GET MORE DUMPSTERS
I have lived here going on my 2nd year now. They have gotten new management and have been doing a ton of work to make this place look much better. There has been quite a big improvement. The main thing that I have become very unhappy about is the garbage. There use to be dumpsters at just about every corner. It was nice to have one in a close range for me. Especially having a 3 year old its easy to have them walk out with you. But now that its way on the other side I have trouble for one having my kid have to walk all the way over there with me due to the fact she can't stay in the house alone. For 2 the garbage gets very heavy having to carry it that distance and especially in the cold or rain. 3 it was disgusting seeing garbage spread out all over the place due to it being so full. It's just not logical have only ONE dumpster for the entire complex.

I'm happy here
I just moved in a couple monthes ago. They have been doing a ton of work on this place. I had to move my car to reblacktop the parking lot and move stuff off my patio area, which kinda sucked, but now it looks alot better. The location is close to work and grocery store. Overall happy with plainview.

Ready to go...
When I first moved here in 2007, I had a lot of problems with office management, I would call to get things fixed and wait a few days, after nothing being done I would make a follow up call, and they would claim that they never received the work order. This happened at least 7 times the first year I was here. Some of the things I just gave up on and still 2 years later have not been fixed. I had a window that would not shut all the way, and maintenance decided to put duck tape on it! I live in a townhouse, and I can hear everything my neighbors do. When they walk I can hear and feel it in my apartment. My neighbor and I share a garbage disposal (Don't ask me how that works) But one day my sink was stopped up and the garbage disposal did not work, when I tried to use it a bunch of rice came into my sink. Which I never cook, I found out it was from the neighbors apartment. Also, I was trying to preserve my heat in the winter, So many nights I would use extra blankets to try and keep warm. To my suprise the other tenants were quite frugal with their heat, and lucky me I got to pay for it. Although I am a single tenant and the rest have 3 or more people. In winter my bill would be almost $200.00. One last thing, one of the reasons I moved here was because of location, I am always willing to pay a little more for a "better" place to stay. While living here someone decided that it would be fun to scratch up my car with their keys. Later I found out that everyone's car in that area had their cars scratched. The woman in the office did nothing but shrug her shoulders. We have new management now and it looks like they are trying to fix the place up, they are not raising the rent of anyone who renews their lease. But for me I have had enough. My lease is up at the end of the year and I am gone. PS parking sucks. If I get home after 7pm, I have to park around the corner from my apartment. Often I come home after 11pm, So, I'm not thrilled with the walk. I always thought that townhouses should have assigned parking. Also you have to pay for pest control, but make sure you are home thta day cause if you are not they might charge you for work that was not done. PLEASE NOTE THAT ALL MY COMMENTS DO NOT REFLECT THE NEW MANAGEMENT. SO FAR THEY HAVE BEEN EFFICIENT

New owners are a joke
Less than 1 month after signing my lease, Plainview was bought by a company called NTS. The first thing NTS did was remove all of the dumpsters and send out a letter telling all residents that they would have to walk completely across the complex to a SINGLE trash compactor. So many people left their trash in the empty spots where the old dumpsters were that the Health Department apparently came around. Despite massive complaints from the residents, NTS have not changed their mind about this stupid plan. Now, they are repainting the buildings and in the process have managed to cut the outside cable tv and internet lines to my apartment not once, BUT TWICE. When the cable tech arrived to see what was the problem the 2nd time this happened, he went to the office to complain because apparently they've been getting a lot of this happening recently. The office's reply: "We warned residents that the lines would be cut (they didn't -- they sent a letter out warning people to take down their satellite dishes), and because it's not an essential service like electricity or water, they couldn't give a ----." This is from the cable tech. The NTS site lists "cable-ready" and "high speed internet" on the list of amenities. The appliances are decrepit -- ice cream melts because the freezer can't cope with the heat in the kitchen, the dish washer leaks a gallon of water onto the floor every time it runs, and the A/C runs 24/7 but can't get the temperature in the living room below 80-degrees on a moderately sunny day, the lights and fans in the bathrooms flicker and stop working at random, the list goes on... I live on the 2nd floor and there's obvious water damage to the ceiling (it's been patched) and floors (the vinyl floor in the kitchen is buckled like a roller coaster). The maintenance guys have been alright, but the list of problems is so huge that it's taken them forever to get what little they have fixed done so far. This place isn't worth the money.

