Building is nice enough. Appliances mostly work. Diverse group of neighbors. Close to everything but inconvenient for walking due to steep hill. Rent always increases every year regardless of what happens.

I haven't had the greatest experience of being her. No parking at nights Trash compactor over flows a lot Gates are always broken Lots of noise from other apartments. Water heater busted in the apartment and soaked everything.

The current management is horrible when it comes to noise complaints during the day. They have a courtesy officer that's useless because you can't call because they don't have his phone number set up. What's the point

I'm very impressed with this apartment complex. The people who live here care about what it looks like, obey the rules and respect others. The front staff is friendly and courteous. The maintaineance staff answers r Work orders quickly. The care about our pets too. This is one of best places that I have lived. I highly recommend it.

Very nice location and inside of apartment is well maintained. Some of features, appliances are old, but they still work. Nice stuff and prompt actions. Probably, My bathroom sink needs to be replaced soon. I let you know later.

The apartments are stunning. You feel right at home when you walk in. From the color choice of the carpet, to the kitchen appliances, and high ceilings. It's bright, spacious, comfortable! You don't encounter much noise from your home. We are very close to restaurants, a mall, and I-75 which makes everything conveniently located. Even better is we are located on top of a hill with stunning sunrises.

We love our apartment! It is quiet, pretty clean, and we have plenty of parking. The people at the front office are nice except for the new lady. The maintenance people are nice, but take a while to respond to any requests.

If you go to the bottom of the complex you will see a free-roaming TOILET. I ---- you not. Literally, drive down, then look where you wash your car...then look left in the corner. There is a TOILET. It is quite representative of the way the leasing agents and maintenance run this place. I hate the staff :) Trash is everywhere. My neighbor's throw trash on my balcony and in the back. (Poor people obviously) that have no respect for other's in a community and quite frankly never will. It's by the highway which mean's drug dealer's will either live here or come here constantly. In and out. Some college kids. But everyone knows how good they are at being roommates/neighbor's. Pssshhh. The first day I make a million dollars I'll pay someone to come in here and tell the leasing agents ------ because it's that bad. I'd rather watch specie's 2 or that dumb movie about --------------------- really like for some stupid reason because they feel "cultured." This apartment is kind of like fishing. You cast a rod whenever there's a problem and nobody gives a ----. Oh, and lots of people like to drive mustang's, or challenger's, or bmw's, or some ---- like that and think they're cool...but live in a ------ overpriced Kennesaw apartment. LOL. RICH PEOPLE LIVE IN HOMES not drive nice cars they can barely afford. Only maintenance guy that is helpful ----------------------------- off of --------'s and -----'s. Hopefully he doesn't --------------------------------------------. Other one's are complete idiots. Youtube and google will get you further than they can. Leasing agents have ATTITUDE. I'm actually a pretty chill guy. If you ever met me you wouldn't believe I wrote a review like this. This place is just that awful.

After reading bad reviews of the complex online prior to leasing here I was glad to see there isn't anything bad about the complex. I've enjoyed living here and have resigned. The staff and maintenance workers are great!

Still waiting on washer and dryer in the unit. When I leased the apartment I took the smaller 2 bedroom apartment because it came with a washer and dryer and when I moved in there was none in the unit. Still waiting.

Great apartment complex! I have resigned my lease twice. Maintenance has always completed service request within 48hours! Grounds are kept nice and I have yet to have any noisy neighbors. My only concern is parking if you don't get home early you won't have any close to your building! Every property manager thus far have been great!

I have lived here for 4 weeks and so far the staff has not followed through on maintenance issues major or minor. We we first moved in there were lights out, dryer wasn't working properly and the ice machine in new fridge was not working properly. I have mad several service requests and few have been fulfilled.

my first year living here at Shiloh vally overlook in kennasaw was perfect, but now after a year and a half I am with several problems inside the apartment with air conditioning, insects, dryer, carpet, water leaking from the second floor and other more and the worst that I'm not being reciprocated when I ask for help.

Worst community ever. They didn't even winterize the pipes and several units were flooded. They do whatever is the cheapest instead of what's healthy or right. The "remodels" are thrown together. Renter beware! You can absolutely find a better deal elsewhere!

My experience here at Shiloh Valley Apts upon move in was excellent. The staff is very helpful and courteous and are attentive to your needs. Upon move in, we were welcomed with a nice plant and welcome letter which was very thoughtful. Despite a few minor things with the bathroom, the apartment was very clean and up to par. Prices are also good for the quality and the square footage is bigger than average. I would definitely recommend this apartment community.

So far so good. I have not lived here very long but it's clean and quiet. The maintenance responded very quickly to an issue with the AC unit. Also, the neighbors seem to be nice. The office staff has also been extremely pleasant to deal with.

Staff works diligently. Any issues or complications are addressed immediately and always in a positive and professional manner. I enjoy being a resident here and the school zone for this area is also very credible as well.

I was very happy with the service we received when applying and signing our contract. All of the staff was extremely friendly, professional and helpful. We had a couple issues with the apartment upon moving in but maintenance was very quick to fix the problems. The apartments are nice, especially for the price. My only issues were with the cleanliness upon moving in, there were hairs painted into the baseboards and soap with a lot of hair still in the bathroom floors. I spent the first day cleaning and sanitizing as we have small children. The other issue that really bothers me is that people do not clean up after their pets here! You cannot walk through the pet areas without seeing poo everywhere which is dangerous. Most owners are responsible otherwise and seem to have control except our neighbor, go figure. Otherwise, I would highly recommend this apartment to anyone, the staff alone make this apartment 5 stars!

