5 1/2 mo into a 12mo lease
Well, I have read a few reviews a bout this property and here is mine. The truth as I interpret it.
Good - I love the location, I can practically be anywhere in Louisville in 20min.
- I love the space of the 3br apartment and the layout.
- I happen to have some very nice neighbors.
- My utilities are low
- The staff is very professional. This may make them appear a bit strict. They are extremely nice. They make the atmosphere more pleasant.
- Maintenance has been great. When we moved in, we had a few issues. The issues where dealt with promptly and to our satisfaction. The quality has not wavered.

Bad - Parking, sometimes it gets a little crowded and people don t obey the 5mph speed limit.
- Traffic getting out in is a little above average coming from Shelbyville rd at times. I haven t tried all the routes in yet.
- Community involvement. I lived in other apartment complexes and seemed every month there was a community function. They were nice, because you meet more neighbors that way.

All in All I must give Plainview a B (on the edge w/ A- room for improvement, not much but there needs to be). I am enjoying my stay; it might be longer than originally planned because of the experience.
Wouldn't reccomend to my worst enemy
From day one there were problems. When my boyfriend and I went to view the apartment, they showed us a beautiful 1 bedroom model, appliances were new, walls had no cracks, everything looked great. They told us a fairly low price for what we saw there. So we agreed a few days later. After we signed the contract, they told us a higher price for the apartment. We told them (management) that it was not the price they originally told us. So they said they had a different model available. That was even higher than the original price they said. My lease was up at the old apartment, and we had no where to go, so we had to agree. They said they wouldn't be able to show us that one until the day before we moved in. When we went back to view it, there were cracks in the wall, water spots on the ceiling, the appliances were outdated, and it was SO small, much much smaller than the model they showed us. So we had no choice, because we signed the lease. They did a "Bait and Switch" on us. So when we did the final walkthrough, I made note of everything that was wrong, and they assured us that it would all be fixed. Wrong. Till the day we moved out, everything wasn't fixed, and we constantly complained about it. We even sent a formal letter to Aimco (their company) and still nothing was done about it. It would take days, even weeks for something to get done by maintanence, and the office staff was very rude and disrespectful. We watched my sister's dog for a couple weeks while they were on vacation, and when we moved out, they said there were pet damages to the apartment. That dog didn't so much as pee once inside the apartment. So at the end of our lease, they charged us over a thousand dollars in damages (the damages that were pre-existing when we moved in). So not only were we screwed out of our deposit and rent, but they even sent us to collections for the thousand dollars. If someone offered me a million dollars to live there again, I'd tell them they were crazy.

Horrible, don't live here
I lived here for a brief time and the staffwas horrible. They made promises that they didn't keep. Also there was this completely scary weird guy who would wait for me to get home and stand on the stairs so I couldn't get to my apartment. He also would knock on my door all the time and I refused to answer. I informed the office with no response. Also the apartment was in horrible shape, AC wouldn't work and they refused to repair it until spring even though there were times that it was very uncomfortable in my apartment. Also there was water damage in the apartment and was absolutely a horrid place to live.

I AM NOT STAFF
I have lived in this community for some time! I am not an employee of Aimco. I am not being coerced or in some way threatened to write this review. Having read all reviews, I find it disturbing that one disgruntled ex-employee has a vendetta with Plainview Apartments! At least two reviews are nearly verbatim and beyond a doubt written by the same person. The very thing this person accuses other reviewers of being/doing! I am tired of having my home degraded! My apartment is great and I resent any reference to it being anything less! When you degrade this apartment community, you degrade the people who live here. I understand that there will be complaints and at times unhappy people. This is the place to give your review. Please, refrain from embellishing. It isn't fair to the people who live here! I agree with the person who said it is time for the residents at Plainview Apartments to speak out. We have been silent too long.
I am happy with my apartment, the management, my neighbors and neigborhood.

Life at Plainview
I have lived here for several years and love it. Mr Hamlin has been wonderful, courteous and efficient in his position as office manager. Karen Roberts (assistant office manager) is a jewel. All staff have treated me with respect and dignity. Maintenance is efficient and does a great job. When I walk into that office I feel that the staff truly lives their logo "from the moment...you feel at home."