Terrible neighbors and drugs
I lived there for a year and put up with nothing but noise, fires, and drug activity from my revolving door of neighbors. The office personnel would not let me out of my lease and I was just told with my last neighbors that "they can't discuss it, but had the police looking into it." The office staff wanted me to take legal action against my neighbors, which I refused to do, because I was scared to death of retaliation. Several times when I came home my neighbors had been smoking marijuana, and it traveled through the vents into my apartment and my whole place (and clothes) would reek of weed. Also, the utilities were a joke. I paid an LG&E bill and the extra $100 that was tacked on to the rent. Basically, there are many other apartments around the area. Do not make a mistake like me!

Finally
I lived in Plainview for one year and the service left a lot to be desired. Just recently a new guy has been added to the staff and he is excellent. He actually does what he says he is going to do and in a very timely fashion. Thanks for the good job Nick.

DO NOT MOVE HERE!!!!!
I am disgusted by the lack of customer service and morale of this company. I moved here a few months ago and ever since day one I have had nothing but problems. Do not let the nice neighborhood and great location fool you. The apartments are run down, outdated and need painting. The drain in my kitchen and bathroom have been clogged, the dishwasher rack is broke, the garbage diposal does not work and it has yet to be fixed. The management and staff are clearly unorganized and unsympathtic to any needs or concerns. I'm not surprised since their management turnover is so high. I have dealt with three different managers during the three months I have lived here. I strongly recommend not moving here.

RUN FOR THE HILLS!!! THIS PLACE SUCKS!!!
Beware of this hellhole! Watch as they slap on extra hidden fees and make you pay utility bills when you were not told at all during signing the contract. Oh yeah, and your utiliy bills are seperated my each apartment building, number of occupents, and size of apartment. In other words, you can be as efficient as possible but if your neighbor cooks and has the heat on max all the time then you have to pay for it! Its not by seperate apartments! No roommates? Don't worry! The roaches of plainview offer great company! Watch as they crawl on your toothbrushes and on your pop tarts before you eat them! Then, when you ask to apartment to take care of the problem, they "treat" the place several times and never resolve the problem! I've had roaches for 5 months(since I've moved in) and now that I want to leave the place because of this health issue, they want ME to pay them a $1200 termination fee!! YAY! When I go try to compromise with them about this issue they say that it's not theyre problem and they've done all that they could do. They wanted me to feel sorry for THEM because the terminex guy is too expensive! I highly recommend this place to people who enjoy getting screwed!

Absolutely Terrible! Lived here for 3 years, Can't wait to leave! READ!
I have lived in Plainview for almost three years. Since I've lived here, it has been one mishap after another. The staff has been terrible. I hate to call anyone incompetent, but that is what they are. They seriously do not care. Rent checks are cashed sometimes the same day, but maintenance calls (even some serious) have taken days - a few have taken weeks. Don't fall for the "indoor and outdoor swimming pool". They do have an indoor and outdoor pool, but in the three years I have been here, the indoor pool has almost never been available for use. The outdoor pool was closed all last season, and part of the season before. (They don't like to pay lifeguards, just like they don't like to pay maintenance people) I doubt they have more than 3 maintenance people here - for 480 apartments in the complex! I've never been late on my rent in 5 years with AIMCO (3 with Plainview), but every time they get new managers (very very very often) I get an eviction notice. Once I had a squirrel in my apartment for a week, with very little help from the staff. (Had to stay somewhere else) When people are disruptive in the community (parties, driving on the lawn, taking up three parking spaces, etc) the staff just does not care at all. They have lost important financial documents. (Lost! with my social security number on them) They lost them! Sometimes you don't get rent statements, and no one in the office can tell you what your rent amount is. (due to utilities/sewer,water,etc that is added monthly in varying amounts) They don't appreciate anyone who is here. This year, I asked for my renewal lease agreement in December. It is February and still nothing. Dragging everything you own across the street to another apartment complex is an extreme inconvenience, but it's gotten to the point that I have no other choice. DO NOT, whatever you do, go to live at Plainview! They have new management every few months and make promised they cannot and do not keep. The maintenance is terribly understaffed. The pools are never open, the insulation means super high heating and cooling bills, and the actual office staff is 100% incompetent.

