Watermarke Forclosures!! No Wonder!

I recently read that Watermarke, the new management company had to foreclose on two of their other properties. It's not hard to see why. They should have taken a crash course from the previous owners on how to PROPERLY treat residents. I can assure you it's not dressing up in army gear and making yourself look even more foolish than you already do on a day to day basis. Managment seems to think that if ONE day of the entire year they call "resident retention day" and dress up in army fatiques that the residents will be as dumb as they are and forget how terrible they treat people. Here's some advice for the new owners! Absolutely free!! Use the management company from accross the street, you'd have much better success! Unless of course you are in the market for a forclosure.

    It was once said they built the taj mahal in the middle of the ------. Well taj mahal or not you're still in the ------. A majority of the office staff has no social skills and the managment could use a class or two on customer service. The conditions whether socially or topically are unexceptable.

        don't live here, please

        Five months after moving out of this place, I received a letter from a bill collector. The new management is horrible. They took over, according to my memory, in April or May and from there things went down hill. The trash bin was full for about three weeks. By full, I mean people were just throwing there trash on the ground in front of the dumpster because it was spilling over. When asking the management what was going on, they kept saying they would take care of it but left it for weeks. I am glad I didn't live near the dumpster. We would also have to wait for days them to return phone calls about little things. So now, after moving out long ago and sending them my final check soon there after, I am still having to deal with them fumbling around and trying to get their act together. Since my check hadn't clear in about a month after sending it, I had to call and check in to see if they had gotten it. Low and behold, they had "accidentally" just put it in my file and forgotten about it. After speaking to the manager, she assured me that my account was closed and that I was in the clear. So now, the check has been cleared (for about three months) and I am getting letters from bill collectors saying that I owe money. It is too bad such a nice apartment complex has been ruined by its own management. Save yourself the time, money, and frustration and find yourself another place to live.

            Is this Gang activity, bad children, bad management???

            We are now hearing shots in the night; Graffiti is tagged on some buildings; Burned furniture (sofas, etc); and old boxes are thrown all over the place! <br><br>This beautiful new complex has become a scary, unsafe, nightmare of a place to live!<br><br>I can't leave until my lease is up or I'll have to pay out my butt! HELP!

              New management is horrible. Everything that all the othr reviews have in them is tru. This community keeps getting worse and worse by the day. The new management is horrible. They dont care about anything but thier paychecks but what such idiots. Don't they know if the tenants arent happy they will move out and if they move out then Watermarke, the property owner, will fire you and you wont have a check. Anyway its rediculous u do not wanna move here i promise i am moving out ASAP

                New Management

                I do have to agree with everyone! I loved the management that we USE to HAVE. Now we have staff that doesn't care and act like they are to good for everyone. I use to love coming into the office and seeing everyone, now if I have a problem I have to be ready to put up a good fight to get any answers. They tried to tell me that if I decided to renew my lease that my rent would go up 100.00. I thought that you wanted people to live here. At the rate that management is treating everyone, no one is going to want to live here. The word is out at other apartments.

                  OH MY GOD!!

                  This used to be a cool place to live but now the new Management is REALLY, REALLY, REALLY bad!! They are the most -------fabulous, ignorant bunch of people... Like I said the apartments used to be nice but this place has quickly gone to the dogs. I'm definitely out of here! My advice: Buy a house!

                    New Managment (Watermarke)

                    I have lived at Preston Park for 2 years now. I do have to say that I have been very pleased up until now. I have noticed with the new managment that things have been nothing short of monkeys calling the shots. I knew the office staff and they were great. They came in and cleaned house. This community was voted the best in Gwinnett for 2003 and they felt the need to mess with perfection. When they took over the apartments in May the new people that they have brought in recently have come straight from working the Taco Bell drive thru. When I have called up to the front office for simple requests its like they can't seem too grasp the idea that one can walk and chew gum at the same time. I REFUSE to stay here any longer! You want to take a field trip to the ------ come visit these apartments. Enough said!

                      NEW OWNERS, WHAT A JOKE!!

                      I've lived at Preston Park for a year and I can not wait to move out. My lease is up at the end of August and I gladly will not be renewing. At first there wasn't any problems with crime, but now....it's another story! Oh, and to top it off, they sold to this new company that doesn't know their bottom from a hole in the ground. All they want to do is take away the resident programs that WERE in place. I had the guest apartment reserved and they decided I wasn't important enough to use it and they would be getting rid of that. Also before I could actually talk to someone in the office when I had a maintenance request. Well that's a joke now, they are so short staffed now the phones are on service. I think they brought this new "resident services manager, Claudette" she's an even bigger joke. Where did she work prior to Preston Park?, Burger King? Thanks alot for nothing new owners!

                        Worst apartment I have ever lived in

                        This was the worst experience I ever had in an apartment. The parking situation is impossible. I get home after 9pm often which means that I get to walk 1/2 mile to my door because of the bad parking. Management has placed letters in my door on 3 occasions sayign I did not pay my rent when I always pay before the 1st not after. The complex is now being sold and the new management is worst than the previous. Save your self the headache and frustration go to Bridgewater accross the street

                          What's going on in here????

