I have been in Shiloh for 4 years, the first 2 years were really good, the management was great and kind, quick service and clean installations. After that new neighbors moved over and next to us and they were really nosy (4 am hearing action movies... ). Now that we presented our notice 60 days in advance, we realized that they will not provide the deposit back, it will not be taken as part of any fix in the apartment plus, we will need to pay one extra month fee, I was expecting at least to use the deposit as part of the fixes. Besides that, (and the reason that is pushing me to right this review) the new people in the office is really unprofessional, if you ask questions they will have you waiting in some cases for more than 30 minutes, and they are excusing all the time that they are "really busy", you have the feeling that they just want to get rid of you as soon as possible instead of really help you with what you need. Finally the building and stairs have not been cleaned in years, you can literally right in the dust.

    One of the worst run apartment complexes I've ever experienced. Just recently, the new management at Shiloh Valley attempted to scam past residents out of extra money. They never provided proper documentation for anything, and the manager was ALWAYS unavailable to matter how many appointments we attempted to make. EVEN ON A SATURDAY!!! Needless to say, I would NOT recommend anyone to live there. WATCH OUT THEY WILL TRY AND TAKE YOUR MONEY ANY WAY POSSIBLE. SCAMMERS!!!!!!! (And their maintenance was TERRIBLE). STAY AWAY!!

      I have lived here not even a year and my neighbor across the way is literally a drunk. She beats on our door in middle of night drunk because she cant find her way she is always constantly yelling outside her door and slams her door constantly. Have made several complaints and nothing still has been done. So ready to move!!!! DO NOT MOVE HERE!!!

        We moved to this community on 09/26/2015. We immediately started having problems with mold. When we informed Robin, our complaints were brushed off as not being important. I had to send multiple emails to the property manager before maintenance came out and "treated" the mold, that was on 10/28/2015. On 11/15/2015, the mold magically reappears. This time I go directly to the office and speak with Allison, the property manager. I asked to be moved to another apartment because I have a toddler and I did not want him around the mold. She completely ignored my request, but said whatever she had to say to get me out of her office. Long story short, we are still having issues with mold, it has ruined our clothes and shoes and has placed myself and my family in a very stressful situation. I have attached some photos. I am so glad we only signed a short term lease because I could not make it here 1 full year, it is HORRIBLE!!!!!

        I agree the assistant manager is very rude. I have lived here since August 2012 and the complex has steadily went down hill. We live on the first floor and we recently had people move in above us who must have an elephant for a pet. After numerous complaints to Robin about the noise she ask if I was sure the noise was coming from up stairs. To date nothing has been done to stop the noise. Can not wait for my lease to be up. BTW management company never returns calls.

          Management staff is extremely rude! Also I have lived here for a year and there have been multiple thefts and a man was SHOT DEAD in front of my house at 12 O'clock at night. VERY UNSAFE and would never raise my kids here! There are multiple gangs of kids that roam around at all hours of the evening and I am just glad to say I'm moving out! Good Luck apartment hunting and DONT RENT HERE!! Since being taken over a few months ago by new management the place has really gone down hill!

            I am currently a resident here at Shiloh Valley Overlook and I am in the process of breaking my leas early. I moved into the apartment in June 2014 and problems started their. My apartment was not ready to move in to which delayed our movers and cost us money. After promising us a discount on the rent in July, the discount went to a mystery charge which no one in the officer could explain. In July I observed two young males break into an apartment and I was able to take pictures of them and the damage done to the apartment. When I presented this to the Ian Knight and Farah Foley the property managers they told me to not report it to the police. They asked me to not say anything to the residents. They then told me that they have courtesy officer in the complex and he would take a report from me. The officer never showed. The individuals who broke I not the apartment were identified as current residence who still live in the apartment complex and have been cited for multiple incidents of vandalism. The next big issues is the smell and presence of animal feces everywhere. Many of the residence have complained about the feces but the property management has failed to do anything about it. Every morning when I leave my apartment I am overwhelmed with the smell of dog feces. It has gotten so bad that the smell is making its way into my first floor apartment. A women was also robbed during the day by a young male who does not live in the complex but was able to make entry because the security gate is always broken. My experience here has gotten so bad that I was forced to file a civil suit against the leasing agency and the apartment complex. I also contacted the Cobb County Health Inspector and the Building Code Inspector in regards to the feces and living conditions. Before leasing here I would really consider all your options.

