LOVE IT HERE----Not sure what everyone else is saying
I have lived here for 2 years and just resigned a new lease. I have lived in almost 6 different communities in Kennesaw and Shiloh Valley is by far the nicest and not to mention the cleanest place I have lived. The staff is nothing short of amazing. Turnover has been an issue but almost each time a staff member leaves, they have received a promotion. (Shouldn t we be glad ?). Like any place you live there are always maintenance issues, but they 3 guys are always there within 48 hours and most of the time much less. I would recommend this place to anyone looking for a great place to call home!

I'M TIRED OF THE BREAK-INS & THE ABSOLUTE FILTH!!
My apartment was broken into by someone living IN the complex!!! Management didn't do a damn thing about this when I informed them. They could care less. This apartment complex is disgusting & an absolute joke! Don't move in here! I repeat- DON'T MOVE IN HERE! It was cheaper than the surrounding apartments so I moved in... What a mistake!!!! Did I mention the trash covering the entire complex!? There's ONE uncovered dumpster for everyone to use & that's it!!! Trash blows everyhere & maintenence clearly doesn't exist!!! If you have a pet reconsider moving here!!! Broken glass all over the place!!! And dog poop covers everything!!!! And cigarette butts. So so gross. Can't wait for my lease to expire to I can get the hell outta here!

Not so much bait-and-switch, but first-year-good second-lease-bad
How many property managers have we been through since November 2009? How many leasing specialists have disappeared, never to return? How many assistant managers have shown us what little they know? I truly don't know what is going on at this place. But I certainly don't recommmend it any more. It seemed so good -- even great -- when I moved in. But things have gone south in a handbasket since I was notified of my lease renewal. The rent went up more than any other I have ever lived in (and I'm 44!), the water went up (during my lease!) due to the economy affecting the water company who raised the rates, and I just don't know anyone in the leasing office anymore. (Is that even legal to raise rates mid-lease?!) Trash pickup is sporadic and done only in areas that are public. Stairways are not picked up or cleaned. If you happen to live in one of the buildings that has a resident litterbug, you are simply out of luck. Look elsewhere for a place to live.

BED BUGS!
When I lived here, my apartment somehow got infested with bed bugs. Documented. Exterminators came out and confirmed it. In the process of this the only thing I got was one month free on rent. ( I couldn't live there for almost 3). The staff TOTALLY screwed me over. I had to throw away half of my belongings, including my bed. Bed bugs are nocturnal creature that come out just before done and survive off of sucking you blood! Scary stuff. Definitely DO NOT move here, because if you have an issue... it is your problem. I am now thousands of dollars in the hole because of this. My stint here honestly put me in the biggest rut of my life. Go somewhere else that hasn't had bed bugs, and a rude staff.

I lived here for 6 months and it was terrible. The office staff ---------------- are ------------------------- I dreaded going in the office if I ever needed anything. Do not live here unless you are looking for and --- during the apartment tour!

Move here iff you like, Theives, water leaks, ------ folk, incompetent maintenence crew
I lived at Shiloh Valley for 2 years. During this time the management team and employees have swapped out numerous times. With the changes, it seemd no information is passed on different complex issues. So every time you have an unresolved issue, you have to explain it again and again and again. I'll sum up the problems which I had. 1. They jacked up my lease 100 dollars every year. After talking to other tennents, some were paying up to 200 less than me for the very same floor plan. 2. My spare bedroom leaked water everytime it rained for over 10 months. Despite numerous complaints they never offered any sort of compensation or fixed it. 3. Google "house centipede" and check out what I found on my walls every other day, up to 4 inches long. 4. The management allowed UPS to drop packages off at doorsteps. As a result, theives started targeting my apartment and stole 2 packages. 5.Numerous undesirable G-money ------ drug dealer looking home boys walk around the grounds and drive through blaring bass beats at 3am. They also try to tail gate your vehicle to make it through the gate. I've had numerous altercations. 6. Jack tard idiots constantly drive through and break the gates. It's garaunteed to happen on the weekends. 7. Management cancelled the night drop box for "security reasons" then posted signs all over the complex stating "pay online". Went to pay online then there was a 10 dollar "convienience fee".A low down way to shake down more money from tennents. 8. My dining room light went out and for 6 months the maintenence crew couldnt fix it. 9. Parking sucks, especially on weekends. No one uses the visitor parking. 10. Idiots hanging out at the pool who are not tennents. They dont check pool passes. If you're cool with all that go ahead and sign ur lease!