The last two maintenance requests I made were handled the very same day!

It is sad that only those who have a "gripe" speak out. There are hundreds of people living here at Plainview, I wish they would give voice to their feelings! The disgruntled scream, the rest of the residents living here, do so happily and quietly.

Nice!
Never had a problem that was not addressed in a reasonable amount of time. Office staff is friendly & helpful. There has NEVER been a bug problem! Neighbors plant flowers and care about their homes. Daily pickup of the grounds by care-taker. Really nice place to live!

Horrible on the good days
With the amount of money they want for rent you would think things would work. However, the 1st day we moved in our sink leaked, and our dishwasher didn't work. A few days later the A/C went out which meant a week without air over the 4th of July. Not only did these maintainance issues continue they got worse, flooding...no hot water (which was two different events). Also, we killed several bugs daily, which by the way you have to pay a pest control fee. With all of these problems you would think the office staff would be helpful and courtious. NOTHING COULD BE FURTHER FROM THE TRUTH. This is the rudest and most unethical place I have ever been. I would not recommend this place to my most hated enemy.

3rd time around
It seems the truth hurts. This is my third post and hopefully this will remain. As both a resident and former employee, I have seen the inner workings of such a disfunctional property.MANAGEMENT treat all with absolute disrespect, repeatedly making promises they couldn't keep, harrassing comments about residents, employees, vendors. The apartments are old, filthy and overrun with bugs, spiders roaches, you name it. COmmon hallways are full of dead insects and MANAGEMENT continually turned their heads. Rent was high, charging extra for things like cabinets not 35 years old, or carpet not runied by pet excrement, food or goodness knows what else. Parking is a nightmare and cleanliness is a big problem. Mold lawsuits have sprung forth and knowledge of several more along the way, with proper notification to public officials. In order for a place to fell like home, you would like basic necessities, cleanliness, pest free, warm, pleasant people running the complex who care about the residents, not their own egos, pocket, outside ventures, or clique creating. A sorry lot are the ones who run this place, who seem to want to make everyone as miserable as they have come to be. If you are considering this place, think again, turn the other way and don't ever return. Especially if there are children in your home. It is a camoflouged ------, which no child should have to call home. The unethical, immoral, manipulative, and uncomprehensible things that go on are reprehensible, with management trying to buy their alliances. Worst place to possibly consider calling home

Really Nice
We have never had a maintenance problem that was not addressed immediately. Have never seen a bug! Our refrig has been working for the several years we have lived here! Any minor problems have been addressed by a willing and helpful office staff and/or maintenance. Always greeted with a smile and a "may I help you." We appreciate that it isn't just empty promises! They come through!
This is one of the best locations in Louisville to live. The management and maintenance people keep us here.

Worst Place I've EVER lived!
I moved from an apartment in a not-so-well-to-do neighborhood of Louisville to Plainview of hopes of being in a nicer area of town. Lets just say this is the laziest group of management and office personal I've ever seen. Especially to have such a large team, they are unorganized, lazy, rude and take forever to address a problem. We were lied to and filled with empty promises to sign a lease, promises that Plainview would be everything my old complex wasn't. It took 3 months to come and even LOOK at a simple maintenance request. Their policy is to give credit for every day that a request goes unseen. Somehow none of my repeated calls were recorded so I was unable to get the guaranteed credits. Also I have had to have two refrigerators replaced and had hundreds of dollars of food spoil b/c of their faulty fridges.

There's a bug problem that won't go away and extremely rude neighbors that the management and courtesy officer do nothing about but "talk to them".

Really Nice
Really nice place to live. I have read the complaints here and truly do not understand them. Having been a resident here for many years and finding management and maintenance wonderful, the grounds lovely, and any maintenance issues addressed immediately, it leaves me wondering, why the complaints. I love it and intend to continue living where I feel I am a valued member of the community!
Great Place To Live
Office staff and maintenance are always professional and courteous. Darrell Hamlin (manager) & Karen Roberts (assistant manager) are the absolute best! Going into the office is like being greeted by friends! Request for maintenance are done quickly and correctly. The grounds are kept very nicely and the community is quiet and charming. We have lived here three years and have never been unsatisfied with any aspect of Plainview! We would highly recommend living here! Great location, great community and at reasonable prices.

