I signed a 15 month lease. 4 days after moving in, I put in my notice to vacate at the end of my lease. Fee's-Fee's-Fee's, BAD CUSTOMER SERVICE. Mandatory fee's for a trash service that rarely picks up the trash. This means, you will walk outside your front door and have to walk past other residents trash piling up outside their front door because the trash service was a No Show, and the residents are so nasty, that's they will let trash pile up all day and night, for an entire weekends, instead of taking their own trash out like I do and other residents do as well. Mandatory cleaning fee when moving out. Fee's for lights in the parking lot. Fee's for services you don't use like having to pay for a AMAZON box. ( I never order from Amazon or online ) No communication from office staff once you complain. This place is the worse apartments that I've ever lived in. They make you use AT&T. It's another mandatory fee. This place is not about the residents. This place is about them making money by imposing unfair fee's anywhere they feel. I do not like to post negative things about people. If you are an employee for this company and you work in the leasing office, no matter what happens, you should never cut communication with the residents. Take your personal feelings out of the equation. Be professional. I have spoke to many residents who say that have legal disputes with this company. Residents who say, they have a lawyer on retainer just to talk to these people. This happens because the people in the leasing office don't know how to handle all of the complaints and unhappy residents that walk in weekly complaining. Outside of the office, I'm sure they are good people, But they're in the leasing office to essentially run the business and I think they're doing a poor job with dealing with all the issues. Maybe they're not getting any help from corp? Who know but it's not the residents concern. They should be way more professional. The maintenance teams are Legends. Very good maintenance team. OVERALL, If I were you and looking for a nice place, I would say, keep looking because this place is a headache for all of the above reasons and more. HERE'S THE SOLUTION: #1- Sky high rent with a bunch of extra fees make you look greedy. #2- STOP the mandatory fees for a trash service that is so inconsistent. #3- STOP the mandatory AMAZON box fee. #4- Train staff to be compassionate towards your residents. Give them tools to be able to give residents quick solutions. There's a lot more that the staff should be trained on as well. #5- Stop the valet trash service that rarely picks up. Make residents take their trash down. It's ridiculous that this is mandatory and as a resident we have no choice but to pay , even when the service is not servicing. It feels like we're getting robbed.

I have mixed reviews as it relates to this community. While the maintenance team is great and timely. I have requested for a second year that my carpet be cleaned and its not been done yet. The handicapped parking space rules are not enforced and are often occupied by those who do not have the proper displayed tags. All the gates are currently open or don't function properly more than they are in operation. Breezways and steps are disgusting.

Lots of visitors for Swimming Pool and Tennis ground, less availability for residents. Marijuana smoking smelling all around the building in spite of repeated reminders from community. Expensive residential.

Where do I begin! My apartment has flooded twice, my neighbors smoke marijuana every day, my rent is high compared to the same apartment type in the area, the gym was closed most of the time so I had nowhere to work out since I couldn't afford rent and a gym membership, there is loud construction all day, my sons bathroom floor slides, the bugs are out of control, the trash valet seems to miss my trash so I've paid $25 a month extra for and people let their dogs go everywhere. The only positive I've had is the location, pool, and the maintenance guys Mr Willie and the other older -------- guy. Love them! So I have not been very happy with my stay and I lived here from 2016-2019 and moved back thinking things would be good in 2023 but not so much.

Honestly, the complex has gotten worse over the years. It's not enough to type in 200 characters. Trash service is horrible and they don't pressure wash anymore or have events monthly l for community.

Front Gate was broken for over a year Dumpster breaks constantly Rec Room was closed for about a year and is now half the size it used to be The buildings have been in need of a pressure wash for about 6 months You jacked up my rent by 600 bucks in one year... and I'm definitely not seeing any value for that.

New ownership and maintenance do a good job upkeeping community. The property and renovations are nice, pricing is moderately high but not unreasonable only real complaint is with how I have to pay a $50 convince fee just to pay my bill every month online. $600 a year extra just to pay my bill feels ridiculous and is a reason I'll probably look elsewhere after my lease is up

I have experienced that valet trash sometimes no collection even I completely follow the rule. The monthly fee is $35 per month. My room's entrance area(floor) is too dirty. I hope that the concrete floor is repaired.

A lot of improvements have been made since Birchstone took over management. Recently, pool rules were sent out to residents. I appreciate that because this summer the pool was filled with unsupervised children. It would be nice if the amenities were monitored more closely. Several chairs were broken and never replaced. By the end of summer there was around 5 or 6 chairs left. I'm hoping this is addressed by next summer if I'm still a resident.

The apartments has worse over time every other year another corporate company buys it and it gets worse each time. Rent is sky high like every where else and it's not worth it. Way over priced for what you get.

Very disappointing, noise complaints are ignored. Certain rules only apply to certain people (I was charged $200 because my garbage wasn't in a "proper can" but my neighbor never uses a container and has never been charged). We pay for pest control but there are roaches all over my apartment, which I have complained about multiple times and during the repaying my daughters car was parked in a yellow area ( yellow was no where on the map provided) and her car was moved without her knowledge or permission. Supposed to be gated community but tue gates have never been closed! All around VERY DISAPPOINTING for the money we pay.

This is a very nice complex, and I have had a decent experience living here. Staff has been supportive and fairly timely with their response time when there are concerns. However, there needs to be a better system with pest control, and the gate has not been operating within the last year. This gives great hesitation in renewing and not getting all amenities, but rent continuously being raised.

Good experience. The maintenance staff is the best part about living here, my work orders are complete within a day or two, sometimes the same day and you will also see them cleaning the property on weekends. The communication from the front office staff is good, sometimes if you don't get an answer you can stop in and receive help and you'll be made a priority. My only complaint is the gate has been broken for a very long time. We received notifications about it being fixed then it stopped and they started working on other parts of the property. I would really love if they made fixing the gate a priority as it has been close to a year it has been left open. Anyone can come in and out and it makes it a little unsafe for the younger children that play outside due to other people driving faster than normal.

Don’t waste your money
This construction mess and noise are what you are getting for a $2000 a month apartment. Construction noise is 6 days a week and starts no later than 7am. If you have dogs, kids or work from home, this complex is unlivable for you.

The community experience is nice and quiet. The only issues is the increase of the Monthly rent. The economy is down and the cost of living is rising. I hope there will not another $200 increase. Also, not having the option to opt out of the valet trash pick up it's a monthly charge of $25 it should be optional.

Black Mold/gates broken always.
Awful experience. Poor management. No gated community. Single female I moved there to be in a gated area. Dumpster by trash. No pool. No parking because of pool. Air conditioning broken. No working car vacuum. I hate living here. And due to the office not giving a ----. I have barely stayed at my own apartment and I can’t tell you how long because I keep getting progressively sicker and sicker. My side effects are listed below. It is very unfortunate because of how bad I’ve been sick from living here and being under these conditions, I now lost my job, all because I have been too ill to even get out of bed. I have tried every kind of allergy medicine, humidifiers, etc. but nothing literally works in the biggest part is I can’t even get into the utility closet to see what is actually going on and good luck on getting someone out here to take a look at the issue—my lease ends in two months, and I will be out like this weekend. Health department already is aware on the issue. Headaches (ALL THE TIME.) Wheezing and Asthma Attacks (and mind you I have never had to have an inhaler until I started living here because I simply cannot breathe bc of the mold) Coughing literally all the time Hives Episodes Of Vertigo (extreme dizzy feeling) Diarrhea, Nausea, And Abdominal Pain Trouble Concentrating Muscle cramps

Brittany is absolutely Great. She made my move so easy.The other office staff are amazing as well.If there's any issues they will respond quickly.The community is quiet and kept very clean.I had no issue with the online application process.

Staff is courteous and helpful for the most part. Maintenance is prompt, the main issue is rowdy upstairs neighbors - scary-loud bangs and bumps. This concern was not addressed by the office. Trash outside my balcony is not cleaned up regularly.

When I first moved in, there was a huge roach problem. It seemed like the pest control service did not take care of the issue. I had to do my own work to get rid of them. The maintenance crew seems to respond to request in a quick manner so that's a plus.

I have lived at Shiloh Valley Apartments since 2018. I have always been happy with my experience here, until Haston took over. My rent went way up. Also, they started an area, with lockers, to pick up packages. We have to pay extra for that and now, if I get a heavy package. I have to haul it into my car and carry it downstairs to my apartment. I do not like this service and want my packages delivered to my door. Also, they started garbage pick up putside my apartment and we have to pay extra for that. The problem is the cans are too small to put a regular size kitchen bag inside it. If the bag is not inside the trash container, we will be fined. Not pleased with the changes. They also now offer cleaning services, but their rates are very expensive!!. I will continue to live here but not as happy as before.

It's been fine. No serious complaints. The location is great! It's a quiet community. I do wish pest control would spray regardless of if we call the office or not since we have to pay them monthly anyway. The gym could be cleaner. But overall, it's nice

My experience has been fine. But I would like updates to my apartment repainting would be nice carpets cleaned, ceiling leaks repaired, shower/tub refinished. Some sound proofing would be nice maybe a smoke free community would be nice fixing the gate would also be nice.

Rate increases at an even great rate than inflation and all of the amenities are starting to go. Nothings really been updated in a few years and they sold the complex after years of mediocrity. It's a cool place and my home and I love it but it hasn't been a perfect experience. The new people are just wasting money by changing signs and stuff (nothing in my actual unit will be upgraded unless it breaks multiple times and I beg) just as an excuse to raise rent even more. It's a ----ed system and makes me genuinely suicidal at times
