WORST management company ever!!!!!!!
The management staff are the most inadequate, unprofessional and rude people I've ever met. I would NOT recommend this complex to anyone!

A hot spot for commuting while avoiding the city traffic!
Preston Park seems to be top notch in this area. I visited many complexes when I was looking and did not receive the friendly service at any other complex that I visited. I have now moved in and have had nothing but good experiences. I felt uncertain after reading the reviews and felt it would be good to share a good one. Most people only report the bad, and I want to report the good experience I have had so far. I have been here for 6 months and so far so good! Good luck in your search and give this place a shot, I definitely think it is worth it!

PARKING! PARKING! PARKING!
I have been a residence here for 1 year. I have dealt with parking issues from day one. I work from 11am-8pm and everyday I have to take a long hike to my apartmnt. When I grocery shop I have to limit myself on how many bags because I know that I will not be able to park nowhere near my apartment. Don't take my word, before you move in drive here about 9:00pm and see it for yourself. Also preston park offers high speed internet in the business center but nothing in the business center works, fax machine is always broken, no paper in the copy machine, and the internet ha ha ha... that's a joke.

Terrible....
I lived at Preston Park for too long - 4 years. When I first moved after it had only been opened for 6 months, it was wonderful. The honeymoon was short lived. The complex has gone through numerous management changes, the buildings are falling apart, you're taking your cars existence it your own hands by parking outside, the noise is tremendous, and the "------" factor has increased steadily. Forget maintenance requests - you have to call more than once to get a response - only after I threatened to call the home office did I see a response. And, after 4 years, asking for carpets general upkeep requests upon each lease renewal - I was charged for a small stain in the carpet - the same carpet they were probably going to rip up and replace anyway. Once I moved - I never looked back. More power to you if you decide to choose this place....

STEER CLEAR OF PRESTON PARK!!!!! THERE IS A CRIME PROBLEM IN THE PARKING LOTS AND THE RENTAL OFFICE!!!!
I lived at Preston Park for 18 months.

During that 18 months, we received SEVERAL notices warning us about car jackings in the parking lots, vandals attacking cars, rapes and break-ins. But nothing prepared me for the crime that was perpertrated against me by the OFFICE STAFF THEMSELVES!!!

Upon moving out, Carrie - the former Manager, sent me an ERRONEOUS bill for $370 for some BOGUS carpet damage that was supposedly the result of pervasive cigarette smoke and cigarette burns. The only problem is... that the person I lived with at the time and I ... ARE NOT SMOKERS AND NEVER HAVE BEEN!!!! Nor was the carpet damaged in ANY WAY SHAPE OR FORM!!!!

The Manager at the time - Carrie, did a walk through and claimed that there was SUCH horrible smoke damage to the carpet that they had to get it SPECIALLY steam cleaned for $370 as well as repair some non-existent cigarette burns with patches.

I was FLABBERGASTED AT THIS OUT AND OUT LIE!!!! When I confronted Carrie and demanded to see the supposed repairs that I was paying $370 for, she claimed that she couldn't show them to me because someone else was living in the apartment. Yet on the lease it clearly states that Management has the right to enter your apartment for any reason at their own discretion.

DO NOT MOVE TO PRESTON PARK - THEY WILL FABRICATE THINGS TO GET MONEY FROM YOU WHEN YOU TERMINATE YOUR LEASE!!!!!!

I now will have this $370 on my credit for SEVEN years, as I will never pay it. But I have clearly entered a complaint with the BBB in this area.

STEER CLEAR OF PRESTON PARK!!!!!

DON'T MOVE HERE!!!
I've lived here for two yrs. The first year was a horrible! I complained 4 times about the study having a leak in the window that created a serious mold problem, spiders and other ugly bugs and not to mention the neighbor upstairs beating his girl! I thought moving into another apt would help, but they told me that i had to pay to transfer to another apt. I stayed and waited for the lease to be up then moved upstairs and that was no better. The apt is not too bad it's the people and there ------ kids. I can't really blame the kids for being ------ because their parents are no better! Just 3 weeks ago I say a Grown man beat his daughter up in the parking lot while the neighborhood kids stood out there and watched... What kind of people are they letting move into Preston Park?

If you move here make sure you have a piece of steel and a good alarm system on your car!