Cannot get out of here fast enough
I've lived in the same Plainview Apartment since November 2004. Until recently (within the last six months) I loved it here. Not the staff, but my place itself. Now no matter how much I liked it previously, I cannot wait to move. In the last week and a half, I've had to file two police reports. One, because some scumbag climbed a tree and got into my apartment through the second story balcony. Two, because I've just today had my laundry stolen from the onsite laundry room. I'm FURIOUS. I called the management office (granted they are apparently closed, it is Sunday) and left a message for a maintenance person or courtesy officer to get back to me immediately. Eight hours later, still no response. To top it off, the (new?) office staff ignored me for at least 15 minutes this past week when I stopped by to pick up a package. To be honest, aside from the apartment itself, I cannot figure out what I'm paying for anymore. And that has become TOTALLY NOT WORTH IT!

Oh no!!!
We have not even lived in this community for 3 months and we are ready to break our lease. We had problems from day one. The day before we were to move in, i went to the complex to pay the fees and pick up our keys. We were told that they had us moving in the following week! During the application process, we had both stressed our move in date time and time again, so were told that they had a place for us. Needless to say, the apartment that we wanted was not available and we had no choice but to take another one...they did give us a deal on the rent so we were happy with that. The day we moved in we went to the door and it appeared that someone had attempted to break in to the apartment. We ntofied the mnagement and the door is STILL not fixed. THEN...as we were moving in we noticed that the apartment and the halls had roaches!!! We called the management AGAIN to let them know we had roaches in our apartment and they told us they would have the terminex people come out. Well they didnt come. We called and asked why and they had no idea! They told us they would put us on the list for the following week and we continued to have roaches in the apartment. I called the management to let them know that this is unacceptable and we have never lived in these conditions and she told me that it takes a month for the chemicals to work and told us we needed to be patient. I called terminex and the lady said it should have already worked. A month later and we are still seeing the roaches so we are looking for a new place to live. The management does not seem concerned that the residents are unhappy and did nothing to help with the "pest problems" in THEIR apartment community. I would not reccommend this place to anyone.

Problems from day 1
The day I was to move in I arrived with all of my belongings. When I was taken to my apartment it was filthy. The girl acted so surprised and said she would have to have someone to clean it. I had to wait all day in my car/drive around town until they could get someone to clean the place. Once I moved in I asked repeatedly to have a walk through as I noticed problem areas (stains on carpet, marks on walls) which did not really bother me, but I did not want to get charged for these things when I moved out. After several weeks she finally called me back and said it was not necessary to do a walk through. There were several problems that did need attention by maintenance which took several weeks for them to address. One day in the summer I came home from work and my apartment was unbearably hot even though I had left the a/c on while I was at work. I put my hand up to the vent and noticed that hot air was blowing out. I contacted the office right away and told them the heat blowing out even though I had the a/c on. The maintenance staff did respond quickly, but could not fix the problem for over a month. They had to come to my apartment 5 different times before they finally discovered that the wires were crossed causing the heat to come on when the a/c was on. I am no handy man by any means, but wouldn t this be the first thing you check when someone tells you that the heater is running when they turn the a/c on? During this process the staff was very rude and indifferent each time I called. One lady even cut me off when I was telling her the problem for the 3rd time and said, "well we are all hot". Keep in mind this is in the middle of summer with 90 heat and my heater would be blowing all day while I was at work! They did give me 1/2 off rent for the next month, but I would much rather not have had to deal with this problem. Currently I have been dealing with lost rent payments. This month, for the third month in a row, I got a late notice on my door. I have never paid my rent even close to late. I have always paid as soon as I get the bill (usually a week or two before it is due). The first two months, I had to make multiple phone calls to aimco and regional managers (staff at plainview NEVER return phone calls in a timely manner) to get the matter resolved. Last month I was assured by the regional manager, who was very nice and professional, that they would personally check my account to find the internet payment I make each month before they put another erroneous late payment in my door. This morning I had another late notice in my door. UNBELIEVABLE!!!!!! Never in any area of life have I experienced such incompetence. If someone told me this story I would not believe it, but let me assure you that every word is true.

