I have lived here for 5 years and have seen many changes, most for the best! I have also done some competitive apartment shopping as well and found that I am getting the most bang for my buck. I have seen several new and some old as well that had the same fees but less square footage so for me that is a plus.

This community was great! I loved it when I moved in, but management and employees constantly change and they are always raising rent and complaining about things but not handling resident issues. It gets frustrating when accountability doesnt extend both ways

The staff is always friendly and helpful. I like the idea of the gated community however it is usually wide open meaning anyone can get it which doesnt so much for peace of mind. And other than the walls being thin and hearing almost all my neighbors do I like the complex the gym and pool. Its a good area to live in and everyone Ive met is nice

This community is infested with roaches when we call maintenance they don't come to solve the problem. Its been 1 month which completely violates the 48 hour maintenance in the contract. The pool has drunk people spilling beer on top of each other and babies drinking and eating in the pool. Our kitchen is completely infested and it doesn't help that the trash guys leave the trash at the bottom of the stairs. The Wi-Fi powers of every month and you have to deal with the loud noise of machines for weeks. Yesterday we found poop in the pool. Small 2 bedroom apartment cost 1700. DO NOT COME HERE!

When I moved in I know this was a nice place to call home. The past year I have seen things on the grounds that are not being cleaned and pet problem residents let pets dumps in breeze way.Office staff very helpful and very professional.

I love the Portico the size of the apartments is wonderful. The amenities are amazing. The staff is friendly and nice. Good location near shooing areas and a lot of distractions near by, no so far from the city.

The past 3 yrs have been wonderful!! The rent has recently gone up , and the customer service in the office has gone down. Maintenance has been short staffed lately and maintenance issues are going unresolved for 5 days. When maintenance was properly staffed, we had people out to look at our issues within 24hrs...

I appreciate the kindness of most of the staff at the front office, but the incidents with the pool, constant broken gate, things breaking or not working in my home & not getting fixed (Ex: all outlets on one of our walls), & no control over noise with loud music, I am not as likely to recommend a friend as I was when I first moved in

Great place parking is a major issue that needs to be strictly enforced. The pool area is nice and all people respect each other which is very nice. The entry gates need to be upgrade to a different type often they are malfunctioning.

First off I would like to start by saying this is a REAL review by a REAL resident who has actually lived here for years.....Most of their positive reviews are from people who have not lived here. you can't just visit a community or live here 1 month and have enough information to write a review for future residents. I have lived here since 2015 when it was still century park....I loved century park and their office staff, however when courtland partners took over (the portico) I still loved it...at the start the staff they had in the office were very nice, very professional. It was still a quite peaceful neighborhood. Let's fast forward to the present...after BETH left the entire customer service at the office has gone down hill, there is a whole new staff in the office...every time you walk in they look at you and go back to do what they are doing no acknowledgment what so ever to certain people, but a -------- person walks in there and are greeted with open arms! The old staff always greeted you with a smile and BETH was awesome and very personable!! Don't be deceived by the "renovated" signs...yes they did some very cheap renovations so they could slap on a fat rent price to each apartment...paint job is very poor...appliances are old, I can't even use my dish washer because it won't close properly..bathtub is also outdated and needs to be replaced, you'll have to clean it at least twice a week to keep it from getting mold. My apartment was not cleaned when I moved in so I had to do it myself. I was not able to bring my own washer and dryer when they made me transfer apartments because they provide you with a cheap washer and dryer (you have to wash at lest twice before you get clean clothes) As for the community, it used to be quiet...i live in the 800 building in front of the pool and play/ picnic area...summer has been a nightmare, someone is always having a party at the picnic area. I have had to call the after hour number and police several times because all you hear every night is loud music and you can never find parking in front of the building because all the party goers park here. The maintenance team has also become incompetent...as all the previous team has left, now you put in a request and they show up at your door at 7pm??? rather than at a reasonable time during the work day and do the complete opposite of what you needed...they charge you for pest control every month and when you need pest control they send one of they guys to do an incomplete job so therefore you keep having the same problem. To any possible future resident, I personally would not recommend considering this place home in it's current state...2 years ago YES!! I would have recommended it 100%. And if after this review you choose to live here, just do yourself a favor and DO NOT live in the 800 building facing the pool and picnic area.

The community has no parking and the rent is to high for what you getting. The halllways are dirty and not been clean in over a year..The gate are terrible people can follow you in the gate or they are broken.

The Portico is beautiful and very quite here! We have lived here almost two years! You will not be disappointed with living here! They have the Biggest Park for an apartment community! The pool is beautiful and safe for walking toddlers! I love it here.

The community staff is very friendly and helpful. I am happy with the service provided. I think the noise rules need to be reinforced, there are a lot of vehicles and apartments that are inside the premises with high volume music.

Great place to live. I have been living here for more than a year and havent had any issues. Mainteinance always resolves the issues super fast and the staff at the office is great and very helpful. My dog Hendrix enjoys the green areas and the puppy friendly environment very much!!
