The apartment complex is average at best.
Parking is decent and the lawns are kept up on a regular basis. <br><br>The pond view is poor. The ponds are covered with algae most of the time and the fountains don't work. One of the fountains has been our of service for almost a year now. The swimming pool by the leasing office was supposed to be out of commission for only 3 weeks but it's been out of service for over 3 months now. Maintence is becoming very poor at this complex.

Management sucks
The place is good but the management is very rude and un friendly. They send evacuation notices even if the rent is due by 2 days. Very poor management

we have been here for 2 years. it is a great place to live. I feel safe, it's quite and the maintenace is great. a couple of bad things the <br>laundry room is busy and people like to leave there done clothes in the dyer for ever. Also the increase in rent. they want to increase our rent $33 dollars. last year it was $20. We will have to pay the same amount for a 1 bedroom/1 bath when we could get a 2/1 for the same price. One more thing we have a big problem with people walking in the damn road. USE THE SIDEWALKS. thats what they are there for. Someone is going to get hit. besides these minor problems it is a wonderful place to live.

Very Nice
I just moved in and I'm enjoying myself so much. The ladies in the front leasing office where so good about calling me about which place I wanted and keeping me updated about whats going on. One girl even met me at school to recieve my paperwork because I couldnt make it out to the office one day. Im even a lot younger than many Ive seen there and they didnt treat me any differently. Its one of the few places that actually have a guard hired to be at the gate which Ive noticed is rare around school. The town house prices are great compared to many Ive seen and I like the area.

One of the BEST apartments in town!
I been here for a year and don't want to leave. The maintenace is the best and with a awesome managemet. Is so quiet and peaceful. Beautiful lakes and well care landscape and the best of all the rates. I love it!

At least check it out
No, it's not the best place in town, but it's quiet, clean and simply beautiful. The rent is reasonable, although the rent does rise about $18-$20 per year and you don't get anything new to show for it. No washer/dryer hookups at all. The office staff is very nice. I've never felt that I wasn't safe. Yes, wild animals live around here, but it's on the Hillsborough River -- what would you expect. At least come and check it out. If it's not for you, then go down the road!

Not Safe
Its not a safe place..my apt. was broken twice by some teenagers (thats what cops told me). Mgmt. doesn't take any responsibility to make sure this doesn't happen..Two months they broke my car and again I made a complaint to the mgmt..I didn't like the way the mgmt. responded. They started saying this is not the only appt. where theft takes place..Def. not a safe place..I feel there are teenagers staying in the appt. complex and doing all this --------!<br>

moved back after being gone 3 years
I lived at Carlton Arms about 3 years ago. I lived here for 2 years and then moved into another complex. I hated it there and moved into another complex. Finally I am back at Carlton Arms and happy. I like it here because you don't have to worry about your car being stolen, your property being broken into, etc. It is quiet and honestly compared to other complexes it is not expensive at all! I love it here.

It's an OK place to live
You should definetly not live here if you are under 25, unless you are prepared to take the blame for everything that happens around your building. The neighbors are not welcoming or nice at all in some areas and don't think twice to report you for the littlest violations. The tenants weren't mean or rude at all and the upkeep of the place is good. They also raise rent every year by atleast 30 dollars.

Good and Bad
(The Good)Quiet community, the maintanence was pretty good, pretty safe and you can BBQ in your padio.<br><br>(The Bad)The staff can be very rude, no washer and dryer hook-up, no assinged parking (people are always parked in the spot right in front of my apartment), THE RENT GOES UP EVERY YEAR (average of $20.00 a year)

OMG CARLTON ARMS !
I LIVED IN THIS APARTMENTS FOR TWO YEARS. IT WAS QUIET AND VERY NICE PLACE TO LIVE AT BUT THE MANAGER OMG SHE SUCKS AND I HATE HER . THE GAURD ARE NICE BUT NASTY TO PEOPLE WHO VISIT . I HAD ALOT OF STUFF GO WRONG... TO MUCH ROCHES! THE FIRST DAY I MOVED IN I SEEN 7 AND MORE AND MORE CAME. ALLIGATORS TO MUCH BAD FOR KIDS. A KID GOT KILLED THERE ALLIGATOR BET HIM ON HIS LEG NOW HE IS DEAD. VERY BIG BUT NOT GOOD FOR YOUNG KIDS AND OLDER PEOPLE.

I just recently moved from Carlton Arms North
I thought the personnel was very nice, especially a woman named Sandy. My apartment was great and if I had a problem, maintenance took care of it right away. I did get my full deposit back interest and they definitely could have charged me for a broken door. I was shocked when I received my full deposit back! It is a very quiet community and neighbors kind of keep to themselves. The only thing I didn't like was that they offer no washer/dryer hookups. I never had enough quarters to wash my clothes! It is $1.00 for each wash and 50 to 75 cents per dry! And it has to be quarters! Ultimately, that is one of the reasons I moved. Another reason was the snakes and racoons!

Management is very rude
The office personnel here are very rude Especially one lady is so rude that she doesn't even care to listen to you. Initially I thought she was like that because she had a bad day at home on that day. But I have seen her like that every time I go there. She starts her coversation so rude. I don't know why.

