I am a former tenant of The Portico Apartments in Duluth, GA. Let me start by saying I LOVE THIS PLACE!!!!! My apartment was a 3 bedroom 2 bathroom with vaulted ceilings! It was HUGE & AMAZING!! From the garden tubs, the included microwaves & ice-makers, the large rooms, huge closets, sun room, 2 large pillars...I can go on & on & on...it was a GREAT PLACE TO LIVE!! The ONLY REASON I am not currently residing there is because I moved to a different state. The office staff is WONDERFUL & EXTREMELY HELPFUL. I want to give a special shoutout to LINA RAMIREZ for all of her hard work and dedication. The staff truly cares about its residents. If you are looking for a new place to stay, do not hesitate to contact The Portico Apartments!

The grounds and the presentability of the neighborhood is too notch! I know that milage may vary depending on who your neighbors are. In my case, I had extremely busy neighbors loving above me. Overcrowded apartment with children and pets running around and making noise at all kinds of crazy hours. I really liked how the maintenance staff were on top of things whenever they needed fixing. I've always been a pretty clean person, so bugs were never an issue with me, but the maintenance staff would still routinely spray for bugs! I also really liked the overall level of care being put into the entire complex overall. By the time I was moving out there were major improvements in place like resurfacing of the pavement, a new gate, repairs to the car washing station, and even nee renovations being implemented for the pool and fitness center. Of course, all of these amenities and perks come with a price tag, and you will see this reflected in your rent. These apartments are a bit on the pricey side for what they are, but the overall value is great considering how most of what you get here is usually only seen in much more expensive neighborhoods elsewhere. Definitely give this place a look if you are wanting to live in a nice, convenient area! The staff are friendly and professional, and will work with you as best as they can!

I love the new Management. I really enjoy my apartment . No noise through the walls. At times I have problems with parking ...with that being said you can always rent a garage to secure your space, like I choose to do. Diana, Beth, Lena will handle anything comes there way. Jessica and Adele are also a go to person. Its great to have a complex that keeps a strict and secure eye with the property even afterhours . Police live on site which is a PLUS. All work orders are handle within 24 hours or same day. Emails are returned within the same day. The property is very safe and gated, with bright lights at night. I haven't had a problem as of yet this is my 3rd yr. and will renew when my lease ends. I can go on for days about The Portico .. You will not be disappointed,especially Taco Tuesday lol ... Not the store brought food. prepared by Hector who owns his own a Mexican restaurant and served by the staff. You never know what the staff have in stored for you. One day I walked in and was given a nice bottle of wine Thank you Beth....One day I will open it . I have nothing but good things to say about my beautiful place called home. Love the property. My only complaint is that the walls are paper thin. I hear my neighbors all the time. The floors rattle when neighbors walk and you can hear them walking. While in my bedroom, I can hear my neighbor talking from the outside. It's quite frustrating! Also, parking can be a nightmare after 8pm. Other than that everything else is great!

I am very grateful for Jackie, Diana, Beth, and Adele for the help that they have provided for me. For being able to not just be employees but people who possess such beautiful personalities. They bring constant smiles on my face, and always wonder what book I'm receiving in the mail that day. I am so honored to be in the presence of 4 wonderful women who enjoy serving the people of this neighborhood. God Bless all of you ladies and love for every one of you.

I have lived here for 10 years. The surrounding area has changed a lot but it's still a nice area. Maintenance issues are handled within 24 hours. The property is relatively quiet and safe. It is gated. There are a few Gwinnett county police officers who live here which I'm sure stops a lot of things. The only downside as in most apartments complex is the parking. If you are not home before 8:00 at night you might not get a spot by your building.

I came here on a Saturday to view the apartment and the leasing agent was very helpful answering all my questions. Their floor plans are very spacious which is great if you have pets or lots of shoes like I do! I can't speak for the questions about maintenance, noise and community. Although I haven't made my decision to which apartment community I'm going to move to I will keep this on the top of my list.

Since changed to The Portico Apartments....I love it, I love it.... I've been living here now for 3 yrs resident of century park and was on my way out the door. Sad to say I couldn't wait for my least to be up. Apartments was taken over and I am so happy its unbelievable. You couldn't ask for no one as professional, down to earth but strict office staff. I haven't had not 1 problem. I put a work order in at work, come home it was taken care of. If I had to wait it was taken care of within 24 hours. The maintenance is awesome. I know people can me weary of others coming in the home when no one is there ...I PROMISE you no WORRIES at all. If you have a problem they will listen . No more being pushed under the RUG. Portico Apartments are A-1... Diana Arias-Community Manager, Beth Kujawa- Resident Service Coordinator, Danielle Dennington- assistant Mgr....These people are the bomb ...Leasing Agents are awesome...I love the Portico 100++++++++

The Portico Apartments are very nice! The only problem is that its right next to the freeway so that adds some noise. It doesn't bother me, its not too noisy. The staff is great and the maintenance guys fix any issues within a few days. I definitely recommend it.

The apartments are nice, considering the age of the property. The grounds are well maintained. There are always kids playing in the parking lot, hitting cars with balls, sitting or leaning on cars, and standing in the middle of the road or occupying parking spaces while cars are trying to drive by. The new office staff is not as friendly as the since removed staff who always made you feel welcomed by listening and addressing your concerns in a professional manner. The parking SUCKS! Unless you are home by 7:30pm you can forget parking in front of your building. And, people park in the fire lanes and block hydrants on the regular. They have no regard for the safely of others and the property staff does nothing about it. Some times you'll have cars parked on both sides of the curb which makes it hard to maneuver around corners or make left turns at dead ends. Definitely will not renew my lease. Look ELSEWHERE to live!!!

This is not a fake review: I've lived here for 1 yr and I am so sad that I have to move. I absolutely love this community. If it weren't for the increase in price due to the new renovations (which are very nice by the way) I would have stayed here another year. I've never had any major problems and the staff are always so knowledgeable and considerate. As long as you communicate ahead of time, they help you find solutions to your problems. The garden tubs are nice & big and the apartments are clean and very spacious floor plans. It's practically free to transfer to another unit here because you get the fee credited back towards your rent. It is a comfortable community and they have so many events to interact with the community. It is located in a great part of Duluth as well so you don't have to go far to get what you need or to have fun. Very professional leasing staff. Everyone has bad days, but they never show it. If you're looking for an apartment and you can afford the prices here, then definitely stop looking and apply. I hope this was helpful:)

I LOVE my new apartment!!!! The whole process from the first phone call to set up my tour to handing me my keys was FANTASTIC!! The staff is so nice and they always have a smile when you walk in the door. Jacqueline And Anya were so nice and made me feel at home. My apartment is spectacular words cannot describe how happy I am. I can say I'm very picky and Century Park has satisfied all my apartment needs. I recommend this place to anyone and everyone looking for an apartment. Love it!!

I visited the apartments today for the first time. I was greeted right away by everyone in the office in which i was offered a refreshment prior to being attended. I saw three apartments and immediately fell in love with the place . I will most likely choose century as my home not because of the just the apartment but because the staff was eager to attend to my needs. I had visited 3 communities prior to stopping by and the first thing asked was what kind of apartment versus century the first thing asked was my name thank you.

Century park apartment in Duluth is not a safe place, not even 2 month that I move in to this apartment I got broke into and took my wedding ring and hang bags.. When I went to talk to the apartment manager about me not feeling safe and want to move out. He told me that still have to pay 2 months rent to break the lease.. I was very surprise of how they do nothing to help me and still want me to pay them when this place is not safe..

I have lived in some terrible areas, no doubt. I can't honestly say that this complex compares to the worst areas I've lived in, but it is still a 'trap' as we say in Atlanta. The term 'trap' generally refers to a drug spot, strictly, but it's true meaning is a one way in, dead end. This complex is a true trap, because not only are there drugs and forms of crime, it is hidden so that you can't see it from the outside, as a perspective renter. The staff will tell you about what 'luxury' they have to offer, drive you around the complex and show you different floorplans, and generally blow smoke about how it is the 'Best In Gwinnett.' There is one staff member who can't seem to stop telling everyone her (along with everyone else's) personal information, and even bent over o show herself and flirt with me on more than one occasion Let's be real here, the apartments look great, and so do the grounds, but while I lived there, I was very glad I had a weapons permit, and I'll keep it at that. Cars get stolen all the time, neighbors are constantly loud, the 'hood' element is always present (and don't get me wrong, that isn't racist, I'm black...) Kids and teens constantly fighting at night in the middle of the street, burglaries every other week, and even the pleasant sound of the occasional gunshot down the road (and twice in the complex) to soothe you to a good nights sleep... Roaches and ant infestations in the apartments, and you can even smell crack cooking once in a while, and that is in no way a joke. I honestly have nothing good to say about this place, at all. It is a true trap in every meaning of the word, a hidden project housing. If you just like the feeling of no safety and uncertainty, feel free and move in. My suggestion to you would be to buy a nice pistol, and not to let it leave your side in the complex, in your apartment, or anywhere on Satellite Boulevard for that matter. There are much better places to live in Gwinnett for an equal or cheaper price. If you are limited to the safety level of this place just do yourself a favor and find some section 8 public housing instead. It will probably be safer, and nobody will lie to you about it. At least you'll know there is danger lurking....

