I have been here for 6 years and love living here. I would definitely recommend living here. The grounds are immaculate, there is never trash on the ground. The landscaping is well kept. I love living here.

My experience at the portico? I just love living there. At the portico Courtland Duluth location, there is always parking, the community is clean, staff friendly and helpful. There is park for dogs, so for those who are animal lovers. Moving to the pórtico you may Experience breakfast like I did this morning heading out to work at the front gate. Thank you! Very thoughtful

My husband and I have enjoyed living here for almost 3 years and look forward to more years here at Portico! We are an older couple and love the layout and beauty of our home! My adult children are happy to stop by and often comment that they are glad that we have such a nice place! My grandchildren always enjoy visiting with us especially during the summer when the beautiful pool is open! We feel very blessed to be here! Our only concern is ( Unfortunately it is nothing more that Portico can further do) our neighbors upstairs are very inconsiderate and continue to stomp around and chase their large dog thru the house even late in the evenings.

I absolutely love my new home at The Portico! The leasing consultant Drea, was so helpful and awesome. She made the transition super easy for my family. The best part was our Welcome Home gift!!! It was the most thoughtful welcome gift I've ever received. I love how the company cares about the tenants, it's refreshing. They always seem to make sure that my family and I are doing well. The office staff and maintenance are always friendly and accommodating. Ive never had to wait more than 24 hours for a maintenance request to be completed and theyre always done right the first time. The resident events are awesome and i have had the pleasure of meeting some pretty cool neighbors. Id recommend to anyone looking for an apartment to check out the Portico.

We've lived in The Portico by Cortland for a few months now and it is truly a great place to live. The prices are competitive for the quality apartment you're getting and the customer service is on point! Drea was great to work with and continues to be an advocate on behalf of the tenants. I can't remember the Service Manager's name, but he has been extremely personable and helpful in times of need. Overall, this is a top notch place to live if you're looking for an apartment home.

My stay at The Portico was not pleasant. The infestation of palmetto bugs was ridiculous. The noise level was terrible to the point of not being able to sleep. --------------, Community Manager, does not tell the truth. She is polite, gives you her phone number, but does not answer your calls or offer assistance. My big problem with -------- is my move out date. I was scheduled to move out on Saturday. I finish my move around 7:00 pm. Office closed at 5:00 pm. Office was also closed on Sunday. First day I had to return my keys was Monday, which I did. -------------- charged me for 2 days rent because I did not return my keys on Saturday. Now tell me, how can I return keys on Saturday when I need to move and clean up the place. These are unfair practices and should not be tolerated. I was told by one person, Samatha, that my check was in the mail. Now I am getting emails from -------------- telling me that was a lie, I am not getting refunded because she charged me 2 days rent. If The Portico wants their keys, why don't they install a key box so that residents can leave their keys when the office is not open. -------------- is a poor Community Manager and I plan on taking this matter to small claims court. -------------- is also charging me for a water bill which I paid when I received my final bill. You are told a deposit is needed, you are also told you will get your deposit back when you leave, this is not true. Just ask --------------.

We have lived at the Portico since April 2018. If I could give this place ZERO stars I would. I normally never review anything but I am now in order to help someone make a better choice before getting stuck in a contract. When we were given the apartment, it was disgusting. The blinds were full of dirt and the restroom toilets had urine and pubic hair everywhere. The bathtubs we're full of soap. No one had cleaned, maybe they vacuumed and swept but that is it. I had to clean everything. At the 400 building (where I live) as soon as you step outside your door it's like you're living in a cheap, dirty neighborhood. Cigarette butts everywhere, trash, cat feces, the ceilings are full of spiders and their eggs, if you arrive at night the spiders are hanging out in your face. Paying $2,000 per month you would think you'd get some pest control. Inside the apartment I find house roaches all of the time, I've complained and they've came to treat the kitchen area multiple times, still I find them daily. The first one I found was ON THE STOVE I am never able to leave food on the kitchen counter because a roach might go on it. Another pest I've ran into inside are CENTIPEDES. I have small children that like to play on the floor, like any child in their home and I can't let them because of all of the centipedes I've found. Again at $2,000 you'd think you'd get better pest control. If you arrive after 7pm, you will not find parking near your apartment it is so overcrowded. They make this place seem luxurious and high end but they are far from that. The paint is chalky, if you kill a spider or roach, the paint stains! The floors are laminate, not wood, the Only high end finish here are the countertops but what good does that do if roaches crawl all over? Go somewhere else anywhere else. We cannot wait to move at the end of this month (August 2018).

I had a great experience touring with Perla ! She's such a sweet heart and looks out for your best interest. I highly recommend that anyone looking to lease here ask for her at the front office . I can honestly say I felt right at home here . The homes are beautiful and the staff is very professional .

LOVE these apartments (future resident)! Cant wait to move in! Everything looked great from the inside of the apartments that I toured to the outside of the building and community. Love that these apartments are gated and that they have garages. Pool area with the grills is a big plus for me. Everyone in the office was great, from Perla who helped me out to Angie who greeted me as well.

Initial challenges with mold surrounding plumbing and windows. It took multiple requests over a few weeks to get it semi-controlled. Due to parking issues, my vehicle was towed without warning. After explaining why I had to park outside the normal parking spaces, mgt was able to return the vehicle at no cost. I really appreciated that courtesy.