A ------, slum, ran by incommpotent juveniles!!
As a police officer this is one of the worst complexes in the State. While it may look nice on the exterior once inside it is like a whirlpool that sucks the life out of everything in it. The noise is horrible. The maintenance response for emergency service is non existent. And even after you leave the premises and you are told that everything is paid in full you will get a letter from a collection agency 8 months later informing you that you still owe several hundred dollars because the agents in the office cannot read or write, or remember how to dial a phone, which is rather comical considering that is all that most of them do all day is sit there blabbing when they could be trying to actually learn what their job is!!!! Anyone thinking of moving to the property should avoid it at all cost.

hands down, best apartment experience i've had!
I lived in the Preston Park aparment complex for the duration of my 13 month lease and was nothing short of satisfied. The staff was incredibly friendly, and was even on a first name basis with my roommate and I. They were very accommodating to any request I had, and responded immediately. I never had any problems with them. I have lived in several apartment complexes and this was hands down the best experience I've had yet. I hated to leave.

Terrible and getting even worse everyday
No Parking. Thin walls, terrible pipes, poor shoddy upkeep and maintenance, unhelpful and unavailable staff.

Awful, awful, awful. At least you could get things done with the former management company but this is the height of shoddy management.

Poorly constructed, fake crown molding, the grounds are only cursorily maintained. Dont let them fool you!
I am a current resident here and I cannot wait for my lease to be up. They have failed to follow through on many occasions with maintence requests. You would think that since they advertise that this is a gated community, that the gate would work, WRONG! Dont move here, they dont follow through with a lot of the things they say. Also there is such a turnover in the staff that works for this complex as well as who owns them. Do they not understand that renters have renter's rights. They need to look into getting several things fixed! I give this place an F. I use to love living here and now I cant wait to get out!

MAKE SURE TO SCHEDULE A WALK-THRU WHEN YOU MOVE!!!
I loved my apartment, but when they raised the rent $200 the following year, I moved.

When I moved, I received a bill in the mail stating that the carpet had holes in it from cigarettes and had to be steamed due to a pervasive nicotene smell. The only problem is that neither me nor my husband smoke. EVER.

We didn't schedule a walkthru and they decided to try to make some money off of our departure!!!!

Furthermore, they took our security deposit for a water bill during the week AFTER we moved out and told us we had to try to fight the water company to get it back!!!!!

Apartments are beautiful, but parking and office staff is a complete and utter nightmare... replete with lying and cheating and ripping the tenants off. If you do it, be sure to document EVERYTHING so that you are not caught with an erroneous bill.

AWEFUL!!!
The employees in the front are difficult to work with. Often times in the middle of the day, the front desk number would transfer you to the emergency line and the people that worked the number had no explanation as to why the line would come to them in the middle of the day.
The apartment above us had an A/C leak, which was not discovered until late and the way that the furniture in our apartment was furnished was so that we could not tell that there was mold growing in several areas, several rooms. When contacted, the apartment complex failed to let us know that they knew of the problem upstairs and it took almost a week and several phone calls before maintenance responded.
We never had a fire extinguisher in the apartment even after making calls.
The apartment was not cleaned when we moved in as they said it would be the day before. No sorrys were made, just a discount off the next months rent. The day we signed the lease, they were giving us the wrong style of apartment.
The ladies in the front were often rude and were not helpful in pursuing a problem in a timely manner. This was brought to the attention of management and they act as though that is not a big deal.

The whole experience was stressful and disappointing. I would not recommend this community to anyone.

Preston Ripoff
Don't be fooled by the looks, Preston Park is a RIPOFF. To start, the buildings are cheaply built. The stones and siding is falling off and in some cases will end up on top of your car. The walls are paper thin, you can hear your neighbor s laughing, arguing, bathing, and having you know what. Oh and how about sometimes you can hear someone close their microwave door. I thought it was a joke when I first read it on a review. Safety, well one day the FBI and DEA was across from my building. I don t know if that makes you feel safe or not. If you own a Honda, your car will get stolen or broken in. Vandalism is a big problem also. Oh and the gates doesn t work half the time. Speaking on pest, during occupancy I had all types of insects ranging from huge water bugs (cock roaches), quarter size spiders, and some long snail/roach looking things, yuck. To make matter worst the spiders build huge webs in the hallway and if you re not careful you may run into one. Speaking of hallways, you ll find items such as cigarettes, beer bottles, and rocks. Boy the kids love throwing them things in the hallways. Then when you re tired of all the problems they hit you with this huge breach of contract charge in which you have to forfeit your deposit, pay back the amount of discount they gave you. In which this is normal stuff. Then thirty days later you're hit with a large move-out inspection charge for carpet saying that it had a pet odor and red carpet stains. "I never owned a pet!" Preston Park is a RIPOFF.

ABSOLUTELY THE WORSE APARTMENT I EVER LIVED IN
I have been living the apartment lifestyle for a couple of years, I previously I thought that other apartments were bad until I moved to Preston Park. I can't say RIP OFF enough. There are always bugs in my apartment. They are really small bugs that look like gnats that I can't get rid of because they are so bad in the apartment complex. Also, the tubs are terrible. They rust and the dirt sticks to the tubs and you can never clean it no matter what you use. The walls are very thin. My neighbors have sex almost every night and I hear it all. I put in a noise complaint but that didn't do anything because the walls are so thin. It isn't the safest apartment complex either. My neighbor had a SUV that had nice rims on it. Someone stole the rims and left his SUV on rocks. And this tops it all, I received a notification to turn in my notice to move by August 31st because my lease expires on October 17th. The letter that I received clearly states to give a notice by August 31st and which I did. They are not charging me an extra $400 because I give them a 47 day notice instead of a 60 day notice. The only thing that you are paying is a gated community. Well, you may as well keep your money because the gates are always broken. I can go on and on for days to make the point recommend you not to move in this apartment complex. It appears that it was a good place to live in 2003/2004 but it is absolutely the worse apartment that I have ever lived in. Please think twice before you waste your money.

What a joke? Get this. When deciding on an apartment to live in I came across preston park. Very beautiful apartments and everything was well kept. I had spoke with Jackie on more then on occasion and they had approved my application to move in. Once I got there I spoke with yet another representative who already had all my paper work together so all I had to do was just sign and get the keys. After I moved in about a week after I recieved a note on my door stating that my credit was not good enough and that I had to pay a month's rent in advance after I had signed and agreed to a $200 deposit. I spoke with carrie who was very rude and told me to save up my money so that when they come to evict me I can move into another place. What a B**ch!. So to make a long story short I took her all of $3000 which include the months rent the month in advance and all other bogus fees they had charged me. Then carrie told me I needed to pay the next month's rent also since it was so close. Ha! So they sent me a letter for eviction and I moved. DON'T WASTE YOUR TIME OR YOUR MONEY!

looks are deceiving! thin walls, you can hear everyone!!
They may look nice on the surface, but give a couple months and the carpet balls up and lifts from the door seem so you stab your feet every time you walk on it. The cabinets in the kitchen are fake wood so they start to peel. The bathtubs look nice until you start using them. They don't hold water and the sealant seperates from the tile making it impossible to clean. You can hear everyone around you. Sleeping at night was nearly impossible because every time someone would walk by OUTSIDE you hear their footsteps. I've never had walls so thin I would mistake my neighbor's phone ringing for my own! The bathroom door never worked properly(it wouldn't close because the door wasn't set in the frame correctly) and we had maintenance come out three times to try and fix it. The people that lived next door had a power cable running from their apartment to the people's across the hall for electricity...talk about ------!! And forget about parking next to your building, that will never happen!

Left A Bad Taste in My Mouth!!
I moved into Preston Park in May 2004. Everythign was great to begin with, beautiful and loved the apartment. Then I found out the truth. Parking became a problem! The management was rude and unhelpful and just a disgrace. I was being fined for every little thing regardless if it was me. Cigarette butts just because they were in front of my apartment. I don't even smoke! Noise occurences for being on my patio past midnight. What am I, 16 at my parents? The worst was when I went through a difficult time and had to break my lease! Not too mention my horrible problem with quarter sized spiders that they failed to care about or resolve. They are charging me around $3000 for outrageous things including carpet that was normal wear and tear. They have since lost my paperwork and is saying it will be sent to the credit collections. DO NOT BE FOOLED by the nice apartment. It is all around a bad investment of time, money and effort!

Totally rude at the office
I'd like to say that I don't live in this community, but I'd like to share an experience I just had calling them to ask a question.

I liked the property, but was concerned about the parking situation mentioned by renters on this site. Here is a rough transcript of a conversation I had with Carrie in the leasing office:

Me: I like your property, but I've heard you have a parking problem there. I noticed you have garages, though.

Carrie: Yes, we do, they're $75 per month.

