I have been living in these apartments for roughly eight months..... The whole time we have been here, our direct next door neighbors have been slamming their front door all hours of the day and night..... I have been woken up at three in the morning by this nonsense.... I have complained to management and they said there is nothing they can do about it and I should call the police..... Management absolutely refuses to do their job...... The A/C hasnt worked right since we moved in and the insulation is terrible with this Florida heat....... There is NO sleeping in what-so-ever in this complex..... Everyday, either lawn maitenance or maintenance is out by the building making extremely loud noise before the leasing office even opens and is usually on the grounds continuing to be loud through out the day..... I definately would not recommend this place to anyone EVER......

Very nice for the $$

Been living here for 4 months. I would stay the whole lease term but there is no washer/dryer connection in apt and I have a bad bad problem with pharoh ants. I thought I could do without washer/dryer but not having them is so not convenient. Staff is nice and courtesous, landscaping is beautiful and always clean. They can improve the interior hallway cleaning. Lots and Lots of forginers and I often feel like I'm living in another country like India. I also work in the multifamily apartment community and I thought this community did one of the best 'make ready' apartments I've seen in 10 years. Overall it is a very comfortable place to live considering the rent I pay. I would stay and do another term lease if I had washer/dryer connection.

Wonderful place!

I spent a year at CAN, had a great river view. Maintenance was fast and good. Landscaping was great. Pros: -dog friendly! -great view if you get near water -helpful office staff, friendly gate workers -got all my security deposit back Cons: -terrible sulfur smell after hot water showers (asked to fix multiple times but couldn't figure out what it was, most likely groundwater leakage). -need updated basketball court -a lot of Indian people that constantly walk in the street and don't move for cars, also they congregate on the basketball court with their kids -tons of speedbumps!

Pretty great Complex

Overall, I'd say this place is great. The rent and apartment is nice. You can sometimes hear the neighbors, but it is an apartment after all. The maintenance is quick and efficient. Yes, they can come in without prior warning other than a knock on the door. If you aren't there to let them in, they use their master key and leave a notice on your door to let you know that they were there and what they did. But they are nice. Overall, the staff here are nice and courteous. The parking is ok. We usually have just enough spots for everyone, but sometimes I have to park a short distance away. Getting out onto Fletcher Ave. is sometimes a nightmare. I've seen a few accidents there. The real downside to this place is there are no washer/dryer hookups in any of the apartments. The community laundromat uses a card system and the money machine is inside the office, which doesn't have the best hours. Overall, I like this place and would stay here if I wasn't moving to a place with washer/dryer and that is very close to the USF bus route.

BEST apartment i have ever seen for -------(Desi's)

I am living here since 2yrs...Greater service and people who works there. And response to the complaints is real quick. Advantages: Nice maintaince Good crowd of ------- population.I am an indian.So i liked it muchchchch.. Nice lake views. Glass stove top. Disadvantages: narrow roads no washer dryer connection.need to go to the common laundry. narrow bathrooms.And good old 1986 apartments.So luks like OLD with few features

Great Place to Live!

I was at Carlton Arms North, Fletcher Ave./Temple Terrace, FL for over two years and I have to say by far this is the best place I have lived at. What I notice first is the attention to detail when it comes to the landscaping - there is an actual schedule and a team effort when it comes to tending the property and it is perpetually in great condition. Nighttime property rovers are great and quick to respond especially when dealing with NOISY and OBNOXIOUS neighbors - the ones that like to come in and blast the car stereo and talk loud, yeah those rude people (of all races and backgrounds). I am particularly appreciative of the management, starting with Barbara F. and Richard Z. on down the line; when there was a problem if it wasn't resolved through the normal process (1 instance only) they would step in and deal with the matter directly. Barbara F. went as far as to contact the appropriate staff, schedule her most proficient employees and the job was completed the very next day! I was so very thankful that my hot water pressure was addressed so promptly and to show her appreciation of my patience a generous gift card (enough for dinner for two and gratuity) was sent to me for dinner at Carrabbas - if that isn't above and beyond, I don't know what is!! The staff at this Carlton Arms is always pleasant and quick to respond, the property is well maintained and the scenery is great. Barbara and everyone at Carlton Arms North, Tampa - a BIG THANK YOU goes out for allowing me to have such a fond memory of my time there!! Best of Luck. Jose C.

do not move here!!!!

The staff is horrible!! To get out in the morning is horrible n they nickle n dime u for everything when u move out ..... I have never met such rude ppl.... They charging me for rugs when they weren't even that bad normal wear n tear!! Sure its beautiful but ur paying for the scenery not the service n the inside r plain. I live in new port richey now n its pretty one bedroom staff is amazing n only 549 a month in a decent neighborhood .....my bro worked maintenance in Carlton arms n they go in without notice n r nosey!!!!!! It was a horrible experience. If u move prepare to walk in eggshells while u live there!!!

Seriously an AMAZING complex

I have recently moved in (summer 2011) and since been in hog heaven. Me and my boyfriend live in the BL-3 with the back patio and I seriously could not be any happier with my apartment and the complex!! My last two apartments made me give up hope on apartments in temple terrace and with this place I have been proven wrong. It is SOOOO quiet and kept EXTREMELY clean! I have ZEROOOO bad things to say about CAN and trust me if there was something bad to say, I WOULD SAY IT. If you have ANY question about where to move look no further. We have recommended this place to everyone and everyone that has moved in is saying its a dream come true. I always have parking and they are not even assigned. There is a guard at the only entrance in and out of the complex and every car without a decal is stopped and must know the name and address of the resident they are visiting. Staff is ALWAYS nice and very quick to help!

Awesome place to live.

I lived here for two years, and I had no complaints at all. I was so happy living here; it is the perfect place to live if you are renting around the USF area. Only issues I see for some USF students would be if they didn't have cars. But again, I loved this place. Also, one of the things I've seen many people complain about different apartment complexes is that they will not return your security deposit. Carlton Arms North returns your security deposit if you clean up after yourself and don't break anything. Also, they put your money in a bank account so you end up getting the security back with the interest.

Wonderful experience staying here!!

Its really been a wonderful and memorable stay here in Carlton Arms (more than 2 years). I will have to move out to a different place shortly due to change of job, and I am already sad to think of leaving this place. First of all, its a very beautiful apartment with a lot of lakes and fountains. Maintenance and management is excellent. Anything in the house breaks down, they are there within the blink of an eye to fix it. Management is very friendly and nice. It feels absolutely safe at all times of day (and night). Of course, the price is really good. I would recommend renting here 100 %.

One of the Best if Not the Best in Tampa

I already started to miss Carlton Arms North. I am getting a new job offer near airport and looking to move to a some not-that-bad community nearer to airport. I do a lot of research for anything and everything. I personally went and looked at many communities last 2 weeks and have been reading plenty of reviews for so many apartment complexes. This made me write my opinion about the carlton arms complex I live in now. But sad I have to give the notice anytime sooner to move to new complex. There are so many (infact everything is good) good things here and I'll try to cover as much so you have a feel of being in here. 1. Security - You don't believe at-least 1 if not 2 persons are there in the front gate watching every single vehicle for the sticker (authorized resident) and stop any car that doesn't have. They check where we are heading to and note down names and Car Tag. They do it 24 x 7. You won't believe. We came back one day from a long drive and they were still checking at 3 AM. And that too they greet with a smile every time. Me and my partner go for walk anytime of the day without any fear. I once saw a couple with their baby in stroller at midnight. Thats the security for you. 2. Office Management - There are 4 to 5 people always ready to take care of your request be it anything. They greet. But, yes they go by rules. But why they shouldn't. No bending of rules. But all their rules are reasonable and acceptable. Being string on rules, you keep things straight. On those so called highly rated apartment I went to look for last 2 weeks, We had to wait for almost half an hour without even knowing if management will turn up or not. 3. Maintenance - There are so many nice folks and they do the job neat and without any fuss. They don't expect even tips. They are happy about their job. The request get done the same day or following day. They have a neat system of doing things. They leave a note that they have done the job if we are not at home. When we moved in last year, the dining table glass top (costly one) broke when I was transferring it by UHaul. One maintenance guy saw it when it broke and gave his old dining table glass top. We still use it and only this year we gave him back a christmas tree as a token of thanks. 4. Bugs - Pest control calendar is published everymonth and they are sharp on that date and time. Where are the bugs? They are very serious about it. 5. Amenities - Clean and always maintained two pools, one of them is temperature maintained for through out the year. So you can swim even on the day it goes to sub zero temperature. Two renovated laundry rooms with plenty of washer and dryers, card operated though. They clean the roads and walkways almost daily. They cut the grass daily. Your rent includes water, trash and what not. Just pay the rent you promised when you signed up. Nothing else. No hidden charges, just a month move out notice. They keep the easy rules, and they go by it. 6. Lake view - I have to mention this separately because, this is the one we will miss the most. I have even attached the photo we took on day evening after the heavy rain. You sit in the balcony, there are plenty of ducks, squirrels, crane, fishes and tortoise. There are small lakes on other side of apartment that even has a crocodile. 7. To add more on security, they do roam around. Again, they even do after midnight. You will be given towing notice if its illegal like invalid visitor pass. I was amazed when my friend's car was given towing notice when his car registration had expired which he didn't notice but office roaming staff noticed it. 8. Someone mentioned walls or thick. It must be. I am yet to hear any sounds from other side neighbors with doors and windows closed. Must be thick. 9. I never used GYM but my friends used it and use to say ok. You can't expect lifestyle gym there. 10. Just move in. You deserve this delight atleast. FINALLY, am not office staff to write good things. I am doing apartment hunt near airport/downtown so I know what people think of if there is a good writing about the apartment.

I loved living here!

I was so sad to leave Carlton Arms North when I moved out of state for my new job a few months ago. I had a GORGEOUS view of the lake from my apartment, and it was so relaxing to sit on my balcony and watch the sunset. The walls were very thick, so I could sleep in peace every night without hearing noises from my neighbors. The exterminator sprayed every apartment every month, and I never saw a single cockroach. This complex is very safe, and it's only about 2 miles from USF. It is in a nice area, right across the street from Lettuce Lake Park and USF's Riverfront Park. There were never any sketchy people hanging around the complex, but lots of nice families with young children. I loved swimming in the two big pools (although the "gym" left much to be desired). Most of the apartment complexes close to USF are crappy and unsafe, but this place is safe, clean, pretty and affordable. I highly recommend it!

2 year resident, no major complaints

Keep in mind that my review may be slanted because I moved from California to Florida and am used to low quality landlords/facilities. I lived at Carlton Arms North for 2 years, and I really don't have a significant complaint. CAN is a beautiful complex that is well run and maintained. The good: -Appliances are modern and in good condition -Maintenance responds quickly to any issues -Landscaping is done on a weekly basis and they do monthly maintenance for pests (I never had a problem with roaches or any other varmints in my apartment). -The office staff is friendly and very helpful. They will sign for UPS/Fedex packages for you and leave a note on your door, but if you get a package via USPS that will probably end up on your doorstep. -The walls are good and I never heard my next door neighbor, but I did hear my upstairs neighbor on occasion. -They have 2 on-site laundry facilities with 16 washers and dryers each (although there's usually 1 or 2 broken at any given time). They're open 24 hrs, so it's not generally hard to get your laundry done. -Small gym on-site and a very nice pool area -Free Wi-Fi at the front office/poolhouse area -24 hour security at the front gate and throughout the complex -Lots of parking -You have the option to pay rent online, although there's a $2 charge for it. But if you prefer the convenience, it's there for you. I always dropped my check off at the office. -Occasional holiday parties for residents and their families with free food, beverages (including beer/wine), and entertainment -In a somewhat secluded area so it's very quiet, but within 5 miles of any major store you might need and very close to I-75. The bad: -You have to take care of your back porch area yourself, which isn't a big deal, but if it gets too out of hand they leave you a note saying you have to take care of it or you'll get fined. -The gym is VERY basic. It's got 3 treadmills, 2 bikes, a stairmaster, two incline benches, and one weight machine that can accommodate 4 exercises. There's one set of freeweight bars and a total of 20 lbs of plates for them. So if you're the type that needs Nautilus equipment to work on your serratus anterior, you'll need to get a gym membership. If you can avoid going from 5-7 pm, those are the most hectic hours (the gym is also only open from 9am-10pm). The most frustrating thing about the gym is the people. Some of them bring their kids in and let them run wild. Many will not bring their key to open the door and interrupt your workout so they can use the treadmill for 15 minutes and leave. Others will watch you do weight exercises and follow you around trying to one-up you on the weight. There's a paper towel dispenser to clean off the machines and surfaces, but it runs out quickly and isn't stocked every day, so it's possible you will be trying to use equipment after someone sweats all over it and then doesn't wipe it down. -The pool area is very crowded on the weekends. -Don't do your laundry on Sunday. It's the one day you're guaranteed to hit a traffic jam. Instead of using quarters, you're issued a keycard that you load money onto. For some odd reason, the machine to re-load money onto the keycard is in the front office. So if you do your laundry during non-office hours make sure you have enough money on your card. Overall, the negatives are incredibly minor compared to the positives (especially if you ignore the part where I rant about who I don't like).

one of the best places around USF

It is a very nice place to live especially for those who have a child. It is usually quite and a lot of fun to spend time in the swimming pool with only few people. Maintanence is great and people at the front desk are so kind..

Happy Here!

Good place to be. For the price and in comparison to the other apartments complexes in the area, I'd be willing to bet this is #1. I feel very safe at all hours of the day and night and as a female living alone that was important to me. And despite my ant problem (which we can't seem to get rid of) it's quiet, pretty and overall a solid place to live when you're on somewhat of a budget. I've only been here for a few months, but so far I'm happy...

Beautiful place to live in

I have lived in there in one of the apartment on the River bank for almost an year before I am transffered back to my own country. It has been 2years but still I love the place. Though they are not exceptional units design wise, they are too good when it comes to maintenance, light and scenic beauty. Intially I have stayed in one of the apartment located onMarkstown drive for a month or so and I was asked to vacate as there was some crack in the building, they have provided Model house for me to stay, until I was allocated an other unit at Thomasville dr on River bank and they took care of my moving charges. Staff are expercienced , very professional. and Safety wise it is very good when it comes to some one coming in into the community from out side. Of course we had one small bad experience where my wife have lost a Luggage stroller in one of the washrooms.may be hand work of some one who has a hobby :). Over all I LOVE the place and me and My family always are looking forward to live in at Carlton arms again.

Fantastic Experience

I have lived these years at Carlton Arms North with great peace and comfort. I feel safe and taken care of, as the staff is always pleasant and helpful, especially the Resident Manager, Barbara. Whenever I call with a concern it is always taken care of promptly and with a kindly matter. I have personally witnessed the capabilities and care of the security staff. If a personal situation hadn't caused me to move, I would not leave this apartment complex. I recommend this apt to anyone who wants to live in a great situation! Thank you Everyone!

Great Place to Live!!!

I loved living in this apartment and only left because I got a new job out of state. The office staff is very nice and helpful whenever you need anything. The apartments are super quiet. I once ever heard my neighbors playing music and I told the main office about it. They took care of it immediately and I didn't have anymore issues. The pool is beautiful and kept very clean. I never saw a bug in the apartment the entire time I lived there. There is also 24 hour security. Sometimes the parking is crowded on the weekends, which is annoying but not a huge deal. I would def recommend this apartment to anyone. I was so sad to leave it.

Former resident. I am surprised at the current ratings, when I rented they were closer to 89% which I think is a more valid grade. I lived there 3 years until I bought a house. It was clean, good soundproofing, lovely patio on the water, maintenance always quick to respond, great to have a pool, used community room for parties several times. Drawbacks - it can be tricky getting into traffic heading west, and groundskeepers could sometimes be noisy in the morning. I have recommended this complex to friends as the best place in the area. Need to clarify the question below about noise level, it is confusing! I could barely hear neighbors (4stars) but to ask can hear my neighbors all too well - 4 stars would mean yes, I CAN hear them. kind of like a double negative.

It Was Home

I just moved out-of-state but I lived at CAN for 13 years, I prefer apt living to owning. I have lived in many apartments but none as long as my tenure at CAN. It filled all my needs. CAN rental staff were always courteous and always helpful (e.g., I needed a lease extension while plotting a move out-of-state and it was no problem). CAN maintenance staff were always quickly responsive to the small (dripping faucet) and large (washing carpets) issues. Occasionally, if a job was not done to my satisfaction, CAN quickly sent a follow-up to meet my wishes. CAN landscaping staff were always maintaining the grounds. Always. While landscaping could sometimes start early in the morning (7AM) having the grounds always neatly trimmed and free of failing plants and tenant litter was worth the occasional waking up to lawn mowers. There are two spacious laundry rooms, with about 20 machines in one and 12 in the other. WiFi in at least one. Security "guards" man the front gate 24/7 and patrol in a golf cart but I never considered CAN Fort Knox - yet being right next to the USF campus that rarely caused security issues. It was a safe apartment. Lights are everywhere making pre-dawn jogs quite safe. Two pools. Other tenants - Not a lot of children; good sum of college aged. A lot of imported Verizon Data Services employees. The CAN buildings are old but management was always looking for ways to improve living - WiFi in the clubhouse, Verizon FiOS lines pre-installed in all apts, new washers/dryers/pay-cards, resurfacing apt roads, et al. I did and would thoroughly recommend CAN.

Best Neighborhood to live, I miss this place

There are many societies but this is the best place to live. Nice, peaceful, full of natural views, (lake view or river view). 2 swimming pools, 2 tennis courts, two laundry rooms with plenty of washer and dryers. your mails comes in your house, garbage is picked up from your house. they maintain the grass and tree properly. pet friendly. you have river just by the side of your house, go for kiaking, fishing, anything u want. what else you want?

Home at last

I'd like to say first off that if you're looking for a brand spanking new place, this is not the apartment complex for you. My roomie and I searched for almost a year for our future apartment while living at collegiate apartments nearby. Yes, the place is old, but I think that makes it all the better. The walls are thick so you're not constantly pissed off at your neighbors and the maintenance staff is prompt and helpful when we need them. We currently live in a townhouse and are more than ecstatic about it. We have a beautiful back porch and all the rooms in the house are spaceous and homey. After almost a year of living here I must say, it is the absolute best place I have ever lived since coming here to Tampa. The office staff recognizes us now and greets us pleasantly, we feel safe and secure with the guarded entrance, the complex itself is well kept and beautiful, the monthly pest control is a major plus, and there is tons of parking. With that in mind, I can't forget to tell you the small things that slightly bug me, but I have decided in the end that the good outweighs the bad. First, when we first moved in I took it upon myself to completely beautify our back lanai, however I neglected to put down a weed tarp so a few months after, the weeds began to poke out and with my busy schedule I was unable to immediately attend to them. We received a letter on our door saying they did porch inspections and we needed to clean up our porch. I was outraged because more than half the people here don't even bother to plant or do anything nice with their backyard areas. Second, the smoke detectors are right next to the kitchen so if you plan on heavy cooking expect the occasional buzzing over a little steam. Third, we had an issue with the cable and our shower not even working when we first moved in, but we suspect that since our place had been completely repainted and fixed up that nobody had lived there for well over a year and all was resolved in the end (just a pain for us in the beginning). Finally, I feel terrible for my roommate who has the slightly smaller room because, unlike my room, she does not have a closet between her room and the bathroom between us and when I shower in the mornings it sounds like a pack of howling animals. Also, if you really dislike speed bumps, live in the center or front of the complex if at all possible because they can get really annoying and nauseating. I don't mean to freak anyone out with these issues, but I figure I would want someone else to give me a heads up before moving into a place too, and instead of just complaining about who knows what, I'm giving you a taste of the good and the bad. Overall, I love this place and will stay here until life takes me elsewhere. For the price, convenience, location, and overall experience this is the best bang for your buck.
