable) 4. No stupid fee's or surprise bills (this is huge! Coming from Camden Live Oaks, they are always trying to make money from you) 5. Clean Cons: 1. No washer and Dryer (I would live here forever if you guys could implement a connection within the apartment) 2. Front Staff (can be slightly rude, but honestly not a big deal) Out of the 6 apartment complex's I have rented from that all vary from cheap to expensive (600-1200 for a 1BR), this is the best place for the value and I regret leaving. 5 Stars!

My Mom has been living here for over 26 years and she loves it. She is very pleased. They even mode a special handicapped ramp for her outside her door in the from and in the back. They also marked off a spot for her handicapped parking spot too. I mean, my mother is 88 years old and she loves living here---that says something!

I would like to express my honest opinion that by far Carlton arms north was my best experience living in an apartment complex. The staff is very polite and professional always gave me great customer service and maintenance were always there to fix any problems I have. I would recommend these apartments to anyone. Now in terms of neighbors you never no what you get when you live with others but if you address the problem to management they are pretty good at resolving it for you. The only thing I wish they would improve is add washer and dryer units inside their apartments. I believe that being a family run company makes it so great !

I have lived at Carlton Arms going on 4 years now. I started out in a one bedroom apartment and now live in a two bedroom townhouse. I have washer/dryer hook up in my apartment which is so nice have. Most of the people in the office that were here when I moved in are still here which says a lot for an apartment complex. Sure, everyone has an opinion and because everything has been nice for me doesn't mean it is nice for everyone else but I truly have NEVER had a bad experience with the office people. Every year when I sign my new lease the arrange for the carpet cleaners to come in and do my whole upstairs and downstairs free of charge. They also know I am very particular about anyone coming in my apartment with me being there and the have gone out of their way countless times to accommodate me. I hope I never have to leave Carlton Arms!

Since 1997 I have been living here and it is excellent. The security level here is great and helps to make me feel really secure. I've recommend to friends already and they are living here too!

Hello, I recently moved into North Carlton Arms Aptos, and it has being like moving into paradise; beautiful lakes, well maintained common grounds, excellent customer service from; the office personnel, the ladies working at the gate, and the maintenance crew. The apt is great, good size rooms, and zero sounds from the other Aptos. The patio is the right size to grow a garden, and enjoy the outdoors. I want to extend my sincere appreciation to the hard working personnel of maintenance; they do a terrific job in keeping the property and helping the tenants with their needs. I walk every morning and look at them working with such enthusiasm that is a pleasure to watch. For the first time since renting I feel like being at home, I recommend this community especially for nature lovers, and those in search of calm and tranquility.

The apartments are extremely overpriced. They are plain, you are paying for the scenery not the apartment itself. If you work midnight shift do NOT live here. The grounds workers spend all morning and afternoon leaf blowing and other extremely LOUD activities that hinders sleep. Maintenance comes into the apartments whenever they feel like it without prior notice. I felt like I was being spied on. My boyfriend stayed with me for awhile and I got a letter in my door saying they knew I had an "unauthorized person" staying in my apartment and that he had to get on the lease or basically stop coming. There are no washer dryer hooks up so you have to go to the laundry facilities which are small and usually crowded and expensive. I basically had a better experience living in a dorm room than I have living here.