            I have lived here for three years and unfortunately I am stuck here till my lease runs out because of the ridiculous prices. The staff is a residents worst nightmare. They are sarcastic and rude. They do not care, they bad mouth each other, and they are constantly changing. The rules are WAY too much, I am an adult and apparently I need a pool pass for myself and one friend...that is unless my husband wants to come and then we are just out of luck. It takes forever and multiple phone calls to get something fixed. The appliances are old and decrepit. The trash that we pay for is ALWAYS broken, the gate is always broken. They claim to be a pet friendly apartment complex but the grounds and apartments are covered in fleas, I have had three separate units here, and the dog areas are parking lots away from the apartment when there are perfect spaces behind the buildings for dog areas. I have had issues with a neighbor making false complaints repeatedly about me and the office has threatened me with fines for something that someone else has told them. So I guess if you don't like someone that lives here call the office! Fines for everyone! All in all it is not a good situation. I stayed here and sucked it up way longer than I should have. Don't make the same mistake I did. BEWARE.

              Great place to live!! Immediate access to everything on Barrett Parkway. 2 minutes to 75 South. Great place to live if commuting. Rates are low for the area and square footage is outstanding. Super friendly staff. Always willing to work hard to make sure your living experience is on point. Quiet and comfortable. Would recommend to anyone wanting to live in the North Atlanta area. Can't say enough good stuff about this place. We kept the apartment in good condition. NEVER OVERCHARGED US. NO SURPRISE FEES OR RATES!!!!!!

                I have lived here since these apts were first built, which is about 12 yrs and I love it. I'm impressed with how quiet it is most of the time. I also like the way I'm treated by management. You would expect management to be extra friendly to potential residents because they want them to move in. The great thing is that they are very nice and helpful to people who already live here, too. One thing management does that is extremely helpful is they receive UPS or Fedex packages for you and you can pick them up from them at your convenience. This is a huge helpful thing, because if those packages are just left at your front door all day while you're at work, they could be stolen. So I personally appreciate them doing that for residents. The maintenance guys are always prompt and helpful when anything needs to be repaired. In all the years I've lived here, I've only had to get help from maintenance about 3 times. All the appliances seem to work well for years. I feel very safe here because of the fences,gates, and double locks on front doors. The landscaping is very nice so you don't have to feel embarrassed if you have friends visiting. I have a 2 bedroom apt with 2 bathrooms. And everybody who's come to visit always comments on how big the bathroom is in the master bedroom. The closets are very spacious, too. I have a balcony which is much larger than the ones most apts have. The parking here is sufficient, for sure. But sometimes, if you come home any time after about 9 or 10pm, you won't be able to park in front of your building. You will find a space, but it won't be close by. This isn't a frequent occurance and if it does happen, it's usually during the week. I highly recommend Shiloh Valley to anyone. I would not have stayed here all these years if this was a bad place to live. Obviously, no apt complex is going to be 100% perfect, but I can assure you that this place comes as close to it as you can get.

                  This place has a lot of issues and I would recommend staying in a weekly hotel. I lived here for 5 yrs while in school and it regularly had trash overflowing the dumpster and it was so bad that you could smell it outside when walking downwind. It is gated but they always have issues both mechanically and people driving through them. My neighbor plays the guitar late at night and when I talked to the apartment about it they said they would handle it. 2 yrs later and still the same issue. You can hear everything!!! We also had the frig go out so we had maint out for 3 weeks trying to fix it before deciding to replace it with a piece of junk that would not freeze. Meanwhile we had to replace our groceries 3 times. Parking is a joke. If you arrive after 8 pm then be prepared to park on the other side of the complex. Just FYI if you don't heed my warning then be prepared to be charged out the *** for not wiping out the frig, dumping the drain in the dishwasher and a plastic bag under the sink. It's 50$. Per issue and it would take all of 15 min to correct. It must be spotless or be prepared to pay. Oh yeah and don't forget the staff. Incompetent. I was there 5 yrs, paid my rent on time, never caused any problems. If you need them to do something like be prompt in getting back to you with an answer just forget about it or even be a decent human being and do the right thing

