Very disappointed
I was originally very happy with everything. I looked and leased especially due to the 2 months rent free and was scheduled to move in the 17th of April I called on Saturday and was told if I moved the date to the 23rd that the 2 months would still apply and we would receive a new welcome letter. We already have changed our address on all of our import things. I called today and now the cutoff for two months free is the 15th so the lease we already signed for the 17th is now not even being honored. And what was told to me Saturday isn’t either. This is horrible. There was no notice no anything. Now I feel like our time and energy was wasted even applying. I guess we have to find somewhere else to move sadly. Which is crazy because again ya cambiemos todo para la dirección Nuevo, or lights internet credit cards packages.

At first the experience was very good. Then it was getting worse a lot. They have not met most of my maintenance requirements. The last one was the only requirement completed. The apartments are very expensive compared to other newer communities

THE WORST PLACE TO EVER LIVE
THIS DUMP IS THE WORST PLACE TO LIVE. THE CLEANING CREW HALF CLEANS AT MOVE-IN; HOWEVER, AT MOVE-OUT THE TENANT WILL BE BILL HUNDREDS OF DOLLARS TO ALLEGEDLY PAY THIS SORRY CLEANING COMPANY. YOU WILL BE CHARGED FOR OTHER TENANTS WATER AND ELECTRICITY CONSUMPTION. 1O -------- LIVING IN ONE UNIT HOWEVER, A SINGLE PERSONS BILL IS THE SAME AMOUNT. THESE PEOPLE ARE FIXING CARS IN THE GARAGES. NO WONDER THE DOORS ARE FALLING APART. POTHOLES IN THE STREET, A HUNDRED SPEED BUMPS FOR NO REASON. TENTANTS THROWING TRASH ALL OVER THE STREETS, DOG POOP IN THE GRASS, AND YOU WILL BE CHARGED FOR DAMAGING CARPET AT MOVEOUT. DAMAGED CARPET IS CONSIDERED TO BE WALKING ON THE CARPET AFTER COMING IN FROM OUTSIDE. THE TRASH PICKUP IS AN ADDITIONAL CHARGE, HOWEVER, YOUR TRASH IS NOT ALWAYS COLLECTED. THERE IS A CHARGE FOR PEST, BUT NO ONE EVER! SHOWS UP TO TREAT YOUR HOME FOR PEST. MULTIPLY THE COST BY OVER 300 UNITS. AVANA PORTICO MANAGMENT ARE BLOOD SUCKING RATS!!! TRY YOUR BEST TO LIVE ANYWHERE BUT THERE.

I’ve been living here 11+ years. This is the worst I’ve ever seen this apartment community look. There’s trash everywhere bottles food containers all throughout this community. I pay way too much money to live here for it to look like this. The construction going on has been poorly executed by management….I’m not the only resident that feels this way. I’ve talked to several people in my building and they feel the same way. There are no benefits by living here. We receive nothing in return, but we are charged for for every little thing, but we don’t get any compensation to be here. we are paying for parking but yet because of all the construction going on, it’s taken up a lot of parking spaces and we can’t find a park when we come home from work. We pay for valet trash, but it’s not picked up every day. These are just some of the complaints that the residents have. For instance, I put in 2 maintenance work orders on Jan 8th 2026. I’m still waiting n here it is Jan 17th. It takes forever for it to get a work order completed. Again, we pay too much money to live in this apartment community for stuff to go on not being taken care of promptly. I am still waiting on a response from management to replace my carpet in both bedrooms. I’ve had the same carpet for seven years. It needs to be replaced….

My experience with Avana Portico has been amazing and I'm so happy to be a part of such a great community. My move in process was so easy and quick and any issues I had the staff was right there to help me. My apartment was clean and very nice. the grounds are clean and well kept. I'm excited to have a great summer here to use all the outdoor amenities they have to offer us.

HORRIBLE
I WISH I CAN BREAK MY LEASE... Avana Portico DOESN'T DESERVE A HALF OF A STAR. I REGRET NOT PAYING ATTENTION TO THE SIGNS AND RATINGS BEFORE MOVING IN. THE ENTIRE COMPLEX IS TRASHY, DUSTY, DIRTY, SMELLY IN THE BREEZEWAYS, GRASS SMELLS LIKE POOP, POOP IN THE GRASS, WALKING INTO THE BUILDING TO GET TO MY APARTMENT I AM WALKING THROUGH SPIDER WEBS IT IS AWEFUL. I CAN'T WAIT FOR ANOTHER 6 MONTHS. I WANT TO LEAVE YESTERDAY. OKAY, LET'S TALK ABOUT TWICE I HAVE WOKEN UP TO NO WATER...THE OWNER(S) OF THIS COMMUNITY IS A SLUM. THEY ARE MORE RESPONSIBLE THAN THE THEY UNCOUTH FOLKS THEY HIRED TO MANAGE THIS DUMP. PEOPLE PLEASE DON'T NOT MESS UP YOUR LIFE RENTING FROM THESE UNPROFESSIONAL. LEAVING FOR WORK THIS MORNING I LITERALLY SMELLED FECES FROM SOMEBODY'S UNIT. JUST IMAGINE WE HAVE KIDS LEAVING POOP AND PEE IN THE TOILETS, CAN'T COOK, WASH OUR HANDS, BRUSH OUR TEETH, OR SHOWER DUE TO THIS BS. WE SHOULD NOT HAVE TO WATER THE UNLAWFUL WATER CHARGES INCLUDED IN OUR RENT. WE PAY $6 A MONTH FOR PEST BUT SPIDER AND BUGS ARE EVERYWHERE. WE PAY $35.00 A MONTH FOR TRASH, BUT TRASH IS ALL OVER THE GROUNDS, HOLES IN THE STREET RUINING OUR TIRES. THEY REMOVED THE MAILBOXES FOR A MONTH. WHAT A JOKE. LUCKY FOR ME I ONLY GET JUNK MAIL, BUT I FEEL SORRY FOR THE RESIDENT'S MAY HAVE BEEN LOOKING FOR IMPORTANT MAIL OR BILLS, ETC. SEE THE PEOPLE WHO RUN'S THIS DUMP DOESN'T LIVE IN THE COMPLEX SO THEY CAN CARE LESS ABOUT US PAYING ANYWHERE FROM $1800-5000 A MONTH. ANOTHER JOKE. OH, I DIDN'T MENTION THE PARKING PASS. F THAT PARKING PASS. THE POOL ANOTHER SITUATION. IF YOU GET THERE EARLY AND SETUP FOR A FAMILY EVENT. THE RATS OF THE COMMUNITY WILL COME IN AND TAKE OVER. DRIVING ALCOHOL PLAYING LOUD MUSIC AND TAKING YOUR ITEMS THAT YOU BOUGHT AND START EATING OUT OF THEM. LOLOLOLOLOLOLOLOL

we were moved into an apartment that was not ready and has issues with roaches. We are on month 6 and we still have work orders that haven’t been completed which are work orders that should’ve been completed before moving in. Oh, and the communication is terrible…goodluck reaching them or actually receiving a callback. Property is also falling off…needs alot of work…a lot of work in management as well. i could go on & on.

My apartment is roach infested. Parking is horrible and unsafe for a single woman with a toddler to walk buildings away to get to our apartment and the fee for trash when it’s never picked up on time and full around the trash compactor is ridiculous.

I RATE THESE APARTMENTS A 5 OUT OF 10. GET RID OF THE PARKING PASS PROPAGANDA Y'ALL HAVE CREATED JUST TO GET MORE MONEY OUT OF PPL WHO ARE STRUGGLING TO STAY AFLOAT. FIX THE POTHOLES AND BROKEN GARAGE DOORS, KEEP WIPES IN THE GYM SO THAT RESIDENTS MAY SANITIZE THE MACHINES. THE GROUNDS/BREEZEWAYS SHOULD BE FREE OF TRASH AND POOP. TRASH PICKUP FEE SHOULD BE REDUCED TO $10.00 AND THE PEST FEE SHOULD BE TAKEN AWAY PERIOD! THE WATER SHOULD NOT BE SHARED WITH EVERYONE IN THE BUILDING. IT'S NOT FAIR TO PPL WHO ARE LIVING 1-2 V/S UNITS HOUSING 4-6 PPL.

Antes estaba mejor! Desde que cambiaron de empresa se vino abajo todo! El servicio de el mantenimiento problemas de estacionamiento vecinos que fuman marihuana y pare usted de contar! Nada de esto se veía antes! Y muy caro el alquiler

I have been here for about 3 weeks and so far I like my apartment. It is spacious an has nice amenities like granite countertops, LED lighting in the kitchen and a smart thermostat. The office staff is friendly, professional and helpful.

I honestly don’t have anything positive other than Edgar at the leasing office was amazing to work with regardless of how everything turned out. I’ve shared how the apartment was just not what I expected. My family and I are desperately considering transfer to another property (if possible) or breaking the lease.

Not a good one! There is never any parking and can't enjoy the pool cause of to many people come from outside the community and the loud music at the pool everybody don't want to hear -------- muisc!! And gym equipment is always broken. People hanging out in the breeze ways drinking and smoking.

Great Community & Friendly Staff! I had a great experience with the amazing staff. I am happy with my new place. I will recommended to my friends as well. Edgar is perfect for the front office, he went above and beyond with making sure I was content and happy. Even with my changes with my move in date. Thank you team!

It was a decent neighborhood until they got bought out and it’s in a great location but the inconsiderate neighbors are bringing the overall experience of living here down and making it an unpleasant time living here.

I have been a resident for almost 8 years, and it was a great property to live in. The grounds and the neighbors were great. However, the property has noticeably gone downhill. Trash, loud music, and drinking parties are happening all over the property. I experienced a $400.00 rent increase and was told I could not have new appliances. I am ready to find a better community for the price. I live in a 3-bedroom and no longer feel like I am experiencing the same luxury as I once enjoyed. After 2 break-in attempts, my daughters and I no longer feel safe. I have reported a broken fence that leads to a separate property, and nothing has been done about it. We are ready to leave. It's too much money for low-quality living.

I really like the layout and the apartment facilities so far. The front office workers are also nice. But it’s the neighbors that give me the bad experiences. It is improving now but some of them just don’t listen or don’t care. Hopefully maintenance also improves because this summer, it took them a month to do my work order when the previous owner only took about 1-3 days.

The only thing they care about is paying rent on time. When you have emergency maintenance request, they’ll act like they care and say will send somebody on soon as we can and nothing happens. I’ve been dealing with the same issues for months. I told him I was going to call corporate and that didn’t seem to do anything.

Has been satisfied when this community was owned by Cortland, before Avana took over. During the transition from Cortland to Avana, there were a lot of stresses dealing with the changes made by the management. One thing nice about this community is that it provides floor plans that would meet your budget and close to Costco. However, my experience with this community hasn’t been good. Thus, I am not renewing my lease.

I like the facilities and the customer service is very good, especially Andréa is friendly and helpful in everything. I think it's very professional It would be good to give more information about pool schedules because it is essential that there will be Saturdays and Sundays