                          When I moved to Preston Park it was a wonderful place to live.These apartments are gorgeous inside, however, my car has been vandilized and stolen on two separate occassions. In the past eight months this subdivision has been nothing but hell for me. The first time my car was solen, I took my problem to management hoping that they would be able to warn other tenants about the problem that had occured, however, I was told that there was nothing they could do. For the amount of money I pay a month, there should have been some way they could have helped me. So much for the monitered gates and cameras(that was a waste of money). Recently, my car was vandilized along with several of my neighbors vehicles. Yes, Preston Park is very appealing to the eye, but please take heed to what I am saying.

                            Never Stay In Preston Park at Satellite.

                            I also live in Preston Park and I will never recommend it to anybody. The parking situation is not good. The amenities that they stress before you move in don´t work half the time. And the people who work in the office are not consistent. And rent lets get real. You pay what ever you can get them don´t too when you move in. The wall are thin and they come into your apartment with out notice, and then they leave and note that says they were there. And I will identify myself I am Mr. Jenkins look me up if you would like to talk to me.

                              I live here and itýs GREAT

                              I was the first person to be placed in my building and since then everyone has been just fine. I have never had a problem with noise, kids, my neighbors speak, and I have always felt safe. As far as management goes, I have never had a problem with any one there. I feel they are compassionate because there was a time when I needed help and they came through. Whenever I have a question, they answer it thoroughly. Anytime I have had a problem, it was rectified immediately. Maintenence reacts quickly and theyýre friendly. I have never felt uneasy about them coming into my place while Iým not there. If you have a problem with that, DONýT RENT AN APARTMENT!!! Get real, they are going to go into your place without you there sometimes. They check stuff out so you donýt have to. <br><br><br> <br><br><br>REMEMBER, just because your personality doesnýt mesh well with someone else doesnýt mean that they are a bad person. The managment does not have to be your friend. As long as they are doing there job and getting things done, who cares if the manager had a bad attitude that day. Donýt you think that just maybe she could be going through something? You are really naive to think that every person you come across will always speak, look, dress, or whatever the way you want them to. To everyone leaving these ridiculous comments, GROW UP. <br><br><br> <br><br><br>I just recently renewed my lease. The apartments are nicer than most, they offer plently of services, there arenýt that many kids, and the gates work. Check out most apartments - you wonýt find this!!!! <br><br><br> <br><br><br>FYI - I have never had a problem with parking. I would rather park close to my house and have my friends park further away. Thatýs why I pay rent here and they donýt! THINK ABOUT IT!!! You complain about parking and when they fix it you complain. Management canýt win for losing. If they did have an attitude try looking at yourself as well!!

                                I am the manager at Preston Park & I do care

                                Hello, I´m Holley Belcher, the so called, "non caring" resident manager at Preston Park. Just as with any job, you will never be able to make everyone 100% happy. A management decision for one resident may be great, whereas for another, not so great. For example, we have an area of the property where parking is tight and management received many complaints due to lack of parking spaces in front of their building. To try and lessen the problem, we designated a visitor parking area so visitors would not be taking up prime, parking spaces that actual rent paying residents should have access to. We´ve receieved many calls from residents saying that it has helped, however, you still have others complaining that their visitors have to park a less than 150 yards away. Unfortunately this website is not used properly by most who use it. Just think if you had a public website that anyone could go on line and post anything they wanted to about you or your staff, you wouldn´t care for it too much! Sure, we have problems at Preston Park, what apartment community doesn´t? I wish we lived in a perfect world with no crime and everyone got along perfectly. Unfortunately that is not the case. The only thing I can say is for you to stop by Preston Park and see for yourself. I think you will see that you ARE treated with respect and we do have a beautiful community. And as far as stating that someone simply doesn´t care.... Don´t judge someone until you´ve walked in their shoes. You certainly shouldn´t say negative things about specific people and cowardly not identify yourself. I can assure you that we do care about our residents here and I´m sure that the majority of the residents that don´t know about this silly wesite would agree.                                   Have been in Preston Park for a short time...

                                  I heard parking is truly a problem...I haven´t experienced it personally, but I´ve heard it can be. The visitor parking area is a bit of an issue because my husband and I like to entertain and making people park miles away is an inconvenience. We had a watermain break yesterday, which was surprising since we haven´t had freezing temperatures in a few days...so my concern is if the cold didn´t make the pipe burst, then what did...only 18 months after the complex was built??? I´m hoping plumbing won´t be an ongoing problem!!! <br> <br>

                                    They Just Go In your Apartment without notice..

                                    I have lived in the community for over 6 months. Recently I was out of town and got a call from my security monitoring company to say that my apartment had been invaded. The management had just gone in my apartment without notice to show it to a potential buyer looking to purchase the apartment community. <br> <br>I have a cat, he is very timid around strangers and I had asked that they contact me before entering my unit... Well, they didn´t and almost scared the cat to death. Also, they disarmed my security system leaving my possesions unprotected. I had to rush back home to check on my pet and re-set my secruity system, thus creating undue stress on my travel arrangements. Otherwise, I would have gone 3 days wondering if my cat was safe and my apartment security system would have been off. <br> <br>Watch out folks, they own you if you live here... Also, they accept no liability about my situation and informed me that they are within their rights.. Guess they have the right to turn off my security system and expose my pet to danger ????????????? <br> <br>I am out of here at the end of February...

