I wish they work on access gate. Some people (non resident) they just chasing behind resident's car to pass the gate. I dont feel quite secured. Maybe management can make resident side gate smaller or work on the bar.

Great service very helpful and accommodating . The maintenance professional was very impressionable and a people’s person for sure . I believe he should receive reward because he’s been the most efficient I’ve met in community thus far.

I’ve lived at the The Portico for a few years, before the name change and change of staff. Overall I have truly enjoyed my time living here so far. The grounds are well kept and maintenance has always resolved any of my concerns timely. The staff is always warm, inviting and super helpful whenever you have questions or concerns. My ONLY pet peeve is the new property manager’s continuous “reminders” of the community rules and policies. It gets to be a bit condescending and petty. Every other day she is sending emails and texts about what NOT to do on the property. For the price we pay to live here, we don’t need constant reminders about how to behave. I’ve never experienced this with previous managers before her and the property ran just as well as it does now. It’s offensive and not necessary to berate and overwhelm your tenants with such trivial nonsense. The new manager has also turned into the parking police. I understand the need to control parking and agree all residents should have parking passes but you can’t even have a guest for the weekend without coming out with your guest’s car being tagged and texts threatening to tow the car. I’ve never seen so many cars towed at any community I’ve lived in. Unfortunately, I will not be renewing after have lived here for many years. I pay well enough rent to not be treated like some high schooler. I’d like to live free of micromanaging and would like to live free of all the constant nagging and complaining from manager. Other then the property manager, I would recommend the community.

I just renewed my lease and this will be my third year at The Portico. I am truly blessed to have found such a wonderful community for me and my son. The staff is amazing! Beth always has a smile on her face when I walk in and she goes above and beyond to make sure everyone is happy. Maintenance is ALWAYS quick with my service requests and super kind when they come in my apartment. I love living here at The Portico! It’s definitely a place to call home. -Amanda

Walls and floors are really thin so expect to hear your neighbors. I have a really loud neighbor above me with a large dog so I hear them 24/7. Large dogs are restricted per their policy but they don't abide by this. I've complained but nothing has changed. Really makes the living unpleasurable but I will not renew due to this. Other than that I really like the property outside of these issues.

Currently, I have been living here at The Portico for 10 months and until last month, I just knew that I planned to renew my lease for another year. The location and spaciousness of my apartment, the fact that it is a gated community, along with all the great amenities made it well worth the cost of the rent! HOWEVER, I now have noisy neighbors who not only stomp across the floor, they have kids who are equally, if not even more noisier than the stomping parents - totally, no respect and disregard for the fact that there are neighbors below. I have complained, but only to be told that they are well within their rights to make noise-as long as it is before 10pm and after 6am (i.e.: 'It is what it is'). So what rights do I have as a tenant who pays rent and would like some peace and quiet?!?! I don't want to be THAT neighbor, and asking a kid to keep quiet is like asking water not to be wet, but I see I have very few options here until my lease is up in a few months. Will I renew? Will I move? It remains to be seen as to how this will continue to play out. But in summary, if you're interested in renting here, be sure you fully understand that patience and a calm and understanding temperament, will serve you well - none of which I have at the while making sure that my rent to live under these conditions, is paid on time!! The beauty of apartment figure!