i love living here
I had a moving crisis last year where I was bailed on by another property two weeks before my lease was up. I called around and all the other complexes laughed when I asked what they had available in the next two weeks except for Heather at Shiloh Valley. I went immediately to look at the place (which was the only two bedroom they had left) and she offered me such a great deal! We got out rent at a really cheap rate for a third floor apartment which usually costs way more and a free storage unit since we had the sunroom layout instead of a porch. She really sealed the deal for me on the place. The staff has been nothing but helpful and friendly. I am even moving into a one bedroom just because they have made my living experience so pleasant and took great care of us.

HORRIBLE place to live! Don't move here!
This place is the worst apt complex I've ever lived in. The employees at the leasing office are a bunch of idiots. They don't ever know anything and all tell you something different. I've needed new screens since I moved in and never got them! That was almost 2 years ago!!! The walls are so thin here you can hear everything your neighbors do. They don't care about the way the place looks and there is seriously dog poo everywhere! We are moving a 4 days and can't wait. They don't notify you when construction is being done, and if you have any maintentance issues, good luck getting it fixed. The new management is so much worse than the old one, not to mention how loud 75 is. Seriously, save yourself the aggravation and annoyance and pay a little more to live somewhere else. This place will only make you angry and hate life.

This place is terrible. Neighbors are all rude for the most part with no respect for what time you need to wake up. 75 is louder than all get out. Staff is pretty nice, but not as nice as the older staff. Can't wait until I can move!!!

You almost get what you pay for
Not as nice or well kept as Post or some of the other major apartment chains, rent is fairly high. It is next to I-75 so there is road noise but it is convenient to Barrett Parkway, shopping and is a quick ride into Atlanta. New management is not very proactive, there has been an obvious lack of major repairs to several buildings' roofs after a wind storm over 3 months ago, they have been patched with tarps and there is no sign that they will be permanently fixed anytime soon. The grounds(common areas) are not very well looked after either. If the ownership of the property puts in a bit more money and effort it would greatly improve everything. Overall, you generally get what you pay for.

DO NOT RENT HERE
I've lived here for almost one year now and I must say that the new management company is absolutely terrible. They don't follow up on resident complaints or requests and their only concern is taking your money. The grounds staff and maintenance are a bunch of overweight losers who don't have a clue and just ride around all day on their golf cart. My lease is up in July and I'm definately leaving.

Shiloh Valley is great!
I've lived here for about 4 months now, and I LOVE IT! The people that work there are also very kind and understanding. **for the person that left the negative comment about the i95 noise.. UUMM what did you expect you were moving right next to the highway!! you should of thought about that when you checked the place out** I love it here. very clean and never any disturbance...

Nice Community!
Shiloh Valley is a great community to live in. I was a bit concerned about it being so close to the interstate at first but after staying one night I didn't even notice any noise. The office staff is very friendly and are always willing to help the residents with any problems or concerns. A few weeks ago they had a resident appreciation week filled with different activites and freebies for the residents! On may way to work one morning, the staff was outside of the gate handing out breakfast to the residents! It was great! It is a very quiet area and the residents are very friendly. I don't hear much if any noise from the neigbors and the community is always kept very clean! I would definetly recommend Shiloh Valley to anyone who wants to live in a nice community!

Great Apartment Community!
Shiloh Valley Overlook is a great place to live. The office staff is very friendly and helpful. Anytime maintenance is needed they are alway punctual and everything gets fixed the first time. Its a great place to live!

STAY AWAY! MANAGEMENT IS AWFUL!
I lived here for almost 2 years and I am so happy that it is over. The first management company was bad enough, but the new one is absolutely horrible. They NEVER return calls- so if you have a problem, you have to call over and over until someone finally answers or go to the office and then they act like they never got your message. They are completely unorganized and I don't think any of them know what is going on. The place is constantly trashed and they never clean it, I don't know what the maintenance guys do all day except walk around and pretend to be busy. If you need one of them to fix something it will take forever. The gates are constantly broken and people are always following you in and they give out the code to the visitor gate to anyone who asks. I have lived in apartments for the last 10 years and this by far was the worst. Good luck.