                    I haved lived at SVO for over 3 years, and love it, the staff is always friendly and very helpful, Shineka and Shanna are the absolute best! I originally lived in a 2 bedroom apartment building in the 1300 bldg but was fortunate to move into one of the town homes and I love the space and privacy.                       Great value for the money

                      Prior to moving here, I lived in another apartment complex off of Barrett Parkway for 3 years. My apartment was tiny and the rent was climbing, so I checked into other complexes in the area before deciding to move to Shiloh Valley Overlook. SVO looked almost identical to my former complex on the outside, but was almost twice as big for about the same rent! SVO has the largest 1 bedroom floorplan in the area, and at a very reasonable price. The interior of the apartments is on par with other complexes in the area; similar carpeting, cabinetry, layout, amenities, etc. I never had a problem with the appliances and maintenance issues were infrequent and always addressed quickly. SVO sprays for pests, and I really didn't find any in the apartment. I lived here for 2 years, originally in a 1 bedroom, 1 bath, and then after a year moved to a 2 bedroom, 2 bath unit. We moved out only because we decided to relocate out of state. The current staff is very friendly and helpful. It has been less than 2 weeks since we moved out, and I have already received my deposit check back in the mail! My only criticism of SVO is the inconvenient options for paying rent. There is no outside drop box, so you have to bring in your check during office hours. There is an option for paying rent online, but a $10 service fee is charged each time. Since I didn't want to pay an extra $120 a year just to pay online, I made sure I rushed home when rent was due to turn in my check during hours. This wasn't a deal breaker for me, but I was initially surprised about this issue because my former complex had a 24 hour drop box and the option to pay from your bank account online with no additional fees. SVO is in a great location, relatively quiet, and well maintained. I would definitely recommend SVO to a friend.

                        Love it here!

                        My family moved here a few months ago after breaking our lease at the worst apartment complex in the world. So far this place has been really great. Everyone is quiet and the grounds are kept considerably clean. I never feel unsafe walking through the complex and parking has never been a problem. All of our appliances are in working order, and the one time we had an issue it was resolved very quickly. We have had no complaints with the management and staff who have been nothing but helpful and friendly and even remember our names when we show up to pay rent at the beginning of the month. I noticed that many people are complaining about bugs, but I have not seen one bug inside my apartment in the 5 months that we have lived here. Maybe I am biased due to the fact that our last apartment a mile down the street was very, very ------, but for the amount Shiloh charges in rent you cant beat it for the amenities, piece of mind that my car isnt going to be stolen or broken into, and quiet neighbors. I would recommend to anyone to consider living here.

                          Worst experience in my first apartment!

                          In my experience, I thought this would be a great first place. I dont know if anyone has ever experienced bed bugs, I have and so has my husband and 2 sons. We have gotten bitten constantly, and have actually found bed bugs. The pest control has came here and even said we do have bed bugs, but there no worry more important than knowing your bed your furniture and your child's room is infested! If you do the chemical treating they spread. Which was said by the pest control people and online research. Now my husband and I have to get new furniture for us as well for our sons because there are in our stuff. We have cleaned and cleaned but still manage to get bitten! Thank go we are leaving. No worst feeling then seeing your kids wake up to bites on them and scratching so bad. Try this for a 7 month old! Horrible!!!!

                            So far so GREAT.

                            We recently moved into a two bedroom two bathroom here and everything has gone completely seamless. The management staff here is always on the ball with everything they do. They remember my wife and I by last name - which is un-heard of in today's times. There have been a few parties on the levels below us, and we don't even hear them so much as talking. The whole setting is quiet, and there is plenty of parking. Every place I've seen that is gated, the gate is broken most of the time. Here - I haven't seen it broken down at all. And on top of that, there is a pretty good sized barbed-wire fence surrounding 100% of the property - not just partial. Even the maintenance guys are super nice here - always waving or saying hi. I'm not one to boast about all kinds of crazy stuff, but, it really has been a world of difference living here vs the place we left from one mile West of here - where you don't even want to walk out to your car at night. As per some of the other reviewers' comments on bugs? I have seen one or two bumble bees - that is it. No ants, termites, roaches, spiders, etc..