Me: Do you ever do specials for new leases where a garage might be included? I work late and don't get home until 10pm, so bad parking is always at its worst for me.

Carrie: No, we don't do that.

Me: If parking is such a problem, why don't you just give assigned parking?

Carrie: It's first come first.

Me: It's obviously a problem, why don't you address it?

Carrie: It's a problem everywhere, ever property I've been at in the past 4 years has had a parking problem.

Me: It doesn't have to be. At my current apartment, there's plenty of parking. At your next meeting with the corporate office, why don't you bring it up and try to find a solution?

Carrie: (sarcastically) Okay, I'll do that. (click!)

So if this is how they treat perspective tenants, I'd fear for how they treat you after you're locked into a lease! Needless to say, I crossed Preston Park right off my list.

As for Carrie...good luck with that attitude. I'll make sure not to tip you next week at Publix when you're bagging my groceries.

The staff is RUDE!!!
This apartment complex has gone downhill. After new management took over, the quality and service of Preston Park went down. The staff is very unprofessional,
unaccommodating, and lack customer service skills. They are not easy to deal with. Parking is terrible and overcrowded. Maintenance requests are not completed. What a nightmare of a place!!!
Can't really say much except whatever you do, don't move into this hellhole. I moved in 2 years ago and it was ok. As time went on and new management came in it was ridiculous. They are not helpful. They want your money and that's it! Parking is horrible. If you don't have a job you may have a parking space. Trash is always a problem as the compactor is always broken. People don't pick up after there pets. There are broken down cars taking up spaces in front of the buildings. Building is poorly built as you can hear everything around you. I tried to break my lease with only 1 1/2 months to go as I had lost my job and my mother had died and they didn't help me out what's so ever. They wanted to charge me $3,000.00 for breaking the lease. Then they said I owed them for the carpet, which had been professionally cleaned prior to my moving out. Nothing but normal wear and tear. I wouldn't suggest my worst enemy go live there. Save yourself the pain and aggravation and live elsewhere.

Preston Park at Satellite.. two faced
I moved into Preston park at Satellite in January 2004 to 2005 even after reading reviews of how they had problems thinking maybe it was just a few people and that is normal anywhere. The apartment I had got smelled of pet odor which I tried to clean when I moved in and I kept the place as clean as possible during. Parking is a joke unless you don't work or go to school so you can sit home all day and get a good spot. Every day there are many cars there from people who don't even live there over crowding the lot (you have no assigned parking). If you are lucky you won't have noisey neighbors, and hope you don't because management won't do anything about it. This was my first apartment rental which I got for a job, and I notified the apartment complex in September that I was no longer working there and I was wondering if they would help me out with the lease to let me leave early, they said "We don't care if you have no job, if a family member died, we will not do anything with your agreement". I thought it was a bit harsh to say but ok.. I left thinking everything was ok then so I could move out in the end of December when my lease was up and telling them in September I'm leaving is more than enough. MY MISTAKE. Apparently I have to give it to them in writing which I happen to find out 30 days before (~ November 30th) at which time I had to pay for 1 extra month (January) they would not let me out of because I didn't give 60 days. They were very rude about the whole experience. Even while I stayed there they were not accomodating. The gate is damaged and broke countless times, weight room door lock doesnt work nor does laundry room. Clothes get stolen from their laundry room, equipment damanged, don't expect to use their grill near the pool because it is always broke. I had never got a new fire extinguisher which I had to use amongst the 20 other people behind my building one month when a kid set the grass on fire which almost burned down my building I was staying in. They are now refusing to give back my security deposit because they claim there is a pet odor in the carpet which I had NO pet!
Their claim was they put a new carpet in before I moved in which isn't true because it had a slight smell from the previous owner (you could tell they had a dog there). I tried to get the smell out as best I could and didn't notice anything when I left but I guess I'm wrong, and I get stuck with that charge. They claim $175 in damage which isn't from me and it is frustrating. These people are 0% accomodating, 0% understanding, and they will pin things on you which isn't even your responsibility.

Too much frustration from this place I'm glad I'm out of hell now.

was good but has gone to the sh*tter
I travel a lot and have lived here with the old and new management, and I must say that the new management sucks. They don't really care about you and everytime I have come back they have raised the rent on me. The old management always communicated information to me on everything through either postings at my door or calling me, but with the new management I barely knew they existed. Overall, its a great location but I don't know if I will be willing to put up with all the crap there is now.