Horrible
I agree with every negative comment on this site and can only conclude that the positive comments were written by someone in the management office. We have had nothing but problems with our apartment and with the staff. We have had a major flood twice, a hot water heater that breaks every few months, and an air conditioner that went out. The management pats themselves on the back for fixing the problems within a day of the resident reporting them, but the fix is always a temporary fix and the problems just get worse. We are moving at the end of our lease and tried to get an early release, but they are about as friendly and helpful as they are efficient. We also discovered that some other tenants have filed a lawsuit for mold issues and the poor management response. These are not just minor problems, they are systemic problems with a company that could not care less about actual delivering what the resident pays for--save yourself the headache--stay away.

RUN AWAY!!!!!!!!!!!
Not only are these apartments old and in need of a major rennovation, they are over priced and run by the laziest management team in the city. Anyone who post positive notes after reading all the negative notes must work for Plainview. Every post has the same thing to say about the staff and maintenance. Empty promises about everything and when they come they complain. Well, it's your job so don't whine to me about it! They advertise that they have rennovated apartments, maybe they were five years ago. To be on the "good side" of town, they rent to a lot of interesting people. People that in a typical "suburban" area would NOT be your neighbors. I HATE IT HERE. Leave, leave now.. save yourself. The price is not worth what you get, everyone should be warned. Oh and forget a parking space. If you are not home before 6 pm 7 days a week, plan to walk a mile or two.

Poor
We Lived in Plainview for 18 months, were 2 days late on our rent once. We moved out in February of 2006, paid a prorated rent that the management told us to pay, and now we are fighting a collection for the rest of the month that we didn't live there. We gave a 30 day notice to them (this is what our lease required), so its not like we moved out without notice, and I can't get anyone there to cooperate with me at this time. Very poor Management....

Beware
Make sure when you move in that they will not be building carports or garages in front of your apartment. We now have 3 parking spots for 8 apartments for this end of the street, unless you want to pay another $80 a month to rent one. In my opinion parking should come with your apartment for free. Also used to have bill pay and was charged rent twice in one month. Money was tied up in the bank and overdraft charges accrued. Bank fixed the problem after 5 days of Plainview not fixing it. Can hear overheard neighbors at all hours of day and night. Need more insalations between floors and ceilings. Beware

Worst Service
I have lots of issue with the service. I have put in service requests to fix the blinds every few months but nothing happens. Initially, every month someone would come and repair the blinds (the rotation of the blinds would stop working every few weeks) after I request maintanance. I was made several empty promises that the blinds will be replaced with a new one, but it has been 6 months and nothing. The blinds also do not completley cover the window, so I had requested to add a pleat to the blind so it covers the window so sunlight does not enter the house in the morning. Instead of covering the window, they "centered" the blind - so now I have sunlight entering from both sides of the blinds. After several requests to fix the ceiling fan, finally, someone came and fixed that, but the blinds are still not fixed as I am being made more empty promises. I highly recomment to stay away. They call my unit an "upgraded unit" so I am charged more rent than other units. IF the upgraded units are so bad, I can not imagine how the older units are. STAY AWAY - you have been warned. I am moving to Park Laurette as soon as my lease is over.

Bad maintenance and staff
I lived there for 3 years, 2 in 1 bedroom, 1 in 2 bedroom. I didnt have much problems when lived in 1 bedroom, except when they let some trashy young boys move in downstairs and would have party's and slam their front door all the time. When I moved into the 2 bedroom at first I have to pay big deposit because I needed a bigger apartment, but then at move in they didnt have apartment ready for me due to water leaking out on carpet from the furnace. We had our ceiling start leaking late at night called maintenance looked at it, it was coming from upstairs washer, said for us to keep buckets out to catch water. the ceiling was almost ready to fall in it was bubbling so bad ruined my computer desk, but of course didnt get acknowledged. THey had to end up completly redue the ceiling. A couple months later happened again. When we resigned our lease we were promised a ceiling fan, but after a year never recieved it. They just said they didnt have enough and kept promising it would come. I just am sooo glad I am out of the place. Never again. Noisey neighbors, poor maintenance, poor staff.