                                      Management Sux / Parking is Awful!

                                      I´m so glad my lease is up next month! The manager of this complex (H.B.) really doesn´t give a ---- about the residents and their problems or questions. In fact, she´s hardly EVER in the office. The other "leasing consultants" don´t know crap and will usually tell you to wait to speak to the manager (H.B.) or the assistant mgr. (R.W.), who is another B--ch! Parking is very very very bad. You can hardly ever get a parking spot in front of your own building. We now have stupid blue parking passes which really mean nothing ,except you will get towed without one. Visitors are now only allowed to park in the "Visitor Parking" section which is way the hell in the back of the complex or their car will get towed. What a nice way to treat your visitors... All in all, there are too many other (nicer) places to live. I refuse to continue to pay for this apartment where I´m inconvenienced, uncomfortable and treated with disrespect from the management. !!

                                        Manager does not care.

                                        So I currently live at Preston Park and to clear up past reviews; yes the leasing agents did write the wonderful reviews. Julie told us in person that the leasing agents get bored and so to counter act the bad reviews they write good ones. <br> <br>When we moved in we were told LIES by the leasing agent just to get us to movein. The manager does not care, the noise is terrible, and while the apartment itself is great the neighbors and management are not.

                                          Tell the truth

                                          What´s going on with your bottom floor apartments and the flooding. Yes, it happened to me and the manager treated me like I was trash. I couldn´t believe it and I plan to tell others. <br> <br>Plus, there is too much noise around my apartments. Kids are always hanging out smoking pot and cutting up. It´s really gotten out of hand over here. It was a very nice complex when it first opened. Now the prices have been reduced for new renters and the complex is going down hill. The drug pushers over here are completely out of hand and the manager doesn´t seem to care. We spoke with the LandSouth owners and nothing has been done because they are selling the complex to another company. All they care about is getting the complex full and they are out of here. The manager hops in her car and goes home to Suwanee and she could care less about what happens after the office closes. <br> <br>Also, my neighbors shared with me that they aren´t US citizens and they were approved. Anybody can get an apt here.

                                            That person just made an idiot out of themselves! They said someone in the office must have wrote the "Fantastic" review because they left an anonymous name, however, so did they!! Also, they state that the verbage used is used only by "sales people?!?!?!?!" Those are words that are included in the vocabulary of who we call "Educated People." God bless those poor souls that wrote such garbage. I wish for them good things to come into their lives. (I don´t live here, nor do I know anything about this community. I just couldn´t resist commenting on the idiot that wrote "Liar." Too humerous!

                                              The person who wrote the "FANTASTIC" review is a person who works there. Who else knows the term "leasing consultant", and would use words like "spacious, luxurious, elegence, deciding factor" etc. These are all words used by sales people!!!! Obviously a fake review!! NOT TO MENTION IT IS AN ANONYMOUS POST!!!! I didn´t live here, but that post sent up red flags for me.

                                                take your money somewhere else

                                                disrespectful people live here. one guy wanted to start a fight with me because he felt he owned the driveway and parking lot. i can´t believe a man would get out of his car and throw his hands in the air and make indications that he wants to fight a petite woman like myself. <br><br> <br><br>these apartments are very pricey and you don´t feel safe in this community. not too long ago some guy´s windshield was broken in...all 4 sides of his car. watch out for kids, it´s a lawsuit waiting to happen. parents purposely let their kids out so they can rollerskate in front your car while you drive. they want to piss you off in return to use your car as a weapon. this has been a major problem with kids running loose. <br><br> <br><br>noise is such an issue and the office knows this. they won´t do anything about it. it´s true that you can hear everything through the walls. people are so inconsiderate, when they know this. don´t live in these apartments because they´re right off from i-85, it´s horrible, so much is going on out there just to wake you up in the morning. <br><br> <br><br>you´re going to pay extra when you´re not going to get anymore or less. save your money. expect to see a lot of punks walking around and don´t walk anywhere by yourself at night if you plan on living here. make sure to pack some heat. duluth isn´t what it use to be. if you read how great these apartments are, it´s because you´re reading the crap from the leasing agents. <br><br> <br><br>expect your cabinet doors to fall right off also.

                                                  FANTASTIC!!!

                                                  This is the most fantastic apartment I have ever lived in. My job requires me to re-locate often so I have definitely experienced my share of apartment communities. The luxurious kitchens, as well as my leasing consultant, Julie, were ultimately my deciding factor on this community. It´s so nice to come home to such beauty. I get a wonderful tingle in my tummy as I drive through the gates nightly! The staff members are so nice and attentive. The groundskeeper does an outstanding job and is always cheerful and quite adorable I might add. My apartment is overly spacious and has this fabulous sitting room with a large picture window. Great architecture!! I would recommend Preston Park to anyone looking for elegance and class!