I totally agree with the previous reviewer. These apartments are not for those who are looking for a bit of peace and quiet and I too pay way too much not to feel totally at home in my apt. I understand by staying in an apartment you are in a way sharing space with a lot of other people but its to the point where I feel like a sardine suffed in a can. Coming in and out out of my apartment is always a task being that there are always people loitering on the steps and in the breeze ways. Tons of children are always running around being loud and rowdy. The leasing agents are totally unprofessional. They are rude and love to gossip about the residents. They go through new management as often as you would change your underwear. And maintenance is lacking as well. You have to hope and pray you don't have an issue after hours because you are on your own and I know this from personal experience. Parking is a joke. If you don't get home by 5pm you wont be getting a parking spot. These apartments may look nice but everything is not always as it appears. Thankfully I will be leaving soon.

I do not recommend this place at all if peace and quiet and the service of the onsite courtesy officer is not of importance to you. If you have issues after business hours, maintenance or officer will not show up regardless if it's an emergency. I pay too much for this apartment for me to not be able to utilize the amenities. This place looks nice, but it's inhabited by a bunch of loud, ------ mess. To add to the madness, office staff is completely unprofessional. For example, my boyfriend came in to drop off rent one day and one of the staff (I won't say who) told him her whole relationship status and how it came about and how she doesn't even know the person who proposed to her and she hopes that he's not really crazy blah blah blah.... Then proceeded to talk trash about a former tenant and laid out all of her business and her momma's business to him and whoever else that was in the office that day. These are the same people who holds confidential information of all of the tent ants yet she is running her mouth to complete strangers. Again, I do NOT recommend this place unless you're just looking for a place to live regardless of comfort.

I lived in Century and my experience was great, loved my apartment (2 bedroom, 2 bath with sunroom), never had any problems with neighbors other than the fight that my downstairs neighbor had at 2am in the morning and this only happened once and then they moved out. I always did feel there was a drug dealer living in my building but it was just a feeling I could not say for sure. Office staff is awesome, work orders are taken care of in a timely matter, breezeways very clean, parking and landscape very well taken care of. Gate, well at times it worked and other times it didn't but a gate does not guarentee saftey but it is an amenity that many people look for and would pay a price just because they think they are "safe".

I have move here this year, and everything was good until the last 2 months. Kids fighting in the street, cars stolen, people from outside the complex getting in. Parking late a night maybe a challenge. A lots of bugs, spiders nests in common areas, roaches roaming outside (and sometimes inside). Pest control, which you pay separately with the water bill, and a misterious fee, seems somehow not as efective as it should. I hope they can get their act together soon, if not, bye bye!

DO NOT MOVE TO CENTURY PARK APARTMENTS IN DULUTH GA - They have roaches everywhere, roaches, roaches, roaches out side, inside, in the vents, the apartments look good on the outside and the model looks great, but once you take ownership you are in for trouble. The staff is terrible, the pool is filthy and crowds of non-tenants come to the pool after hours to have pool parties and do whatever they like. Also, every other month there is a water main break, the entire community is stuck without water for 2 days at a time. The leasing office leaves notes at your door telling you water will be off on a specific day and then without any notice, it is shut down on a day that was not specified leaving you with funky dishes and a funky --- and they will put an automated recording on so that they will not have to answer your calls.... This is NOT a luxury apartment, this is money like a hidden PROJECT / ------. Not to mention it is kids everywhere, dropping crumbs all throughout the outside halls bring more ROACHES to your doorstep. THIS IS NOT THE MOVE... Also if you are late on your apartment once, their late fee is $200 additional dollars - RUN!!!!!!!! Horrible Management...........