Stay Far Far Away from this Awful place
We lived in this dump for only six months two and a half years ago. Bad experience from day one. When we moved out Plainview/AimCo owed us money, but they claimed we owed them money. Well my attorney contacted them and they agreed to pay us what they owed us only if we removed a review like this one. We could not see why we should remove our review since it was true and besides they owed us money no matter what. We removed the review, they mailed us our check, but they also reported us to a collection agency and the damage still remains. We have excellent credit, but everytime a credit report is done on us our score is lowered because of this bogus dispute with Plainview Apts. They never took care of their part in this matter. Now we will have to sue them for any type of financial damages we have suffered because of lowered credit scores. We will also be adding our previous review about this terrible place and company in the next few days. The truth must be told.

Move Somewhere Else
I am currently a tenant and my lease is up in September 2008. I will be going somewhere else. During the time I was here the whole leasing staff and manager has left (which I loved and thought were great while I was here). The current staff and management has a no care attitude any time you come in the office even for the simplest requests. Maintenance requests are either forgotten or done 6 weeks later at best. I also have been upset to the fact that it is almost July and the pool has still not opened. Lastly, unless you want to wake up to your neighbor's apartment on fire, I'd move somewhere else. 2 months ago the building across from me in our complex burned down and to this day, there has been no reconstruction or attempt to clean up the mess. If it all possible stay away.

Plainview Apts in Louisville, Ky
I regret to say I have been a tennant at Plainview and I would never recommend this apartment complex to anyone, no matter what circumstances you have. The outdoor pool was to be opened on Memorial Day and 2 weeks later it is still closed, so if you're looking to beat the 90s heat, look elsewhere. Most of the apartments have the 1970s kitchen with the old refrigerators that you have to use ice trays and the inside door holders are easy to pop out. They tell you your rent will be this and then they slap you with a lot of miscellaneous charges. If there are 6 apartments in your building they divide the cost of water and gas bills even if there is only 1 person in the apartment, which means your bill could be $100 to anywhere above that, which is very unfair to all tennants. If a water main breaks, even if you had nothing to do with, you are left flipping the bill, but don't dare put in a a work order request, as you will end up continuously calling or putting in 2nd, 3rd, 4th and even 5th requests for the work to be done. Now, we come to the grounds keepers. They have absolutely no respect for you or your belongings. Don't put anything on your patio that you do not want to be messed up as they do not care if they blow whatever into your area and they don't speak English. Also, don't think just because you have parking spaces in front of your apartment that that means they are solely for you, as when your neighbor's entertain family and friends they will park wherever they please with no regard to respecting you and your family. On another note, if you have a vehicle that belongs to you and it is parked on the apartment complex premises, they will write you nasty notes threatening to tow your vehicle at your expense if tags are missing or expired, regardless, doesn't matter to them. This is 1 complex that is only out for your hard earned dollars. They are super, super nice to you until you sign the lease agreement, then you are screwed. Don't expect to get what you pay for at this complex. The walls are super thin and you will be hearing arguments of all kinds, tennants throwing objects. The windows are even worse allowing heat and cool air to constantly escape and you should not have to pay out of your pocket for window treatments to prevent that. Blountly put, don't say anything you don't want heard and don't do anything you don't want seen. This apartment complex is susceptible to fires as well with 2 occurring since we've known of the complex burning out 6 to 8 units at once, which puts you at high risk of losing everything you have. The lease states small dogs but you will find larger dogs such as german shepard's, bull dogs and other breeds that you have to watch for when you go out even if you don't have a dog of your own, as some owners are not even capable of controlling their own dogs, and this could put you or your children at risks.

Incompetence all around
When I was to move in the apartment wasn't ready. When I actually moved in one bathroom was filthy and the toilet had to be replaced it was so dirty. I was charged double rent one month and the extra money was taken out of my bank account; I had to wait over a weekend to have it replaced. I asked to have an ill-fitting storm door rehung; it never fit its opening, even after maintenance worked on it. I was billed for utilities in a manner I could never understand; when I had it explained to me it made no sense at all. At the end of my stay I badly needed a refrigerator replaced but I couldn't get anyone to do it, mainly because the contact information I was given was inaccurate. After five days, and after my food had spoiled, I was given a refrigerator that leaked. A sorry mess all around.