Very old and rude people
I did not enjoy my stay here. The apartments are very old and the tenants are very rude. My only mistake was moving to this apartment community. I should of paid a little more some place else. Don't be fooled by the guard gate, my neighbors car was broken into. We have ideas that the apartment has some bad teenagers living in the complex that are breaking into the cars.<br><br>

I miss this place
I totally enjoyed my time at Carlton Arms. The people were great, the apartment was a perfect size for your money, great location (near major roads, but somewhat secluded) and an overall great experience. I would highly recommend Carlton Arms North. I wish I could live here again

VERY NICE
This is the best usf community to live in. It feels more like a home and the residents all seem happy to live there, The guard at the gate always stops guests and checks where they are going. The night rover chacks on all vehicles, and even called me when I had left my lights on in my car. <br> <br>This is probably the best place to live for your money. Not to mention the beautiful complex. I was sad to move out.

Not all it´s bargained to be...
There are pros and cons and you must seriously decide what you can and cannot handle before living here. <br> <br>PROS: 24-hour guard; quick response to maintenance requests; lovely lake view <br> <br>CONS: If you´re turning left when you leave, be prepared to wait awhile. Also, if you are turning into the apartment during busy times, people leaving will not yield to you and will shoot out in front of you to block you in the turn lane; dog poop-too close to me when I exit my vehicle; parking is atrocious where my building is. There is a median and no one can maneuever their cars right so they are over the line, causing problems for everyone; office staff is so so rude and unfriendly-not a good first impression; since there is a main door leading into your personal door, you can hear everything that goes on in that alcove. You can hear every slam of every door at every hour of the morning (no sealing on doors). You can also smell strong smells wafting into your apartment (this includes illegal drugs); certain days the maintenance crew walks around and cuts the grass by the sidewalk with a large weed-wacker--this usually start before 7:30 AM right outside your window; if you get the smallest 1BR, you get 1 sink and no dishwasher-very difficult to manage. You won´t want to bother, especially since only one person can fit in the kitchen at a time; no counter space; poorly lit at night-very unafe. <br> <br>As you see, my cons outweight the pros. I am unhappy here, having had to complain 5 times about the rude neighbor above me, playing his music well into the early hours. I feel very unsafe as I get out of my car at night, since there is practically NO lighting anywhere! I am surprised nothing has happened yet. <br>This apartment is deceptively nice. It has great potential but falls flat once you´re inside. I am moving down the road to a much fancier, albiet more expensive, apartment complex. The staff was ridicuoulsy friendly and the place almost looks like a resort! I am very excited.

A Nice and Quiet Community
I´ve lived at Carlton Arms North for 2 years now, and in April of ´04 I will be moving to a new apartment. To be honest, the only reason I´m leaving is because of the unavailability of washer/dryer hookups in the units. <br> <br>I realy love this community, and I´ll be sad to have to leave. It´s only a mile from where I work, a couple miles from my kids, and convenient to everything. <br> <br>The apartment buildings are older, but very well maintained. The lakes intersperced throughout the property are loaded with life, and are quite healthy. <br> <br>The office staff has always been pleasant to me, and they know me by name. The few maintenance complaints I´ve had (broken A/C, broken exterior door hinge, broken door lock) were all taken care of quickly -- usually within 24 hours. The maintenance people are even friendly from what I´ve seen. <br> <br>The large number of big oak trees sometimes dump a constant barrage of leaves and other muck onto the parking lot and sidewalks. The maintenance people regularly blow-off all the paved areas of the property, keeping everything looking clean and neat. <br> <br>While the bedrooms are of average size typically, the living room areas are usually quite spacious. The units also come with outside patios on the bottom floor for you gardeners out there. <br> <br>There are 2 large pools on the property that are always nice and clean. The 2 laundry facilities have approximately 16 washers and dryers in each. Lately, I´ve noticed an increasing problem with the reliability of the equipment (at one point 8 washers were broken); but I believe this is mostly due to the way some of the residents choose to abuse it. Stuffing an entire 4 foot laundry hamper full of clothes into a single washer is NOT using the equipment properly! <br> <br>They have a real job on their hand since there are a great many units to maintain; but the folks at Carlton Arms North seem to tackle the job with great tenacity! <br> <br>Sorry to have to leave, but in the North end of Temple Terrace, you´d be hard-pressed to find a nicer place to live.

Great Place for students and families
Great place to live, roaming security, 24hour manned guard shack for the only entrance into the complex and a heated pool. The office staff may be curt at times but we have had no problems with them or maintence, in fact they installed a new dishwasher and air conditioner just because we noticed ours were old. Best place to live in the surrounding hell hole of an area that is the university locality.

I must disagree with the other person that gave there opinion. The apartments are not bad but the office personel can be very rude, maintenance sucks you get tired of calling and calling they come and act like their doing something than ten minutes later you notice its broken again. this place sucks.

Highly recommended
The staff is excellent; the units are spacious and very good for the price. Maintainence calls are handled very quickly. <br> <br>Laundry services available onsite and are large enough that there is almost never a wait for a machine (or three) to do your clothes. <br> <br>The only reason I left was because of career neccesities - otherwise I would gladly still be living there. <br>