Noisy, Ridiculous prices and fees, and just Gross!
I've lived here for 6 months and cannot WAIT to leave! The complex is right next I-75 and the noise is awful, you can hear it all night. They do have buildings not as close to it, but I've grilled out there and can still hear it. Our freshly "steam cleaned" carpet started getting mysterious stains within a week. The garbage disposal never worked properly, even after being "fixed". There was a leak at our patio door and they stuck some padding on it that came off in a week. The stairwells are always trashed and have had several webs with HUGE spiders. There is absolutely NO parking after 9PM. The location is horrible, and is up a huge hill so you can't really walk anywhere and it's impossible to try and give directions to. The apartments themselves are alright, but not worth the price. Their penalties and fees are outrageous. Overall, just not happy here.

Great place to live
I've lived in many different apartments over the past 12 years, and I must say that this complex is at the top of my list. The management staff is very professional, courteous, and easy to work with. I have lived in Shiloh Valley for over a year now and really enjoy living here. The maintenance staff is very quick to respond to requests. As for the "price gauging" mentioned in a previous review, that's a crock of BS. These are luxury apartments, set up in a private residential area, far away from KSU and alot of traffic. I pay a fair price for the apartment I have. And if you have a complaint, bring it to the management and they will be more than happy to fix it, instead of just complaining about it on this site.

RUN AWAY
Unless you enjoy getting gouged every month by a management staff that sucks, you will be fine. Not to mention the cars that follow you through the gate without a pass card or the burglaries here lately. Go ahead and sign right up. Or the fact that the price on the internet is totally bogus and a farce to bring you in. Welcome home to a fantastic place where the trash is always backed up and the smell is disgusting. You will fit right in if you enjoy walking 100 feet to your car every morning and night cause there is no parking and the dog poop on the grass is abundant.

bad experiences?
I have lived here at Shiloh Valley Overlook for quite a while. My experience has been great! This year they are really enhancing the property, they've redone the parking lot and are cleaning all the breezeways and painting! I have had a few maintenance problems, but they've always been taken care of. I've lived in several different communities and there are issues everywhere, but I have enjoyed living at Shiloh Valley the most!

Property Manager is real nice
I recently posted a review that was inaccurate with regards to a legal issue. Nothing more needs to be said about it except for pretty good place to live and the property manager is more that very nice. The maintenance crew is pretty good and knowledgable on alot of different issues that need to be fixed.

STAY AWAY!!
So I have been here for a little of 2 years now and this place has gone from okay to terrible. It all began about a year ago when Pegasus Residential took over as the management company. The staff acts all friendly and nice, but really they are just here to screw you over. Maintenance is nothing but a bunch of fat lazy losers who have no idea what they are doing. I had to have a bathroom fixture fixed and it looks like a blind second grader fixed it. The amount of parties and loud stereo systems is insane and they don't seem to care to do anything about it. We have assigned guest parking and I must be the only one who ever uses it. We have had tarps on our roofs from the storms since April, it is now almost August. The gates hardly ever work, the pool is disgusting, and the gym equipment is older than my grandma. I was told a while back by Melissa the manager that we were going to get apt updates, granite counters and new cabinets, ect nothing has changed!! This place is a dump and full of ------ people and lazy college students. Stay away unless you plan on dealing drugs or partying your butt off.

We are problem solvers. We listen and respond to our residents' needs. This is a quote taken from the apartment owner s website. If only it were true. There have been two burglaries at this complex in the last month. The leasing managers are actively hiding this from the residents there. DO NOT RENT HERE UNLESS YOU ARE PREPARED TO BE ROBBED!! It s true you, burglaries can happen anywhere but not telling residents about robberies going on in the complex should be a crime. They re putting people s lives in danger by not telling them. This is definitely NOT a safe place to live!!