                              Best Apartment Experience in Kennesaw

                              My fiance and I have lived in 4 different apartment complexes in Kennesaw over the last 4 years, including Millstead Village, Colonial Grand off Barrett, and The Mill off Busbee, and none were on the level of Shiloh Valley Overlook. Our experience has been simple and pleasurable with Shiloh Valley which we feel is ideal with renting an apartment. When we began looking for a new apartment after a poor experience with The Mill, we had Shiloh Valley Overlook on the short list due to its prime location on Barrett Pkwy. We found that someone we knew, Emily, was working in the front office, and she assisted in making our decision and move in process easy. Not only did we like the location, but we appreciated the people working there and the utilities made sense. Water, trash, and sewage were included at a flat rate, and Cobb EMC took care of the rest, which was always reasonably priced. We rarely had an issue with our living space, but the maintenance team was always on top of the few issues we had, being knowledgeable and friendly. Rob, who is on the maintenance team is a cool guy and was able to take care of any problems we had. These people didn't just clock in and out...they tried to build relationships and I can appreciate the personality of a friendly, proactive staff. I am now working downtown and will be relocating for the 5th time in as many years, because I desire to be closer to work. I'm looking at the Vinings area which is close to downtown, but not in the heart of the city. I hope to have a similar experience with our new venue, but I wanted to give Shiloh Valley Overlook their due respect. There's plenty of reasons to jump on board with this place, and I hope others have a similar experience. Happy Hunting!

                                Kudzu Bugs / Flooding / Termites

                                I echo the sentiments of Anonymous' October posting - Impulse buy gone bad.. I live in the complex currently and only have 8 more months of this ahead of me. Then I'm out. Most recently I saw a neighbor spraying the porch area. He's in my building so I asked whats up? He told me these swarms of bugs around his porch were termites. Wow, great, I'm just worried that this is a whole building problem and not just his unit, hope not. My only saving grace is the 3rd floor of the building. My tub and sink drainage never works. I live in a one bedroom one bath and I am constantly cleaning the shower after leaving a 4 in puddle in there daily. There is a considerable amount of forest and kudzu around the edges of the property which breed these tiny kudzu buts that I find everywhere. When my hot water heater broke it took almost a day to get someone out here, and I was not home. thank god my downstairs neighbor was able to help me, but I'm pretty sure her stuff was ruined. All in all, this complex is managed with the least customer service and maintenance allowable under law, stay away and go check out the amli places up the street. My friends live there and could not be happier.

The lush beautiful landscaping that helped us all fall in love with Georgia does afford us a problem or two when warmer temperatures arise. Early warm temperatures will often bring unwanted pests. Only a few days ago, Channel 2 reported that: Experts said they [kudzu bugs] are not as active in the morning. As the temperatures warm, they become much more active later in the day. Kudzu bugs have no natural predators and pest control treatments are ineffective. Japanese scientists are now testing wasps that may help. The wasps sting the eggs, killing them. The nuisance should ease soon. As kudzu vines grow, the bugs will feed in the kudzu and stay away from homes. The relief will last only until next fall when the leaves die off. According to Termite Infestation Probability Zones (TIP Zones), Georgia is located in TIP Zone #1 (very heavy), which means the potential for termite damage is considered significant. In states like Georgia where termites are very active and widespread, it is essential to maintain an effective termite prevention and control program. We are working diligently with our pest control company to continue aggressive measures throughout the community to keep the swarmer s under control as much as possible.                                   Nice Place to Live and Very Close to KSU

                                  This is my second apartment in Kennesaw and I overspent on the first one so I was looking for a place closer to work that was more affordable but still big enough for all my stuff! I have a big couch, a dining room set, and a lot of clothes! I like Shiloh Valley Overlook- it is the right price, a great size, and the staff is very friendly. I get a lot of packages delivered and I never have a problem picking them up. Last week, the dishwasher and the washing machine started to leak. Maintenance came out right away and I haven't had a problem since. I never feel like I'm going to get blamed for a problem in my apartment- at my last apartment, every time I called maintenance I was afraid I would get charged for it because somehow they'd make it my fault. It's a little noisy- my apartment faces the I-75 but it's just white noise. Parking is great, I've never have a problem finding a spot. The grounds are very well kept, a lot of dog poop but that is the fault of inconsiderate residents who don't pick up after their pets! The staff are excellent and very friendly, they always stop what they're doing and say 'hi' or come out to chat whenever I drop off my rent. Overall, as a young professional, I really like it here and I'm glad I found Shiloh Valley Overlook.

                                  I moved here in October of 2011 and I couldn't be happier. The staff is so friendly & helpful! They keep all areas clean and grounds maintained. Our apartment is spacious and the pricing is great for the area. I have not had one issue since living here and I plan on staying for a while. For apartment living this is a great place!

                                    Absolutely LOVE living here!

                                    My roommate and I moved here in October of 2011 and have loved this place from day one! Fantastic staff, friendly maintenance, and everybody is quick to make sure you are satisfied with your experience. The office staff knows who we are and are always very welcoming. Maintenance repairs any problem fast and with efficiency. The apartment itself is beautiful and quite large. We enjoy our neighbors and the peacefulness around here. It is worth every penny to be here. Those who have complained, I promise that you haven't seen a horrible apartment and/or staff until you lived where my roommate and I resided before, which is right down the street.

                                      Good Place To Live

                                      I have lived in Shiloh Valley going on 3 years. I also work in the apartment industry for a different company, so I understand the stress that is involved in working in a leasing enviroment. I have to say that the leasing office does a pretty good job. Any work order that I have ever requested is repaired in 24-48 hours, I have never had a bug issue and if I ever wanted to have my apartment sprayed, they have always responded to my request. The gate is broken from time to time but that happens at EVERY gated community and the expectation for the gate to always be working is ridiculous- most of the time a gate issue occurs, it is prob because some idiot hit it with his car or it is something else that management cannot control. The fact is that it is repaired rather quickly when this does happen. Security has never been an issue for me, I have never had any problems and feel safe in my apartment. My advice to anyone with issues or negative comments is to chill out and realize that things happen at every community, no neighborhood is perfect- it is how quickly the response is that really matters and they seem to take care of any problems in a very timely manner. You have to communicate or they never know!! I have never really noticed any trash in the hallways and if there is a one off from time to time, it gets cleaned up fast. I recommend living here and loved my apartment and also the new apartment that I just transferred into, they are very spacious for the area and the floorplans are very nice. Take it from someone in the apartment industry... this management team is doing a very good job!

                                        An Impulse Buy Gone Bad

                                        I rented this apartment because I had to move quickly. The apartment is a pretty good size, but for the first three months I could hear every move any neighbor made, especially one poor doggie in the apartment below me whose owner was NEVER home. The dog barked NON STOP for three months and it took six different complaints (three phone calls and three personal visits to the office) before anything was ever done. Once the office tried to cash my rent check for $100 more than the written value of the check, hallway lights in the stairwell have never been fixed even after two reminders, and when they had the building pressure washed the pressure washer guy sprayed water underneath the doorway and the weatherstripping and flooded my front foyer. This was after the gate was struck by lightening and quit working for over a month. It took an entire week of complaints and eventually a call to the regional manager at the corporate office to have any kind of resolution whatsoever. The gate problem really bothered me because I PAY to live in a gated community. I had to give them my information (information already included in my lease). They put out a general code through the visitor's box for everyone to use. To my knowledge, that code is still a valid way to get into the apartment complex. It's a little pricy, really noisy, and I swear most of my rent goes to lawn care because I swear I see and hear the lawn people two to three times a week. Also, I'm not sure, but I think some of the apartments have become section 8. For the price I pay I expect a lot more from management than what I have received. I wouldn't recommend this apartment.

                                          It's not terrible, but it's not really good either. The grounds are nice and the actual apartment is spacious. I never felt unsafe living here. The management constantly changed and lacked in communication with the rest of the staff. For example, anytime I asked one of the workers, they gave me different move in and move out dates. It's good if you're looking for somewhere cheap and adequate.

                                            Not so Pleased

                                            We moved into Shiloh Valley Overlook and from the first day of moving in we have had a bad experience. Maintenance is slow, office staff not on the same page ever and the apartment itself I would rate it a 1(5 being good) Horrible old bathrooms, peeling paint, insect infestation etc.... I would advise anyone to consider paying the extra money and staying other places closer around-if this is the area you are looking for!