Winter Storm 2017. We were hit with almost 7 inches of snow in which also turned into ice due to below freezing temperatures. Shiloh Valley Overlook has several hills, that overlook a small portion of the city of Kennesaw. With that being said, this storm made it difficult to travel during this time. My fellow residents along with Maintenance staff and AP Management weren't having it! From Friday to Sunday, they were beyond active during the clean up process. During this time I was able to became acquainted with more people in the community, not only that, it warmed my heart to see the community, my fellow peers get together and assist with the functionality of everyday life. I want to give a MASSIVE shout out to the Maintenance Man that came out with his family to take care of us, Property Management and staff for always being professional, kind, and holding no bars when it comes to "Us" the residents. In a State of emergency Shiloh Valley Overlook's Residents, Maintenace and AP Management were there. My experience was beyond Rich and I couldn't be more proud to live in this community. If your reading this review stop by, tour the community, experience professionalism, courtesy, unity, and warm smiles! You won't be let down, this is a fact.

I can't agree with the tenants below at all, can somebody say Exaggeration? Granted I've been here for almost a year, I've witnessed a new property management swoop in and turn this community around! Everything from the presence in the leasing office to the maintenance staff is different! Your welcomed with Beautiful Smiles, personable staff that wastes no time to take care of a tenant in need. I haven't had any complaints except for the fact that the Atlanta Falcons football team lives on top of me ( or at least that what it sounds like) I can hear every footstep every guitar note played and it is really annoying. I do wish my apartment was upgraded, but I do believe they are renovating the complex bit by bit. It takes a little time for the staff to respond to a request which sometimes leads me to having to walk up to the leasing office, in which I don't mind at all!! Other than that it's a very peaceful, clean, safe community for me and my 6 year old son! I'd also like to mention that all pet owners are extremely responsible with their pets in which is rare!! I would like to inquire with the leasing office to maybe doing more things for the residents once a month just to show appreciation or the willingness to know the needs of the community. Hopefully we can put our heads together and come up with cool events for the residents. I love Shiloh Valley Overlook especially the staff! Awesome turn around for the community so far, looking forward to see more growth!!!

MY CARPET HAS BEEN RIPPED UP SINCE 5/11/2017 DUE TO MY HOT WATER HEATER MALFUNCTIONING ( 2ND TIME SINCE I SIGNED MY LEASE IN SEPT 2016) MY ROOM SMELLS LIKE MILDEW AND I CANT SLEEP IN MY BEDROOM DUE TO THE SMELL. TODAY IS 5/15/2017 AND I STILL CANT SLEEP IN MY BEDROOM. I WAS TOLD THURSDAY NIGHT(5/11/2017) MY CARPET WOULD BE FIXED FRIDAY (5/12/2017). STILL NOT FIXED. I CALLED THE LEASING OFFICE ON MY LUNCH BREAK AT 12:30PM ON 5/15 AND WAS TOLD SOMEONE WAS GOING TO BE OUT TODAY (5/15/2017) TO FIX IT. AFTER TALKING TO MY ROOMMATE, SHE TOLD ME THAT THE LEASING OFFICE TOLD HER SOMEONE WOULD BE OUT TOMORROW (5/16/2017) TO FIX MY CARPET. I CALLED THE LEASING OFFICE BACK AND WAS TOLD THE SAME THING. I EXPRESSED MY FRUSTRATIONS TO THE LEASING OFFICE AND THE "ASSISTANT MANAGER" YELLED AT ME THAT "IT WOULD BE FIXED TOMORROW (5/16)." WE SPEND OVER $1200 A MONTH IN RENT AND YALL GONNA YELL AT ME WHEN IVE BEEN GIVEN THE RUN AROUND FOR THE LAST FIVE DAYS DONT LIVE HERE ITS BS

Everything about this complex has gone down hill! I just resigned for my 3rd year. They recently got a new management group and entirely different front office staff and every since then it's been a disaster! The front office staff is rude and unhelpful. Good luck trying to get in direct contact with someone if you have an issue. I've now been over charged 4 separate times. After countless emails and calls (which resulted in them hanging up, not answering, the person I need to talk to not ever being there that day, the phones saying they have been disconnected) finally getting a hold of someone asking why I was charged an additional $85 this month they told me if was a new water charge. I am a single woman who has no visiters working 40+ hours a week in a tiny 1 bedroom apartment there is no way I use that much water. Most households with 5 people in a 5 bedroom house don't use that much water! I also asked why after 2 years I was being charged separately for water when it previously was added into my rent charge. They clearly don't have a way to monitor each individual unit. After looking at my bill I was charged twice for all monthly fees. The billing fee went from $1 to $9 a month and they are now charging me an electric fee ON TOP of what I already pay for electric. In two years no one has come to check on the fire alarms, smoke detectors or any of the safey equipment in the unit. The front gates are ALWAYS broken. This last time us took over 3 months to fix. I didn't check my mail after a 2 weeks when I was out of town and they put a note in my mailbox saying not to deliver my mail new tenants. The trash compactor breaks every other month and they just let the trash build up for weeks on the ground! It's absolutely disgusting.

Trying to find an apartment in Kennesaw is a night mare.. but Stephanie, which come to find out is the new property manager, made it 183047 times better! Her personality and passion for helping find your new home is amazing!! Usually you don't see the property manager helping out prospects which was a first for me but she definitely made me feel like I found my new home. The property is very well kept & clean & it was definitely quiet for me coming out on a Friday evening. Definitely bringing my application in tomorrow ((:
