The apts are spacious. Trying to get things fixed in thr apt has beeb terrible and they dont care, i would give it a 0. The apts were bought by another comlany, i thought it would be better but its just as worst.

The experience with the community was terrible, many people live there who are not registered in the lease, there is never parking. The children's area is full of trash and full of beer glasses, the rules in the community are not followed.

Got a decent price for a spacious layout. After 1 year here, I'm unsure if the noise, pet poop, bugs, and lack of convenient parking is worth it now. It may be a gated community, but solicitors constantly break the gate and it gets left open. The trash compactor has broken down multiple times over the past few months, so other residents with no common sense just dump their trash wherever.

It has not been the best . My floors doesn’t look new . They are out of linement , I’m still waiting on a new washer and dryer . I’m paying for pest control but no one has came to spray my home . And they have POOR cleaners they hired . My apartment was not properly cleaned !

This used to be a decent community for the money but over the years the community has changed with difficulty finding parking after 7pm. Due to a lot of non residents vehicles in front of your building and some residents using this as their holding lot for vehicles they are reselling (used car lot)/repair shop. The gates are often broken and left open for an extended period of time. Allowing whomever access to the community anytime. Which could be one the reasons for the spike in vehicle break-ins in recent months. Trash compactor is always overflowing possibly due to numerous construction vans Ive witnessed illegally dumping their trash. Cortland recently sold this community to Greystar hopefully they can get a handle on enforcement of things because Cortland never had any luck with the parking enforcement. Now with newer communities nearby for the same rates and newer amenities this community has lost the appeal for me especially for the rates they are asking for.

Straight gas
I was short on gas to get to work and chris siphoned gas from his own truck into mines, now that's what i call a great show of character. I still got fired for being late but it's the thought that counts

Great. Over all management listens and they are responsive. The grounds seem to be well kept as well. I just wish parking situation was better. I cant leave by a certain time because I wont have parking and if I get home past 7pm, chances are slim to none I will have parking. And if you park to the side the courtesy officer will tow as opposed to towing those who are non sticker cars parked in residential spots. If he focused on those vehicles parked with out stickers in residential spots then we may be ok.

Community is bas at night, and doesn’t have parking spaces not even on visitors, and make long walks to your door, not really good if you have kids because there is residents (with visitors friends) drinking in the parking community and obviously this people are driving, so be careful with little kids

Más seguridad para evitar el ingreso de personas ajenas al. Condominio, realmente se necesita un personal de seguridad al. Ingreso del condominio y si es una visita se vea a que departamento visitan, con esta práctica evitaríamos qué personas realizan fiestas irrumpiendo en la. Tranquila de los residentes.

Do not move here. The customer service is terrible. They don’t take ur complaints seriously. There no parking. For the amount they are charging u for a “newly renovated apartment” take ur money down the street for a better community. Definitely not worth the purchase.

First off the neighborhood is always having parties. When you call in for service your call will go unanswered for days, the maintenance people can be very disrespectful and don't really fix your problems.( they also try to tell you that you did it/ or made it the way it is). The people in the office can be quite disrespectful to you. NEVER GET AN APARTMENT ON THE BOTTOM FLOOR! MOLD IS ALL CLOSETS! I've been in 2 apartments on the bottom floor and there has always been mold in the closet's and other spots! It has been so frustrating!

Please be aware of the bait and switch of this property. First they will assure you that they will work with you just to get you to apply. Then they will not refund your money. I have in writing where the manager clearly said if I was to fill out a certain form, that they would return our money without putting two names on the check. But once the form was filled out as requested the manager then stated that they would not be able to remove an applicant's name from the check. Even though the payment came from ONE source and not a joint account. Not to mention that their leasing agents lie about the rental criteria just so you can apply and be denied. This is how they and other properties make money. Now not only am I out of the app fee, I also have a check from them that can't be cashed. So basically they are ripping people off and not returning their money.

Where to start. There is always an issue with the gate( it is broken for days at a time ) people following you in all the time. This has been brought up to the staff on site. ****Next there is the issue with trash. The property created a new policy which everyone has to pay an additional $25 to have a trash bin outside of your apartment to place trash in and it is only collected on weekdays ( weekends it will sit there unless you throw it out your self). I have pictures that show these issues. ****Plus you are charged another few dollars on your rent for trash disposal so you are paying 2 times to throw out your trash. Their is no way to opt out of this policy. ****There are people who place trash on Friday afternoon and it will sit there ready for any animals ( I have seen cats and possums around the building looking for food in the trash.) Plus the smell is awful. hot garbage in the summer. Again I brought this up that the trash bins should be removed and have people throw away their trash or if you want the bin you pay for it, you dont want it then remove and dont pay for it. ****Parking is also an issue as people park anywhere they want and at times you cant get out of the space because you are blocked by someone who wanted to park close to the building and have to walk a few extra feet. I have pictures that show these issues. ****You can easily hear the people in your neighboring apartment easily as well as anything outside thin walls and floors.**** Recently there dead animals discovered behind the building as if someone threw it from an upper floor which is awful. I have pictures that show these issues. ****All the seem to care for is the look in the front of the place and the apartments look nice but they are not worth the cost. Plus guaranteed your rent will increase by at least $100 minimum per lease renewal.**** Look somewhere else and dont move here. To the person who will respond from the cortland side. you want to do something fix these issues and actually talk to your residents.

When I moved in the grounds were the highlight. Now, the grounds are littered with trash and dead trees as well as fallen branches. I love the size of my apartment but the appliances are dated and constantly breaking down. Also enjoyed all the community events we used to have. I pray things get better real soon because I love the location!

Honestly we are very disappointed with the conditions of The Portico at this point, theres dog feces all over, garbage piling up by the compacted, our staircase is falling apart, to which my girlfriend fell down a couple weeks ago because of the broken stair. We put in service requests now that goes unanswered for days. This is unacceptable for the amount of rent we pay. I would hate to leave reviews online for future residents but this is not the same place we were shown last year when we moved by far.

Been living here for quite a while now and have no complains. The ladies in the office are always very nice. Maintenance is always fast to any request we submit. Resident events are always super fun as well!

The apartment is great. The community is quiet and friendly. My family and I like it very much. They have a professional service team, patiently help you to solve all the problems you have to face, they are very patient. This apartment is really great. It's great to live in.

I contacted Cortland Portico regarding rates of three bedroom, and I had pleasure of speaking with Victoria Kirkland she told me that I could come take look at one of their models , and I absolutely love the different floor plans, and from their Victoria Kirkland made my transition very smooth in moving in my new home , and what I love about the apartments the appliances or upgraded, also the blinds, and I love the floors. There are better apartment neighborhoods out there. Gym is nice but its not 24 hours. So if you expect to workout before 5am you wont be able to. If you want to workout after 9, you cant. Apartments are spacious and neighborhood is quiet. Finding parking after 6:30pm is a nightmare. You will have to park a building away. Valet is nice. Grills at the pool are nice but hardly ever work and are not accessible all year- only during summer months.