STAY AWAY STAY AWAY
I lived at Plainview for a year, moved out a couple of months ago. They were very nice and pleasant when I was still looking for an apartment. Don't be fooled. When I moved in, there were problems with the apartment being dirty. they eventually brought some cleaners in but it was already midnight before they finished cleaning the apartment. And I still had ants in the living room, and the previous tenant's dog-hair everywhere. When I moved I had to pay an additional month's rent even though they were notified on time I was not renewing my lease. So heed the warnings of the other posters, they will find something extra to charge you for. The apartment was overpriced for what you got. The maintenance was not so-so, after a while if I could live with problem I didn't bother reporting it. The main reason I decided to move out was the utilities. I couldn't control my utilities bill. The bill was astronomical even if I'd taken steps to conserve, it made no difference to the bill because, you are not billed on your own consumption. And then of course they screw you when you move out. Noise levels varied, it just depends on the neighbors, in my first month or so it was loud, and during my final month a real rowdy set of neighbors moved. As long you don't mind parking some way from your own apartment, parking is available. But, I still would never ever live there or recommend it, I think the management is unscrupulous. They smile and talk a good game, but watch your back.

I had to call the HEALTH DEPARTMENT!!!!!!!!
Ive lived at plainview for almost 2 years now and have never been so miserable!! The staff is very unprofessional and incompetent. I dont even know where to begin. I guess I should start with not having a pantry. The model home I was shown was very fancy well taken care of and HAD A PANTRY!!!! When I informed the office that I had no pantry they acted surprised and told me they would reduce my monthly rent but never did. I went back on several occasions and they continued to tell me the same thing. Nothing was ever done. Maintenence men would enter my apartment when ever they wanted even though I signed a form stating that no one was to enter my apartment without my permission. The utility bills are absurd and rent is just too high for this ridiculous place!! There was a sewage leak in the hallway of my apartment for about 3 months. Myself and many other residents complained about the smell but nothing was ever done until the health department was notified. It smelled like someone was using the bathroom in the hallway. I literally thought someone was allowing their dog to urinate in the hall. This was about 8 months ago and now the smell is coming back and they are again not doing anything. STAY AWAY, STAY AWAY, STAY AWAY!!!!!! Please, this is coming from the heart please dont get sucked in, this community is so awful. A few months and my lease is up, thank goodness!!

Don't even think about it!
I have lived in Plainview for a year now. I originally moved in becuase of the location. The utilities bill is a joke. They will charge your gas and water according to the square footage of your apartment. Is that really fair if you are wise about your usage? Also, we live right by the tennis courts and there are kids yelling and playing at 1 am! That should not be allowed. There are people that sit in our hall way smoking cigars, sometimes urinating and you can really smell it. If our next door neighbor are smokers you can really smell it as well. There are just shady people around here, you don't even know if they live here or if they just come in to cause troubles.I never feel safe walking in by myself late at night- my husband has to walk me in. My porch is about to fall apart and the paint is chipping. Try to find some place else to live becuase I am.

ABSOLUTELY HORRIBLE.
I've lived in Plainview Apartments with my boyfriend for two years, and have hated every moment of it. If I had known that we would have had this many problems when we signed our lease, I would have turned and ran. When we came to see the apartment, we traveled about 40 minutes from the other side of town, only to be turned away because "it wasn't a good day." THREE TIMES this happened. When we finally got to see the apartment, we were not shown the one into which we were supposed to move. We were given our address about a month prior to this, and when they showed us a different one, they said that they were having sewage problems with the other one. We appreciated not being moved into a unit with drains backing up, but it would have been nice if they told us about the change, seeing as how we had already given our new address to our employers, family, friends, banks, etc... The first few months were okay, until things started going wrong left and right. Our oven kept making a loud BANG every time we used it, so we told the staff. The maintenance crew took a look at it, and told us that if the problem continued, they'd replace it. Well, we still have the same oven making the same noise. We have a loft apartment, so the windows in the bedroom are about 10 feet up from the floor. When the sun comes up, the light comes directly into the bedroom, so it's difficult to sleep in. We asked the office for blinds, and they said they'd order them and install them free of charge. We asked for the blinds over a YEAR ago. Every time we ask about them, no one in the office seems to know what we're talking about. One month, we needed to pay the rent with two separate checks, which we were told would not be a problem. A few days after paying the rent, I logged onto my online banking and found that BOTH checks had been taken from my account, severely overdrafting me. When we confronted the office, they told us that they needed proof of overdraft charges, and "just take the money out of the other account." No apologies or anything. In fact, they told us that this happens to at least one resident a month. Don't you think you should fix the problem??? I get so mad just typing all of this. Plainview has the most unprofessional and unorganized office staff I have ever dealth with, and I would definitely NOT recommend this complex to anyone. We are moving to the competitors across the street in November, and I will not miss this place one bit. DO NOT SIGN WITH PLAINVIEW!!! YOU WILL BE MAKING A HUGE MISTAKE!!!