Pay on time and you will have little problems
I have lived at this complex for a number of years now. I have been in three different units. The last manager was a bit ------, but the new one is really bad. Just avoid her and deal with ------. ------ is the best person I have worked with. ------ is a space cadet, but she gets the job done. ------ is still real new, so she goes by the book on everything. Those are the only staff members I have dealt with. I would say go to ------ or ------ for small problems, and go to ------ for anything serious. They have worked through several hard times with me, I wish I could go further without giving away my anonymity. Ill just say as long as you are a resident, they will work with you on things. Parking is terrible. The lots are full by 8-9pm even on the weekends, and Ive lived in different spots around the somewhat small complex. They have parking decals that they dont enforce. The same cars are always in the visitor spots. If you arent facing 75, the noise isnt that bad. At least they dont have inoperable/dilapidated vehicles sitting around, and thats unusual for apartments. Maintenance has been good to me and quick. However, they only give you a day's notice for general repairs, and thats bad. There are some water leaks, albeit very small stains. They did blasting for the new townhouses across the street right after this place was built, and it messed up some of the structural components of the buildings. That came from a maintenance man when I first moved in. I dont know what place doesnt get an occasional leak though. When your lease is up, expect a $50-60 increase in rent for a 6 month renewal, and $30-40 increase for a year. Its a little steep. Ive moved around a little bit to keep from paying the increase, but I did just sign another year because I have been overall very happy. You get one late rent payment, then after that, you are SOL. If you are late again, you will probably pay a good $300 extra that month because they charge you the market rate, plus a penalty, plus some other percentage that adds up fast. So pay on time (by the 3rd) and you are fine. This is probably the biggest thing against this place other than parking. Comcast bought out the area, and I couldnt hate Comcast more. One of the reasons I liked about the place moving in first was they offered DirectTV directly through the complex, and I was getting away from Comcast. It was nice and cheap...and RELIABLE. I know the complex doesnt have any choice in the matter, but Comcast sucks so hard. Nothing but problems with them. You cant get a satellite dish either unless you face southeast with a clear view, and thats kinda hard to do at this complex, but it is possible. Water is now standardized, and you pay a flat rate based on what floor plan and I find that kind of nice. One less bill to worry about, as you pay it with rent. Other various tidbits...The mail usually arrives around 3-5, which I feel is late in the day. The office signs or holds packages from FedEx, UPS, etc, which is nice. You have to use their washer/dryers, but they are nice and new. They provided storage of the ones I already owned. There is only one pool, but it stays really clean. It was open year-round, but I just heard it is now closed for the winter. So thats a first as far as I know. There is a nice party room you can reserve and a business room with computers I havent tried out. The tennis area stays clean, and the nets are usually in working order. The overhead lights rarely work though. They have a problem with people leaving them on, so they need to install a timer or something. The sprinklers are crazy, coming on at different times and spraying you as you leave the gate sometimes. The car wash area is decent, and you dont have to pay for the vacuum which is ridiculous for any place that does charge. There is one small charcoal grill at the pool, and one huge charcoal grill by the 7000 Bld. The larger grill takes almost a whole bag of charcoal though in order to cook right. They used to have a gas grill by the pool and I really wish they would bring it back. The trash compactor is located at the exit. Unless you walk, its hard to drive your trash to the compactor without leaving and coming back in the gate. Btw, the gate stays operable most always and they fix it quick. It doesnt stop the constant Chinese restaurant flyers, but its hard to slip in behind someone, which I like. Ive never really seen that many questionable characters walking around. Good many college students and your usual mix of foreigners. Its -------free for the most part and the entire complex has a fence around it. So nobody just strolling in or stray animals or anything. I feel pretty safe and have even accidentally left my car doors unlocked with no problems. Overall, I am very happy with the place. The windows are large with high ceilings, so its nice and bright. I love the floor plans. Definitely pick the larger one bedroom over the smaller one, and likewise with the two bedrooms. Ive tried to include everything I can think of during the time I have lived here. Ive pointed out some negative things, but overall its a great place to stay compared to at least 4 others in the metro area. Plus, traffic not accounted for, you are 5 minutes away from any store/restaurant you can think of.

Unfair charges
First of all the bathrooms get really moldy and can't be cleaned. One of the toilets in my apartment shook when sat on and I felt like the floor below was rotting away. Also, the windows come unsealed and it gets very cold in the winter...electric bill sky-rockets! I was always worried it would fall through! Secondly, after doing the walk-through I was told my carpet might require some deep-cleaning, but not replacement. Well, thet decided to just rip the carpet out, replace it and charge me for it without even attempting to clean it first. I would not move here! Some of the office personnel, namely ------ are very rude! Don't move in here!

bad management
the noise from interestate 75 is AWFUL! Also, our porch area is extremely dirty because of all the exhaust fumes (makes you wonder what you're breathing). moldy fixtures in the bathroom. Dirty carpet. poorly managed. there is no point in trying to talk to anyone that works at this place. it's extremely hard to get maintenence to actually come to your apartment. living in this place was an absolute, total nightmare.