I originally moved to Atlanta in 2012. Since then I've lived in MidTown, Johns Creek, Alpharetta, Roswell, Norcross and for now settled in Duluth lol. Portico much like my last apartment which was The Retreat at Johns Creek, is simply an AMAZING property!!!!..... no not perfect but close to it!!!! I moved to Portico August of 2016 and signed a 3 month lease because at that time I was house hunting and didn't want to be tied into a year lease. I only had to pay $150 extra per month for a short-term lease so that was GREAT!!!.... I'm now going on my 10th month and still here lol. Portico fits my lifestyle..... I'm a very laid back person who hates DRAMA, CONFUSION AND LOUD NEIGHBORS.... I feel like this, "I pay my rent on time so YES, I should live in PEACE!!!!" It's very quiet here for the most part. They're still in the renovation stage so if you're living near a until that's being renovated you will hear hammering and nailing; however, the crew shuts it down just before sunset and will not resume until about 8 the next morning!!! So that's "workable".... it's not that bad. The grounds here are EXCEPTIONAL!!!! I'm a biiiiiiiiiiiig big big landscape person and "curb appeal" is important to me. The grass is soooooooo plush and green and I often take my shoes off just to feel the softness under my feet (yeah, I'm knda different than most people lol.... haha). The flowers and shrubs are beautiful and the rocks are nicely placed. The pool area was just recently finished Memorial Day weekend and it looks like a pool area you'd expect in a luxury condo property!!!..... the grills are brand new, there's refrigerated coolers for your beverages, waterfalls and (3) 6inch areas around the perimeter of the pool for the little ones!!! Yes, like all other apartment properties, the weekends are TOOOOOOO PACKED!!! And YES residents DO bring more than the 2 guests that are allowed!!!! People will be people and do what they want to do despite being INSTRUCTED OTHERWISE .... I simply go weekday mornings and usually I'm there by myself and I love it!!! Ok so moving along...... yes the floors in the common areas are not carpeted so you WILL HEAR YOUR ABOVE NEIGHBOR STOMPING, THROWING STUFF ON THE FLOOR OR DOING JUMPING JACKS!!!!!.... but just do what I do and REPORT THEIR LOUD BEHINDS!!!!!.... no seriously!!!!.... people can be uncaring and I pay rent just like you so ummmmm yeah, I need for you to act CIVILIZED ok?!! Diana, Beth, Janet, Angie and Aubray are the ABSOLUTE BEST OFFICE TEAM I'VE EVER HAD!!!! Never rude, impatient or acting as if you're a bother. I absolutely LOVE THEM TO PIECES!!!! The maintenance staff are ALL incredible and get the job done QUICKLY!!!!..... honestly, other than The Retreat at Johns Creek, I've never had the pleasure of living on a property of such an amazing, friendly, professional team!!!!..... THEY ROCK!!! ???? Ok, ok..... I could go on and on and on.... and trust me I could lol because I just love to talk... heehee .... But I'll end my review with these other few pointers..... yes the trash area gets filled by residents leaving their old antiquated furniture there when they're NOT suppose to (but once I picked up a really nice chair that was practically brand new lol) and yes parking can be a bit frustrating and you may very well have to park a building or two down from your unit BUT.... BUT BUT BUT.... I promise you that Beth will more than make up for your parking woes on Sangria Nite, Beer Night, Pizza Nite or my favorite which is CHOCOLATE AND WINE NIGHT!!!! ....Hope this helps you and if not.... well... prayerfully you at least found it amusing lol Many blessings, Jackie W./////////////////// Ok here's my Update (07/12/2018)...... I'm not as happy living here as I was originally!!! All of the old staff have moved on and the new staff I'm honestly not pleased with!!! I send emails which are NEVER answered, phone calls are NEVER returned and the new staff just lack the professionalism that the old staff so eloquently had. Long gone are all of the fun activities that Beth had going on..... no pizza night, no sangria night and no chocolate & wine night!!! My oven went out and after 4 WEEKS it still wasn't replaced until I personally had to March to the office to complain!!!..... Bridgette, the new manager, to her credit, had the maintenance crew install a brand new one BUT I had to chase her down 3 days to receive the $100 credit she promised me (can you imagine my bill of having to eat out 4 WEEKS straight??!!)..... new residents do not take any pride in their personal patios and the new office personal could care less about the trash and old furniture that they store on their patios making this once beautiful property now look like section 8 housing!!!.... I'm month to month paying extra $200 for a 1 bedroom unit which makes my total $1400 (includes water).... YET living here NOW under these new conditions it's honestly not worth $800!!!.... The property has gone down and yes unlike most people, I've shared how I feel with the office..... so sadly my initial 4.5 rating is now a 2.5 .....and hopefully Cortland can quickly do something to return this property to the awesome property it once was under Diana Arias!!!

I have lived at The Portico for almost a year, and I have nothing but good things to say about this community. The staff is wonderful and so welcoming. The unit is very well kept and spacious. I am only moving from this community because I am moving closer to work. I would have loved to continue living here if I were able.

I have been living The Portico Apartment for almost a year now and I can tell you that it is best renting experience I ever had. Ms. Beth is definitely the one you should look for if you are planning to move to The Portico. She is knowledgeable, take all needs in consideration and help you make the right decision..... She the best!!!

We have been living here for only about a month a half but it has been a great experience. The upgrades are amazing and the staff is Amazing. Your leasing agent Angie was so helpful. The Manager and Assistant manager Diana and Lina are the best. We couldn't be happier living here. We are very excited for the upgrades of the leasing office as well.

I'm a resident of three years and I do not have any complaints. Diana and Beth are very helpful and go out of their way to make sure you are satisfied. The new gym is amazing, I love all the new upgrades and I have to say it literally feels like you're a part of the family whenever you go into the office for anything.The location is perfect, all the major restaurants, grocery stores, etc. are literally a 3 min drive away. What more can you ask for? I recommend this location to anyone who is in the market for a new apartment.

I lived here for three years and I do not have any complaints. Diana and Beth are very helpful and go out of their way to make sure you are satisfied. I have to say I will miss living there.

One of the best apartments in Duluth. I have been living here for 3 years now and each year it gets better and better. The staff is super friendly,helpful, and professional staff, especially Diana & Beth. Overall quality of the apartment, safety, outdoor lighting, response of staff/mtnce, and grounds cannot be matched. Recently they have renovated all the apartments, fitness center, park for the children and swimming pool ! They really know how to treat their tenants. Plus this complex is in a great location! So many restaurants, schools, easy access to highway, malls, grocery stores, etc... Honestly i have searched for other apartments each year my lease was up, and i can never find anything as good as this place and especially not as much bank for your buck.

Cortland Partners have taken over management and the improvements have been amazing. The staff are very friendly, helpful, and genuinely care about the residents. Add to that the apartment, grounds, and facilities upgrades so far, you would be hard pressed to find a comparable apartment complex. Community events are based on community input which makes for some fun and enjoyable events. This is becoming more like a neighborhood than apartments. Thank you Cortland.

They are remodeling which is nice but very noisey. Often times were not presented with a notice informing us of work being done in our building which is frustrating. Walls and floors are really thin so expect to hear your neighbors. Other than that I really like the property outside of these issues. The staff of amazing. They put on community events all the time. The grounds are near perfect. Maintenance stays on top of everything. I've had no issues with crime. Literally probably the best apartments that I have stayed in and unfortunate about the noise. Pet friendly. Plenty of amenities.

Even though the place is going through remodeling, this apartment complex has been one of the best experiences I have had so far. All the staff are kind and helpful. Cant wait for the new gym to open up. My dog and I are very excited about the new amenities as well.

I have never written an online complaint, but I feel this incident warrants one. My car was viciously hit while parked in the parking lot of The Portico apartments (Monday 2/19/2018 at approx 6:15 pm). Who ever hit the car drove off without an attempt to notify anyone and/or claim responsibility for the damage they just caused. I was not near the car when it was hit and I could find no witness that could give an account or description of who hit the car and what they saw. I did however hear the crash from upstairs and could give a decent timeframe of when the accident took place. I took all the necessary steps in documenting what happened and what I knew, including calling the police and obtaining a report, informing the apartment complex of the incident, calling the corporate office. I also asked the The Portico apartments for two things: Any surveillance tape of the parking lot that the police could use in conducting there investigation. A complimentary garage for a couple of months to park my car in light that my car had just been hit while sitting parked in there parking lot and I am in the process of moving. My asks of The Portico is where the problems came in, my ask for the garage was denied. The decision maker Director of Operations with Cortland Partners Joyce Kitzmiller who initiated a very unprofessional and nasty phone call with me after I called the corporate office to report the car incident. I believe my ask of a complimentary garage for two months was reasonable. My car was just hit while parked and I am genuinely nervous to have the car parked in that very parking lot day after day. Further, the Portico does not have sufficient protections in place to insure reasonable safety in their parking lots. I pointed out: 1. Most areas of the parking lot do not have camera coverage. 2. The view of cameras that are present do not capture picture quality that can be used to identify a license plate or even a cars damage or lack there of. The picture quality is only able to give general shapes and colors of cars. The view is to grainy to articulate any details of a car. 3. There are not sufficient speed bumps and stop signs in parts of the parking lot to act as a speeding deterrent. 4. The parking lot in general is poorly lit, there is insufficient lighting for the parking lot after sundown. At the end of the day the incident with my car is a matter of insurance and because the property has little to know legal responsibility here, It seems that the properties leadership feels no sense of responsibility to residence whom have been victimized in their parking lots. I would have found it helpful to know of this attitude toward residence before I moved into this apartment complex and I figured I would pass my experience on to future perspective residence. Thanks

I recently visited Portico and was very impressed with the community and the apartment homes. Jacqueline Mejia was awesome!! She was very personable and professional. It was very evident that she was very interested in ensuring my needs were recognized by pointing out important elements in the plans we viewed to ensure I made a decision that would work for me. Thank you Jackie for your patience and not making feel rushed. I really appreciate you. I am very intetested in making Portico my next home.

I was looking for an apartment close to the city, but not for the "city prices." This led me to The Portico! A reasonably priced apartment in an up and coming area of northeast Atlanta. I was greeted by a courteous staff as soon as I walked in the leasing office. I was shown a model apartment which was just renovated as is the rest of the propert. The community is currently undergoing a remodel with a brand new fitness center and park area behind the pool. I quickly realized this was by far the nicest community in the area and signed a 1 year lease. I have had very minor issues since moving in and the staff is quick to fix any issue I have. I had an after hours noise complaint and the courtesy officer showed up fast and fixed the issue! I could not be happier with my choice to move here and I'm excited for the upgraded features coming to the complex.

Since moving to this community my experience has been nothing but great. The staff always makes me feel welcomed when i get my packages. They have resident events that my family enjoys. Maintenance takes care of my service tickets in a quick manner. I would recommend this community to anyone looking for an open floor plan and competitive pricing.

My fiancé and I have been living at the portico since March. The apartments are big roomy and beautiful. It's affordable and the maintenance, and managerial teams are amazing, and the nicest people you will ever meet.

I have lived at this property since August 2010 and it's been a great experience. The grounds have always been well maintained and service requests handled promptly. Since the new management has taken over they have continued the same great service and timely service requests. The new upgrades throughout the community will make coming home a pleasure. Looking forward to a continued stay here at The Portico.

I would like to say that I'm so proud of my home at the portico apartments!! I know that I can count on the best leasing office team and a wonderful manager that always listens and serves the community! The property is awesome and secure. no doubt is the greatest apartment community in Gwinnett!