Being a resident for 1 year I find that it is an average complex. It is not the worst nor is it the best. First some good features. the complex is centrally located in an area where everything is available. The grounds are kept clean each day. The appearance of the complex is nice. The spacing for the cost is good. Now the bad. There are maintenance issues that need to be done. Leakage within my townhouse has caused paint to peel and water damage to the floor. But once reported it is quickly corrected. In the 2-story townhomes, heat in the summer and cold in the winter is a problem. It is not insulated very well and therefore causes a larger cost in electricity and gas.

Beware.. Thiefs and Cheaters are in Rental office
I have never seen such cheap, low class people who will do anything to get money from others. We lived in this apartment from 2003 may till 2007 April. We vacated on 13th April and gave the key same day. We did a mistake by not doing getting the final move out conciliation. Now we realize how much a mistake it was. They gave us a move out bill of 1200 dollars. We are surprised as we cleaned everything before we left. When we called up after seeing the bill. Manager was so rude and was not ready to give any proper answer. He said we moved out only on 30th April. We told him we moved out on13th april and gave the key. His response was i dont know all that. I got the key in my desk only on 30th april. In the meanwhile they have messed up the apartment as much as possible and showed us the photo as it was bad. We are really surprised to see those pictures coz the apartment was no where near to how it looked in the pictures. Its only theifs and cheaters working there. They will do anythng to get money from you. Beware

This is my story - you decide what's best for you
When we moved in last year, we were looking for more space, good maintenance and a fair price. What I got was this: The day we signed the papers, they were very busy and it was raining and they seemed like they wanted to get thru dealing with us quickly. I regret signing the lease before seeing it. When we went to the apartment, the keys didn't work so we couldn't even see it. And, since it was after 5pm she said that she couldn't get keys until the next day. She didn't even offer to adjust the prorated rent for the next day or call someone to get new keys. She made sure to hold onto the rent though! Then, the next morning I go to get the keys and she says that something happened in the apartment that they needed to fix right away so she couldn't give me the keys until later that day. But she offered to give us a free accent wall. Finally after killing some time until late afternoon I finally got to see it. The layout was standard, nothing fancy - just a fireplace that eats up the gas! The kitchen cabinets were old and dirty inside. The range hood was still very very dirty and she just wrote it down, but never did anything about it. The carpet had lots of paint on it; apparently they have poor painters that don't know how to keep overspray off stuff. When someone uses the hall bath the sink makes an awful noise; the neighbors does it too cause you can hear it thru the wall. Not long after moving in I asked to have my leaking master sink fixed. They came in and said it was fine. I called several times and since they came out once and thought it was fine, they never came back out. To this day I still use that sink; I apologize to my downstairs neighbor if it causes a flood because I've only asked a dozen times to get it fixed. I also had a leak in my hallway; they came for that right away (YAY!) but then didn't return for 2 weeks until I called and told them the spot was dried out and was ready to repair. They finally "Repaired" it but now its cracked very badly and still has a huge water stain around it. I understand that life is not perfect, that things happen. But when they do happen, I expect to have the problems taken care of. Perhaps, instead of maintenace having all of those golf carts, they should get rid of those and use the money for maintenance or something pertaining to taking care of the residents better. Rent is a reasonable price; however it's when you add on your utilities that things get costly. Since they use the RUBS system which means the whole building splits the costs, you pay a lot more than your fair share. Gas is expensive enough without having to share the costs with your entire building. Lastly, at move in the office staff is very friendly and helpful. Once you move in, things change. They act as though dealing with or speaking with a resident is an incovenience and are more focused on getting new residents. That's great that they can lease the place up; however part of keeping your property full is trying to keep the current residents too. Overall, I am only 50% satisfied and depending on what happens between now and renewal time determines if we choose to stay. I hate the thought of moving but if thats what it takes to be more satisfied and happy and taken care of, then that's what we'll do.
